Bought a house in Loudon County. The previous owners used this company. Jason P showed up unannounced- after already trying to get a hold of him for a month an a half. All of a sudden he was in a rush to keep our business. There's no such thing as transferring what the previous owner were paying so our bill was going to go up significantly for the termite bait service. I got in touch with the local office and even spoke to the manager- no one could give me a date as to the last time someone was out here to check the bait system even though the previous owners were paying quarterly and were supposed to have inspections that often.Found out the last time someone was out here was Jan 2025- it was September when I spoke to Cook's about all of this. Fast forward, after some research, the bait system isn't the best to use for termites. You can DIY. Best of all, you can use a local family owned pest service. We did just that and we do have a heavier starting fee but they will be charging around 130 YEARLY and will come inspect throughout the year AND if they see anything amiss, they will fix it for free. Cook's has gotten too large and expensive to be able to provide the service they used to. Especially for the shotty service they provide. read more

Ethan was wonderful and extremely thorough. He went above and beyond and also was very informative the entire time. He didn't just come and spray for bugs he listened to all of our concerns and all of the issues we have had and addressed each and every one. He explained why some of these things happen and unlike the other pest control companies we have whom were condescending while explaining things he was the complete opposite. He was polite and helped us understand how we can tackle the problem together. Even after having multiple pest control people come to my home from other companies, Ethan left us with more information and more knowledge about the issues in our home more than any other company. It's one thing to just do your job but entirely another thing to help the customer understand what is happening. Cooks was also extremely affordable, you don't have to pay hundreds of dollars to help your household be bug or pest free. We would talk to many companies that would try to sell us on this and that and walk away with a bills for way more than we agreed. Cooks clearly cares about keeping families as customers year after year way more than just trying to get the most money out of them in one sitting. When we had our service, we were never upcharged nor pressured into buying other things. Honestly we were told the truth about a lot of things we were buying to try and fix our problems and gained knowledge about chemicals and why things worked or didn't.. we truly appreciate his vast amount of knowledge in his work but also his patience and dedication to helping the customer understand as well. The worst pest control company I have ever dealt with. Non responsive after complaints and calls. Can't knock out ants, spiders, beetles or any of the pests we have had to deal with. I finally went to Home Depot and bought spray and other pesticides to do it myself read more

Absolutely the worst company. The technician was lazy, not replacing the insect traps that were washed away in several rains. He did not listen to our instructions, leaving several sticky traps indoors although we told him not to; we only found out they had been left when we saw them stuck to the fur of our cats and dogs and, in at least one case, chewed up. Are we supposed to supervise their work? Of course, good luck if you do want to supervise. They did not have a regular schedule for visits. We were given no notice of visits save for a mailed invoice afterwards. Frequently we inspected the traps in the yards after these supposed visits to find that they had been knocked over and not stood up again or replaced. We told the technician we wanted to discontinue the service, but they continued to send us invoices-for two additional visits! Of course, we didn't pay, and they eventually told us the bills had been sent to a collection agency. I paid them, not because of the work they had done, but simply to get them off my back. But I sent a note along with the payment by registered mail telling them that any further correspondence from them would be referred to the BBB and the State Attorney General. I've not yet heard back from them. These guys are losers and scam artists. Stay away. read more

I had satisfactory service but the billing department is the worst I've EVER dealt with! They over charge and when you call them to ask about random charges you get ridiculous answers. I then asked to speak to a manager who gave me completely different answers. Also ridiculous. They couldn't explain the random charges on my bill. Needless to say when my contract is up I'll be going elsewhere! read more

Our technician was nice and did his job but unfortunately this is more about the way our billing was handled. After being a client of Cook's for at least 4 years we missed a few payments because the credit card on file expired. I tried multiple times to pay our bill and remedy the issue but it was incredibly complicated. We started getting threatening text messages that we would be sued, I called the office to pay the bill, gave them all of our banking information to a lady that said it was now paid only to find a collections letter weeks later from Cook's. It was so offensive that after being a loyal customer for years that no one took the time to actually help us with the issue and I'm disappointed that they made it SO hard to pay our bill. Overall, I just want to warn people when you sign up for their services your credit score is potentially in jeopardy and you are just another number in their system not an actual person. read more

I am so disappointed with the service I received from Cooks Pest control. I had them come out and give me a quote. I was happy with services offered and the price and paid for a year of service in full. Then calls started asking me why I had not paid my bill. I called them back and let them know I paid a year upfront. The next month the calls started again. After many calls they discovered they had billed it improperly. I told them at this point that I no longer wanted the service and I would use a company that could bill properly. I thought this was all done and now I'm getting charged for an early contract termination fee. You can't show that I paid for a contract but you want to hold me accountable to a contract. Totally ridiculous, totally unfortunate and terrible customer service. I advise not to use this company for regular services. read more

I've been using them for three years, and only continue because they're the only authorized providers of the Sentricon termite bait system in my area. It has been very effective. But their billing has been nothing but problems. Right off the bat they double-charged my card for the initial payment, and I had to get my credit card company to finally remove the second charge - Cooks never acted on it. They then started sending me quarterly bills even though I had paid in advance for a year, and again never corrected it in spite of repeated calls to their office. I finally had to file a complaint with BBB to get them to respond. They also always bill at least a month in advance of when the current contract expires. I will probably be looking for alternatives in the future. They are too difficult to deal with. read more

Disappointed in service we have received. We signed up for monthly service and the sales person stressed the point that we would have the same technician come every month so they would become familiar with our property. Well, we never had the same technical more than twice. Apparently technicians keep quitting our route. Also, the last two months they have failed to show up on the designated service day. I have had to call the office, wait for someone to call me back then ASK them to come out. Total fail on their part. If I didn't call and follow up I don't think they would have come out for months. I will say we had one awesome technician Kris. He only came a couple times before he was switched to another route. That guy should start his own company. read more

I paid a load of money for Cook's to deal with a bedbug infestation. After they finished, they said the problem was solved, but I was never really sure. Now, three months later, I know the problem was not solved because I found the bugs in the very same place in the same room as before, even though we have not slept anywhere else to bring more bedbugs back in the house. I called to explain the problem, and was given no satisfaction at all. They just insisted they had solved the problem, so as far as they were concerned, it was a new infestation. Period. $1500 down the drain. I'll never use Cook's again. read more

I recently had a terrible experience with Cook's. The sales rep they sent to my house showed up unannounced, was pushy, did not listen, and did not take the polite hints. The rep was the type of person that gives sales reps a bad name. That being said, the technician that came to perform the work was very friendly. However, his good grace was not enough to make up for the lack of professionalism on the part of the sales rep. Needless to say, I will not be using Cook's services again!!! read more

We have been under contract with Cooks PEST and TERMITE control for about 8 months. The monthly technicians, although very friendly, were inconsistent. The manager was unprofessional. About three months in, I noticed it had been almost two months since we had received the outdoor treatments which is supposed to prevent pests from entering the house. When I called they promised a manager would call, but instead they just sent a technician out the next day as if nothing was wrong. Later I found out someone had quit our route so that was likely the reason for the lapse. When it happened again recently, I also realized no one had addressed our termite treatment in 8 months. Again I called and specifically asked for a manager to call me. The pest technician came out immediately and apologized for the overdue treatment. He also stated that they can't get people to come work in our area and have few people on the termite team. Over a week later, I had to call and ask for the manager. He did call me back that day after I was clear about my dissatisfaction. At first, he asked if we had a gate because the team had just been in my area- which I do not. After much back and forth about the quarters and actual range of inspection time, he did not seem to understand that this was not the first time their office has not been punctual. The manager just said that's how it works and asked when I would like the service. I again explained that I feel like I have to keep up with them instead of them keeping up with their customers. I reminded him that he was the one who said they should have been in my area and blamed it on a locked gate. Maybe he didn't have the information in front of him since it sounded like he was calling me on his way out. Either way, he never apologized for no one ever calling me back twice and for the delays in my pest service and then he quickly ended the phone conversation with no intention of following up or even taking my name. These services are too costly to receive such poor customer care. We will not renew. read more

I have been using Cooks Pest Control for several years. I discovered I had termites in my house and got bids from 3 different companies. Their process made the most sense for my situation although it was a little more costly than the other bids. I am so glad I went with them. They still follow my traps quarterly (termite free) and now have them service my home monthly for pest control. I did have an ant problem then kept coming up yearly, two years ago I told them about it, they were there the next day, the ant traps worked like magic. The evening before the monthly treatment the exterminator calls and leaves a message he is coming the next day, giving me a chance to keep the pets indoors, move the water dishes away from the house (I always forget that, but they move it away). I have been very pleased with the quality and care I recieved from them. Well worth the investment I believe. read more

I would not recommend Cooks for roach treatment. They set traps a few months ago in my house and it hasn't worked at all. Their still throughout the house. Not only that but now we're locked into a 12 month contract with a service that doesn't work. Would not recommend. read more

Never use Cook's Pest Control for termite contracts or treatment! They only keep those records for 3 years when you cancel the contract. If you ever need those records, you are SOL!!!! Bad business, especially in this day and time. read more

Dishonest, greedy, and condescending. I called them to check out a brown recluse problem. They didn't find anything, despite my tenants' claims that the place was crawling with them. To calm my tenants fears, I told Cooks to go ahead and spray my place monthly for spiders and other common pests. A week or two later, my tenants called me over and showed me brown recluse spiders on Cooks' traps. I called Cooks and told them about it, and they proceeded to tell me that they needed to do a brown recluse treatment worth hundreds of dollars in addition to a monthly treatment for twice as much as I was already paying. I wasn't pleased with their new price, so I talked to someone in the office who told me that it would be okay to cancel the contract since it was so new. I found a competitor who would treat my house for cheaper, and called the office back to tell them to cancel my contract. However, when I spoke to the manager, he told me that I was lying about everything and they were going to hold me to the contract. He said it wasn't their fault that they misdiagnosed my problem and that the earlier conversation that I had with them about about canceling the contract never occured. He then started badmouthing the competitor that I had decided to give my business to. He even told me to google their reviews online (I guess he didn't realize the Google reviews for Cooks are terrible!). After telling him that I didn't need to google any reviews because I witnessed first hand how Cooks did business, I told them to charge me whatever they wanted and to not step foot on my property again. If you go with a big chain, go with Terminix. They are much more willing to work with you. read more

The billing at this company is so far off from being correct that I know my youngest niece at 5yo could have done a better job. Who knows if they've controlled any bugs? They're concerned with billing and I paid in full after I was told the interest rate I was quoted was incorrect. After payment, they did not return for termite protection. But, back to the interest rate I was quoted-I was quoted 1% yearly as a special if I signed then. Well, I did because I trusted the name. I should have double checked. The actual billing was going to be 1% compounded daily which works out to at least 30%APY. Unbelievable! I paid it off right then and asked that my card be removed from their auto billing. It was not and I was double charged. It was corrected. Next, we cancel the monthly service we were told we had to have for one year because that was how they conducted business. Cooks put that one under my husband's name? After canceling and being told we had to pay half the remaining charge, we received a letter today from an employee with no letter head or anything, but it was a form letter stating he had performed service on a certain date and if we did not pay, he lost the entire account. We will not pay. He came to the door after he was told "no" on the phone and also at the door. This is unbelievable service handling from any company. To give them credit for the one star, the "general manager" left a message for my husband asking to resolve rather than canceling the service. Unfortunately, we've had an extreme health emergency with our immediate family and were out of touch for almost a month. We will pay their cancellation fee, but not one penny more and I will never use them again. Everything has been inconsistent until they want money. Stay away from this company. Far away. I could tell you other things such as they never checked or treated inside, but just assume those basics were not done either. Is this a business or something like a hand me out? read more

Dishonest. Beyond questionable business practices. Stay away, PLEASE. We had service for one year. Our first concerns began to surface when the technician had what could only be described as scare tactics every month when he came out. He kept telling us he was SURE one side of our house MUST have termites. Since termite prevention was the ENTIRE reason we had called them in the first place, we were very concerned The salesman had known this. What we did not know what that due to the construction style of the foundation of our house, Cooks could not offer termite protection for our house. We were not told this until we were past the initial cancellation period. No one had told the technician, though, so he kept up with the pressure. The inspector/salesman kept assuring us we were Fine. I finally called the office and requested that they get the story straight. At the initial treatment, they did inside and out. They set traps for bugs inside the house that they never once, the entire year ever checked. Ever. When we asked about them, we were told, "Oh, you can throw those away. We don't use them for anything." They had implied they would be doing inside and out after that. Nope. Only outside spraying and wiping away cobwebs. I could do THAT for free! When I lost my job, we told our (new) technician we would not be renewing. They must have gotten the message, as they stopped coming, yet a few months later, my wife got a letter from an attorney saying she owed $38. Since we'd overpaid by about that amount when we'd added on an outbuilding a few months before cancelling, she called in, was assured it was "taken are of" and thought everything was fine. Today she got a call from a collection agency, wanting $43. She called Cook's, who insist she didn't cancel until August (yet confirmed they had made the last visit in May. So I guess they'd stopped coming due to mind reading?) The person today claims the person who specifically told us in October that our overpayment balanced out the amount owed "hadn't scrolled down to see it was sent to collections resulting a zero balance." They said we need to pay to collector. STAY AWAY from these people. Bait and switch. Uncredited funds. Unethical sales people. Office people who say one thing and do another. read more
