We have stayed here before and they are in middle of updating the hotel and I guess that's why they are raking people across the coals on rooms . The rooms are clean and the mattress is perfect . Only wish we had looked at what kind of mattress it was . I don't know how much money you have to pay for the room to get the free breakfast but if you don't qualify then it's 15.00 pp. yea I don't think so . We picked this spot so we could bring our elderly dog on his last adventure. Loved that there was no fee for pets, we got first floor room and they were very happy to have us early so we could let him rest after our ride. Room was clean and had everything we needed to be comfortable for the night. My dog loved walking all the green space outside and made it easy to take short and longer potty walks. You could easily walk to the beautiful bridge over the river from here or even take walk/run on all the paved trails around the area. We took an evening swim and enjoyed the nice patio furniture outside both poolside and patio. They have a fire pit as well. There is a bar in lobby, snack area and a Starbucks branded coffee/breakfast area. Easy drive to anywhere in Waco and walkable to downtown coffee shops, bars and restaurants if you are ok with a short stroll or could easily snag an Uber. They also had a shuttle from airport so all and all great spot with tons of amenities. read more

Giving 2 stars only for the fact that the front desk staff is friendly and does a good job. I requested housekeeping at check-in online AND in person. I never received any. Mind you, you must request services, they are not provided unless they are requested. I called to request towels and placed my trash cans near the door for pick up but the aid walked passed them and just placed my towels on my sink and never took the trash. The entire place needs a face lift. Carpet is dirty everywhere. The furniture in the room was dirty and stained. The tile had not been swept in the room. It's the JW of Waco. I wanted to keep staying at Marriott to maintain my Bonvoy membership status and decided this location was the best choice to be walking distance from Waco Suspension Bridge and some eateries nearby. The Waco Convention Center is also across the street. This is an older Courtyard hotel but was renovated very nicely. The lobby was updated and the pool area with new furniture. The room was clean and comfortable. We had everything we needed to enjoy our stay and felt very safe. The only issue was the day we checked out where the elevator went out and had to walk down three flights of stairs but luckily only had two bags. The manage did call me beforehand and asked if we needed help which was appreciated. Overall had a nice stay and mostly likely choose this hotel again. read more

These folks add insult to injury when you go down for the (average quality) continental breakfast they charge $15 per person. After seeing your room and the facilities, it is almost laughable. Most of my hotel reviews are view points from travel for work. I originally wanted to rate it at 3 stars, BUT, staff made it to 4 stars. There were some things that weren't to my liking in the king suite where I stayed. These things included: lights, non flush doors, poor water pressure, shower space too small, complimentary soap, shampoo and conditioner bottles on the wall were filled with 50% water to accommodate the other missing half, made me laugh. Another is the light behind the small couch/love seat, I have to climb all the way over it or move it completely to turn the lamp off since it's pressed to the back. Like said, for a Marriott stay, I was expecting it to be like all of my other Marriott stays, everything on par and well put, but this one wasn't it. Now, with that being said, staff made the stay great. They gave great suggestions on restaurants, let me check in a few hours early with no hesitation, helped accommodate some items I needed such as blankets/utensils/plates for dinner. The staff were there to help as much as I needed, I was only here for 1 night, but that hospitality made it that much better. A few other things to make it good too: the ac had modes to constantly stay running to keep cool, the tv was good with many channels to browse, the bed was comfortable and blankets were clean alongside the pillows, the desk and chair were nice to utilize while working and over all it smelled clean which is a plus! Now maybe, it was just my room, but do not hesitate to stay especially for a good price, try it out! read more

Booked 1-night stay using booking.com, which confirmed check-in at 3. Myself and family (two young kids) arrived at 3 with all things in tow (triathlon equipment). Upon checking in, the woman at the desk did not even look up once and proceeded to robotically inform us of when check out is. Room was nice. Hubby said coffee was good. Convenient location right off the highway. Outdoor pool and fitness room looked nice (didn't use either one). The only negative experience we had was with the noise from about 10:30 - 12:30 at night. It sounded a lot like drag racing outside of our window. Would highly recommend asking for a room that would avoid that noise. read more

Okay. So this place must've been a former Hilton or maybe higher ended property. It's dank and funky inside. And excessively loathe for a Courtyard Marriott kinda overly large. Regardless. Check in was far. Parking is odd as the property is huge and had to park on outer edges. Need to register vehicle so it's not towed however. Haha. I'm really surprised at the low ratings for this Courtyard, but it's clearly been recently remodeled so that may account for it. Location wise, it's directly across from the convention center and a block or so from the river. There are restaurants an easy 3-4 block walk away which is nice. Despite being centrally located, the immediate area is nice and quiet, especially in the evenings. Rooms are your standard Courtyard - nothing super fancy, but designed for the business traveler. It was quiet at night when I stayed, though the AC seems to run non-stop (probably because it's hot as balls in Waco).There's free wifi, an outdoor pool, a small workout room and a business center. Breakfast isn't free but check rates when booking - my rate was the same as the "standard" but included breakfast. Staff was great - friendly, helpful and happy to make restaurant recommendations. I wouldn't hesitate to stay again. read more

My wife and I enjoyed our stay at this location. We arrived a little early and the rooms with king size beds weren't ready yet so they offered us one with two queens for the same price, very nice of them. The room was very clean, great mattresses and pillows, 3 each, the bathroom had a fan and the toilet and shower were behind a door. There's a Starbucks were you can get coffee drinks except for the frozen blended ones, and a decent meal. They also have cake and coffee and granola bars, gratis, near the lobby. I had no major issues at this hotel, and it was clean and comfortable. They incorrectly keyed my room at check in, but that was about it - I lugged my suitcase up, tried the card, and it didn't work. After I got everything back downstairs, the situation was quickly fixed. The bed was comfy and clean, and they've got free coffee and breakfast options every morning. As noted, the room was comfortable and the location is decent, considering it's Waco. There's not a lot to do... we headed up for a walk along the river and visited a bar/restaurant on the other side. Tip: Don't try to take shortcuts... just follow that river path! read more

This is a decent Courtyard. The rooms are a good size. They have a desk, 46 in tv and a bathroom with a sink separate from the shower/toilet. The beds are decently comfy but they could use better pillows. They have the kind that squish down flat when you lay your head on them. The parking lot isnt well lit at night so be careful if walking alone. There isnt parking in the back with is really strange. The parking lot basically makes a horseshoe. If there arent spots available you'll have to park on the street. read more

I took my daughter to urgent care because she has severe allergies and I wasn't sure what bit her and I was told they are bed bug bites! Cockroaches in my room. First my room wasn't ready when we checked in at 4:30, so we asked for our platinum upgrade if it was available, that wasn't ready either. We left and got dinner and came back. The room was a little worn and the shower dripped all night. When I woke up in the morning I was greeted by a big Cockroach. Stayed here for a recent football game. While the location is great and the rooms and lobby are fine, we had a problem with the shower. Water was either scalding hot or cold. Changed back and forth at will. Having a tight schedule the first day, just dealt with it. The second day I called the front desk to complain and was told "Maybe a lot of guests were using the facilities". Really?? After the big up charge for a game weekend, I'd just as soon have stayed at the Hilton. Probably won't be back and can't recommend. Being a Bonvoy member apparently no help. I stayed here because I was doing a race and it was down the street from the start line. I was disappointment when I checked in as I am a member and sent in my confirmation in early as to what time I was going to check in. About an hour and a half after my original time I finally got the keys to my room and so did my friends. I will say they worked magic to get us rooms right next to eat other. Our toilet had some issues but didn't want to have to deal with it and move rooms since we were only there for a one night. I was disappointed to not see any type of extra amenities for members or something special for the race. It was a good experience but other Marriott locations do a lot more. read more

I stayed here last week for two days for a work obligation. Both ice machines were broken, and the water fountain in the gym was consistently empty. I had to resort to asking the bartender for ice, which made me uncomfortable. The next day I asked again about the ice and was told to ask the busy kitchen servers for ice, who then asked to find a bag, which then required me to get a bag from a cleaning staff member. What a pain. The front desk clerk did comp me a water for my trouble when I went back to her about the run around I was getting. You're better off staying at the Hilton across the street. The Martin Luther King Jr. park across the street was a real saving grace for the location, but if I could do it again, I'd stay elsewhere. read more

My first complaint ..I was in a very important meeting and got two calls from the hotel room something happen they didn't explain but my keys will no longer work they told me I had to come to the front to get new keys? when I got back to the room I noticed room Service never came the trash was still full I didn't put anything on my door to make them not come clean the room? Second .. The drain in the bathroom was clogged so my showers were cut short. Third, The balcony was filthy dirty filled with spiderwebs,spider eggs and a bunch of spiders.. Hotel staff was helpful. But the rooms are tired. Mold between tub/shower tile wall and the tub. The furniture holding the tv is chipped and has peeling vernier. Our air conditioner leaked on the carpet and the maintenance people brought up a fan to dry it. The microwave quit working on the morning we left. We came to see the Silos and Magnolia Market. Above & Beyond Service !!! We checked out about 8:30am. Around 12:30pm, I received a call. We had left a laptop charger in the room & they were calling to tell us. Unbelievable! I was so impressed that the cleaning people turned in the charger & the manager (or someone) took the time to look up our phone # and call us. Luckily, we were still in town and we could go back by and get the charger. I have stayed here several times over the past 10 years. This review was for the restaurant. I had dinner there because it was a bit chilly out. I like the atmosphere and I was able to sit in a booth and watch the TV. And select my own channels. Too bad the food was absolutely terrible. I got a Caesar salad it was full of sand I had to bring it back. I got some kind of an appetizer that had meatballs and ricotta cheese and some of the meatballs were burnt and others were cool inside. I got the flat bread which was absolutely disgusting mess. Our group stayed here 1 night, but were asked o move out for a night due o overbooking/ no rooms available. The manager assured us this would not happen again if we would return the next night. 5 nights later, we were again forced to move out, due to sold out previous room reservations. Incredibly poor management. $9.95 daily breakfast, but cheap weak free coffee or tea are available. Never saw a vacuum during my stay. Bed was not very comfortable, but room appeared clean. Single, small elevator makes waiting times a bit long during mornings. Mgr was not very helpful in arranging for other hotel stay locations. I would never stay at this Marriott location again, and have been a platinum card holder for years. read more

Typical, decent location, clean property and easy parking, food available on site but limited selection and hours, staff is friendly and competent, prices are pretty high given it's in Waco, in room AC systems are definitely louder than what's normal, overall more or less consistent with your typical Courtyard property...the downtown area is trying to improve itself, overall has a long way to go, many unoccupied buildings in disrepair, overall pretty run down, I'd say only stay downtown if u must....quite a few newer hotels going into Waco over the next 1-2 years read more
