This company is remarkably terrible. Poor customer service, unethical business practices, apparently the accounting books are a mess because they have been double charging for rent me and didn't even notice until I took a deep dive into my spending history. Wont refund me any of the money but will put it towards credit if I ever rent from the again (haha never). Work orders to fix out house takes weeks, not an overexaggeration. Hang up on you on a call if they get mildly irritated at your genuine questions. Seriously a fowl company. Very Deceptive in the things that they tell you, we were told in an email that we would not have to pay utilities but they hid in the contract that we would have to and started charging us. Rrepairs are slow, often not being repaired properly, with zero communication in the process. Trying to speak to an actual person on the phone when you have a question or an issue is near impossible. I have been living here for a little over a year and had countless bad experiences. Been through several leasing agents and 2 property managers. The only email I ever get from them is to pay my rent - no responses from my complaints or work orders unless I go to the leasing office. Work orders take forever no matter the urgency. Walls are super thin as an overall con of the complex itself (I can hear every car that passes). The dwelling was flooded after snowmageddon, and nothing was done to repair or remove the mold. She tried to stay with friends as often as possible, but ended up sick quite often. RENTERS BEWARE & AVOID BROTHERS! We owned a rental property in Waco where our sons & other Baylor students lived. When we sold the property in January 2018, our settlement included a 5 month rent-back until mid-June and the buyer hired Brothers Management to manage the property. We paid a $1,600 security deposit and signed a basic rental contract which included: "You should meet with our representatives for a move-out inspection" and "We'll mail you your security-deposit refund (less lawful deductions) and an itemized accounting of any deductions, no later than 30 days". Brothers breached both of those parts of the contract! When Brothers assumed management of our house, we were never given a walk-through so the condition of the house was based on the items we noted at closing. The house was in good condition and consistent with its age, but it had not been painted since it had been built. It needed a full interior painting, but we were never able to have a conversation with Brothers to find out if they planned to paint it - and we sure didn't want to be stuck with the bill! Six weeks before the end of our lease, we contacted Rachel at Brothers to schedule the move-out inspection. She told us, "We don't do that." Seriously, when the contract specifies one? When we pushed further, she said we would have to contact Sandra. Sandra would not talk to us by telephone, saying she only communicated by email. We sent her and Rachel weekly emails requesting a move-out inspection. We received NO response whatsoever, so we went over the top cleaning and painting to ensure we would get our full security deposit back. After 30-days following the end of our lease, the security deposit had not been sent ACH to our bank account (the method Brothers had recommended). I called Brothers and at last was able to get through to Sandra. She said there is only one person in the office who can initiate ACH transfers and they had left early on our 30th day. Sandra did have the check overnighted to us and we received it, but the payment was not initiated until after 30 days had expired. I also expressed my frustration about the missed opportunity for a move-out inspection. She said they would have given us one when we turned in the keys if someone was available, but no one had ever told us that was an option and there is no excuse for ignoring our emails. During the 5 month lease-back, Brothers NEVER once contacted the students living there before they showed the property or workmen came over. Several times, they were woken up early by lawn mowers outside their window and once by a workman powerwashing the outside. All in all, we had a horrible experience with Brothers and their irresponsible antics. If this is how they treat Baylor parents, I shutter to think how they treat vulnerable students! A few years ago, our very neat & organized daughter-in-law rented a property managed by Brothers. She scrubbed the apartment for 3 days, yet they withheld $200 from her security deposit and she had no recourse. I find it noteworthy that Brothers Management has disabled the "Review" tab on their Facebook page. Their reviews on BBB, Yelp, Google, etc. are overwhelmingly negative. Not only do they have terrible customer service and lack of responsiveness, they violated our rental contract! read more

I am SO VERY DISAPPOINTED in Brothers Management "management". They have sweet people who are in sales and answer the phone, but once you live there (or have a child live there) it is a NIGHTMARE to resolve the most basic problems! My daughter CANNOT RECEIVE MAIL there!!!!! (11th Street Flats) Everything is "returned to sender" and the Property Manager Sandra Baur says she can do nothing about it because there is a gate and she is not allowed to let the mail carriers have gate access. Hmmmmm......well how about having a MAILBOX outside the gate with a key for the residents? Then AT LEAST the resident will get a note that they have a package waiting for them????? This is not rocket science. OR INCLUDE a P.O. Box for them by paying for it (the rent is the most expensive in the area and yet my child cannot receive mail from UPS or FEDEX -- anything from USPS gets left at the Post Office and when the staff has time, they go get it and then email people later that they have to come and get it. And this is just ONE of multiple problems! They do NOT return phone calls.....and I was told to email and have been waiting for THREE days now for a return email or call. They are disorganized -- I pay rent automatically each month, but they still send an email saying we are "late" when the real issue is they have not processed the rent checks yet. Then there is the lack of disclosure about the wifi set up -- completely wasted two weeks of my daughter's life by not having an organized way to get the "free wifi" set up in her apartment. No one knew the right answer and we ended up having no internet access and were hit with extra data charges and hours of my daughter's time being eaten up by an unnecessary issue. I have tried to find out how to get to the owner, but to no avail as of yet. I have never written a public review that is negative before....but I need to get their attention as we are locked in this place until next May. I would love to send my daughter a care package -- but there is no way I can because it will be returned and somehow the manger rudely said that "That is not her problem....I need to call the mail carriers." I am livid about this as some very important items were sent to her via Amazon and another vendor and they are just "sent back". This is unacceptable for the amount of money we are paying. I welcome the owner to reach out to me as I have no confidence in the management and problem solving abilities of the current property manager. Do not live here. This company has extremely disrespectful staff, landlords that will let themselves in without any notice, and it isn't safe. It was 10 A.M after a late night of studying during finals week and the landlord came bashing on the door, no notice of entering. We didn't know who was at the door and we were scared to answer. It was the landlord with other people and she told us she was showing the place for rent next year. We were given no notice whatsoever. Another time, the landlord came in to check if we had a fire extinguisher. They didn't knock or ring, just opened the door. When we called to complain, the lady on the phone named Sandy was outstandingly disrespectful and aggressive. We have 5 people (completely registered and everything) living in a 4 person apartment, but they have been trying to charge all of us as if 4 people lived there. We've each called and asked them to change it, but nothing happens. Finally something changed, but it went up by 250 dollars, so not sure what they're doing; very poor communication. Here's another stinky review to add to the mix of horrible reviews. Our daughter has lived at a Brother's Management property for the past two years. While things remained broken throughout her two years in the same apartment, and they are slow in responding to repair/service calls, etc., they were very quick to charge high cleaning fees upon move out. This apartment was left cleaner than it was when our daughter moved in two years ago. Recently our daughter was sent an e-mail, from management staff upon move out, that was signed, "pretty is as pretty does". What's that all about? How tacky! How old are we? Are we still in middle school? This was in response to a very well written letter from our daughter raising concern about how much they were going to charge her and deduct from her refundable deposit. We have not been impressed. Our younger daughter is also a student at Baylor. We made sure she didn't sign a lease with another Brother's Management property for next year. Management staff is not professional. read more

While they do have some nice buildings and some nice employees, Brothers' business practices have a lot left to be done. They wait for weeks to cash your rent checks, but give you a payment receipt prior to this. However, they give you a payment confirmation regardless of whether or not your payment went through. If a payment does not go through, they will not notify you, letting you accrue $100s in late fees, regardless of whether or not you had the funds. Further, they are not great at paperwork, allowing you to move into an unfinished apartment. They also do not have the ability to call you back after you have left a message and tend to shift blame onto their "systems" or onto other employees. Would not recommend. read more

Although Brothers management has low ratings and I'm sure if you ask people what they think about management companies they would say negative things.... But brothers managements puts in a hell of a lot of effort. This summer they managed us in buying some brand new houses. The house were supposed to be ready August 1 and the date kept being pushed back. Finally we were in school and brothers worked to move the construction along very quickly in a TINY amount of time. I am very high maintenance and Rachel Jenkins has always had my back in any and most of my requests. She is always right on it when it comes to fixing things with their awesome maintenance crew, or just getting back to me. This management has a huge monopoly over off-campus housing for Baylor students which is why they get a lot of business. However, they are an extremely unorganized company. I am living in a newer apartment complex (has been here for 3 years) and they still have not figured out our mail situation. Some of our things come to the front door, some go to Brothers, and others I have to track down at a local UPS or FedEx store. Very frustrating on our end and they have been less than helpful with the situation. On move-in day the apartment wasn't in the greatest conditions. One room didn't have a desk chair (the place is fully furnished), one bathroom light didn't turn on, and a bathroom fan didn't work. While two things got fixed (after a few weeks), no one has come by to even look at the bathroom fan after multiple maintenance requests. When we contact them, no one has to have the same answer for the same question. Overall a very unorganized and inefficient company that I will not be renting from in the future. read more

Lived at Baylor Plaza 2 for a year through Brothers Management. Never had a problem with management but I also did not have much interaction with them. Living at Baylor Plaza 2 meant that we did not deal with the main Brothers Management office, as we had an on site manager and staff. When we adopted a dog during the year, the shelter called Brothers to make sure it was allowed and the process went very smoothly. Maintenance was always very friendly and allowed our dog to run around while they were working on the problems we had. Overall, the management of our apartment was good, the only reason I'm moving is because for apartments you get what you pay for and the Baylor Plaza 2 apartments have not been renovated in a long time (thin walls, wood on cabinets warping, bugs can enter the apartment easily). Moving on to a more expensive and therefore hopefully nicer quality home. read more

Management will avoid taking your calls. Language in the lease is unclear and they will twist it to their advantage. If you complain on their social media they will block you from posting (LOL). If you lease here it is so important that you keep every last bit of communication documented. But preferably, just don't lease here at all. I lived under Brothers Management for two years and worked for them for about six months before I had to quit due to the negative environment. When I moved into my apartment, it was supposed to have been cleaned professionally BUT it was disgusting. There were dead bugs all over the floor, dust coating everything, the shower still had hair in it from the previous resident. The only way that we got Brothers to care was by showing them pictures, otherwise they showed no concern. The security lights at my property would buzz so loud that I could hear it inside my apartment and disturb my sleep and it took MONTHS to fix and then six months later, it started again. So my building only had security lights for about 6 months of the 24 that I lived there. The security gate was able to be broken into by reaching your hand through the grate, and even though I complained about this multiple times, it was never fixed. Also, over Christmas break, they gave a tour of my apartment to a possible future resident and damaged my property AND DID NOT NOTIFY ME. When I reached out to them, they said that they did not reach out because they saw the person texting me. BUT THERE WAS NO WAY FOR THEM TO KNOW THAT I KNEW THAT PERSON. Needless to say, I was extremely dissatisfied with the quality of the apartment that I received as well as the lack of business ethics within the company themselves. They ignore phone calls, don't return messages, ignore emails, and all because they think that they can because they are dealing with college students. This company is an utter disappointment and should be ashamed of themselves. With the number of apartment companies increasing in Waco, I would try to live somewhere that is not under Brothers Management because there is bound to be better management available. read more

Called to confirm stay for $850, spoke to her assistant who wouldn't put me through to Sandra, she told me the property was $1200. My son has been living in Baylor Plaza II for 3 weeks so far and all I can say is renting there was a big mistake. We were offered a release from on-campus housing from BU that came with a nice financial incentive to do so. BU did this because they did not have enough dorm space for Freshmen this year, but the only stipulation to get the release was that you had to sign a lease with Baylor Plaza II. Living out of state with no way to inspect the apartment, we relied on statements from BU Housing staff and the limited reviews and photos we could find online to make our decision to enter into a lease here. Come to find out, BU owns these apartments! They are 40+ years old and not well maintained. After 3 weeks, the office staff is still citing broken A/C units (30 broken units as of today!) and water leaks as the cause for the delay in getting my son's bathroom sink, ceiling and bedroom window repaired. The condition of his bathroom is deplorable! The washing machines and dryers in the laundry room are not working well or just not working. The maintenance people and management staff enter the apartment with no notice and tenants are not told when repairs will be done. Overall there seems to be no attitude of respect towards the tenants or their needs. read more

This company is horribly unprofessional. When we started the process we spoke to someone named Rachel who addressed me with "whats up sir" over email . We found a house we liked on the internet and requested a tour. They management company ended up showing us the wrong house and gave us a horribly wrong estimate on the price. They were then confused as to where they messed up and didn't even apologize. When asked to show us the RIGHT house, they said they were closed for the holidays and couldn't tour us for a month. They sent us the lease for the house and expected us to sign it. Who signs a leases without touring the house?!?!!? When asked to move up the tour, Rachel responded with "no we're unavailable, if someone else takes the house it's not our fault." Well the time came around for us to finally tour the house, and of course it was still available because this company sucks, they did not even show us the house, they just gave us the keys and told us to go look at it. When we got there, the floors were damaged, the appliances and toilets were nasty, and it was ridiculously expensive for a 4 bed 4 bath at $750 a month. We knew within 1 minute that we were done with this housing company. AVOID THIS HOUSING COMPANY AT ALL COSTS. I WOULD NOT WRITE THIS MUCH IF I DIDN'T FEEL SO STRONGLY ABOUT IT. I am extremely dissatisfied with Brothers and their business practices. I live in an apartment with two physical roommates and one roommate who does not live in the apartment with us, but still "pays" her portion of rent. I say this because she has not actually paid her portion, but instead misses her payments without telling us. I understand that having signed our lease we agreed to pay the missing rent that my roommate fails to pay. However, Brothers has failed to inform us when a payment is missed so that we can rectify the situation quickly. Instead they wait until three months have passed with no payment and then threaten to evict us in mere hours unless the money is paid. The first time this happened, we specifically asked to be notified if a payment was missed so that we could take care of the matter together and quickly. They have not ever contacted us except to inform us of a large, built-up sum that must be paid now or else. Then when we asked them why they did not contact us, they blamed their "faulty systems," said they sometimes didn't even USE their systems, or they placed blame on some other employee, then offered us a free T-shirt, coffee mug or cookie. What? I'm flabbergasted that these people are even remotely organized or functional at all. This is the third time we are going through the same thing. I would be happy, more than happy to pay the rent that is missing if I could split it with my other roommates on a monthly basis. I cannot afford to pay or be expected to pay hundreds of dollars at a moment's notice. Also, they act as though unless you are there to happily drop off your rent, have no questions, or thank them for all their false niceness, they want you to leave. they want to get you out of their building as quickly as possible. They will say ANYTHING to get you to leave. They close early. Their business hours are from 8:30am until 5pm but they close and leave at 4:30pm, and if you are keeping them at their jobs past 4:30pm they almost literally push you out of the building. I should have known when I went to sign the lease. There was a huge storm coming and they closed early due to "inclement weather." This was at 2pm and they closed, throwing us out INTO the huge storm that was coming. What? None of the employees we talk to about our situation ever seem to be on the same page or willing to help us figure out a better situation. Instead they blame other employees or their systems. They withheld the information from us that our other roommate wasn't paying, and did not do as we had agreed to let us know when payments were missed THE FIRST TIME, so that we would not be in danger of eviction. If they cannot keep accurate accounting, if they cannot stay on top of their own business, and if they cannot serve their customers well, they should not be allowed to be in business. read more

If I could give this place zero stars, I would in a heart beat. I didn't have a shower for 6 weeks and they decided to fix it the first week of school (waking me up at 7 and getting me out of the house with no warning), our washer and dryer never worked, they hadn't done a walk through in the house in 7 years, we had two leaks that did some pretty big damage and they "patched them" multiple times without fixing the issue. 5 out of 7 of us moved out and they refuse to give us the security deposit and told us to contact the new tenants to pay us. They told the new tenants to charge us to paint the house and clean the house because it was in bad shape.. which they would have noticed if they visited the house more than once every 7 years. Ironically the total for the paint and the cleaning equaled almost our whole deposit ($3040). So the new tenants are redoing the whole house at the expense of us. Therefore they will get our entire deposit back at the end of the year, in turn profiting off of our deposits. read more

Do not rent! Staff is unprofessional beyond belief! I was visiting my brother's apartment when his water heater busted flooding the whole apartment. They seemed put out by their faulty appliance almost as if it were the tenants fault it had been there for ages. Finally after several hours their carpet cleaners showed up as we watched they sat in their van smoking weed for a good 5 minutes. Upon entering the apartment they had no uniform, no badge just baggy pants and the strong odor of marijuana. We were literally scared. They were looking at us females inappropriately. There is no place for this on a college campus. When called the office to complain they were rude and just brushed it off. Needless to say my brother broke his lease and moved out, afraid these clowns could possibly have a key to his apartment. Do not lease from this company! read more

if you want to go to a place where the staff thinks they run the best management office in the nation but in reality they are probably the worst property managers I have ever dealt with then call Brothers! By no means am I a little kid, but there were times when I had to get my mom to call them in order to get their ass moving, but even then they would still take their precious time. They act like they have elite resources, (f.e.) i needed my carpets to be cleaned right when i moved in because they looked like someone had gone to the bathroom all over it, i know the carpet is not an emergency but it took them forvever to send over a guy who only sprayed our carpets with some type of liquid, he didn't even try to clean them. Now regarding all of the emergencies we had with our house; had a leak in our roof that was causing the ceiling to cave in was absolutely terrible and scary too, anyways, we put in an emergency request online, but no response from them. A couple weeks went by, still no response from them, I even called their office to remind them about how a ceiling to one of their properties is about to fall through. They would say "Oh well did you put in the service order online?" I felt as if I was on the phone with people from the Internet company saying "did you turn it off and then on again," ..... I want to say "what, do you think im stupid?!" my lease is almost up and our ceiling still has not been taken care of. There were 2 broken windows in my house when I moved in, it took them till after Christmas to come through to fix them... We had to patch our windows with cardboard boxes, which also jacked up the A/C bill. I know they are working with college kids but it doesn't mean that they are cool with having half ass service. I am signing on with Campus Realtors instead of brothers for this upcoming year, my lease starts at the end of this July and I already feel better about the service I am going to receive. I would highly recommend my people in Waco to go somewhere else, just save yourself and your parents a lot of time and frustration. It blows my mind that someone even gave them a 4 star review about putting in "a hell of a lot of effort," because i would 100% disagree with that entire statement. id say they put in half ass to 1/4 ass effort and its like pulling teeth to even get them to do that. read more

Brothers Management is HORRIBLE. My biggest issue with them is with how they deal with mail. My apartment complex was leased by Campus Realtors when my roommates and I signed our lease, but over the summer, Brothers acquired the property instead. Under Campus, I had no issues getting my mail whatsoever. While Campus failed in many other ways, mail was not one of them. I was able to easily access my mailbox with the key they gave me, and packages arrived at my front doorstep. Once Brothers took over the property, they emailed me and told me to bring in my mail key, and that they would redistribute them later on. Until then, we were going to have to come by and pick up our mail and packages from their office. They said they would collect our mail from UPS and the post office every Monday, Wednesday, and Friday, and have them waiting at the office for us. It has been three months since then, and the mail situation has only gotten worse. About a month ago, they finally redistributed mail keys, but they gave my roommates and me the wrong key 3 times. Even though we have called and emailed them numerous times, we still don't have a working key and are unable to get into our mailbox in order to retrieve our mail. This is a major issue since I need to be able to get a check from my parents for rent, I'm waiting for my absentee ballot to arrive so I can vote in the election, etc. Then there's the issues with the packages. After ordering a package from Amazon on a Thursday, it arrived that Saturday. They were unable to deliver it to my apartment (I guess Brothers hasn't given them a way to access our apartment the way they once could when under Campus). I went over to the Brothers office Monday afternoon, and they said they didn't have my package but would send the receptionist to go pick it up. Of course, they waited until after the post office was closed before they sent her. So despite the fact that my package actually arrived on Saturday, I wasn't able to pick it up from the office until Tuesday. This makes it pretty pointless to pay extra for faster shipping for an item that you need by a certain time, because chances are you won't get it on time when you live at a property managed by Brothers. This is especially awful when you order textbooks online and need them by a certain day for class, but Brothers makes that impossible (speaking from experience here). There's a million other things wrong with them, like how the staff is often rude and unresponsive to calls, emails, and maintenance requests; or how they don't alert you when maintenance will be coming to your apartment (so they show up unannounced and bang on your door while you're still asleep). Don't even think about renting from Brothers. I've been at Regency Square for 3 months now and have had NOTHING but problems. Starting when I moved in, the apartment was uncleaned and management argued with me when there was obvious proof and the apartment that I was shown when apartment hunting was in MUCH nicer condition with newer appliances and carpet. The apartment I'm in is nasty discolored carpet, the appliances are old and overall was not the quality that I was shown. I've also had multiple maintenance requests that take days to complete.BEST PART YET! I've had a neighbor messing, breaking and destroying my personal belongings. Management knew of the issue and would not do anything to help me. So i purchased a security camera (not the most expensive but also something I didn't have in my monthly budget). They wouldn't do anything to reimburse me! That tells me they aren't concerned with the safety of their residents. Management is terrible and they're not the most pet friendly residence. read more

Lived at the what was then "The Oaks" and is now Eastgate Apartments and have had nothing but horrible experiences with Brothers. Half way through our lease, Brothers dropped The Oaks and a new management company took over. While Brothers managed The Oaks, our A/C broke four times and in total, the A/C was not fixed for about a month and a half. When the A/C finally was fixed, they needed one more part so that the air filter sat properly in the inside AC/Heat unit. Instead, Brothers TAPED the air filter to the vent on the OUTSIDE wall and did not fix it since they knew they were leaving the following month even with constant reminders from us. Brothers contracted outside maintenance staff (to fix anything that wasn't just rust or simple jobs) instead of having on sight so very rarely did anything get fixed within the following days. We had bug problems, structural problems, water problems, and our neighbors who we are friends with had a giant hole in the ceiling from water damage that they never fixed within the four months that Brothers managed The Oaks even with constant requests to fix it. Needless to say, it was a mess. Within a month of the new management taking over, all our problems (or at least most of them since it is an old building) were fixed and handled with KNOWLEDGEABLE on sight maintenance staff. However, even with Brothers not managing The Oaks anymore, our problems still persist. We signed up when Brothers owned The Oaks for their all-in-one Easy Bills system (much like Simple Bills were Brothers has an electrical provider and rent, water, trash, and electric are split evenly between roommates). With the new management, we now have to go into Brothers, pay by check or money order, are "charged an administration fee that was apparently in our bills before yet it wasn't separate for us to see it" (hidden charges anyone?) and have to split the bill ourselves when we used the system so that bills could be payed online and easy for both of us.
