What I love about Craig is his patience. Home buyers can be a crazy, fickle bunch - always changing their minds at the last minute - but Craig just listens and writes down what you want ( or don't want) and makes adjustments accordingly. He knows the Austin and surrounding areas like the back of his hand and always seemed to have another option up his sleeve. During the purchase of my home he asked the builder all the right questions ( and several I never would have thought of). He's very knowledgeable of the local tax rates and advises you on what your long term costs could be - not just what today's purchase price will be. Buying a home can be a highly stressful and emotional experience. I read a review that Craig could be " curt" or " prickly" which simply isn't true. His demeanor is one of calmness and focused LISTENING. He takes the emotion out of the equation so you can make an INTELLIGENT, rational decision - which in my book is way more important than someone stroking my ego or protecting my feelings. Craig is a rare find in the world of Realtors. He is truly in it for the client. We looked at almost 50 homes in the course of a little more than a year. And even near the end he was pointing out problems with the homes that I was excited about and bringing up reasons why a home could be a problem. I remember my wife and I though one home was perfect and we were quick to tell Craig we wanted to put in an offer since homes were going fast in this neighborhood. I even drafted the letter for the seller. Craig researched the home and pointed out that they were planning on putting a road behind it taking away a majority of the greenbelt we were looking for. We were first time home buyer in need of a home before our apartment lease expired in a month. We found Craig from a referral of a friend's real estate agent from another part of Texas. We also found out more about Austin through his youtube channel "Discover Austin with Craig Smyser" which he showed several well-known locations, restaurants, etc. of Austin and nearby cities as well as Texas cultures. This is a great channel!!! Craig was very a great listener and professional. He always spent time listening to our lengthy needs, provided us with valuable inside information while trying to maintain his neutral opinion to help us making our own informative decisions. He provided us with an online portal service in which we can "favorite" several homes for him to do more research about the house conditions and whether or not it was a right fit for us or not. For example, we like a house with backyard not facing the road. There are certain houses we love but did not realize it until he pointed out. This saved us from spending time visiting those houses. Craig was detail-oriented and punctual. He always arrived 5 mins ahead of our tour time with an information sheet for each house in the correct order for easy way to remember it later on. This might not be a big deal if you only see 1-2 houses a day but if you see 7-8 of them on the same day, it is a good way to help you recall the details of the houses for an informative decisions later on. Craig provides great value for first time home buyer. He will rent you his own van for free so you can move stuffs to your new home. It is both a great money saver and convenient option for you during this stressful situation. He also provides a "love it or leave it" option. He can help you sell your less than a year old house free of charge if you decide it is not for you after leaving in it for a few months. It might save you some money if you get stuck in a money pit home. Obviously, you must use him as your agent for your next home purchase and still have to pay the fee for the buyer's agent.
