As always, Proper Hour Home Services were very easy to work with and did a fantastic job at a great price! Our new fridge was too tall for our cabinet space, so needed to cut about 1 1/4 inches from top lip. We also had a long copper tubing run connecting filtered water to our old fridge ice maker. Since Lowe's installation doesn't work with copper tubing and requires a valve to hook up the ice maker line, we needed the copper tubing cut and a valve added to the new end. Ihor from PHHS came and did an excellent job on both tasks! He was able to detach the cabinet lip and cut it outside, so we never heard the loud sawing we expected :-). After installing the cut lip, it measured just right with a little room to space. He cut the copper tubing very cleanly after turning off the water main and installed and tested the valve he bought at Home Depot. Ihor also put down plastic before the work and did a great cleanup job. Our new fridge fit perfectly in the cabinet space and Lowe's installers had a very simple, smooth hookup of the ice maker line to the new valve with their ice maker line installation kit we bought with the fridge. Vendors: Artistic Kitchen (Mike Ryan), HomeWise (Janelle), Bedrosians (Jenny), Rubenstein Supply Wise team: The 3 A's: Aaron, Alex and Allen. Israel was our day to day supervisor. Estimated Time: 3.5-4.5 months. Wise met this timeline. Positives: Demo: Quick and efficient. They had the place cleared out in 2 days. Prior to demo, their team helped us move our large pieces of furniture into our storage pod. I consider this above and beyond helpful. Flexible: As they started the prep for electrical and plumbing, we made changes and add-on's. For any unforeseen issues, they were responsive. Media niche: The team built out the area exactly to my husband's design. The owner dropped by to view the project and gave us an idea on how to build out the space for our TV mount. We are happy with the result. Fire place: The stone ledger was installed by Oliver per the design. The final product is gorgeous. Kudos to Oliver! Bathroom: Although small, the demo process was challenging as we have a concrete subfloor. It felt like they were grinding for days to prep for the shower. Once we selected our tile, their installer (Jesus) helped us with the layout and it came out beautifully. Kitchen: The prep work for the cabinet install, plumbing and electrical was completed in a timely manner. Wise's cabinet installer, David guided the team through the install process. David is meticulous and skillful at his craft. Allen: This was my first large remodel project and I wanted to have a designer to help guide me through the process. Allen came out to meet us and learn about our style choices and helped us with the challenging process of picking a lot of materials. He kept a spreadsheet which we could update ourselves. I had inspiration photos and he collaborated with us to bring it all together. Allen's design drawings gave us true picture of the final product. So much so that we ended up changing our bathroom tile because we didn't like how it looked in the drawings. Allen was patient, helpful, responsive and has a keen eye for design. Areas for Improvement: Communication, Attention to detail, Slowing down. These things came up throughout the project and mostly corrected to our satisfaction. I will list a couple of examples: Flooring installation: We were considering having our floor vendor do the installation but the savings in our Wise bid was not that much and Aaron assured us that his team was experienced with installing engineered hardwood. We asked the team to pick the planks with the least blemishes and lay them in the open areas while the others could be installed under the cabinets or closets. I don't know if there was a language barrier during communication but my husband ended closely watching the team and picking out the planks himself. This took a fair amount of his time and shouldn't have. We also noticed in the front entryway that some of the planks squeaked and flexed. We could not accept this because it was in a high traffic area. The solution they came up with was to drill small holes and inject enough glue so that the planks would not flex. We were nervous about this but figured it would be better than tearing up a portion of the floor and reinstall them. Thankfully, it worked and there is only a tiny hole which is not noticeable. The ovens needed to be wired for 240V but was wired to 120V. This was clear in the oven's instruction manual. It was corrected. We purchased very expensive outlets for our kitchen island and requested that they be installed flush to the panels. My husband even sent a PDF with instructions in WhatsApp to be communicated to the team. Either it never made it to the team, or they didn't follow instructions. We couldn't redo them because the damage to the panels was not acceptable to us. A couple of cabinet doors had the wrong size hole drilled for the handles. I did map out each door with specific handle size. They corrected this at no cost to us. I created a final TODO/correction list after final inspection and they completed everything to our satisfaction. Overall I am excited with the final results, especially with my kitchen. The Wise team were cooperative, courteous and professional. See my before/after pics.

There have been multiple unresolved issues with the quality of work and follow-through. One example is an LED light that continues to flicker. It has been more than six months, with many calls and text messages, but the issue still has not been fixed. Another example is damage to our garage cabinet, where a hole was created during the work. We are still waiting for this to be repaired as well. Overall, the lack of timely resolution and poor communication after the project has been extremely frustrating.

Overall, the project went well, and we're happy with the final results. Bryan, our foreman, was a strong asset to the project. Even though he was managing multiple jobs at the same time, his responsiveness and willingness to go out of his way to address our concerns made a big difference. Because we were home throughout the process, we were able to catch issues early and communicate them directly to Bryan, who consistently followed through to resolve them. What Went Well: * The tile and flooring subcontractors were excellent - their craftsmanship and attention to detail truly stood out. * Bryan, our foreman, was responsive to texts and phone calls, listened to our concerns, and made sure they were addressed. He even designed a bi-fold closet door for us, and helped pick up all the material to build it. * Bryan also took the initiative to handle several unfinished items himself, which we really appreciated. * The post-build cleaners were top-notch and left the space in pristine condition. * Throughout the project, everyone we interacted with was professional, courteous, and conscientious. There were no conflicts or issues, which made the experience comfortable for us. Areas for Improvement: * The timeline was a pain point. While we were originally told the project would take 6-8 weeks, it ended up stretching to 12 weeks. * The design process fell short of expectations. Because Prime's in-house designers weren't available, our design work was outsourced. We only received a full design package for the master bathroom. As a result, we ended up creating our own renderings for the other rooms to help communicate our vision to the team. That said, we were very happy with the design and material selections for the master bathroom they did complete. We just wish the same level of attention and design support had been provided for the rest of the project. * At times, resource availability was limited, likely due to workers being assigned to multiple jobs. This led to workflow inefficiencies and delays. Toward the end of our renovation, our foreman Bryan had to personally step in to complete several tasks, such as installing faucets, shelving, and baseboards. He managed to get it done in between site visits and meetings, which we appreciated, but it also highlighted a lack of available crew to close out the project. Despite these few challenges, the quality of the work met our expectations. We appreciated the team's effort and the final outcome.

We were…read morenervous hearing so many personal stories of architects, designers and builders not working well together or getting ghosted by them, so it was important for us to find an all-in-one shop for our build, which is why we picked GV. We knew this was going to be a monumental project, and it certainly was, as it took over 3+ years due to various city and HOA approval delays. Every construction project had its fair share of challenges, delays, and last-minute changes, but we are so pleased with the final outcome and thankful that GV was our partner through it. A few key highlights from our build: ARCHITECTURAL DESIGN: We unexpectedly ran into numerous challenges and roadblocks during our approval process, but it was the fantastic architectural design that saved us and managed to meet or exceed all of the city requirements. OPEN COMMUNICATION: GV set up a group WhatsApp chat for us that included the owners and every key staff member working on our project. We could utilize it 24/7 for questions, comments and decisions. COORDINATION & SOURCING: We wanted a builder that could handle primary management with all our vendors when it came to delivery timing and especially if there were product issues. GV took the lead in coordinating closely with external suppliers (whether they were recommended by GV or not) to receive, store and install all of the fixtures and finishes. GV never pressured us to use their recommended vendors, although in a few instance, their close relationships helped with not only pricing, but quick follow-ups with any product related issues or replacements. PRODUCTION MANAGEMENT & ONSITE MEETINGS: Huge shout-out to Barry Hahn (our production manager and lead) and the onsite crew (led by Freddie and Fernando) who MET WITH US WEEKLY onsite to provide updates. We always knew what they were working on and if they needed a decision from us, we could come see it for ourselves. We didn't always know the best decision immediately, but the team was patient, explaining and showing us all the options and the factors we should consider. WORKMANSHIP: GV takes pride in doing things right and to the highest quality. One example is when we were going through the home after it was painted and highlighting areas for touch up, our production manager came in over the weekend on his own and identifed even MORE areas than we did. In other words, GV doesn't try to take shortcuts or accept "good-enough" work. No construction project is ever perfect, but GV strives to ensure their workmanship is top-notch. -------------------------------------------------------- Building a brand-new home is always a long journey, but Golden View Renovation proved to be reliable, honest, and skilled professionals who genuinely care about the quality of their work. When we first met with the founder (Tal Shoshan) to discuss our project, he pledged to us that his goal was going to be making sure we were happy and he has LIVED UP TO THAT PROMISE. Elya provided a comprehensive and detailed walk-through of the entire project plan upfront. This significant undertaking included foundation work, extensive structural modifications for the new roof and walls, electrical work, painting, and all the final finishes. Golden View quickly prepared the architectural diagrams and designs for the new bathroom, which were presented to us for feedback and were exceptionally well-made. Once the designs were finalized, all materials were promptly ordered and secured, and the plan was submitted to the city for permits. Elya diligently followed up with city authorities and provided regular updates, ensuring the necessary approvals were obtained efficiently. As busy professionals with young children, we are extremely pleased we chose Elya as the project manager. Their exceptional management ensured everything was well-planned, organized, and communicated regularly. The pace of the actual construction was notably faster than we had estimated. We were initially expecting the project to take around six months, but it was completed in just four months--a remarkable achievement in timeline management. This was very critical factor for us right from the begining. The quality of the work and the process itself were both excellent. We continued to live in the house during the renovation, and Elya's team maintained continuous checkpoints at various stages, meaning there were absolutely no major surprises. From start to finish, they maintained professionalism and kept fluid communications during the construction and remodeling process. They suggested bifold closet doors-- saves so much space. You have your ideas of ur new home, but they tweak it to make it better! Love it. On day of demo, we met Jerry, Luis, Jonathan, and Joshua. Jerry and Luis were on top of communication and kept everything on schedule. Jonathan and Joshua were our main guys. They worked every day. They helped with moving our boxes into the storage bin, then started the demo process. How fun was it to see our house completely gutted out in less than one day.. wow. They revamped our home with a stunning remodel--new kitchen, new bathroom, transformed hallway closet space to a new powder room, broke down walls to create a bigger space for our living area, new flooring, complete electrical rewire, new recess lighting with dimmers in all rooms, new attic storage, new closets, new windows, and fresh paint. Everything feels sleek, modern, and functional. Not to mention... we now have an awesome new movie room too! The kids are loving it. Walking into our house now feels like stepping into a brand-new home! The whole process took about 3 months... from demo, to materials pick up, to permits, clean up removal, repaint. At the end, there's a final walk-thru to make sure they didn't miss anything. U pretty much point it out and they will come fix it! My family and I were impressed.
