YHE actually should stand for Your Home Exploiter…read more I have only one regret in this life, and that is letting this company into my home. From the very beginning they rush you, make you sign something to only work with them (sketchy, red flag) and then they do mediocre work. They're going to take advantage of you and your home when you're in an emergency type situation. As immoral as they come. They messed up my bathroom tile, then made me feel bad when I asked them to do it right. As if I was asking too much when they didn't do it right in the first place? They also installed a random circular silver drain in the shower, when I asked for and ordered a square gold drain. Hello? The owner, Michael, simply chalked it up to "hiring workers that don't speak English." If that doesn't tell you all you need to know... The attention to detail and doing a decent, not even good, job is just not there. They didn't finish caulking behind the toilet or on top of the counter. They scratched the paint off of 3 doors, and refused to compensate or correct. They got dirt all over the walls and even got paint on my front door and hallway tile. They littered cigarette butts and a giant sponge (???) in my front yard. They left an entire garbage can of trash in my front yard. They even messed up my garage door, when that is an area of the house they were NOT authorized to do ANY work in. Who knows where else they were messing around while I wasn't home? When I asked them to remove the master toilet, I specifically and repeatedly asked them to cover the hole in the ground. When I arrived home two days later, I walked in to find the sewage hole completely gaping open, releasing toxic sewage fumes into my home and bedroom. Unbelievably thoughtless, careless, and downright hazardous/dangerous. They started trying to charge us hundreds of dollars at the end for things we already discussed, and then when we tried to talk to the owner, he basically said he'd just hand us over to his lawyer. He knows he is taking advantage of us, so he didn't want to discuss the money details with us. You can see in the attached videos/photos that they also threaten to take legal action against us, should we post an honest review. They don't have any basis to do so, but just want to scare customers into silence. That's why they don't have any other bad reviews on here. It's too late for me, but please, save yourself. I came across The New Modern Home (TNMH) during an online Google search of home builders that focus…read moreon modern architecture in the DFW area. My initial outreach was to research the company on a custom home I was looking to build from scratch. During my conversations with Amy Harney, I was informed that TNMH would be able to tweak one of their existing floor plans and allow customization on all the finishes. What pushed me to sign with TNMH was that at the time I was offered some additional incentives if I signed a contract before the end of the month (November 2020). The incentives included a washer and dryer and a $5,000 closing credit. Up until that point I had no reason to believe the horrible experience I was about to get into. During the initial meeting with the designer, we went over our checklist of customized finishes that I wanted to go with. It was at that point I began to experience some red flags. After reviewing the flooring and tile options, I asked if I could choose a different set of flooring and tile outside of what TNMH had available on their internal selection list. I was told that would not be an option due to a liability issue. I found this strange but gave TNMH the benefit of the doubt and chose the options they had. Again, initially I emphasized the importance of being able to choose all the finishes whether on the selection list or externally and this was not brought up as an issue at all. Soon into 2021, I was told my representative (Amy) was going back to school and that I would be assigned a new representative (Jim Garrison). This is when things took a serious turn for the worse. I reached out to Jim via e-mail (March 2021) to confirm that my pricing was fixed and that with all the increase in costs occurring in the home construction industry, I would not be liable or impacted. Jim responded in writing stating "Good question, your contract price and any upgrades are set at the contract price." This clearly led me to believe I have nothing to worry about in regards to price increases. Fast forward to September 2021 and I received an e-mail from Jim asking for an additional $10,000 for our staircase. The staircase we chose was an upgrade and per Jim the materials for the staircase increased so the cost was being passed to the homeowner since the item was an "upgrade." I asked Jim about the e-mail from March 2021 and he simply stated we have the option to pass on increases without acknowledging the prior confirmation. In any event, I was at a point where there was a lot of time invested and decided to pay for the extra costs. I got on a phone call with both Jim and the CEO, Jimmy Tanghongs to express my concerns and lack of remorse for the false promise that was made back in March 2021. I also inquired if all the remaining materials were purchased so that I could not expect any more surprises. The response from TNMH was that the only cost increases related to upgrades would be passed on. I asked the CEO, "if we were in a market where all of a sudden the real estate prices went down significantly and the home I purchased pre-construction is now worth less, would you cut me a check for the difference?" The response was radio silence. I also asked if they could provide a timeframe on the completion of the home given initially they said up to a year but in the case of my home between 6-9 months. They would not provide any clarity and simply stated we will have more clarity once the kitchen is installed. Fast forward again to December 2021 and I received another e-mail from Jim. This time stating that they are now passing on an additional ~$300,000 to myself and that I had until then end of the week to respond if I would bring the check to closing for the overages. Mind you the ~$300,000 amounted to almost a 50% increase on what I actually went under contract for. Basically I had a few days to let them know if I could bring ~$300,000. When I asked for an itemization on all the increases the response from Jim was that TNMH will NOT be providing supporting documentation. Completely unprofessional and unethical. To add insult to injury, TNMH also went back on their incentives related to if I signed the contract I would get a washer and dryer and a closing credit of $5,000. The response was the incentive expired in September 2021. However, I stated understood but then why did your representative (Amy Harney) bring this to my attention 2 months later? TNMH should honor their word. I also have the incentive package in writing via e-mail and at no point was there any mention of the promotion having expired September 2021. To be clear, I did not even make initial contact with TNMH until the first week of November 2021. It wasn't as if I was already in discussions back in August 2021 or right before the alleged expiration date. As of this current writing, the issue with TNMH is still pending. Outside of the significant price increase that was just

Windsor Homes unethically stole $49,000 from me with their predatory sales contract!…read more Their sales people are manipulative, high pressure, and unethical. They are no different from unethical used car salesmen, except the penalty you pay is much higher! As soon as I started negotiating with them, they claimed they had another customer interested which scared my wife and pressured us into signing the sales contract, and the very next day I told them I had made a mistake in signing the contract. They did not care and they told me that I will lose my $49,000! This is a warning to anyone thinking about buying a home from Windsor Homes: their sales contract is extremely predatory and solely one sided. You have NO rights, after you sign their contract, and the sales team does NOT care about you at all! Their contract has NO option period (there is no way to backout of the contract, the second you sign it) and absolutely no way to back out of the contract (if you have trouble with financing or anything goes wrong) without losing all of your earnest money. I spoke with sales agents, the directors of sales, and a VP of the company, and none of them cared that they were going to take my money, just because I had signed the contract. No work was done by them, other than producing the contract and signing it. They claimed that I caused them to miss out on selling the property to another seller, because I signed their contract. This is baloney, because I notified them 24 hours after signing that I wanted to back out. If they actually had a customer, the second customer would easily have been able to purchase the home. But, obviously they were lying! There was no other customer! I had to hire an attorney to look over the contract, which he said did not conform to the standard Texas real estate commission (TREC) contract, in that they do not allow for an option period (i.e. they do not give you a few days to change your mind, like the standard TREC contract does). He said they created a very unfair contract with zero protections for the buyer. Also, they required 5% earnest money, which is EXTREMELY HIGH. Most sellers require a 1-2% earnest money payment. This money is at serious risk, if anything goes wrong with your sale! They also forced us to have the deal close in 30 days (big mistake). 30 days sounds like a lot of time, but if anything goes wrong with the deal or you have any issues with financing, you will either lose your earnest money, or they demand $500 per day compensation from you! NO JOKE! 30 days is not much time, if you have ANY issues with financing. They know this and require a 30 day close, so that they can steal more money from you, if you have issues! Beware of the following unscrupulous sales people: Kim Dignam, Sales Agent D'Anne Lancaster, VP of Sales and Marketing Brian Kopp, Division President These people are shrewd, lying, uncaring, and vicious con artists! I highly recommend not doing business with Windsor Homes in Texas. If you do have to do business with them, do not put down more than 1-2% earnest money, be very skeptical of their high pressure sales tactics, and get a lawyer to read and modify your sales contract to give you some protections. A home is the most expensive purchase you make. It is foolish to sign a purchase contract for one, without getting legal assistance in reading and understanding the contract. You MUST demand a contract that gives you, the buyer, adequate protection in case things go wrong. Otherwise, Windsor Homes will absolutely keep every cent of your earnest money! The DO NOT CARE about you!

This company was the developer for our neighborhood, The homes they built had foundation cracks,…read morebut luckily I did not build with them. As the developer they actually created our only common area, that we have to pay to maintain and would provide us access to the City paths, in a location that does not have safe access. In attempting to contact them about this, they refused to communicate other than using the interim HOA management company they hired for the community (Neighborhood Management) to let us know they have no intention of creating a common sense pathway. So, they had both a pathetic design and they hid behind another company when it came time to have fair and reasonable communications. It's sad that they can't do a decent design, but it's pathetic that they won't even communicate with those who have to live in their design. I'll let the local news stations know about it because this is certainly a public interest story.
