We couldn't be happier with our experience. Stace helped us prepare and renovate our home to maximize its value, ultimately selling it for top dollar. At the same time, he expertly managed the purchase of our next home and coordinated the timing so we could use the proceeds from the sale. His positivity, knowledge, attention to detail, and ability to manage a complicated transaction made the entire process much easier. We highly recommend him to anyone looking for a realtor who truly goes above and beyond. read more

would be extremely cautious hiring Stace Valnes to manage work on an occupied rental property. We are tenants of our home for eight years. During that entire time, we paid rent on time every month, maintained the property as if it were our own, even handled minor repairs ourselves, and never caused any issues. Unfortunately, our experience with Stace during a renovation project was the complete opposite of what we expected. On two separate occasions, contractors working under his direction entered our home without the legally required notice or our permission. As tenants, that was an unacceptable violation of our privacy and our living space. The project itself took significantly longer than anticipated, and communication was consistently poor. We were given little to no information about timelines or when areas of the property that had become unusable would be restored. The most frustrating incident occurred when my $700 jogging stroller and my husband's specialized engineering tools disappeared. The contractors had moved them from the side of our home to the neighboring property while they painted. We later learned from the contractors that Stace instructed them to throw everything away because he believed it was "trash." Those items were our personal property, and it was never his decision to make. When confronted, he showed no accountability, offered no meaningful apology, and made little to replace what was lost. Throughout the process, I found Stace to be evasive, condescending, and dismissive of legitimate concerns. I gave him multiple opportunities to acknowledge what happened and make it right, but he chose not to. The situation ultimately became serious enough that I filed a complaint with the City Attorney regarding his handling of an occupied tenancy. If you own rental property with tenants in place, I would strongly recommend asking detailed questions about how occupied renovations will be managed before hiring him. Respectful, law-abiding communication with tenants is essential, and based on our experience, that standard was not met. read more

Amazing experience working with Stace and his team at Create! From start to finish (even after) he was available to answer any questions we had. this is a crazy story of how we met stace. we had other realtors over the past couple years trying to sell our architectural beach home. they were all unsuccessful with no suggestions of ways to sell our home other than lower our price. we decided to ask chat GPT to find a realtor that understood architectural homes. stace valens was first on the list. i called right away and made an appointment. when we met stace he was a tremendous listener. not like the rest throwing out a bunch of BS. he absorbed all we were telling him. He politely said he wanted a day to come back with what he thought. he did come back with quite a few suggestions of best ways to sell our unique home. we hired him on the spot. from that point on we had a very clear path of communication. open and honest. he was always punctual, happy, and positive! if you are looking for the best in the business, create properties is your only answer!! read more

We've had the pleasure of working with Stace on three home sales now, and each time he has exceeded our expectations. This most recent experience truly went above and beyond--he not only guided us through the sale but also oversaw a stunning remodel that completely transformed the property. What sets him apart is his consistency: he communicates clearly, is always transparent and trustworthy, and makes us feel like family throughout the process. We've never once had to second-guess his advice or his dedication. Stace genuinely cares about both the details and the people he works with and really has the eye for what the market wants! read more

We are thrilled with Stacey Valnes and his team member, Colleen. Stacey helped us organize our house of 22 years for rental and came by at least 4-5 times to review and advice. He is very involved in the process, enthusiastic and gave us a lot of personal attention. He has an excellent construction crew to assist in preparation like painting and patching, repairs, etc. He and Colleen were very quick to respond to texts and calls which we really appreciated. His photographer was excellent and sold the rental. We were able to rent our house in a week and a half! We are very happy with the service and care from him and his team. We recommend him highly. read more

I reached out to Stacey asking for his help after seeing the results he had gotten my upstairs neighbor a year prior. We were looking to rent out our apartment for the first time which was a very scary process filled with lots of unknowns. Stacey came through with flying colors. After calling him, he agreed to come by the next day to look at our place, gave us a few minor, yet key recommendations that helped our place rent much faster than we could have accomplished(within 10 days of listing despite 7 days of bad weather). Stacey personally hosted the tours which I think was the icing on the cake; He is a great salesman, both passionate and honest/trustworthy, has a keen eye for creativity, excellent follow-through and knows the market very well. read more

Stacey and team were amazing and his energy and passion is very apparent. He directed a full remodel of our condo, had wonderful tradesmen, used great products and the work was timely completed. All Stacey's hard work helped sell our Ocean Park condo at a top, super price. Stacey adds great value and we highly recommend him and the Valnes team. read more

When my boyfriend and I stumbled across our dream home, I didn't think we were in a position to buy a house. But a relative reached out to Stacey, and that very day he had called me, got us in contact with a mortgage broker, got us pre-approved for a loan, and made an offer on our behalf. Despite the sellers of our home going with a different buyer, Stacey continued to follow up with them, and when the other buyers miraculously backed out Stacey was ready and had us under contract within 24 hours despite other offers. As if that wasn't enough, due to his diligence and efficiency we were able to close in only 22 days! And by that point he had gotten us enough credit so that we ended up paying 82% of what the house was appraised at. As a highly anxious person buying a home for the first time, I was shocked by how at ease I felt through the whole process knowing that Stacey had it handled. He kept us up to date at all times and was patient and kind with our multitude of questions throughout the way. Stacey exceeded my expectations in every aspect. Not only is he a brilliant realtor, he is an incredibly warm and supportive person at his core. There truly are not enough good things to say about him. I only met him a month and a half ago but I am confident we will be in touch for a long time! read more

Stacey and Megan have gone above and beyond for us. They sold our home despite the market. Stacey goes to bat for you, all out, and Megan knows exactly how to sell AND how to find the home of your dreams. They also helped us get our former home ready to sell and used their excellent crew to get our house in tip top shape. They did such an excellent job and increased the value of our home. Without their makeover we would not have sold as high. They are responsive, have integrity (hard to find in this business) and are just plain fun to work with. We highly recommend Valnes and Company. read more

Working with Stacey exceeded our expectations beyond all measure and was a pleasure from start to finish. Stacey brought personability and excellence throughout the entire process of the sale of our primary residence of 16 years in Santa Monica. Stacey Valnes and his team are consummate professionals, incredibly efficient and good at what they do. Stacey is also warm, personable and works hard at making the whole process easy. Whatever needs doing, he has a crew ready to get it done and done well. He sold our house more quickly than we could ever have imagined, in record time, well over the asking price. Stacey then helped us in our new purchase, and again, everything went smoothly and quickly. You can't ask for better than you'll get with Stacey Valnes and company. read more

Stacey and Megan are absolute wizards and helped us land the Santa Monica bungalow of our dreams in a super competitive situation (5 offers)! AND we weren't the highest or even 2nd highest offer! My partner and I were first time home buyers looking to buy in Santa Monica for under a million-- an absolutely brutal market right now. When we met Stacey, Megan and Colleen, we had made offers on two different "dream" places and gotten outbid. We were working with another realtor who told us we were likely priced out of the Santa Monica market and weren't going to be able to find what we were looking for in our budget. Stacey and Megan, however, absolutely made it happen for us. When a unit came on that we loved, they got us in to look at it that day and helped us write an offer immediately. It soon became evident that this would be a competitive situation, and they remained in close contact with the selling agent (and with us!) throughout the entire process, carefully feeling out the numbers, contingencies, and what it would take to get us the home. They were so respectful of our budget + our love for this home, and they managed to work magic to get us the place of our dreams for a price tag that didn't send us reeling. They're also absolutely wonderful, creative, and incredibly responsive humans, and along with Colleen in their office, they made our 21 day close as seamless as humanly possible. Stacey and Megan also have great eyes for home improvements and offered fabulous suggestions for little improvements/modifications we could make to help us make our new space a home we can really enjoy! Truly an amazing experience. We'd recommend them to any of our friends and can't wait to work with them again! read more

If you are buying or selling a home, look no further than Stacey Valnes. My husband and I first met Stacey in 2015 when we were looking to buy a home in the Ocean Park/Sunset Park neighborhoods. He had all the best listings in our target markets, so we decided he was the one who could get us in. And he did. We bought a great home in Sunset Park. But in late 2018, we came upon a charming house in Ocean Park, our dream neighborhood. We hadn't planned to move, but we talked to Stacey, and he immediately made a killer offer, sealing the deal in less than a week. He got us a fantastic price, much better than we could have imagined. It was a roller coaster experience buying and selling a home in a short amount of time. At times my husband and I wondered if we were making the right decisions. But we both trusted Stacey. And it was our mutual trust in Stacey that kept us steady. His word is solid as a rock. He puts your interests first every time. And there is never any pressure - he helped us maximize what we could achieve with our budget. Stacey worked fast to sell our house in Sunset Park. He organized renovations that improved its value. We had three excellent offers after our first open house, and it sold immediately. We are thrilled with our new home, and Stacey made it all possible. We can't thank him and his team enough. Make the right decision - go with Stacey. His energy is inspiring - and his ability to drive negotiations is unrivaled. I encourage you to find out for yourself. read more

We had a great opportunity to work with Stacey Valnes for the second time in our lives. Our paths first crossed when we were forced to sell a home due to my stepfather passing in 2013 . Stacey exercised extreme patience with our situation and handled our complicated mess like a magician . So when we started thinking of selling our house in late 2018, I knew exactly who I was going to use. Although we thought our large Santa Monica property would be a slam dunk to sell; we quickly came to know that we had a "unique" property. Our sale quickly became complicated on multiple fronts (I won't bore you with the drama). In spite of all the obstacles that tried to kill the sale; Stacey made it happen . He did so with such ease. This transaction also happened to take place when his personal property was being threatened by the California fires. This guy quickly became a member of our family, a trusted advisor and someone I highly recommend. I truly hope his future transactions go much smoother ! So sorry for the crazy drama that our sale carried. You rock, @Stacey Valnes! read more

Stacey and team were so easy to work with and we couldn't be happier we chose them to represent us for both selling and buying a home. We had a unique house in Santa Monica that Stacey was able to get us over asking during an unprecedented time during the pandemic. Stacey and Nina are amazing! I first met Stacey over 10 years ago when he helped me find and buy my condo in Santa Monica. I've periodically kept in touch with him so when it was time to rent out my property full time I knew who to call for help. Valnes and company helped me in numerous ways as they provide full services beyond just listing your property. Stacey did a walk thru and advised me on upgrades to make to maximize my monthly rent. He has a huge network and a great eye for style. He arranged and connected me up with professionals who helped me move, donate old items, painters, replace lights and blinds. Nina kept everything on track and was a delight to work with! Ultimately, we found great renters who are a perfect fit for my unit. I will continue to turn to Valnes and company for all my real estate needs!! read more

We used Stacey and the Valnes Bell Team to sell our condo and then buy a house. It was a complicated process because we wanted to basically have the sale and purchase happen simultaneously. I don't think this would have been possible without Stacey and his team. We had an initial consultation on how to effectively stage the condo and what work we should do before listing, this resulted in our condo selling over asking in two days! When we found a house we wanted to purchase Stacey was able to figure out the best way to get through the other 5 offers. Listening and trusting Stacey meant we were able to get the first house we offered on! Throughout being in two different escrows simultaneously Stacey and team were able to work their magic and coordinate between multiple parties and lenders to make sure we closed both properties, not an easy task! Without hesitation I would recommend Valnes Bell to help you sell for top dollar and purchase in this competitive market. read more

Stacey & Megan Valnes and the entire Team Valnes concept of Real Estate Transactions in Santa Monica is quite unique and in my opinion they are the BEST option to consider as Agents for any Buyer / Seller in the Westside L.A Area, particularly Sunset Park in Santa Monica. Just follow their advice: let Megan Valnes Stage your home with her keen sense of Art Direction and allow Stacey to bring in the Buyers and/ or Sellers to your property with the many contacts that he has culled over 2 decades in the Business. How do I know this? They took my 100 Year old House in Sunset Park and spent two weeks with his Team making minor repairs and Staging the Property both Interior and Exterior. Result: our House closed Escrow on June 10th breaking records for Price per ft in Sunset Park. Folks: The Valnes Company DELIVERS! Run, don't walk to them! You will not be disappointed! read more

Our experience with Stacey and Megan was incredibly smooth and comforting during a crazy market. Their initial proposals were aesthetically compelling, logical and competitively priced. As market factors changed, Stacey adapted with honest appraisals of market reality along the way. During negotiations he advised and advocated for us consistently. Stacey & Megan were our agents and helped us purchase our first house, a single family in Santa Monica. They were helpful throughout the process, guiding & explaining the myriad of steps in the processes. Specifics things I really appreciated: 1) Robust knowledge of the area 2) Very responsive to the tons of questions we asked. There was low latency, both via email & phone, from question to response. 3) Helping to see not just the property as-is, but the potential. Like a lot of couples in West LA, we couldn't afford our perfect "dreamhouse", but we did buy a house with a lot of potential. It's great for us in these first few years while our family is small, and we already have plans to do a significant remodel in a few years. 4) Being strong advocates for us during the process. I didn't appreciate how important this was until later. We got in early, got in an offer that would shutdown the bidding, and I don't think we would have gotten the house otherwise. Stacey was instrumental in that. read more

Stacey sold houses in Venice for two of my friends. One house had been on the market for 3 months with another realtor with no showings. Stacey staged it and sold it in 10 days. If you are looking for a realtor on the West Side, and you see the name, Stacey Valnes, STOP, you have found your new realtor! Stacey, as well as his team of professionals, went above and beyond for me. He oversaw the repairs from damage to my house inflicted by previous tenants. His attention to detail was nothing less than immaculate. His constant communication kept me in the loop throughout the whole process. Within two weeks, my home was listed for $450k more than other realtors' estimates. The staging was phenomenal!!! Stacey turned my frog into a prince after repairs were complete. Stacey ended up selling the home within 3 hours at one open house. We received multiple offers and a contract was signed for $150k over asking! Our escrow also closed weeks early. Believe me when I say you can only win by listing or buying via Stacey Valnes. I rarely write reviews. However, this man earns a 10+ star review. Believe it or not, we have never met due to distance. I would use him again in a heartbeat and look forward to meeting him in person! He is a stellar agent. read more

Stacey Valnes and his team are the best real estate team I've encountered. After a bad experience on a sale with a "family friend" real estate agent a few years ago, I conducted thorough due diligence when selecting an agent this time. I interviewed four agents ranging from high volume agents in the Westside, to top agents specializing in Santa Monica to agents who sold units in my condo building recently. The other agents were either more costly and provided less value (almost as if they were doing you a favor since they're top agents); others were a good cost but didn't provide as much value (eager, but didn't have Stacey's expertise in executing easy improvements with high ROI); or complacent (didn't appear to be willing to exert any substantial amount of effort). In the end, I selected Stacey for the following key reasons: 1) Expertise in local Westside market - Stacey is well versed in the market. And in the end, it was Stacey who was closest in estimating the price. Other agents estimated between 5-10% below the price of which I received multiple offers. I could have missed an opportunity without Stacey. 2) Awareness of what appeals to buyers and thoroughness - after meeting, Stacey sent me a very analytical e-mail which highlighted, what he thought the value of my home was as-is and what he would do to update the home and how much incremental value each investment would bring. I made the changes he suggested and it paid off. 3) Transaction strategy/speed - We had an accepted offer in less than a week with multiple counteroffers. 4) His goal to exceed expectations - Overall, the problem is that the average agent is not really significantly incentivized to help you realize incremental value. For example, an average agent likely would not help you realize an $30 thousand in sale price if it required work, or delaying the listing because the average selling agent gets 2.5% which is only an incremental $750 to the agent in this example, but worth a lot more to you - almost $30K more. However, Stacey strives to create extra value and puts in the time/effort necessary to accomplish this. Overall, I have been very satisfied having had expert guidance from Stacey to help me obtain the most value from my home. I would definitely work with Stacey and his team again for any real estate transaction, especially in the Westside LA market. read more

Stacey has very good intuition for the real estate market in LA--what will the house go for, what improvement you can make to have the most impact on buyers, what will the competition be like. He's always a guy looking to do the best job for his clients and is very honest and hardworking. I highly recommend him for any real estate transaction in West LA/Venice/SantaMonica read more

Stacey Valnes took our outdated home and turned it into a home you could move right into. He managed, designed, and sold (what he does best) our home for a considerable amount over the original value. Stacey delivered on his word, had a great attitude, and consistently found the solution to any obstacle that arose. I'm not aware of any Realtor who provides such a high level of service and expertise, who will take as much time as needed to make sure the home presents itself well so it sells for it's highest value. We then hired Stacey to sell a spec property we had listed with another broker we hired before we met Stacey. We were having difficulty selling it for more than 6 months. Within a few weeks, Stacey restaged and repriced the home and made it more appealing. After a couple of weeks on the market, we are now in escrow. read more
