Lived in a rental from them for 2 years- had zero issues except for upon move in as the house was…read morenot clean and then a few minor repairs throughout that 2 years- once was the ac unit blew and once was the in ground back flow for the sprinklers after a freeze. Upon move out, the house was left in better condition than it was upon move in. It was clean- except for a few minor details we missed (i.e- the vent fan in the bathroom) and I even went out of my way to do minor repairs and fixing of things as I lived there. (Pressure washing the driveway, porch, garage, back porch), lawn care and tending to the dead bushes they left me upon move in, fixing cabinet drawers that fell apart, replacing flashing on a corner that was caved in, etc. Now that we have moved out, we are being charged $700+ for "repairs" to patch nail holes and tv mount holes despite being explicitly told not to do so. In addition I'm being charged for tree trimming despite the tree being in the same unkempt condition upon move out as it was upon move in (yard is on a deep incline, I don't have the tools or ability to trim it due to its height). In addition, they tried to charge me for replacement of weatherstripping. It wasn't until I raised questions that they agreed to remove the charge for the cost of the weather stripping (not the labor) because it was indeed normal wear and tear. I don't really have much of an issue with the tree trimming cost. But I do have a huge issue with the fact that I'm being charged $100 an hour for labor to repair things I was told NOT to repair and additionally for a repair that was a normal part of the make ready process and NOT my responsibility. To be fair, I should've known better after renting from them once years ago and demanding my money back after finding the place was infested with roaches. I decided to give them a shot 5 or so years later as the house was in my budget and in the location I wanted. However, nothing has seemed to have changed. Natalie the owner even called me an asshole because I raise questions when being charged for things I don't feel I'm responsible for. If that makes me an asshole, then I'm an asshole. The attached photos are how the house was upon move in. ***response to tri city's response*** Tri-City Property Management the cleaners were not sent back out. The "cleaner" called me and refused to come back out as she stated she "scrubbed" everything and the places I had concerns with wouldn't come clean. The verbiage on the move out checklist is hardly a "suggestion" to not fill holes on your own and is a firm- do not do it. I had the original paint at the house. Hell, there were spots I did repair and paint that weren't even mentioned because it was the original paint. Had I known it was a "suggestion" I would've done it myself as charging $100 an hour for labor is insane to change a few bulbs, batteries and repair a couple tv mount holes. The tree just wasn't in my ability because of the slant of the yard- I'll eat that cost but the rest is a complete crock. An additional photo has been added showing the email exchange between myself and the person who does the walk throughs for tricity. She herself stated it was wear and tear after I pushed back on the charge.

I believe in equality, and you know I feel dèeply violated by Goldmedal property. They take care…read moreof their own. We're a Multi numerous of things. You can't show favoritism to your own whether it be race, sexual orientation, culture , etc. Im an immaculate cleaner, and for them to take my deposit & charge me for wear and tear damage, items & damage that was alrready present I could'nt believe it. They gave me notice that the owner didnt want to renew after 4yrs;not true they wanted me out.They wanted me out to move someone else in. In the middle of the Christmas holidays I had to find me a place & move. 1 week b4 moved out I found a place. Next I had to get money for deposit & 1month rent. I am disabled and I had to move 80% by myself going up and down stairs with no car. I think I was a good tenant. Have a reason to put someone out. Its time to stand against landlords like this. I didn't receive deposit letter until 4-6 months afterwards. I reach out to Goldmedal in reference to the deposit and charges no response. I will be reaching out to the Governor of Texas, and advocating against landlord unfairly taking deposits, and removing tenants. More laws and regulations need to be in place to protect the tenants. If your on a fixed income or Hud dont rent from them. I had 5 week notice close to impossible to come up with the $s. Agencies assisting the homeless with rent dont send people over there. They're contributing to homelessness & hardship putting folks out for no reason. If I wasn't a fighter Id of been on the streets. Who wants to help you during the Holidays? No luck on my Gofundme.

After a 12-year relationship with Colonial Property Management, we are appalled by the level of…read moreunprofessionalism, property neglect, and suspicious financial activity we discovered upon our return to the area. 1. Total Property Neglect & Abandonment Our property sat vacant for 2 1/2 months without a single effort from Colonial to list or rent it. When we finally demanded the keys to inspect the property ourselves, the office was in such disarray it took multiple visits over several days just for them to "locate" the set. Once inside, the reason for their delay became clear: the home was completely destroyed. 2. Failure of Oversight Despite their own inspection photos showing three dogs on the premises, Colonial failed to collect a pet deposit or enforce the lease. The result? Biohazards: Dog excrement was left in multiple rooms. Structural Damage: Carpets were torn to shreds, walls were riddled with holes, and the outdoor fencing was left collapsing. Filth: Sinks and tubs were clogged, hair product was stained into the walls, and the home was left in a condition that can only be described as "trashed." 3. Evidence of Fraudulent Billing This is where the negligence turns into a serious legal concern. Colonial had the audacity to bill us over $1,000 for cleaning and repairs they claimed were "taken care of." Because they assumed we were still out of state, they didn't expect us to walk through the door and see that zero work had been performed. Furthermore, our investigation into the vendors they "hired" revealed no legitimate business records or uniform registration for these entities. It appears Colonial is charging owners for maintenance performed by "phantom" companies that do not exist or are not properly licensed. 4. Security Failures & Theft Under their "watch," our washer and dryer were stolen from the premises. Their inability to secure the property or perform routine check-ins directly resulted in the loss of our appliances and thousands of dollars in property value decline. 5. Avoidance and Cowardice When I attempted to address these issues, the manager Ethan went into hiding. I called four days in a row; each time the receptionist promised a return call that never came. They are happy to collect management fees for 12 years, but they disappear the moment they are caught in a lie. Verdict: We are currently 500+ hours into a DIY restoration just to make the home livable. If you are an out-of-town owner, GET OUT NOW. Demand metadata on every photo and verify every contractor they claim to hire. We believe this company is not just inept, but potentially operating with criminal intent. Can we give the minus starts??? Avoid Colonial Property Management at all costs.

So they took over from our last company around April of last year. I wish we had the option to move…read moreout with the management change if I knew this was going to be happening. Amber- a "manager" repeatedly gave us incorrect information that we relied on, which ultimately cost us money ( cleaning/ carpet issues). But the most serious issue was her attempt to charge us $1,400 (a full month's rent) even though we only lived in the unit 8 days during the final month of our lease. When we questioned this, she became defensive and attempted to intimidate us into leaving. Tried to get buck & kept repeating " close out can handle that when the time comes". So we stayed, located Ethan- the owner, ourselves, and he confirmed that we did NOT owe that amount. This situation should never have escalated and shows a serious lack of professionalism and competence of the staff under him. This behavior from her has even happened over the phone. Next, a staff member named America was particularly unprofessional. We called for clarification on the charges on our deposit & she had a consistently poor attitude when I repeatedly told her why I was calling & asked multiple times if I can talk to someone above her, was unhelpful, and my fiancé was ultimately hung up on while he was attempting to request a manager after my call with them ended. This behavior was inappropriate and escalated an already frustrating situation. They then proceeded to email me after we called them saying we "threatened" and had "hostile behavior towards staff" and threatened to call the cops on us if we were to go to the office to speak with someone. All we wanted was clarification. Nothing threatening or hostile was ever said to those people. Yes we had an attitude & we were upset from the consistent lack of communication and lack of respect but we never said anything out of line to them to make them feel "threatened". After living here for TWO years with a baby, we were also charged $150 for "paint touch ups" for items that clearly fall under normal wear and tear, including door contact marks, tiny chips on sharp wall corners, and minor scuffs. These are normal signs of long-term occupancy and cannot legally not be billed to tenants. * Pictures below show what they sent me " in regards to the paint charge" Another thing. Management Access Policy: We were explicitly told during our call about the charges, that according to their policy, tenants are not allowed to speak to a manager or even an owner at all. We were informed we could not speak to management over the phone or email, and when we asked if we could come in person, we were told no -- and that if we showed up, we would be turned away. This policy is unreasonable and appears designed to avoid accountability entirely. How are we not allowed to talk to managers or employees of a company? When has that ever been a policy of any place of business ? Communication overall is superrrr unacceptable. You can never reach anyone by phone, everything is "email-only" , and responses are delayed or ignored. When you do get a hold of them, they push you away or hang up when you start stating your issues. Especially when they know they are wrong. Tenants are then left without any meaningful way to resolve disputes. Between misinformation, intimidation tactics, inaccessible management, unprofessional staff behavior, and questionable charges, this company is extremely poorly managed. I can honestly say this has been the worst experience with a company i've ever had. I strongly advise prospective tenants to look elsewhere. Wish I can give them ZERO STARS

There are some mixed reviews on here, but we have been with this company for going on 10 years now…read more- and are long overdue for a well-deserved shout out. Chris, Sam, and Stacey have gone above and beyond over the years: ensuring that our property is well managed and maintained, providing timely and reasonable solutions to common - and some not so common - issues that arise when you lease out your home to strangers. They answer calls and emails in timely fashion. They provide regular feedback on the status of your home, and keep you looped in when it goes back on the market. Not only do they prioritize the well-being of your property, they maintain/repair properties in between tenants while minimizing vacancy times. As a military homeowner, it can be stressful when you have strangers living in your home, but I have nothing but five stars to give the amazing and invaluable team at Trustmark! The management fees are manageable and well worth the service.

If this is your preference just respond with No. I love Harkerheights always have & will It's a safer place than Killeen area. We're in a crisis, and I feel as an voucher recipient all have turnt their back. It's all about $s. We as a community need to reach out to all. Voucher isn't a contagious disease that you only accept when you have no other choice. Ex if a war broke out. I reviewed you this way because you didn't respond, and I know you got my message. I contacted you about a property under the Trustmark name & found out your the same company as Colonial.
