On a positive note, the team was very responsive prior to move-in, answering phone calls and text messages in a timely manner. Unfortunately, that level of service dropped significantly once I was in the home. Post-move-in communication was exceptionally poor. I often had to call multiple times without receiving a response, despite the company expecting immediate replies whenever they reached out to me. We also experienced recurring issues with the home's water heater, losing hot water on at least three separate occasions. When we submitted maintenance requests, we were advised to turn up the temperature on the unit. While this provided a temporary fix, the underlying issue kept happening. It was only after sending a stern email and copying the property manager that the problem was finally addressed properly. To make matters worse, upon move-out, we were improperly charged a cleaning fee despite having hired professional cleaners and submitting the receipts directly to Joshua Garza. Joshua was unresponsive regarding the charge, and even after CCing Melisa Day, I still received no reply or resolution to this day. The lack of accountability and communication has been extremely frustrating. If you want to avoid a headache, I recommend to NOT lease through this company.

There is also another lady named Renee Wiggins, who helped me with a client who needed extra attention in the application process and her assistance and responsiveness was also commendable. The houses have spacious yard and come with all appliances. Most recently they are even including washer and dryers. My clients love living in the neighborhood and love the houses they live in. They assured me my rental house was clean and move in ready. when I arrived exhausted from the drive I made in one day I walked into a house that was filthy dirty. Rat droppings, blood on the ceiling, writing on the walls, food deb still in the oven, stove, fridge, freezer and cupboards. the windows and blinds were dirty and covered in dust that looked like it had been here for years. The sinks and bathtubs were filthy and previous tenants hair was all over the place. The sprinklers to the yard are broken and dead birds are outside on the side yard. The floors were covered in dirt, food, and crayon from previous tenants children. When I had my move in orientation later that they the guy said we only have 3 days to turn a rental to make it ready for the next tenant, that was his excuse. The house was build in 2021 and it looks beat the crap. the cupboards in both bathrooms and kitchen look like they were swollen from being flooded. I am also paying for amenities in the community like a fitness center, playground and pool which I have emailed and called everyday to get access to and no one will connect me with someone who can get me access. They say their HOA department doesn't have a phone number. They also are charging me $20 for renters insurance even though I have shown them proof of a renters insurance policy I have with USAA that is $200,000 over what they want covered. There is no direct person to speak with at this company and no one wants to address any issue. I have worked property management myself and my family owns a property management company and this is disgraceful. I do not recommend renting from them ever. I'm stuck in an 18 month lease with them and I have not had a great experience from the start. I have a long journey ahead of me.
