I had plumbing and a large electrical job done a week ago and both jobs were inspected. Everything is good!

Update; Cranney is now offering me a loan option. They offered me a 180 month loan (unbelievable) at 12% interest. That would bring the total paid to 22K. Can you believe it? They are obviously trying to take advantage of people. No normal company would suggest this... read more

I will give 1 star b/c the technicians were nice and did a good job on a sink repair. but ... I didn't feel good about the interaction. Just do the work & get paid at a fair price. I don't want the upsell, hard press or to bullied into their home service plan. Well, I did get the home service plan, mostly to get them out of the house. Which gives some discounts on techs coming to the house. But you get what you pay for and their plan then "allows" them to do an evaluation of other stuff in your house (plumbing, heating etc...) and what that means is you will get a huge estimate. Fast forward ... techs come out to fix a broken toilet handle. That then spiraled into a $13-15k estimate of stuff that needed emergency replacement in our basement. The upsell and hard press was unbelievable. The tech agreed to wait in his truck for 10 minutes while I talked this over with family, as we were freaking out that our house was going to explode from broken pipes and gas leaks. He kept repeating that it would be good for him to get this order done now/today. I would have had the toilet fixed by them, but they "didn't have the parts" in their plumber truck. How does a plumber not have toilet parts in their trucks ... isn't that plumbing 101? Finally, we said, no thank you. Then later I had a different plumber come out for a 2nd opinion ... $120 for the toilet repair and no, my house isn't going to explode and there are no gas leaks. read more

I had Cranney come out because my AC had been leaking from the condensate line. I paid over $600 for the first visit. The technician cut the drain line, blew compressed air through it, and glued it back together. What concerned me was that after he was done his invoice said he was "unable to ensure" the system was draining properly. So to me, it didn't sound like he actually found or confirmed an issue and a fix. I called the very next day to ask what that note meant and no one called me back. I had to call two more times before a manager finally got back to me the following week. He told me he wasn't sure why the technician wrote that, but that he spoke to him and there was nothing else that needed to be done. Then shortly after that, the AC stopped working. Another technician came out and found that the line was frozen, the drip pan was almost overflowing with water, the blower motor needed to be replaced, and there was mold that needed to be cleaned. I was told all of that would cost over $4,000. When I asked why the first technician didn't see any of this and why I had just paid over $600, he really couldn't give me an answer. He also mentioned that the first technician didn't take any pictures or videos, which apparently they are supposed to do. The second technician told me someone would be back later that day to remove the water, so he told me to leave the ladder and attic access open. After I left, I got a text saying they were coming the next day instead. When I called, I was told they needed to wait for the line to defrost. No one had told me that before I left, so I had to go all the way back just to close everything up. When I explained how frustrated I was with the lack of communication and the entire experience, I basically just got an "I'm sorry to hear that, I'll let the manager know." At that point I had lost confidence in them, so I canceled the next appointment. A manager called me afterward and basically said there were two separate issues and defended the first technician by saying he had fixed a clogged drain. But that doesn't make sense to me because the technician never said he found a clog. His own invoice says he didn't feel any resistance when he blew air through the line and couldn't confirm that it was draining properly. My biggest issue is that I paid over $600 for the first visit, immediately questioned what was actually found and fixed, and was assured nothing else needed to be done. Then shortly afterward the system stopped working and another technician found all of these other issues. Between that, having to repeatedly call just to get someone to respond, the conflicting information, the lack of pictures or documentation, and the scheduling/communication issues, the whole experience has been extremely frustrating. When I finally spoke with management, instead of really addressing why all of this happened or why I was charged over $600 in the first place, it felt like they were more concerned with defending their staff. read more

Plumbers are rude and try to up charge. I needed a water heater replaced, got a quote from another company to complete later in the week for $2600, Cranney was able to come sooner so we got a consultation... cranney quoted $5500 and said I needed additional pipes replaced... which we just had replaced 4 years ago. UPDATE Hi Brianna - I'll be happy to share in detail. You might try and justify, though, just one item on the estimate. Re-connecting an existing garbage disposal - attaching the unit to the hanger via spring clip, tightening a screw on the dishwasher drain hose clamp, and plugging in the electrical cord was billed at over $500. That was clearly an attempt to take advantage or an indication that the company was interested in actually providing service. read more

Juan and Francisco were terrific! They did an amazing job and were very thorough and educational to my husband and I.

**SCAM ALERT PLEASE READ*** It has come to my attention that the technicians of Cranney's LIKELY GET A COMMISSION off their sales. Please keep this in mind and consider a second opinion if they give you a large quote. This is my story: My elderly mother contacted me in a panic after she had a technician named Ryder come to her house to check/clean her heating system. Somewhere in the process, he told her that her entire heating system needed to be replaced and would roughly cost her $15,000...AND he gave her a DEADLINE of 3pm that day to get back to him or that price would change. Please note that her heating system works and is not broken. I decided to contact Cranney's on my own and ask one simple question: "Do your technicians get a commission on their sales?" I was placed on hold so the operator could consult the manager. When she returned, I was told the manager was at lunch and would call me back. I then asked for an assistant manager or someone else that might have the answer. She then asked "What is this in regards to?" (I am not sure why she asked that again, as I only asked that one question). Sensing the defensiveness in her voice, I decided to tell her that I wanted my technician to receive a commission because "he did a wonderful job". She sounded relieved and more willing to seek out an answer. She put me on hold again. When she returned she told me that she could "not disclose that information"...this was enough for me. If a technician charges 15K for a job and gets 5% commission, that's a $750 addition to his paycheck. Please keep in mind I never got an official answer, however if the answer was "no" then it would've been simple. Offering commission on services like this without guardrails, is a corrupt incentive for technicians with no integrity and an easy way to con old women into spending money they don't have on something they don't need. Not to mention the coercion technique used causing unnecessary panic by telling her that a decision needs to be made TODAY...or else. Also, you should know that the manager never called me back. I have no interest in telling them how to operate, I can only offer my experience with the hope that the consumer is better informed. Please consider a second opinion when using their services. read more

I guess I should have read the reviews on here before calling Cranney in Danvers. My AC stopped blowing cold air so I called Cranney to try to fix it. The technician Kervin arrived and asked to go on the roof first to check on the condenser. After about 30 minutes he came back and told me that there were several things wrong with it and that the whole system needed to be replaced. I asked if he wanted to look at the air handler in my crawl space but he said that there is no need that the whole thing needed to be replaced and that with a crane rental the total would be about 20k. I asked when I could have someone here to give me a quote and he said they can have someone here within an hour and that they would be calling me. No one ever called. He left and I called another HVAC company for a second opinion. He came over the same day and looked at the condenser on my roof and said it was fine and then looked at the air handler and said that the drain was clogged and the emergency switch had been switched off. He drained an entire shop vac full of water out and switched it back on and it works perfectly now. My guess is that Cranney technicians get commission for convincing homeowners that they need a whole new system even when they don't. Very shady, don't use them!! read more

This is an update to my review of 2/26/26. CRanney called me to discuss the situation promptly after my review posted on Yelp. We discussed the supply chain/ ports issue which was a problem on their end. I say this also , from first hand experience, that the Samsung parts website is poorly organized and confusing and required me to reach out to FW Webb for the parts. I probably should have asked Cranney management to intervene sooner. Anyway, the manager at Cranney fully acknowledged the issue and provided their tech to replace the bad split sensor free of charge. They were fast and efficient getting that done. I have told my son to develop relationships with companies for these services because he'll need them down the line. the rating now applies to the follow-up service. read more

SCAM/FRAUD ALERT - AVOID!!!!!!!!! Short Summary: Our furnace suddenly stopped working furnace and a Cranney representative came to our home to assess the issue. The representative told us that we'd need a new furnace and boiler, ventilation would need to be moved around and we were currently at risk of exposing our family to CO-2 exposure. The rep told us the job would cost $25,000 at a minimum. Suspecting there was something off about this company, we had a local plumber come and give us a second opinion and he told us that basically everything the Cranney rep said was not true and that the furnace just needed one new part. He replaced the part, the furnace was back up and running on the same day and the whole job cost a couple hundred dollars. Fully story: We noticed our furnace first thing in the morning and we reached out to the plumber we typically use but went to his voicemail. We were freezing so I tried looking into other options - I googled a few places and put in calls, however I never called Cranney. Nevertheless, within minutes of me having called other plumbing services, Cranney called me and said I had placed a call with them. I figured my wife must have made the call and given them my number, but learned later that she'd never called them. So somehow they appear to be picking up calls made to other plumbing services and are attempting to jump in and contact people in need of servicing. The rep on the phone told me that they had availability to come down same day and assess the problem but there was a $100 fee. I started to tell them to hold off because I had calls in elsewhere and then the lady said oh actually, given how you were routed to us you're eligible for a full waiver of the $100 fee. I Googled the company while speaking with the representative and saw that they had overwhelmingly positive reviews - actually in hindsight impossibly positive reviews - five stars based on 4,123 reviews. But nevertheless, while the whole thing seemed a little strange, I figured I had nothing to lose seeing that the consultation was free and ideally they could fix the problem and get our heat going quickly. A representative named Anthony came down to the house and met with my wife. After he looked at the furnace he called me and said that there was a crack somewhere in the furnace (I can't remember exactly where) and that the only way to fix the furnace would be to replace it entirely. He then said that due to the crack, my family could be exposed to CO2 poisoning so we really should get this fixed right away. He also said that because my hot water tank was 13 years old, that that would be needed as well. And he mentioned something about needing to re-route all of my heating vents and the pipes supporting the furnace. He then asked if I could come home from work to talk to him about it; I told him I couldn't and asked for the quote and he hit me with the estimate of at least $25,000. He told me that it was ok if we don't have that amount of cash on hand and that Cranney can set up financing arrangement. I instantly knew something was very wrong and told him I'd need to consult with others and look into the issue. Our local plumber got back to us a little later that afternoon and my wife mentioned that a Cranney rep had come by and he energetically told her that we shouldn't let them get near the furnace and that he'd get over and help us out the next day. That next day he came by and took a look and was incredulous as to what the Cranney rep had said. Apparently, given the type of furnace we have, the manner of cracking that the Cranney rep had diagnosed our furnace with isn't possible/applicable. And as far as the potential CO-2 poisoning, he pointed to the CO-2 detector positioned 3 feet from the furnace and said that we have one of those because we're legally required to, so if the CO-2 ever was an issue we'd be alerted to it before it could ever have any health impact on the family. As far as the cause for the furnace's disruption, he thought the problem was most likely the ignitor - he went out and got one, replaced the old one and turned the furnace on and the whole process took less than an hour and cost us less than $300. It makes me sick to think that there have most likely been people in desperate situations that have fallen prey to this scam and forked over thousands and thousands of dollars to this company. I will be reporting this incident to the Massachusetts Office of Consumer Affairs. read more

Had Cranney in to service my HVAC system. Basic job. Tech asked me for a new filter, which I got and he installed. The next day my system wasn't heating properly. I recently wrapped up an air conditioning project with Cranney. I have been a long time subscription client on the Cranney Value Plan. Recently my AC stopped working and it took 11 appointments over a three week period of time for Cranney to get the system back up and running. The total cost was $15,300 to have a new condenser installed and re-wired. This was for a house that I rent on Airbnb, so managing the inconvenience of numerous appointments with guests was a nightmare. As the project came to a close, I asked twice to speak with a manager to discuss how poorly the project was executed (multiple cancelled appointments, lack of communication, etc.) but Cranney did not follow up. Cranney is owned by a private equity firm (Skylight Capital) so it is not a surprise that they look to maximize profit with premium prices - but that only works if customer service is excellent and Cranney fell well short of my expectations here. read more

I have never written a review before but this experience was so bad that I hope I can warn other people. We had a tankless water heater (about 10 years old). The day after Christmas we lost hot water. We had limited options of open companies so Called Cranney (out of Danvers MA) and they came right out. Said the heater could not be fixed and if we wanted to replace someone would come out the next day to give us an estimate. To be clear this was to replace an already existing propane tankless water heater- so all of the propane lines, the drainage to sump pump, pipe and exhaust were already in place, already had an inline filter system aswell They came out and gave an estimate of $10,000. He said the exhaust venting needed to changed, place a new whole system pre filter, etc. It is 100% my fault I should have waited and got an estimate from someone else, but I fell for their sales pitch and the convenience. However they didn't came out until Monday Dec 29 (I mention date because it wasn't a holiday). They replaced our tankless water heater with a unit that retails for $2000. They did not move either of the inlet or exhaust pipes to the outside, they used flexible connection to the existing pipes. They did replace what was flexible water hose with copper piping (about 4 ft total) They didn't not put in a new filter system, just used the one that was already in place. Two workers were here for 5 hours. The invoice they provided just had a total of $10,157.92 No breakdown of any of the labor/cost etc. Also I had been offered a $200 discount because of "same day installation". I asked the workers and he said that I needed to contact the office. So like an idiot I just paid the balance. After following up with several people and a contractor no-one can believe how much we were charged for a simple water heater swap-out. And think that with a 10 year old unit it should have been able to be serviced and not replaced. I sent 4 emails and called 4 the office times requesting an invoice that showed the breakdown of labor and cost and to ask about the $200 discount. I also needed an invoice that gave the details of the unit placed on the invoice so that I could get a $100 rebate from Rinnai and also for my upcoming taxes needed details for energy efficient federal tax credit. None of my emails were answered. I angrily called one last time and someone called back and left a message "we do not provide detailed invoices." and nothing about the other information or $200 discount I didn't bother trying to call them back because I unfortunately am just chalking this up to very poor decision making on my part, and putting faith in a company that I hoped were ethical and professional. I will say the workers who did the work were great guys and seemed to be hard workers, but as a whole I do not trust this company and would not suggest doing business with them. read more

They quoted us $3,794.20 to install a new 40 gallon gas water heater when our regular guy did it for under $1500. They also seemed to go out of their way to find additional issues just to pressure us into more repairs at extremely marked-up rates. From reading other reviews, it seems like that extra $2,000 is mostly for fast service. Their Google rating looks impressive, but if you check Yelp (2.2 stars with over 100 reviews), you'll see a much clearer picture of how they actually operate. I guess the pricing works on uninformed suburban homeowners and probably brings in a lot of revenue, but if you're a landlord or property manager, just know these guys are charging way above market. DO NOT USE THIS COMPANY!!! THEY RUINED OUR SYSTEM. We called them in November of 2025 when our water heater broke. They came out for 20 minutes and quoted us $16,000 to repair the system. We didn't have a choice but to use them because it was a weekend and we didn't have heat and I was 30 weeks pregnant at the time. I wish we just waited to find another company to do the repair. It took them an entire week to fix it when they told us it would likely take one day. It is now May of 2026 and we have called them many times to come and fix multiple issues with their work. We continuously lose hot water and heat. We have a newborn and it is absolutely unacceptable for the amount of money we have ALREADY paid. This company is atrocious and should be ashamed of the way that they do repairs. I have no idea why they are still in business. ATTEMPTED FRAUD Our heating system/boiler stopped working last night. We called Cranney Home Services to come repair it. Upon arrival, they told my wife that the whole system has to be replaced. They said, "It cannot be repaired. You need a new boiler". They told my wife that a new system to replace the one we have would cost approximately $15,000. My wife called to tell me about the bad news and she asked that I come home immediately to speak with them. When I arrived, they said they took video and sent it to the home office for further troubleshooting. The home office engineer said there is nothing that can be done. I asked why the boiler itself needed to be replaced when the problem looks to be more like a plumbing pipe replacement concern on the outside of the boiler. They claimed that because the corroded pipes are connected to the boiler directly, there is nothing that can be done. They said they couldn't even give us a quote to repair the system and replace the corroded pipes. They offered to draw up a formal quote, and they said that the 'good news' is that they could come out to replace the boiler as early as tomorrow morning. They also offered to leave us with space heaters so we have heat until they return. We politely declined since we have space heaters of our ****** wife told a friend about the bad news and was referred to her HVAC mechanic. He came to our house within hours. He inspected the system and replaced the thermocouple which is a $12.00 part. The pilot finally lit and the system is now up and running. He said that our 30-year old boiler has at least another 30 years left before it will need to be replaced. He is coming back to replace a few corroded pipes, dry-rotted flanges/gaskets, and replace a faucet shut-off valve. Less than $100.00 in parts and less than 2 hours of work. In September 2022 Cranney replaced the furnace in my house. On February 12, 2025, my new plumber was doing some work in my basement and noticed that the exhaust pipe coming out from the furnace is not installed properly and may leak CO2 throughout my house. He suggested calling Cranney and Peabody City plumbing inspector to clarify the situation. On February 13, 2025, I called Cranney and asked about permits and inspections. They tried to convince me that everything was done right and I have nothing to worry about. I didn't believe them and made them email me the permits. The permits looked incomplete and raised my suspicion, so I called the City of Peabody inspector. The inspector confirmed that there were no inspections done. Same evening Cranney sent their manager to check the problem. He agreed that the exhaust pipe is not angled properly, not sealed properly, and may result in CO2 leakage. He also agreed that both pipes (exhaust and air intake) should have a stronger support. He said that Cranney is eager to fix that. WHY WOULD I WANT THEM BACK IN MY HOUSE AFTER THEY DIDN'T DO THE JOB RIGHT THE FIRST TIME? THEY COULD HAVE KILLED ME AND MY FAMILY WITH THEIR INCOMPETENT WORK!!! I FOUND OUT ABOUT IT BY ACCIDENT AFTER OVER 2 YEARS OF LIVING WITH THIS "TICKING BOMB" IN MY BASEMENT!!! GREAT JOB, CRANNEY!!! I told the manager that I don't want Cranney back in my house because I don't trust them anymore. I also requested a refund. Cranney`s manager acknowledged my concerns and said that he needed to run everything by his management and that someone will call me the next day on February 14. Today is March 5th, nobody from Cranney tried to contact me ever since then. By the way, I had to schedule the inspections myself and the furnace installment failed the inspection. Cranney is 100% aware that their work didn't pass the inspection because the inspector notified them, but they continue ignoring the problem. The exhaust pipe is still not fixed. My family`s life and mine are still in danger. I had to purchase extra CO2 monitors and I`m working on getting quotes to fix their mistake. From my experience, Cranney is a profit driven greedy company that has no concern about the job they do or their customer`s safety. They don't want to take any responsibility and should lose their license to operate before they kill someone. I cannot stop thinking about that tragedy that happened in 2024, when a family of 3 people in Nahant died due to CO2 poisoning. That could have been me or my family. It gives me chills just to think about it. STAY AWAY FROM CRANNEY AT ANY COST!!! read more
