I wanted to update my review from 5 years ago. I have continued to use Dean's Plumbing, and no question will always use Dean's Plumbing moving forward. I have had them replumb both of my 1960's bathrooms when we were remodeling, replaced the main sewer line in my backyard, installed new laundry vent and assisted with a couple clogs. This started with a water heater replacement, and I could not be happier with the amazing service I have received. I have owned a home for 38 years, dealt with multiple plumbers, electric repairs, etc. and no one comes close to the expertise and service I've had with Ronnie, Jason, Dillon, Chloe and the rest of the Dean's Plumbing team. I find Dean's plumbing to be totally professional and dependable. They always advise when they are on their way and who will be the plumber. This allows me to do what I needed to do and head home to meet them. The plumber, Johannes, is very professional and knowledgeable. He was a pleasure to work with. Their rates are reasonable and the work outstanding. When there was a problem with the city permit because of misinformation on the city's database, the owner Mr Dean and the office staff jumped in to help. Do not trust! Had tech come to my house today for hot water heater repair. Told him the thermostat was flashing 4 times meaning it may need to be replaced per the manual. After 15 minutes, he quoted me $3k+ for tank replacement. I asked can we not just replace the thermostat per the owner manual since the heater wasn't even 6 years old. He replied he could "call a tech" and do a diagnostic for $330 but couldn't quote any repair price or even hourly labor charge. His experience, "it's better just to replace it all." Also, when I said I'm not paying $3k for a new tank without trying to fix, he asked "well, what is your budget?" So I had him leave and paid the $60 service fee for him to do nothing but quote a new unit. Started researching the warning lights more and learned it's a common issue and there's a reset procedure. Took me 5 minutes to reset and now it's working fine. I would have been happy paying the $60 if he just did the reset. I'm not sure if this company is just a scam or incompetent. read more

I really wanted to have a great review for this company. The young lady that made the appointment was very professional and had a kind voice. The service person Colton that came over was also very nice and explain the services that they offered well. I had water leakage in my yard coming home from a trip, and I wasn't sure what it could've been. After thinking about it my sprinklers were left on while I was out of town and the temperatures were below freezing. My brother-in-law texted me and said that it could've been a busted valve and to turn the sprinkler valve off. It was raining and I had the service guy Colton take it off. It wasn't even on the list of their plumbing to even charge for something so small. But I was charged $170 for Simply turning the valve off. I do understand the companies are trying to make up for the price of items going up but I just thought that was price was not justified. On top of the $59 service fee. But I will say if you do have to have a major job, I do believe this company could possibly do it. I just believe they had to justify them coming out to me so they overcharged me. My total bill to turn off the water valve was $230. read more

We were moving into a new home and wanted Deans to inspect the plumping during our option period. They were quick to respond and able to get out to the property the next day. That's where the positives stop. The Bad: The plumper came out to the house was friendly and did explain the process well, but the tests needed the sellers of the house would not let us do so the plumber stated since he did not do anything but talk he would not charge us. Then my girlfriend came over and I was going to tell her what he told me and he said I can explain it to her. After he explained it to her he said he was now going to charge us for his time even though he did nothing but talk after saying he would not charge us. It cost about $180 for him talking to us. Next, he said the house had no clean outs and to put a camera down it would cost an addition $950 to remove a toilet of go from the roof. Later we found THERE ARE CLEAN OUTS! He just didn't look outside in the backyard so he would have charged us for nothing. I would not recommend them, they did not do there due diligence when looking around the outside of the house, charged us for nothing more than telling us our water heater was greater than 10 years old which we already knew. FIND ANOTHER COMPANY, is my advice. read more

Had a weird situation with the sink backing into the dishwasher which I had one of their technicians look at. Technician investigated the piping to make sure everything was code, helped me drain the dishwasher and helped me understand possible issues, answered a lot of questions for peace of mind. read more

Meh. I always begin relationships with new repair companies by acting absolutely ignorant of their practice. This allows me to better judge their honesty, integrity, and workmanship. These industries are all about repeat business and recommendation. Dean's Plumbing was not only over-priced for everything, but prices went up as I "allowed" myself to appear more confused by their explanations. One procedure in particular (just flushing a tankless heater) I have actually had performed many times by many companies, eventually just doing it myself. Dean's quoted the highest price I've ever heard for this. It was in the ridiculous range, frankly, coming in at 2-3x what most other companies would do it for, and of course about 100x my own cost for performing it myself. I found them slightly dishonest and sly, willing to take advantage of customers who may not understand much. The workmanship was par or slightly below. Care was not given to sealing on the outside (i.e., none was performed at all). Yes, this is technically not their job to handle. But, it has always been a value-added for other companies. There was zero inspection for possible water damage in a place where it was likely to have occurred. I have my own snake cam. I'll figure it out. It's not as if they were tight on time. The gentlemen were very chatty about many things for a lengthy period, during and after payment. This seems to be just laziness or apathy on their part. Masks were not used at all by one gentleman, and only partially by another. Social distancing was also lacking. I understand that any of these businesses can be a crap shoot, depending on who you get to come out. Perhaps that is the reason I am the oddball out in these reviews. But, each and every one of them represent the main business and the main business should be judged thusly. Would not use nor recommend this company, again. read more

A technician came out on Friday- 5:30-6pm and looked at the dripping shower. They told me it was a valve and I had two options. I chose the "new", more expensive option which was about $1,200 but they couldn't come until Monday. I paid the Friday on-site fee for the diagnosis and scheduled the Monday repair... accepting that we would have a significant drip all weekend. On Monday, I got the text that they were 30 minutes away- all good. 15 minutes later they call and say they need the $1,200 up front and that was their policy. I refused and said I don't pay people before they show up at the house- that's my policy. They tried to get "management approval" for this exception to their policy and it was denied, so I told them to cancel the repair. I'm irritated that I waited all weekend and got the "pay up front" call about 5-10 minutes before the guy showed up at the house. Now I have to call another plumber, schedule it and wait maybe another couple of days while the shower drip drip drips (not a little drip either) and the shower is rendered useless. They seemed nice and I was happy to use a company also in Richardson where I live and where my brother and mother live. We could all use a good plumber, right? Well this was my moms house and guess what... I will not use this company and now my brother won't either. I hope your policy is working out for you. As a consumer, this is the way people get ripped off- paying people before they buy materials or do work. I doubt that would have happened here, but this is not going to work for me. People should know this nonsense long before the technician is on his way and since you won't tell them, I guess it's up to me ‍. read more

I am writing a review at 11pm because the great plumbers from Dean's Plumbing just left. I must tell you that Orlando and Teenen got here at 1pm. The job was a big one that involved a lot of digging, jack hammering and putting in new pipes. A lot of new pipes and all on the outside in an area that had become a mud pit before the work began. Orlando, the lead plumber, was great. He treated me like he was the owner of the company. When the work was done, he came in the house to make sure all my water was working at 10pm in every area.. As the evening moved on, all I could think of is that this is not going to get done and we will have no water. Orlando assured me that he was not going to leave me hanging and he was true to his promise. Teenen (whose name I'm probably misspelling) was polite and kept me posted when Orlando went to get parts. I found Dean's from web research. They are an A plus rating at the BBB and have great reviews on Yelp. Last word, after working all day and night....Orlando says.. Thank you very much and we hope that Dean's will always be your plumbing company. Homerun for me!! A man that has worked all day and loves his company. read more

I called Dean's plumbing on a freezing Friday within 15 min of kitchen faucet/vegetable sprayer leaking all over the place. They were able to help me get Billy out in less than an hour, for which I was thankful as I had family visiting from out of town the same day. Billy arrived and was super fast and courteous about diagnosing and fixing the issue - from his arrival time to fix was less than 20 min! I was thankful I would have a fully functioning faucet for my family dinner! That said, the cost seemed a bit high in my experience with other plumbing issues and would have appreciated an estimate/quote upfront, before work was done, even though I forgot to ask for it. The worst experience we've ever had with any contractor. The excavation under the house could hardly be properly refilled. Half or more of what was removed was rock, none was used or additional soil brought in to fill-in. And not once through the entire job did any supervisor stop by to inspect the job or address our concerns. If you value your house and your sanity, don't use these guys. read more

Let me preface this with: during a pandemic, be grateful you called Dean's Plumbing because Tony was very careful to keep his distance from us, and had his mask and gloves on the whole time. He even insisted we use our own pen so we wouldn't have to touch something others have touched. We called Dean's Plumbing this afternoon for water heater issues and they were able to send Tony out to us this same afternoon. He absolutely made us feel like he knew what he was doing, was quickly able to diagnose the problem, took some time to call around and make sure he could get the part to do the repair today, and the price was very fair. They do not charge a fee to come out and do a diagnosis and estimate, and it's a lump sum quote they give you. Tony did a great job and we will absolutely call Dean's Plumbing and ask for him in the future when we are ready to do a replacement! read more

My business has a backed up toilet and I found Deans Plumbing off of their great Yelp reviews. The woman who answered the phone was great off the bat. Very friendly informative and helpful. Being after hours we scheduled for them to come out the next morning. Billy and Teenon showed up the next morning, very friendly, professional and polite. They immediately went to work after explaining what they were going to start with and the costs associated with the work they were doing. I was in and out during the time they were there but they kept me informed of every step they were taking before doing any work. At the end of the day it turned out being a bigger problem then just a backed up toilet but i was okay with everything because of the great job Billy and Tennon did with their work and also letting me know what they were doing and why. Long story short Deans Plumbing is great and i would recommend them to anyone in need of plumbing services. After an initial issue with scheduling, Ronnie came out and provided an estimate for a new water heater. He was courteous and patient, answering all my questions. We looked at several plumbers and decided to go with Dean's, based on good reviews, price and being an veteran-owner company. Julio came out and installed the water heater without issue. He was knowledgeable, courteous and answered all my questions. They even did several additional things beyond the estimate, like install a recirculating pump and replace a broken drain pipe that had only cosmetic damage. City inspector came out afterward, and commented how 'they knew what they were doing' and quickly approved the work. Great experience all-around, and would recommend to others. read more

This is a dirty story. I had a floor tile installation project for 3 bathrooms which would take 2 days. The installers noted that they could remove and replace the toilets as part of their service, and that this was usual and customary for installations. I even watched Home Depot videos on how "easy" it is to remove and reinstall a toilet. However, my townhome was built in the 80's and I had just had some other plumbing issues that Dean's resolved (and did a great job of it), and felt more assured if a licensed plumber would take care of it. Make no mistake, it is expensive (for my budget) if a licensed plumber does this. So, I took the question to the man himself--Mr. Dean. I emailed him why their cost for the task was about 3x higher than what the installer was charging (who did not use licensed plumbers, but just the tile installers themselves). He responded in detail, which I appreciated, and I decided to proceed with having them remove and reinstall the toilets. Now, this meant I had to coordinate times with Dean's team and the tile team. Holly (on Dean's team) was a pro with helping me and trying to be as flexible as possible--and make sure I didn't have to go without an available potty. There were some hiccups along the way on the tile team side--as there always are with reno projects--but Holly was understanding and we figured it out. Billy was the plumber who actually did all the dirty work and was exceptional. He arrived promptly on both days as scheduled and was instructive and meticulous. Everything was spotless when he was done and even more secure than before. Overall, I'm very happy with the result and feel it was all worth it. Here's the problem: to an uneducated homeowner, they are wonderful. They are prompt, respectful, and make you feel like you're getting a bargain. However, to snake one drain and clean out a stopper (a literal two second jobs--his words, not mine), they wanted to charge over $400+ dollars. Make sense that they don't want to give you an estimate over the phone. I told the tech that I received a quote to snake a drain for $167. After speaking with the owner, he came back with $176. Listen, I have zero incentive to pay a cent more. I had to negotiate that they waive the service fee (which other companies routinely do if you go with their services). All in all, the work performed was fine (turns out they didn't even need to snake it), but the up-charge is INSANE. I am noticing that this is a massive problem with the Dallas service industry generally. If you're up for negotiating and you're an educated home owner, they sure, use them. read more

All of the people that I spoke with including the owner were very kind and were sort of trying to be helpful. I REALLY wanted this to work out because it seemed very promising, but at the end of the day I was just not willing or able to justify the pricing. The low rating is due to my frustration in the overall process and the high costs. I called with a very simple and common repair (moving a gas line down 12 inches so that my new stove can fit against the wall). I had a quote from another company for approximately $250 which I felt was a reasonable price but they couldn't come until next week. Dean's was able to send someone the next day which would have allowed us to get this fixed before family came into town. I asked the person that answered the phone for a general price range and they said it was not at all possible to give a price over the phone and that the only way to get an accurate price was to send someone out. I told her that I had a quote and just wanted to know if this was going to be really expensive because if it is between $500 - $1000 I wouldn't want to waste my time and money. They require someone to come look at it and charge a $60 service fee for that no matter what. If I had to pay the $60 service fee as a premium as well as a little more I would have done that to get the job done sooner. However, they ended up quoting me about $750 to start with. I was very frustrated but the technician was very kind and it was not necessarily his fault that the rates are so high. With that I was not going to pay 3x the amount of the other quote to get it done this week so I paid this fee and sent them on their way. I called the company back and spoke to the same lady that I talked to when setting up the appointment and told her my frustration that this is exactly what I didn't want to happen. She gave my number to the owner, who called me back a few hours later. Again, he was very nice, but we were not able to come to an agreement on price. He initially offered to lower the price to $450 which with the service fee would put my total cost over $500 still (double the price of the other company). Eventually he agreed to do it for $350, but was not willing to include the $60 service fee in the cost. If this were the original quote at the beginning I might have been willing to pay it even though it is more expensive and still overpriced in my opinion for a simple job. I did not end up accepting the new offer though based on the fact that the hassle and frustration of this whole situation did not make me want to pay a premium to give them my business. At the end of the day, there were several issues. A). This all could have been avoided if you just had someone answer the phone that could give a rough estimate on basic repairs. I would not have wasted my time or money on any of it. B). If I did not have a general idea to compare prices or know what home repair costs were, I could have been suckered into paying $750 for a very simple job. C). I think that they charge a service fee because they cant afford to go out to tons of homes and not make anything when customers are turned off by high prices. I can't imagine anyone paying those prices for repair work so this helps covers the bills for the drive. Companies are welcome to charge whatever they like and I have no problem with that, but they need to be more up front or it feels like a bait and switch situation. Personally I think they should have refunded this fee or offered to include it in the $350 quote based on the experience I had. That are the only things that could save this experience in my opinion. Sadly, it has not worked out and now I have thrown away my day and $60 that I will not get back again. read more

I received a text when our plumber, Jet, was about 30 minutes out. He was polite and friendly, and he and his assistant both wore masks the whole time they were here, which I really appreciated. They were able to immediately replace our garbage disposal with supplies they had on hand. Also Jet has cool tattoos. :) read more

They showed up by the next day, and the technician was able to take care of the problem super quickly! They picked up the phone on a Sunday, were able to replace my water heater that same week, and quickly provided me with my invoice/receipt for reimbursement (from the insurance company). Replaced drain stack inside wall. They cut out sheetrock to gain access to the cast iron pipe. We are responsible for the sheetrock repairs. They provided pictures of the process which was great. My only complaint is they left the sheet rock they cut out behind and did not clean up very well. I had to clean up after them. read more
