TLDR: Expensive, over-priced, rush jobs that are supposedly 'model-quality' homes that have a 1year warranty(which is like pulling teeth to get honored). My wife and I were initially excited to purchase our first home in this neighborhood. We were convinced by the salesperson of the quality, and that it would be a 'model quality' home, whatever that means... because apparently, its just a nice sales line. There were several red flags prior to closing that should have tipped us off: It took them a long time to build our house from signing, 15 months, our plumbing failed inspection at least 3 times, they cracked our upgraded counters in the building process, every time we checked on the house, there were piles of beer bottles in the Island and in the framing(which were drywalled in) and our doors were on the floor stepped on. Our neighbors that signed after us actually closed before us. When it was time to close, we notified them that we wanted to schedule an inspection, but they kept changing the date and then finally scheduled a closing and only left us 2 days to find an inspector. We were not able to find one on such short notice and were concerned about missing our closing, due to rising rates, and the assurance from Coventry and their project managers that it passed inspections and everything was okay, we closed that week figuring we could catch any issues with the warranty. Big mistake! Within the first 2 months, we had a clogged toilet backed up into the shower, the vendor, Mustang Plumbing came out and ran a roto tool to clear the line and figured it was construction debris. They billed Coventry, who refused to pay and to this day, will not come out and fix any other issues. I could list out issues all day long but ill keep it to some of the scarier issues we discovered from an inspection after closing: Base plate(Frame supporting side of house) is overhanging foundation by more than an inch and a half. Not even sure how the city passed this, to be honest. None of the siding was installed per manufacturers guidelines, voiding manufacturer warranty. HVAC unit in attic had a gash in it. Sprinklers were spraying against the foundation, but you apparently sign some legalese during closing giving up the ability to get them to even touch your yard or sprinkler system after closing. Several windows weren't properly sealed. Masonry was installed incorrectly and water doesent properly drain off exterior. The chimney is shorter than it should be by code. So you get backdraft. I thought there was an issue with the way it was installed because after the first time I used the fireplace, our house filled up with smoke. I even paid to have a chimney sweep come out and he could only suggest pushing the logs all the way back, which minorly helped. House was still filling up with smoke, so I stopped using the chimney. Well, apparently its supposed to be higher than any sloping within 10 feet radius, which it is not. There were a ton of other issues that I had, but those were the major ones that they basically refused to fix for one reason or another. The rail in the back is rusted and its only been a year. I paid for that upgrade. The mantle they made(which I paid $500 more for as an upgrade) for the fireplace was actually a box, which looks like they made out of fence posts. We kept asking them to sand it and got a lot of resistance and couldnt figure out why, until we finally just decided to replace it after we closed with our own contractor. When they pulled the 'mantle' off, they started laughing because it was hollow. It was some cheap box they stapled together and put up. For a little bit more, I was able to get a solid wood, walnut mantle, which is sanded and finished. Anyways, the point of all of this is to warn potential buyers to beware. Personally, I would look for ANOTHER builder. If you absolutely must go through Coventry/Dreamfinder homes, I would get every single thing in writing or you will have all these issues you cannot get fixed. DO NOT CLOSE without a full inspection.
