When my boyfriend and I stumbled across our dream home, I didn't think we were in a position to buy a house. But a relative reached out to Stacey, and that very day he had called me, got us in contact with a mortgage broker, got us pre-approved for a loan, and made an offer on our behalf. Stacey Valnes and his team are the best real estate team I've encountered. After a bad experience on a sale with a "family friend" real estate agent a few years ago, I conducted thorough due diligence when selecting an agent this time. I interviewed four agents ranging from high volume agents in the Westside, to top agents specializing in Santa Monica to agents who sold units in my condo building recently. The other agents were either more costly and provided less value (almost as if they were doing you a favor since they're top agents); others were a good cost but didn't provide as much value (eager, but didn't have Stacey's expertise in executing easy improvements with high ROI); or complacent (didn't appear to be willing to exert any substantial amount of effort). In the end, I selected Stacey for the following key reasons: 1) Expertise in local Westside market - Stacey is well versed in the market. And in the end, it was Stacey who was closest in estimating the price. Other agents estimated between 5-10% below the price of which I received multiple offers. I could have missed an opportunity without Stacey. 2) Awareness of what appeals to buyers and thoroughness - after meeting, Stacey sent me a very analytical e-mail which highlighted, what he thought the value of my home was as-is and what he would do to update the home and how much incremental value each investment would bring. I made the changes he suggested and it paid off. 3) Transaction strategy/speed - We had an accepted offer in less than a week with multiple counteroffers. 4) His goal to exceed expectations - Overall, the problem is that the average agent is not really significantly incentivized to help you realize incremental value. For example, an average agent likely would not help you realize an $30 thousand in sale price if it required work, or delaying the listing because the average selling agent gets 2.5% which is only an incremental $750 to the agent in this example, but worth a lot more to you - almost $30K more. However, Stacey strives to create extra value and puts in the time/effort necessary to accomplish this. Overall, I have been very satisfied having had expert guidance from Stacey to help me obtain the most value from my home. I would definitely work with Stacey and his team again for any real estate transaction, especially in the Westside LA market. read more

Stacey Valnes hit it out of the park! I interviewed 5 realtors before listing my Venice home with Stacey. They were certainly all capable, but also had mostly the same approach, informed by a common anxiety because the market had softened since the roaring springtime. Stacey was the only one who came without a glossy bound marketing brochure - just himself and a business card. But he was also the only one who came with a simple, creative plan. My house was in its original 1940's state in a good neighborhood that was in high demand. But being an older house, potential buyers would most likely want to remodel before moving in. Stacey suggested a reasonable makeover that would let buyers see it as move-in ready.
