Shared maintenance fee - I believe taking care of normal wear and tear situations should be on the homeowner & not the tenant, especially when I know I'm not doing anything to purposely damage the home. If I were a homeowner, I'd incur all costs associated with normal wear and tear of my home. With this company, I have to pay every time a maintenance person comes out to repair an issue that likely existed before I rented the place. It just seems like another way to nickel and dime tenants already paying exorbitant rent prices and just trying to keep a roof over our heads in this terrible economy. 2. No contact with the office after 12 - You can't reach anybody in the office after 12 and have to wait the next day BEFORE 12 to be contacted by company staff because everyone is out "checking on properties" after 12. What kind of company doesn't have a receptionist in office to answer phone calls during business hours or some other type of communication portal where tenants can reach staff for general, non-maintenance related questions/issues? Then, when you do speak to someone, sometimes you don't get a thorough explanation that helps you understand what you need to do as a tenant or a response that seems like the company cares about you as a customer or person. If I could've found a comparable rental with a different company within the short amount of time I had to move, I would've. I believe there are better options out there when it comes to rental companies.

When it came to Harrell being cooperative with me or the new leasing company, it was awful. They were rude and short and would not help me with any documentation I needed for the new leasing company. Thank goodness the new company accepted screen shots. Now, on to the move out process with Harrell. I followed all move out instructions and requirements to the letter. I also got my carpets professionally cleaned and deep cleaned my unit and appliances over three days. Per my lease, I paid $1000 security deposit, $400 in pet deposits, and $65 for my garage remote... again per the lease, all refundable. I'm not the best at math, but that adds up to $1465.00. Knowing this, why did Harrell say that the deposit amount was $1315.00? That didn't add up. On top of that, they took $583.43 from the $1315.00 deposit. They cited $354.38 for painting and $91 for cleaning! I have never not gotten my full deposit back and couldn't believe what they took. They also cited things that were not accurate such as missing bulbs and a smoke alarm battery. All of my bulbs were working and none of my alarms were beeping when I left the unit. I don't even care about the little stuff though. I just can't get how they charged me for painting and cleaning. I will never use them for anything ever again.

    I'm very new to renting from Shamrock, but I've had a poor first impression. I looked at the…read moreproperty in September and it was nice but messy. There was a lot of stuff leftover from previous renters. I was told the property would be available on October 15th at the earliest, as they needed time to clear the stuff out and clean it. That was fine with me. I made an appointment to meet up with the leasing agent for the walk-through on the 15th, but about an hour before we were supposed to meet, he texts me saying he already did the walk-through, and left the keys at the property for me. So I arrived and found that the items left by the previous tenants were gone, but the property had not been cleaned. Bugs in the dishwasher, food stains in the microwave, and grime in the toilets and tub. Dirt, dust, and cobwebs. I sent pics to the leasing agent and asked for a cleaner, and never heard back. I followed up later in the week, still not able to move my stuff in as it was too gross, and the leasing agent "let the office know" but nothing was ever done. I finally had to hire and pay a cleaner so I could move in. This was unacceptable. Properties should be deep-cleaned between tenants, no exceptions. In a $1000+ monthly rental, why should I have to clean a stranger's foodstuffs out of a microwave before I can use it? Absolutely disappointed in this first impression.
