Hotel Facility was clean and accommodating to needs. Room was comfortable and we chose a room close to the pools, for convenience. Boat rentals were handled by Jenna in the marina office, and done efficiently and professionally. She allowed us to change the time to accommodate weather, for a more favorable experience. We spent several hours skiing and tubing with 2 different style boats on subsequent days, operating well. Jenna seemed to be the person in charge of coordinating the rentals. If she wasn't the lead person, she certainly should be. This was not our 1st time at Lake Lawn but certainly was one of our best stays.

My plans changed and I canceled the reservation on July 23rd before 4pm. According to the policy on my reservation, I would receive a full refund. Expedia confirmed this, and I have a receipt showing no charge. A few days later I see on my credit card that I was charged for the room. I called the hotel and they accused me of staying there and sent a confirmation card with a signature that was not mine. The manager refused to give his full name and they accused me of lying. I reached out to the parent company and they upheld what hotel claimed. Additionally, I requested video footage of the night to show that I was not there, and have received no reply. I encourage anyone to be very careful booking with this place. I have contacted the police, the BBB, and the local news as this is a consumer protection issue and needs to be investigated.

We were able to have a great time in the living area and have a separate space to sleep. The room did have a musty odor upon arrival but with the a/c on when we returned the smell dissipated. The sheets had a stain on it, I am assuming it was washed but a left over stain which was off putting but I understand it can happen. There was a stain on couch but again it happens. Upon getting to our room we discovered the door would not lock, the water to the toilet was shut off and when we turned it on it ran VERY loudly, the thermostat was not working and was stuck on a high temperature, a mirror that had come off the wall was precariously sitting atop a desk poised to fall or hurt someone, the smoke detector was covered with plastic wrap (evidence that our thinking the place reeked of smoke was on point and this is a serious code violation), parts of the wall were coming off, and the place over all was utterly derelict and DISGUSTING. It should be shut down by the department of health and the owners should be ashamed. In the morning when we checked out we showed the desk attendant images and videos of our issues with the room and all he could do was nod and admit that most of the rooms are like that. A disgrace to the industry. We filed a complaint with the Better Business Bureau and city safety inspectors.

Can't beat the harbor views though! Unfortunately the weather was a little crummy for our visit, but even still, the waterfront is a delight. Bed was comfy, tv had lots of options, mini fridge was available, and there was an exit point out of the sliding patio door. Housekeeping seamed sporadic, if they even came at all? This place is massive, so easy to get a little turned around. Staff on-site was helpful in guiding us to where we needed to go, including the indoor wedding venue for one we were attending. The reception was in their massive outdoor tent, and I thought the set up was wonderful! Not sure if that's on the hotel, or if it was more the bridal/wedding team, but it's good to know how nice that space can look. Wouldn't go out of my way to stay here necessarily, especially since it's overpriced, but it's a decent spot if you're trying to stay in Fontana/Lake Geneva specifically.

FAMILIES BEWARE. We booked TWO nights at The Abbey Resort for my birthday and my son's birthday,…read morewhich are one day apart. What should have been a special family weekend ended with us leaving early, my son devastated, and me spending my actual birthday dealing with a dirty room, missed housekeeping, maintenance issues, and a reservation the resort somehow could not find. We booked by phone in early July because we had a certificate for the first night that could not be used online. The call lasted about 30-45 minutes. The representative explained that we needed two separate reservations: one for the certificate night and one for the second night. We discussed BOTH nights, rates, room options, possibly changing rooms, and activities for the entire weekend. She even transferred me to the activities department. This was NOT a "miscommunication." We booked two nights. We checked in Friday around 3 p.m. When we returned around 8 p.m. after s'mores, we discovered visible dirt rings, hair, and grime in the bathtub. I called the front desk at 8:07 p.m. and was told housekeeping would arrive in 10-15 minutes. No one came. I called again at 8:37 and again at 9:07. After about an hour and a half, with two exhausted children waiting for baths and bed, my husband and I gave up and cleaned the bathroom ourselves. I have photos showing the condition of the tub and how dirty the towel was after cleaning. About two hours after the first call, night manager David came to the room. David was kind, apologetic, and genuinely seemed concerned. He provided dining certificates, promised a $40 credit for the cleaning supplies we had to purchase, and scheduled housekeeping for 10 a.m. the next morning. We NEVER received the promised $40 credit. Housekeeping also did not come at 10 a.m. We returned from swimming around 12:30-12:45 and the room still had not been serviced. They finally arrived around 1:30, when our children were getting ready to nap. The room had other issues too. The refrigerator was not cooling and had to be replaced. Our two-queen room for two adults and two children had only two towels and two washcloths. The bathroom vent was dirty, the shower leaked, and the showerhead sprayed water in multiple directions. The indoor pool was also closed for scheduled maintenance on Saturday despite the cool weather. We were told the outdoor pool was heated to about 87 degrees. It absolutely did not feel that warm. Then around 1:45 p.m., management came to our door asking when we were checking out. We explained AGAIN that we had booked two nights. Management later texted that they could not locate the second reservation and called it a "miscommunication." It was not. Their solution was to charge us $189++/$235.23 total for another night or give us a "complimentary" 2:30 p.m. checkout. After more discussion, the rate was eventually lowered to $129.99. At that point, I was done. I was not paying more money to stay somewhere where I had spent my birthday cleaning, calling the front desk, waiting for housekeeping, dealing with maintenance problems, and defending a reservation we absolutely made. We packed up and left around 2:45 p.m. My son was devastated because this was his birthday trip too. I was emotional because this all happened on my actual birthday. I have the photos, videos, call history showing 8:07, 8:37, and 9:07, and the text from management. FAMILIES BEWARE. If you are booking The Abbey for a birthday, anniversary, or family getaway, document EVERYTHING.
