    One of the worst experiences and most incompetent companies that I have ever worked with, and I still didn't even get my apartment yet, after signing the lease they pushed my moving date 3 times since last month(6/1|6/26|6/28), I shouldn't have to ask my current landlord for a month of extension, "it's simple if your property is not ready DONT RENT IT" today they contacted me with a third date for city inspection and can't even assure that it will pass, and when I demanded a solution because I have a moving company scheduled Morgan told me "well I didn't tell you to book a moving company!" and put me on hold and never picked up the phone again. You should be ashamed of this unprofessional level your company is functioning at, someone's living situation and housing is not a game.

    To update my review: my realtor toured this property on April 18 and reported a natural gas smell…read more The owner claimed the fire department had checked and found no leak, but the fire department later stated they had no record of any such visit. We moved across the country on June 4, six weeks after reporting the issue, and the gas leak was still ongoing. A contractor later told us the levels were severe enough that we were fortunate a major incident had not occurred. The owner's contractor also improperly replaced the gas line with an undersized one, according to Spire, and I was the person contacting Spire throughout the process. They let me know that the pipe the contractor replaced was 1/4th inch too small and could lead to carbon monoxide or gas buildup in the lines. During the nine months we lived there, two additional gas leaks occurred in other areas of the system. After spending over $10,000 to move and paying rent for May while the house sat vacant, Stephanie Olsen told me over the phone that "this isn't working out" and that we would need to find another place if we continued being "ungrateful." We ultimately moved out early after 10 months, and paid April 2026 rent while the property was vacant and we were in a new rental. The house itself had numerous issues: filthy vents filled with years of dust and mold, insect infestations (basement had roaches, beetles and grasshoppers) requiring extermination, and a failing sump pump system with drain flies that contributed to a very strong basement odor. The home was at times uninhabitable due to the gas smell, causing headaches and dizziness for both me and my Mom, and we paid out of pocket for hotel stays. This experience was emotionally and financially exhausting. After being threatened with eviction, do you really think I felt comfortable reporting every issue with the house? Of course not. So we financially covered multiple issues due to fear of retaliation.

We went on to have 2 more gas leaks in the 9 months we lived in this home . At other areas of the gas system. Stephanie Olsen definitely threatened to let me out of my lease in June when we spoke on the phone after I had just spent $8,000 dollars and payed rent for May( while the house was vacant). And no one would be happy with this situation. We left early and payed for April of this year while the house was vacant. This company and the homes owner were awful. Stephanie literally screamed at me and threatened to evict me on the phone until I was in tears. The house was literally inhabitable due to the extremely strong smell of gas, which was causing headaches and dizziness for me and my son. We paid to stay in a hotel. The vents were filthy with dust and mold that had not been cleaned for years. We had to pay for an exterminator due to a hornet and grasshopper infestation, a plumber for a failing sump pit motor infested with drain flies / worms, which also contributed to the basement odor. The list goes on but my point is - this was a nightmare both emotionally and financially for us. Do you really think I'm going to report every issue wrong with the home after I was threatened with eviction? Obviously not.

    They are managing a property is in a residential neighborhood, and their tenant is causing late…read morenight disturbances. There have been repeated late-night parties, loud music, and heavy bass that carries into neighboring homes. I reported the issue to the property management company multiple times, but no effective action was taken. The noise was so severe on several occasions that I had to call the police just to get it to stop. In a residential area, this level of disruption is unacceptable, and management's failure to enforce basic quiet standards has been extremely disappointing. I would not recommend this company.

    I do not think that this company can be trusted. Avenue's site states: "Low Fee Guarantee - We…read morematch any competing proposal fee for comparable service. We won't be beat on fees." Avenue does not keep its word. I was in talks with Avenue, as I was considering using them as property manager for my rental. Per the request of the Avenue employee I was speaking with, I sent him a leasing agreement I had with a competing property management company. I did this to see if Avenue would actually stand by their word and make good on their "low fee guarantee." After talking with me on the phone about it, the Avenue employee actually agreed with me that my lease with this other company was an "apples to apples" comparison with their own. However, he said that they would charge me more than the other company. In other words, they would not honor their own guarantee. They do not keep their word. Also, there are multiple fake positive reviews of this company. I'm 99% sure that some of these fake reviews were posted by their employees. I would advise staying away from this company.

    Our reply to Brandon's Complaint is as follows: Date:…read more August 12, 2020 From: Mark Westlock, Managing-Member, Meramec Valley Properties management ("MPVm") Subject: Brandon, Michael ("Brandon") This is a response to the complaint made against MVPm by Brandon. I intentionally waited 11 months to reply in order that MVPm could evaluate feedback from prospective clients, past tenants or communication from municipalities that Brandon's properties reside at that could still be sending notices to MVPm pertaining to Brandon's properties. These findings will be discussed later in this letter. To those reading this reply, first and foremost, let it be known that Brandon attempted to extort MVPm for $25,000 - yes we have this in writing and yes this is a felony under the Missouri State Law - or he would write disparaging remarks about myself, MVPm and related company's services. MVPm provided Brandon with many property management services to assist him in breathing life back into his failing investment portfolio. Under the terms of the agreement between MVPm and Brandon's companies, MVPm could use the funds it was holding for Brandon to reinvest into the portfolio. Given the sheer volume of repairs and that needed to be made to Brandon's portfolio (most of which was in a serious state of disrepair), there was simply never enough money available to make all the repairs in the time desired by Brandon. In addition to the repairs, MVPm was also using the funds it held on behalf of Brandon to pay back taxes on properties in the portfolio. Some properties were at risk of going to tax sale because of this issue and the back taxes were preventing some municipalities from issuing Occupancy Permits for the properties. The lack of funds coupled with the fact that Brandon was often requesting that MVPm take actions that were illegal, such as placing tenants in properties that did not have occupancy permits, requesting MVPm to complete work without required permits, lead to frustration on all sides. Despite Brandon's frustration with MVPm on occasion, he also made many comments indicating that he was satisfied with the service MVPm provided over the course of this business relationship. Background In December of 2017, Brandon was referred to MVPm for property management services by a past client. Brandon had an investment property portfolio was failing. He reportedly acquired these properties in a "package" and he never had professional property inspection reports performed during the purchase. In other words, he purchased his properties, "site unseen". Most of his properties were located in the North County areas of St. Louis, and he was desperately trying to find a new Property Manager ("PM") - reportedly his 5th in 4 years. When we first met, Brandon was very frustrated with the present PM. According to him, the PM he was using when we met was not following his directives with respect to demanding tenants pay for utilities on his properties and Brandon was incurring financial losses. After listening to Brandon's situation, I explained our present business structure (at that time the company was named "BLMW Management LLC dba Meramec Valley Properties management"), experience and dedication to our clients. I explained that like Brandon, I also own investment properties and that I treat clients' properties as I do mine to ensure the properties are safe, tenants are protected and federal/state/local laws pertaining to occupancy/housing are adhered to and that the lease is executed as written. In February of 2018, MVPm accepted PM services for Brandon by way of Property Management Agreements for his LLCs. During the first year of providing PM services, MVPm coordinated and executed a significant amount of activities to benefit Brandon's properties. Some properties where in horrible disrepair requiring in some cases eight months of rent to turn the property sufficiently to pass inspection. In fact, one building had flooring that was so structurally unsafe that we had to request that the tenants vacate the property for their own safety. Problems such as compromised roofs, failed flooring, termite damage to foundations/flooring/decks, HVAC failures, electrical safety issues, structural damages, etc. were all too common. For instance, the very first property that Brandon told us was vacant and ready for market was anything but ready for market. Active termite infestation, damaged flooring, foundation leaks, etc. required the attention of our general contractor. We made the repairs, all of which were approved by Brandon, and obtained the required Occupancy Permits (all the while pleading with the inspector on Brandon's behalf to not force a repaving of the driveway - saving Brandon thousands of dollars).
