With that being said, you should not limit yourself to a realty company just because they have a particular listing that you want. I've lived around the university for 5 years now, living in 5 different places each year, found by a different realtor each time. Most of them have been, bad, really bad, and absolutely terrible, but Austin City Realty did a good job. Our realtor was Jeremy, and we really liked him because he didn't make any assumptions as to what we would or wouldn't like, and he adjusted quickly to every new development in our needs. We started out looking for 3 bedrooms, and ended up with a 6-bedroom house. He showed us the most properties he could for each step up in bedrooms. The ideal house that we wanted was literally the house that he found for us, and for a 6-bedroom house near the university at a reasonable price, this is quite exceptional. On the outside, it looked like nothing we wanted, but he took us anyway, and I think that is what makes him a good person to work with. Our house is managed by Fairway Properties, which I believe shares an office with Austin City Realty. Candace is great at her job, which doesn't sound like much, but being good at your job in property management is an EXTREMELY rare gem. She answered questions, replaced broken appliances, and kept in contact with us throughout the whole process with accurate time estimates. Again, I want to iterate HOW EXTREMELY RARE it is to find this in Austin, especially around campus.

There had been no mention of this, no warning or anything. Now, there was a reason we were working with Austin City Realty - so that we WOULDN'T have to work with any other companies, which were all terribly rated. So it was an unpleasant surprise when we were suddenly shoved over to University Realty and made to wait for two weeks for any progress on the lease. In the end, we didn't sign the lease because the lease had ridiculous fees which no one had told us about, and we lost our deposit. What I'm saying is that working with Elliot was great, but he did not tell us that the property we were interested in was under another company or anything at all that gave us the slightest idea that we would be shuffled on over to University Realty UNTIL it was time to sign the lease. If we were able to stay with Austin City Realty, we probably would have had a much better experience than we did, but it just seems as though they didn't really care very much.

Alright, alright, alright. Where do we start? My wife and I met Chris Matthews back in…read moreOctober/November of 2024. We connected through a Homes.com search--ran filters for realtors with the highest volume of buy & sell transactions over the last five years--and he was at the top of our list. We had a few referrals from our network, but Chris was incredibly responsive, and our first call was solid. Long story long, we moved to Austin around that time, and Chris was there from the very start. He's direct in the kindest sense of the word, and he 1000% loves what he does. He figured out what we liked and didn't like, but that honestly didn't matter much because we had no idea where we wanted to live. Throughout the holidays, we went into escrow--then had to pull our offer days before closing due to the inspection. Chris's response? "If you guys want to change directions, we can start looking for new properties tomorrow." This was after he spent two hours inspecting the place himself, pushing the builder to add new gutters, fix the lawn's grading, and leading the blue tape charge on 3,500 square feet. Later, he talked us through properties that looked great in person but wouldn't appraise on paper, and ultimately, he helped us land the perfect place. Frankly, the guy knows every aspect of a real estate transaction inside and out. I don't know if he's so well off that time doesn't matter, but he had to lose money on us. He over-invests, and odds are, you'll make a good friend in the process--like we did.
