They have done a great job responding to the tenants need and keeping my rental house in top shape. I love the fact that they are proactive in recommending repairs to various parts of the house before it becomes very expensive to fix. In addition to the superb service they provided me, they have a top notched team who treats me like family. Everyone is very professional, respectful, and caring. One of the team member whom I've had the pleasure of working with over the years is Valerie Tillery. Valerie is very knowledgeable in real estate and property management. Whenever I have a question regarding my investment property, Valerie always responded quickly with clear answers to my questions. I've always felt that Valerie takes her time to make sure that any concerns or issues I have about my property is well addressed. Under her management, my rental property was never vacant for more than a week or two between tenants. That's just the time it takes for the crew to get the house ready for the next tenant. We usually have a new tenant signed a rental agreement before the old tenant moved out. My investment house have been cash flowing nicely since my purchase. I enjoyed working with Mars Hill Realty so much that I'm in the process of closing on another property in Georgetown, Texas for them to manage. Aside from Texas, I was also looking at Florida for my second investment home. While the housing prices in Florida is comparable to Texas, the cost of investing in Florida is cheaper than Texas because they have lower property tax. So why didn't I invest in Florida? Because Mars Hill Realty does not do business there. There's no property management that I trust more than Mars Hill Realty. In fact, it was Valerie who introduced me to the neighborhood that I'm buying my second investment home in. My experience as a property investor has been really stress-free with Mars Hill Realty managing my property. If you want a property management company that takes care of your property as if it's their own, you should consider working with Mars Hill Realty. I promise that you won't regret it.

Six months before I was even ready to list, she came out, did the footwork and provided me with estimates, things I could fix, etc. When it came time to sell, I was out of state and she handled everything - maintenance of the house, staging and even hanging out to make sure the work was done. Maybe not daily, but we were constantly in contact about what was happening - she'll even pick up the phone on a Saturday night! Most importantly, she genuinely cares about the person and the house. She will offer suggestions and opinions, but never push for you to do something you don't want to or take an offer that you don't think is right. In short - highly recommended. 5 stars. We had the…read moreunfortunate experience of 11+ years with this company and are now dealing with $20K+ in repairs due to their lack of management. Properties are barely inspected when tenant's move out and never inspected during the lease. We were constantly requesting pictures of the property and updates on the condition of the property and only getting minimal information and blurry pictures causing damages to go unreimbursed to the owner. Licensed contractors were rarely used causing unsafe conditions for our tenants and we recently discovered overcharges on repairs by their "handymen". They are good about finding renters who consistently pay on time, but the damage to the property due to tenant's lack of basic maintenance required and the management company's refusal to check on the property occasionally during leases has been been very costly. EDITED: Emails to prove that costs were never the main determination on whether to do a repair. SAFETY and necessity were taken into consideration in addition to costs as well as the RECOMMENDATIONS of the management company. Only dealt with Greg if there were issues getting communication with our assigned account manager, which were CONSTANT (again-can prove in emails!).
