The worst part is they will have your credit card number and every single month they will charge you additional charges besides the rent you agreed with them that's mainly, they will tell you, for additional electricity usage, regardless if true or not, the problem is they will not explain anything to you and they won't even inform you thay they will charge the additional amount you will just find out about it from your credit card statement. For example, the company has stated they have a tracking number for the part needed to repair our AC, yet no one can tell us where it is or provide a realistic timeline for when the repair will be completed. Communication has been consistently poor. Calls often go unanswered, and when someone does respond, it feels like no one has the information needed to actually help. As a tenant, it is incredibly frustrating to repeatedly explain the same issues without receiving clear answers or meaningful updates. What has been most disappointing is the lack of empathy. We have been dealing with property damage, concerns about the condition of the home, and the discomfort of living without air conditioning for an extended period. While window units were eventually provided, they have not adequately cooled the home and have instead made the rooms feel even more humid. Throughout this experience, it has felt as though collecting rent is treated as a higher priority than fulfilling the landlord's responsibility to provide a safe, habitable, and properly maintained home. This has been, without question, the worst experience I have had with a property management company or landlord.

The spots are level, clean and the park is easy to navigate…read more It is obvious this KOA caters to long-term stays, which is fine, but it really makes the park look more like a trailer park and not a KOA holiday. They don't enforce their own rules....there were utility trailers parked a multiple sites, many with clutter and trash sitting outside and several that were severe eyesores. Not to mention, the site next to me had a dump truck full of trash. It smelled so bad it was coming into my trailer when it would open the door. I have stayed at many KOA's throughout the country and while on the surface this park looks nice, it is really lacking. There is a lot of deferred maintenance, the pool was cloudy and had large cracks in it and missing tiles, and the sites need a good pressure washing. The landscaping around main building was nice and trimmed but the sites and dog park are a different story. The dog park was unusable due to how high the grass was.....to their credit, when I brought it up, they sent someone out later that day to weed-eat. With the landscaping around the park being so overgrown, the mosquitoes were out of control. We couldn't even sit outside and enjoy the night because of this. The staff was nice and friendly and it is nice that the park is gated. Overall, I don't think we will return unless there is some serious work done.

There are requirements before entering every country and Visas and health forms you need to fill out. Phyllis made it so easy for my husband and I to know exactly what is required and when to start the process of applying for visas and when to take our required covid tests. She not only booked and organized the hotel and excursions but checked up on us frequently to make sure everything was running smoothly and to double check that we started the process to get to the next location. Still, it was a great venue. Things went well technically, with videos display in multiple places. The food was great, but I believe family members provided the food. If your event is over 100 guests and you are okay with spending unnecessary large amounts of money for a venue tucked in the back of bunch of other office buildings off a busy FM2234/ Mchard Rd this spot may work for you. If this venue is meant for large or specific events only then specify that and at least call the potential client back. It was tacky and unprofessional to have never received any feedback or replies from management. Well the same day I took a drive to this venue and no one was in sight when I arrived was the same day I found the perfect and unique venue where I held my baby shower which had way more space for guests, food, gifts and games. The owner also gave me fab rate. So no thanks, Reflection Bay keep your venue. There are others with more amenities and management who will humbly communicate with any potential client.
