They have been very kind and helpful when I have contacted them, it has been the actual property I have had issues with, and that may reflect more on the contractors hired to do the work than the management company, but they are, nonetheless, connected in the overall experience. The beginning went smoothly. They were very helpful and great at communicating through the application process and were great at working with me to get me in as quickly as they could. Finally the day came to move in and I was told the property would be ready on a specific day and I could pick up the key anytime after 10am. I picked up the key and arrived at the property after 12pm or so and there were workers still at the complex. I asked if they needed to do any work in my unit or if it was ready (the door was hanging open) and they said that was their last unit they needed to work on (utility installation). Somehow the communication had not reached them that my unit was supposed to be one of the first. They finished quickly, however, and I returned about an hour later and was able to get in. Not a huge deal, but slightly frustrating as I had people helping me and we had car loads that were ready to be unpacked. Once I got in there were also minor issues in the (brand new) apartment (bad paint job, patches done poorly, flooring slats that weren't pushed together completely, etc.) that showed a rushed job, but livable. Since then I have been working to get internet set up in my unit, but every company I have called has been unable to verify the address and one told me the wiring and set up should have been worked out previous to renters moving in between the builder, the owner, and the internet companies, then the information of which companies the building was wired for should have been communicated to the tenants. I then found a larger issue on my second day here. The washer water valves had not been turned on when they were installed. I tried to turn them on so I could wash the laundry I had already put in there and water began to spray everywhere. I tried again more slowly thinking maybe I had turned it on too quickly, but the same issue. I now had a washer that didn't work with half wet clothes inside. I feel like the management has been good to work with despite all of these issues. They are kind and helpful every time I contact them whether it be in person, on the phone, or via email. I will update my review later should these issues escalate, but for now, I still give them a four star for good customer service.

In short, my college son moved to attend Utah Tech. I co-signed and rented him a fully furnished 3bdrm/2bath. My son was not present during the initial renting phase; I handled everything myself in person. PM was aware of our plan to add two roommates in the coming months. I understood they would need to complete an application to be added to the lease. A few months later his roommates arrived and went into the office to be added to the lease. They were immediately declined an application and told they would not qualify. I'll spare the outrageous details but disclose this fact: they were 100% discriminated against based on age, race, and religion. They even told me my son's girlfriend could not be added to the lease because they are not married. When I confronted the legality behind these actions they offered to let us out of the lease. While that was not a solution, I immediately moved my son to another home because it was clear they would never be treated fairly. To add insult to injury, they kept my entire $1900 deposit after I paid professional cleaners, who detailed the home and professionally cleaned the carpets, $1000. They inflated the cost of alleged missing and damaged items to no end. They treated us like trash! It was so bad that I reached out to a neighbor to contact the property owner, directly. Long story short, the home owners are no longer using RPM. Avoid this unethical, closed-minded company at all cost! I should be taking legal action but its not worth my time or energy.

Ok, buckle up: The ladies in the office are very nice to…read morebegin with, and they will keep that pleasant tone, even while they screw you out of money and double charge you. I rented from them for just shy of three years. During that time we went without a dishwasher for over half that time, and without a garbage disposal for about 9 months. They will charge you for maintenance inspections $35 to come in, look around and fix NOTHING. We had two of those inspections, and two Owner visits during that time and the dishwasher still wasn't fixed while I made multiple requests in the tenant portal. Now when we moved in we gave them a huge punch list of things that were wrong with the house, holes in the wall, broken garage door, trim that is messed up, massive weeds in the yard, whole sections of the yard not on the sprinkler system. A lot of things that did not bother us, but we didn't want to be charged for. That was a mistake, force them to fix every little thing because they will try and charge you for those things when you move out. As for stealing money, they will try to charge you for utilities from before you moved in, and after you move out. They will charge you $35 for "maintenance inspections" but fix absolutely nothing. If you have any garbage that left over that does not fit in the can they will charge you for that individually and again as part of their "cleaning". Now my Wife cleans vacation rentals and stayed behind for two days after I moved all of our stuff out of the house to clean and make sure everything was good. They still charged. They did not turn on the sprinklers until mid may when the heat was already baking the lawn, tried to say it was because of the "weather" when everyone else in the neighborhood had been using their sprinklers for almost two months, and then decided to charge us for fertilizer on the lawn to bring it back to life.
