I am a real estate broker and residential property manager and I interact with a lot of HOA management companies on a regular basis. I have never experienced a more responsive and proactive HOA management company than Curamus Management, and most specifically, my main contact there, Aaron Levine. Curamus is a small management company (1, maybe 2 people) with annual revenues of ~$188K according to DnB,* with no positive recommended Yelp reviews since 2018. The owner, Aaron L's post below is revealing. Directors observed his tendency to retaliate and blame others rather than accept responsibility for his role in a problem. For example, his reasons for leaving cite director misconduct while ignoring his own. Immediately preceding his sudden departure, Curamus submitted an invoice that exceeded the billing limit set by the board. The invoice included work that was not authorized by the board. When questioned about the problem, he abruptly resigned instead of working with the board to resolve the dispute. In his termination email, he claimed the new president sanctioned all his work, which the new president denied. To support his accusations of misconduct, he mentioned a lawsuit but failed to provide all relevant facts, for example the lawsuit was also filed against the Association and was drafted and filed AFTER the board notified the company to cure multiple breaches. The company offered to withdraw the suit if the board let them out of their obligations. The Association countersued and the company settled for a net benefit to the Association. Our boards became known for holding management companies accountable, which may have made us a target of the industry. On a final note - boards often allow managers to hire vendors (e.g. pool maintenance, insurance reps, etc.), so be suspicious of favorable vendor reviews of management. They could be returning a favor. Yelp recently removed two 5-star reviews from an insurance rep and a pool guy. I have been a part of the HOA membership of West Gardens for the past 3 years and have experience our prior management companies not doing anything they were supposed to except bill us for undone items they claimed were done. In changing over to Curamus in the past 1.5 years our HOA has gone from unknowing to having facts and ways to tackle items to better our community. I am looking forward to receive my money back: $ 361.20 as soon as possible. I am going to write a letter to Aaron's Company regarding his lack of willingness to help me solve this issue for the amount of time it took me to figure out what happened: I paid the monthsly HOA in November 2017, yes, it is January 2019!. And the money went to the wrong account, not reflecting appropriate payment on my part, I am the homeowner at one of their properties. Started back in 2017 to try to recover my money with Union Bank and Curamus Management: My representative is Aaron Levine. First, Aaron knew all the background, ins and outs of this, and failed to communicate it to me, to make it super simple, instead, Aaron had only evasive answers instead of tackling Union Bank demanding them to find out the location of my money: Aaron knew there is a department at Union Bank that deals with HOA's, he knew there is a personalized representative that prevents you dealing with the entry level employees that provide customer service over the phone, he knew there were few accounts owned by Bridgeview lofts prior to switching management companies, he knew only the board at Bridgeview lofts have access to the accounts. Instead, Aaron told me over the phone a quick and easy answer: That's NN jashkee's account, they have your money". That is how I ended up at that company's office to make sure someone, face to face, would tell me where my money went or looked into their account. When the NN Jashkee's executive came down to talk to me and we got Aaron on the phone, the NN Jashkees executive was able to provide me more information in five minutes than what Aaron did in all this time trying to solve the problem between him and Union Bank. I am not even NN Jashkee's customer and they were nicer to me than Aaron!!!!! He works for people like you and I !!!!. He has a job because you and I pay money every month to his company!!!. Aaron was extremely rude and dismissive of the executive person at NN Jashkes, when all she was doing was trying to help me out and direct me the correct way, Aaron demanded me to get him off the three way speaker phone call with their executive, she was being nice and informative. It is not the first time I have payment issues with Curamus Management: For the first year or so, there were many times in which my checks will not get to the appropriate place and I will get charged late fees for lack of payment. Trust me I pay many many many bills each month and my book keeper is more organized that the entire Union Bank corporation, but mysteriously only the checks to Curamus management did not get to the correct place. As far as Union Bank, I bank with them as well and although I don't like to do business with large corporations like them, I did not know when I opened the account with them ten years ago how bad they were as well. Outstanding 1st and 2nd impressions Our condo community is relatively small and we were researching for one to replace our existing company. Aaron Levine seems to have problems connecting to people. Questions and requests by community members shouldn't get a property manager annoyed and confrontational. But asking him to simply do his job and get basic things done, sends him into a litany of complaints that he has no time, and everyone is pestering him with annoying requests. I had a truly terrible experience with Aaron Levine yesterday at The Heights in Carmel Valley. We had several email conversations and he was responsive and helpful regarding the rules and requirements for reserving the Clubhouse for an event in Oct. Yesterday, I called him about 11:00 to see if he could show me the Clubhouse inside as I hadn't been in before. He said he would be at the property until 1pm. I asked if I would find parking and he stated there were currently guest spots open but he couldn't assure me they would be open when I arrived. I drove 15 miles up, arrived about 12:00 and called him from the front gate (he had already explained that his office was next to clubhouse, near the front gate). I asked him to open the gate so I could come in and park and see the room. He then said that he couldn't let me in, it was tenants only, I asked why would he tell me I could come up if he wasn't going to open the gate, he said there's pedestrian entries, but there's no parking allowed on the street. I asked where were the pedestrian entries, and he hung up on me (or "accidently disconnected"?) I have NEVER been treated so rudely in my life. I would have appreciated if he had told me on the phone BEFORE I arrived that he wouldn't be able to let me in. I have been a board member for a non profit organization that owns a senior complex. I have worked closely with the property management company. I know what good customer service looks like and Aaron does not have it. The GOOD news - he told me on the phone that his company was only managing the property for another 3 weeks. I hope our paths never cross again! If I could give zero stars, I would. read more
