Despite repeated requests, management did nothing until I used the courts as leverage. Their "fix" was letting me break my lease rather than addressing the noisy neighbor. The $732 Deposit Battle I had to win a Small Claims lawsuit to finally get my deposit back. Again, bad communication. I eventually had to physically go back and pick up the original 4-month-old check myself. Noise & Building Quality Noise was a dealbreaker for me. You'll hear neighbors above and below due to poor insulation, and the heating system reverberates loudly in winter. Outside, noise from the nearby gym and bars carries straight into the units. Safety & Sanitation The building exterior is unsanitary, specifically the garage, stairwells, and elevator. Accessing the garage requires using an alley that reeks of urine and is constantly occupied by homeless people, the mentally ill, and drug addicts. Bottom Line Nice-looking units, but you're on your own. Be prepared to advocate for yourself or sue if you want basic results.

Another thing if you get packages delivered, it's a nightmare!! No one is ever downstairs to open the door or to receive packages. They don't disclose being an Airbnb. So you constantly get weird people in the building and the same floor as you. My biggest issue is the elevator and my apartment always smelling like weed. All your clothes and stuff will smell like weed. This place is horrible!!! Do yourself a favor and don't move here.

Unfortunately, my experience over the past several months has not reflected the luxury living standard that residents are paying for. During my tenancy so far, residents dealt with a series of prolonged issues that significantly impacted the overall living experience. The pool was closed for approximately a month, the barbecue area was unavailable for several months, one elevator was out of service for an extended period(and still is) and there were instances where both elevators were unavailable. As a resident on the 6th floor, elevator outages were more than a minor inconvenience. Sometimes waiting over 5 minutes for an overly full elevator due to hundreds of residents using one operating elevator. In addition, the garage gate remained broken for over a month, which raised concerns about security and access control. During this period, unauthorized individuals were reportedly able to access areas of the building that should have been secured. Residents were also assessed charges related to trash chute issues while many of these other problems were ongoing. I understand that maintenance issues happen and that some repairs require outside vendors. My frustration is not that problems occurred, but that so many significant issues happened at the same time and persisted for weeks or months. For a property where residents pay "luxury rent", I expected a higher level of reliability and resident consideration. What disappointed me most was management's response when I requested a goodwill credit or concession due to the cumulative impact of these disruptions. Despite acknowledging the inconvenience, management maintained that residents are paying only for the apartment itself and not for the amenities and services that are heavily marketed as part of the community experience. The Magnolia has many positive qualities, and I genuinely hope management resolves these issues and improves the resident experience going forward. However, prospective renters should understand that while the property presents itself as a luxury community, my experience has been that when major amenity, access, and service disruptions occur, residents should not expect compensation or rent concessions.

THEN new earth res took over and the quality of living in the building significantly decreased. Amenities were often dirty or had lingering bad odors (wet dog/old food/trash that's been sitting out too long), maintenance tickets would go ignored and their collab with happy.co or whatever made it so that you couldn't see what was going on with the request. We spent months without a heater and 2 weeks before moving out we were finally offered a plug in unit. Additionally, the staff up front were impossible to find even during business hours; it was just a laptop at a desk with no one to talk to. Once you did get someone to talk to, that person couldn't actually solve your problem so it didn't matter and if you somehow got a hold of who could solve your problem, they had the WORST attitude about it. Also, new earth res would pick and choose when to enforce the community guidelines. There were cars in the parking lot on jacks, lots of people would store things behind their parking spot, constant smell of weed sometimes and management wouldn't say much about that. All of a sudden we leave an empty Amazon box out behind our car and we get a nasty email about clearing our stuff out by a certain day otherwise we would be charged a cleaning fee. Speaking of fees, I'd be very careful about documenting everything because when you move out they're gonna charge you a cleaning fee that you cannot avoid (pretty sure that's not allowed but ‍) We were told that even if we left the unit in perfect condition, the cleaning fee was going to be taken out of our deposit regardless. Cherry on top was having them claim they HAD to replace a countertop because it was severely cracked even though when we moved in and asked if we had to report that they told us no because it was "only quarter sized". Lesson learned. We moved out because we couldn't take the management anymore. Magnolia is a beautiful building with great residents but for the price you're paying, it's not being maintained to the "luxury living" standard. If Greystar buys the building back I'd be happy to return but until then no thanks.

While I'm glad some repairs were finally addressed, major concerns are still unresolved. The dishwasher remains broken, the mold issue is ongoing, and other problems like the broken gate and mailbox delays continue to impact residents. This update is an improvement, and Mike deserves recognition, but what's still needed is consistency and urgency from management. Residents shouldn't have to wait weeks or escalate issues to regional just to resolve basic health and safety fixes.
