I have never worked with a housing company who took so seriously the needs of their renters. Between COVID and the ice storm from hell, Cromwell stepped up and immediately took care of everything my family needed. I, unfortunately, have neighbors next door who have dogs that are quite violent. I emailed Cromwell about trying to get a fence around the yard for safety. Christin Castillo wrote me back saying they were sending someone to look into it. An hour later someone was at my door to take measurements and create a quote for the fence. To say that I was floored (in the best way possible) is an understatement. Eddie King was installing a gutter for another unit and saw I was painting my window panel and ask where he could get some of the paint for the gutter brackets ... I told him the condo association provides it but he could have some of what I had ... later he noticed I was having trouble crimping the wire stop on my new gate latch and volunteered to help. Super friendly and nice. Went above what he was there to do to help. read more

If I could give this agency a half start I would. I just relocated to Waco with my two sons and am in the market for a 3 bedroom 2 bath home with a pretty healthy budget for renting. I have a healthy rental history, decent credit, and am willing to pay a pet deposit for my dog. I found two properties by Cromwell that I wanted to look at which matched my searches through trulia. Prior to moving here it was generally customary for potential tenants to drive past the unit they were interested in first and take a look at the neighborhood, outside of the house, ect. I did just that and one of the properties appeared to be not what was pictured in the photos. So i called and made them aware of the condition of the home. They acted coi to the situation and admittedly stated they hadn't been out there since the property was vacated to take new photos. I thought past it and came to check out keys for the home anyways. While waiting for the keys I overheard a gentleman saying that a neighbor called to one of the units and there were people hanging out in the house. I paid no mind because I thought "she won't give me keys to a property in question" ... I THOUGHT WRONG. I showed up to the first house with the door wide open and obvious signs that the house they were talking about was the house I went to. I didn't even get far into the home as I was so uncomfortable to be there alone. I went to try and lock the door again and realized that the key they gave me for the house WASN'T EVEN THE RIGHT KEY. It had the homes address on it but the key did not lock the front door. What a waste of time and gas. The second house I went to was the home that I had called about. In the photo there is a driveway on the side of the home that accesses the garage in the back of the property. Since the photos someone has bought and developed on the property next door building a FENCE right in the middle of what was the driveway so that there was no access to the back of the home. I still wanted to see the condition of the inside of the home as I could work around that. I walked in and the house was DISGUSTING. I immediately was hit with a VERY STRONG cigarette smell and the house was FILTHY. The walls were stained from cigarettes, there was dirt EVERYWHERE, and the back of the house is sinking so badly into the ground and un level that the despair of the house is visible when standing looking at the floor running down hill. Other evidence of it is the large MOUND in the kitchen centered directly in the middle of the floor that has BUCKLED and cracked all the tile. The wood floor in the living room is beginning to show the same signs. The yard was not upkept and there was still junk from previous tenants but it was told to me the property was "AVAILABLE NOW", like excuse my language - but how the fuck is it ready now? This is a health hazard and a danger. How dare ya'll pass out keys to people without knowing the condition of your own investments. Lazy staff, poor maintenance, and they have the audacity to have rental requirements and ask 1700 a month for this home. Absolutely the fuck not. I have seen enough. I would never rent from these slum lords and I am saddened to think that they are responsible for taking care of units currently occupied by people. I can only imagine the lack of attention to existing service requests. Hell no. I'll pray for ya'll. read more

Horrible company to rent from. Recently got belittled on the phone by management bc I called about our broken dishwasher. Mind you in 3 years we have rarely called to have anything fixed because they either don't respond or are so slow to respond that you might as well do it yourself. She told me that dishwashers don't just break and last 20 years so it must be something we did to it. Horrible cheap cabinetry in kitchen that falls apart at hinges and we have repaired ourselves multiple times. When I tell her that those have been falling apart and we have repaired them Ourselves multiple times she basically tells me that "not everyone takes care of the property" and that she doesn't have that problem with her cabinets. This is how they treat you after paying them on time for over 3 years! read more

This company is extremely mismanaged. Employees are misinformed, rude sloppy workers. We have experience with them as a renter and have used them as a leasing agent for business properties and we are very disappointed in service from both aspects. DO NOT USE THIS HORRIBLE COMPANY! Company is very shady. Multiple times I called about problems with my property that were clear code violations and never received callbacks or would get called back once then never again and problems never addressed. Eager to take your money but very complacent when it comes to actually helping you out. I've lived in one of their properties now for almost my full year lease and still have windows that don't open and mold in my closets, as well as bad wiring and when my screen door fell off because it was older than I am they stopped calling me back about it and never fixed the screen door. I recently gave them a written notice I was leaving the property and they refused to let me out of my lease, so I could rent in a different town for a new job, until I paid my remaining 3 mons rent upfront. This was nowhere in my lease and never explained to me upon signing my lease. My advise is to stay as far away from this underhanded company as possible read more

Terrible company, extremely rude staff. We moved into one of their homes mid summer with a newborn baby and the ac unit didn't work, the house would get up to 102 degrees every day and they refused to fix it for over month. I had to take my family to a hotel the entire time until they fixed it and they did not reimburse me and still charged me full rent for the house. Their was a gas leak, plumbing issues, and any time we called to have things fixed they either belittled me or my wife or just put us on hold and never picked back up. When I called to inform them we were moving out the woman said "thank god". The women in the office have no people skills and live on a high horse they have no business sitting on. the men are even worse and snooped through our home while we weren't there. These are dirty shady people running a scam and I wouldn't recommend them to my worst enemy. Hope somebody finds a way to sue them out of business. read more

Gemini Village Apartments have went downhill since being taken over by Cromwell. It's like pulling teeth to get maintenance to come and fix anything. When you call for an update of the maintenance request, Cromwell (who has no customer service skills at all) treats you like you're getting on their nerves. It's not until you get angry with them that they MAY decide to come and fix what's broken. No one should have to beg to keep their home maintained when they are paying rent to you. DO NOT MOVE HERE! YOU WILL REGRET IT! I am counting the days until I can become a homeowner and move away from here. BUYER BEWARE!! read more

This company is a huge help for my family and I! Cromwell has always been able to fix problems that we have with the property within two days of calling. Whether it's AC or damages from the storms and floods, they'll be very quick to send someone to assist us. The owner Leighton is also very kind and courteous when we call her with questions about the property. Great company with great people! 10/10 would recommend!! read more

When I was redoing my house and needed a place to rent the Cromwell Co. was speedy and supportive in helping me find the perfect home.

I recently moved out of a home I was renting through Cromwell. I called to notify them we would not be renewing our lease a month in advance. They told me I would need to give written notice. I gave written notice a month in advance. They said I skipped out and did not notify them. I turned my keys and garage door opener into their drop box like I was asked to do and they said I skipped out and did not turn the keys in. I even called the day after I dropped them off to make sure they received them and the woman I spoke with checked, came back, and told me they did receive them and thanked me. Now that I am asking about my deposit they are saying I never turned my keys in. I should have taken a picture of myself putting the keys in the box and I should have recorded every conversation I had with the employees there. They are lying about not receiving my notice and lying about not receiving my keys. That is the excuse they are giving for not returning any of my deposit. They also said I should have cleaned the ceiling fan blades and cleaned the oven better. They said the bathrooms looked great. That's b/c I cleaned everything twice to make sure I would get my deposit back. When we moved in everything was filthy. I'm very disappointed in the lack of honesty and professionalism from this company. read more

I lived in one of their properties for one year. When I moved into the house, the state of the house was not typical move in ready. The walls were not painted, there were lots of nail holes (which I was actually charged for when I moved out), the kitchen sink leaked, the ac was broken, the fence outside was damaged, the lights in the bedroom didn't work, the grout on the kitchen counter tiles was rotted out, and the cracks in between the tiles were moldy. I called 12-13 times to tell them about the ac, kitchen sink and counter, and the bedroom light. Every time I called to ask when it would be fixed they told me that they made a report and that they would tell their maintenance worker about it. Every time I went in person to pay rent I was told the same thing. It took ELEVEN months for them to fix everything in the house, and they only did so because I threatened to not resign the lease. When I moved out they took every cent of my deposit, I was charged 75 dollars for a missing ceiling globe. (I googled them, they cost twelve dollars). I left the place completely spotless, and was still charged with 125 deep cleaning fee, and an extra 35 dollars because the bedroom fans had dust on them. 35 dollars to wipe a fan with a wet towel. OH! and they charged me 100 dollars to fix the a/c problem that I had been reporting for a year!!!! I paid every single months rent, on time and in full. I took excellent care of the house and left it spotless and clean when I moved out, and they still STOLE my 750 dollar deposit, and then rented it for 50 dollars cheaper after I moved out. read more

I asked about a listing on 10121 Orchid Ln in Waco, TX that was on the website and was immediately told that is was not available and thanked for my call. She dismissed me before I could ask about more listing in or around the same area with similar features as the unit I was calling about. I can only figure that the Cromwell Company does not need anymore business so I will look elsewhere and tell everyone to use another management company. read more
