6/11/26 - 2nd major project with Cranney. Completed on 6/8/26. This was an HVAC + Electrical. If you'd like to skip the blurb, overall I'm quite happy and would highly recommend Cranney. Now to the details, I wanted to accomplish a few things on the property, HVAC being one of them, and this ultimately also led to an Electrical upgrade. I had Dave, the project manager from HVAC, and Alex, the project manager for Electrical, come on site for separate meetings to discuss my needs and provide their suggestions. I decided, after reviewing a few offers, to go with Cranney even though it was a little more expensive as it's a single company to work with vs trying to coordinate with different companies. I also didn't want to run into issues in the future that would involve finger pointing and with me being the intermediary. In terms of the actual work done, this is where the team shined. Orlando, the lead electrician, crushed it and did an amazing job. He's meticulous, detail oriented, and didn't leave a mess behind. He did the type of work I'd do, with attention to detail and asked for my opinion throughout (placement, educating me, etc). Hard to find that level of quality... Drew, the lead HVAC technician, also crushed it and provided feedback throughout. He also buttoned up any concerns I had during the project. Eric, Orlando's manager, was also a rockstar, the man hustled to ensure Orlando and team's success. I did opt for completing everything in parallel, glad I did as it was a large project and would have ran for 2 weeks if not done in this manner. I'll wrap up by saying this, they addressed any concerns, without much fuss, and did a great job. What more can be expected? I'll be sure to reach out for future large projects or for any repairs / maintenance on what they've already installed. 10/15/21- This business is phenomenal, thanks to the help I've received and the great install they've delivered. I had reached out to Patrick through a family friend (had a similar install performed), as we were seeking options to replace a 30 year old boiler. Prior to then, I reached out to numerous businesses and most business never responded back. Patrick came out the following day, assessed the situation and provided the quote onsite. The team, led by Frank, came out the following week to perform the install. As for the install itself, special kudos to Frank and his team, they came out and completed the job in two days. I can tell they're passionate about what they do and the quality of the work certainly shows throughout. **SCAM ALERT PLEASE READ*** It has come to my attention that the technicians of Cranney's LIKELY GET A COMMISSION off their sales. Please keep this in mind and consider a second opinion if they give you a large quote. This is my story: My elderly mother contacted me in a panic after she had a technician named Ryder come to her house to check/clean her heating system. Somewhere in the process, he told her that her entire heating system needed to be replaced and would roughly cost her $15,000...AND he gave her a DEADLINE of 3pm that day to get back to him or that price would change. Please note that her heating system works and is not broken. I decided to contact Cranney's on my own and ask one simple question: "Do your technicians get a commission on their sales?" I was placed on hold so the operator could consult the manager. When she returned, I was told the manager was at lunch and would call me back. I then asked for an assistant manager or someone else that might have the answer. She then asked "What is this in regards to?" (I am not sure why she asked that again, as I only asked that one question). Sensing the defensiveness in her voice, I decided to tell her that I wanted my technician to receive a commission because "he did a wonderful job". She sounded relieved and more willing to seek out an answer. She put me on hold again. When she returned she told me that she could "not disclose that information"...this was enough for me. If a technician charges 15K for a job and gets 5% commission, that's a $750 addition to his paycheck. Please keep in mind I never got an official answer, however if the answer was "no" then it would've been simple. Offering commission on services like this without guardrails, is a corrupt incentive for technicians with no integrity and an easy way to con old women into spending money they don't have on something they don't need. Not to mention the coercion technique used causing unnecessary panic by telling her that a decision needs to be made TODAY...or else. Also, you should know that the manager never called me back. I have no interest in telling them how to operate, I can only offer my experience with the hope that the consumer is better informed. UPDATE Hi Brianna - I'll be happy to share in detail. You might try and justify, though, just one item on the estimate. Re-connecting an existing garbage disposal - attaching the unit to the hanger via spring clip, tightening a screw on the dishwasher drain hose clamp, and plugging in the electrical cord was billed at over $500. That was clearly an attempt to take advantage or an indication that the company was interested in actually providing service. read more

Business won't take blame for a faulty documented installation that caused a failure in less than the warranty period. Worker was speedy and nice to come quote but the replacement was estimated at 2x the cost for which I had it replaced by a different reputable company. Had two others come estimate. Head of Cranney Customer Service would not take ownership. Really bad experience with him. read more

Called Cranney for a clogged kitchen sink and they were here within an hour! Amazing!!! Both Cris and Angel were fantastic explaining our issue, clearing the drain and then recommending how we can maintain the pipes to keep them from clogging. Great service and wonderful servicemen! Worst experience I ever had. They are fake and unprofessional. They canceled my appointment without any reason and reschedule it for one month later! This is an update to my review of 2/26/26. CRanney called me to discuss the situation promptly after my review posted on Yelp. We discussed the supply chain/ ports issue which was a problem on their end. I say this also , from first hand experience, that the Samsung parts website is poorly organized and confusing and required me to reach out to FW Webb for the parts. I probably should have asked Cranney management to intervene sooner. Anyway, the manager at Cranney fully acknowledged the issue and provided their tech to replace the bad split sensor free of charge. They were fast and efficient getting that done. I have told my son to develop relationships with companies for these services because he'll need them down the line. the rating now applies to the follow-up service. read more

Needed a toilet repair. Scheduled appointment that was convenient for me with ease. Communication was excellent. The gentleman, Robert C., who came to fix my toilet was friendly and polite. He explained what needed to be done and provided a quote before he started the work. He fixed the toilet quickly. I thought the price was reasonable. Had Cranney in to service my HVAC system. Basic job. Tech asked me for a new filter, which I got and he installed. The next day my system wasn't heating properly. The filter was jammed into my intake preventing air flow. This never happened before. Incompetence or deliberate? Can't say for sure, but either way is cause for concern. Beware! read more

DO NOT USE THIS COMPANY!!! THEY RUINED OUR SYSTEM. We called them in November of 2025 when our water heater broke. They came out for 20 minutes and quoted us $16,000 to repair the system. We didn't have a choice but to use them because it was a weekend and we didn't have heat and I was 30 weeks pregnant at the time. I wish we just waited to find another company to do the repair. It took them an entire week to fix it when they told us it would likely take one day. It is now May of 2026 and we have called them many times to come and fix multiple issues with their work. We continuously lose hot water and heat. We have a newborn and it is absolutely unacceptable for the amount of money we have ALREADY paid. This company is atrocious and should be ashamed of the way that they do repairs. I have no idea why they are still in business. This is a first rate company! We had an electrical fire yesterday and needed help before the pipes froze. Cranney had a truck here one hour after the firemen left. I have never written a review before but this experience was so bad that I hope I can warn other people. We had a tankless water heater (about 10 years old). The day after Christmas we lost hot water. We had limited options of open companies so Called Cranney (out of Danvers MA) and they came right out. Said the heater could not be fixed and if we wanted to replace someone would come out the next day to give us an estimate. To be clear this was to replace an already existing propane tankless water heater- so all of the propane lines, the drainage to sump pump, pipe and exhaust were already in place, already had an inline filter system aswell They came out and gave an estimate of $10,000. He said the exhaust venting needed to changed, place a new whole system pre filter, etc. It is 100% my fault I should have waited and got an estimate from someone else, but I fell for their sales pitch and the convenience. However they didn't came out until Monday Dec 29 (I mention date because it wasn't a holiday). They replaced our tankless water heater with a unit that retails for $2000. They did not move either of the inlet or exhaust pipes to the outside, they used flexible connection to the existing pipes. They did replace what was flexible water hose with copper piping (about 4 ft total) They didn't not put in a new filter system, just used the one that was already in place. Two workers were here for 5 hours. The invoice they provided just had a total of $10,157.92 No breakdown of any of the labor/cost etc. Also I had been offered a $200 discount because of "same day installation". I asked the workers and he said that I needed to contact the office. So like an idiot I just paid the balance. After following up with several people and a contractor no-one can believe how much we were charged for a simple water heater swap-out. And think that with a 10 year old unit it should have been able to be serviced and not replaced. I sent 4 emails and called 4 the office times requesting an invoice that showed the breakdown of labor and cost and to ask about the $200 discount. I also needed an invoice that gave the details of the unit placed on the invoice so that I could get a $100 rebate from Rinnai and also for my upcoming taxes needed details for energy efficient federal tax credit. None of my emails were answered. I angrily called one last time and someone called back and left a message "we do not provide detailed invoices." and nothing about the other information or $200 discount I didn't bother trying to call them back because I unfortunately am just chalking this up to very poor decision making on my part, and putting faith in a company that I hoped were ethical and professional. I will say the workers who did the work were great guys and seemed to be hard workers, but as a whole I do not trust this company and would not suggest doing business with them. read more

SCAM/FRAUD ALERT - AVOID!!!!!!!!! Short Summary: Our furnace suddenly stopped working furnace and a Cranney representative came to our home to assess the issue. The representative told us that we'd need a new furnace and boiler, ventilation would need to be moved around and we were currently at risk of exposing our family to CO-2 exposure. The rep told us the job would cost $25,000 at a minimum. Suspecting there was something off about this company, we had a local plumber come and give us a second opinion and he told us that basically everything the Cranney rep said was not true and that the furnace just needed one new part. He replaced the part, the furnace was back up and running on the same day and the whole job cost a couple hundred dollars. Fully story: We noticed our furnace first thing in the morning and we reached out to the plumber we typically use but went to his voicemail. We were freezing so I tried looking into other options - I googled a few places and put in calls, however I never called Cranney. Nevertheless, within minutes of me having called other plumbing services, Cranney called me and said I had placed a call with them. I figured my wife must have made the call and given them my number, but learned later that she'd never called them. So somehow they appear to be picking up calls made to other plumbing services and are attempting to jump in and contact people in need of servicing. The rep on the phone told me that they had availability to come down same day and assess the problem but there was a $100 fee. I started to tell them to hold off because I had calls in elsewhere and then the lady said oh actually, given how you were routed to us you're eligible for a full waiver of the $100 fee. I Googled the company while speaking with the representative and saw that they had overwhelmingly positive reviews - actually in hindsight impossibly positive reviews - five stars based on 4,123 reviews. But nevertheless, while the whole thing seemed a little strange, I figured I had nothing to lose seeing that the consultation was free and ideally they could fix the problem and get our heat going quickly. A representative named Anthony came down to the house and met with my wife. After he looked at the furnace he called me and said that there was a crack somewhere in the furnace (I can't remember exactly where) and that the only way to fix the furnace would be to replace it entirely. He then said that due to the crack, my family could be exposed to CO2 poisoning so we really should get this fixed right away. He also said that because my hot water tank was 13 years old, that that would be needed as well. And he mentioned something about needing to re-route all of my heating vents and the pipes supporting the furnace. He then asked if I could come home from work to talk to him about it; I told him I couldn't and asked for the quote and he hit me with the estimate of at least $25,000. He told me that it was ok if we don't have that amount of cash on hand and that Cranney can set up financing arrangement. I instantly knew something was very wrong and told him I'd need to consult with others and look into the issue. Our local plumber got back to us a little later that afternoon and my wife mentioned that a Cranney rep had come by and he energetically told her that we shouldn't let them get near the furnace and that he'd get over and help us out the next day. That next day he came by and took a look and was incredulous as to what the Cranney rep had said. Apparently, given the type of furnace we have, the manner of cracking that the Cranney rep had diagnosed our furnace with isn't possible/applicable. And as far as the potential CO-2 poisoning, he pointed to the CO-2 detector positioned 3 feet from the furnace and said that we have one of those because we're legally required to, so if the CO-2 ever was an issue we'd be alerted to it before it could ever have any health impact on the family. As far as the cause for the furnace's disruption, he thought the problem was most likely the ignitor - he went out and got one, replaced the old one and turned the furnace on and the whole process took less than an hour and cost us less than $300. It makes me sick to think that there have most likely been people in desperate situations that have fallen prey to this scam and forked over thousands and thousands of dollars to this company. I will be reporting this incident to the Massachusetts Office of Consumer Affairs. read more

They quoted us $3,794.20 to install a new 40 gallon gas water heater when our regular guy did it for under $1500. They also seemed to go out of their way to find additional issues just to pressure us into more repairs at extremely marked-up rates. From reading other reviews, it seems like that extra $2,000 is mostly for fast service. Their Google rating looks impressive, but if you check Yelp (2.2 stars with over 100 reviews), you'll see a much clearer picture of how they actually operate. I guess the pricing works on uninformed suburban homeowners and probably brings in a lot of revenue, but if you're a landlord or property manager, just know these guys are charging way above market. Always get quotes from somewhere else before agreeing to anything. read more

Had 2 small repairs that needed to be done, 1. Washer valve in wall that was corroded and 2. Outside spicket broken and leaking on the inside. Matt and his helper came out on time checked the problem promptly went to get a new part and returned right away,and began work , Due to the washer connection being corroded and in bad shape they took on the challenge and repaired it correctly.The outside spicket was cut off drained and removed quickly, that repair was flawless due to the close quarters in which Matt had to work. The water pipe to the outdoor faucet was leaking in our basement and we called the company. The service response was very quick. And the service man was very nice and educational. But the price is very high. We were charged for $509 for the small pipe replacement(1-1.5 hour work). We need the problem to be fixed the same day for us can use the outdoor watering pipe and no other choices. read more

ATTEMPTED FRAUD Our heating system/boiler stopped working last night. We called Cranney Home Services to come repair it. Upon arrival, they told my wife that the whole system has to be replaced. They said, "It cannot be repaired. You need a new boiler". They told my wife that a new system to replace the one we have would cost approximately $15,000. My wife called to tell me about the bad news and she asked that I come home immediately to speak with them. When I arrived, they said they took video and sent it to the home office for further troubleshooting. The home office engineer said there is nothing that can be done. I asked why the boiler itself needed to be replaced when the problem looks to be more like a plumbing pipe replacement concern on the outside of the boiler. They claimed that because the corroded pipes are connected to the boiler directly, there is nothing that can be done. They said they couldn't even give us a quote to repair the system and replace the corroded pipes. They offered to draw up a formal quote, and they said that the 'good news' is that they could come out to replace the boiler as early as tomorrow morning. They also offered to leave us with space heaters so we have heat until they return. We politely declined since we have space heaters of our ****** wife told a friend about the bad news and was referred to her HVAC mechanic. He came to our house within hours. He inspected the system and replaced the thermocouple which is a $12.00 part. The pilot finally lit and the system is now up and running. He said that our 30-year old boiler has at least another 30 years left before it will need to be replaced. He is coming back to replace a few corroded pipes, dry-rotted flanges/gaskets, and replace a faucet shut-off valve. Less than $100.00 in parts and less than 2 hours of work. In September 2022 Cranney replaced the furnace in my house. On February 12, 2025, my new plumber was doing some work in my basement and noticed that the exhaust pipe coming out from the furnace is not installed properly and may leak CO2 throughout my house. He suggested calling Cranney and Peabody City plumbing inspector to clarify the situation. On February 13, 2025, I called Cranney and asked about permits and inspections. They tried to convince me that everything was done right and I have nothing to worry about. I didn't believe them and made them email me the permits. The permits looked incomplete and raised my suspicion, so I called the City of Peabody inspector. The inspector confirmed that there were no inspections done. Same evening Cranney sent their manager to check the problem. He agreed that the exhaust pipe is not angled properly, not sealed properly, and may result in CO2 leakage. He also agreed that both pipes (exhaust and air intake) should have a stronger support. He said that Cranney is eager to fix that. WHY WOULD I WANT THEM BACK IN MY HOUSE AFTER THEY DIDN'T DO THE JOB RIGHT THE FIRST TIME? THEY COULD HAVE KILLED ME AND MY FAMILY WITH THEIR INCOMPETENT WORK!!! I FOUND OUT ABOUT IT BY ACCIDENT AFTER OVER 2 YEARS OF LIVING WITH THIS "TICKING BOMB" IN MY BASEMENT!!! GREAT JOB, CRANNEY!!! I told the manager that I don't want Cranney back in my house because I don't trust them anymore. I also requested a refund. Cranney`s manager acknowledged my concerns and said that he needed to run everything by his management and that someone will call me the next day on February 14. Today is March 5th, nobody from Cranney tried to contact me ever since then. By the way, I had to schedule the inspections myself and the furnace installment failed the inspection. Cranney is 100% aware that their work didn't pass the inspection because the inspector notified them, but they continue ignoring the problem. The exhaust pipe is still not fixed. My family`s life and mine are still in danger. I had to purchase extra CO2 monitors and I`m working on getting quotes to fix their mistake. From my experience, Cranney is a profit driven greedy company that has no concern about the job they do or their customer`s safety. They don't want to take any responsibility and should lose their license to operate before they kill someone. I cannot stop thinking about that tragedy that happened in 2024, when a family of 3 people in Nahant died due to CO2 poisoning. That could have been me or my family. Buyer beware. I had them come out to look at my heating options before I renovate my kitchen. Liked the technicians, but when they gave me the "Membership" info, and how $15/ mo would give me, red flags went up. They went to their truck to work up the estimate which was almost 3 times what any other estimate I got. And then- it was 95$ just for that outrageous estimate. UPDATE: The website clearly says Free Estimates. I contacted management and my $95 will be refunded. HOWEVER, the free estimate applies only to whole house heating systems, not add-ons. I hired Cranny Home Service to winterize a summer home in November, 2022 because our regular plumber was ill. They assured me that they would winterize the house and drain all the pipes including those under the house. I spoke to their plumber on the phone, and he assured me that all the pipes under the house were drained. When my regular plumber opened up the house in April, the pipes under the house had not been drained, and had rusted and burst. I spoke to the Cranney customer service rep, who said she understood why I was upset, and someone would get back to me. No one did. I followed up with a letter to the owner asking that they pay the overage to replace the burst pipes. Again no one answered me. I do not recommend that anyone use their services. read more

They claim to offer 24/7 emergency services. I guess having an answering service is considered emergency service. My gas furnace failed last Sunday. I called Cranney and was told they could have a repair technician out on Monday morning for $95. But you get nothing for $95 except them showing up. This company continues to have no clue what customer service means and continually trues to sell new systems and not provide service. Im 76 years old have cancer and my burner went out. Had Cranney come to fix it and was told it could not run as was fire hazard. Shut it off till Saun came next day said same thing. Gave me quote for burner repair/replace at 18,900 dollars. Went to two more oil burner specialist for more quotes. Last one was honest person who did repairs for 450.00 dollars needed only new electric eye and new boiler Fittings to stop leeks. Said it should last many more years. I contacted Cranney to replace a thermostat, a job you would think was straight forward given that I had already purchased the new thermostat. The Cranney technician arrived, looked at the thermostat , saying he agreed with me it must be the sensor and left after charging me $95 for his trip. I called to get a quote on the job and was told it would be $286. I asked for a breakdown including hourly rate. The rep responded that they price by the job and couldn't give me an hourly rate. "The price includes labor and materials." I said there were no materials as I had purchased the replacement. I asked if their hourly rate was $286? I asked if the figure included another $95 trip fee.? No clear answer there either. That was enough for me. I called another company who completed the job in less than a half hour for half the cost. sewer pipeline clogged. Sent a guy to unclog it. No success. Used camera to identify the clogged part, and told me if I hire them to dig that area up and fix the pipe, cost me $7000. I hired someone else to do this job, but after that area was dug up, pipline was 100% fine, and it was not clogged at all. So I have to hire another company to do the same job and he gave me the right position. I am lucky that I didn't listen to their staff to spend $7000 to hire them. Don't waste money and time with this company. Update: I got a call from service manager. There is a miscommunication between me and their staff. $7000 would make sure this problem being gone if it's in a reasonable range.(I was not told and I think it's very important because I don't want to spend more money to fix same problem. And this is why I hire another company after I found out the pipeline under the spot cranney staff marked was fine.) read more

I'm a landlord with an older property that needs regular maintenance. I don't mind paying premium fees if it means I get expedited, worry free service for my tenants. I've signed up (on one of their value plans_ with Cranney for 2 years now and the services has steadily declined to the point that I'm shopping for another service. You'll pay a pay a premium for their services. I've had them fix various plumbing problems in the bathroom - their repairs come with a 1 year warranty - and they've done fine quick work for top dollar. But really top dollar - I asked them to replace my steam radiator vents (old house) and was told $150 per radiator (!!). And then they said it would probably be cheaper long term to convert the system to hot water. Holy up-sale. I ended up calling another plumber who did the entire floor for what they quoted for one radiator. But ok, maybe they aren't good for the really basic jobs. My real disatisfaction is their scheduling. They don't keep their appointments. And the way I find out is that they just don't show up. No call, no heads up (hey, things happen, i get it). I have to chase them, and make the appointment again and again. Once I had to make 5 seperate appointments before they showed up. And I'm writing this because I'm on a 2 missed appointment streak right now for a furnace service. What am I getting for a premium price? Aggrevation and worry on behalf of my tenants. DO NOT USE CRANNEY! We were duped! Needed to install a few base board heaters to complete our basement reno and hard wire fire alarms. We paid around $6500 for this. When we asked for itemized bill they refuse to give it to you. We were desparate and since we see their trucks everywhere we proceeded. BIG MISTAKE! Paid half and were forgotten for almost 4 months. No phone calls, no emails. I had to call at least 20 times before they finally came and did the job. Took another 2 months to get the inspection. When called city hall they told us that Cranney never scheduled the appointment. When I spoke to Eric he didn't care that they gave us poor customer service. Did nothing to appease the fact that it took 6 months to finish a small job that took less than 6 hours. They don't care about customers! read more

When our furnace broke, we called Cranney and they came and put in a new one. And that was all fine. When doing so, we decided to pay the additional monthly fee to be VIP members. On Thursday (2/2/2023) someone came by to check it before the fridgid temps hit. While down there with the guy, I noticed a leak coming from the Exhaust pipe. I was told I had acid water8 leaking from that pipe, and they would order a replacement part, and most likely have it fixed by the next day... But it wasn't major or dire. He checked the rest of thefurnace and said everything else was in fine working condition (and to replace the acid rocks before the beginning of next winter.) Last night, (2/4/2023) my furnace stopped working. So we of course called. Waited on hold for about 20 minutes before getting disconnected. (No one picked up, just a recording.) Called back and wait about another 30 minutes before someone finally answered. Told her what was going on and she said she'd call back in 5-10 minutes. Over an hour later, we hadn't heard back so we called again. She still didn't have any info for us and once again said she'd call back in 5-10 minutes. Another hour went by and she finally called back asking if they could come in the morning. It was 8° last night and we didn't have heat and they wanted us to wait until morning! We of course said no (very concerned about our water pipes freezing, plus I live with my 75 y.o mother) and told her my mother NEEDS heat. The woman on the phone had to call us back again (probably about another hour or so later) to tell us that they would NOT be coming to fix our heat last night. That the technicians had been out working on VIPs emergencies and couldn't make it to us. We told her how we are also VIPs and having an emergency too, and we were basically told oh well. We were told we were on the schedule for today. It is now after 11pm and they never called, or showed. This company was perfectly happy letting one of their VIP members freeze all night. So basically we are paying them to not give a damn about us. To say I'm upset is an EXTREME understatement. And I will be seriously considering finding a different company to deal with in the future. Letting us freeze and blowing us off today is some complete bull. Edit to Add: When the woman called to tell us they wouldn't be coming, we were told we were on the schedule for today.
