    Absolutely a terrible rental company. Property owners please beware-- do not use this company. Isbell properties to include Joshua Isbell operate on bad business. When we first enlisted our rental property with this company it was a breeze.. as the year continued we ran into continuous problems with them.. they truly only look out for themselves and nothing more. They do not care for the tenants nor the property owners. They are crooks. As property owners, Isbell has an allotted $500 maintenance fee that can be used in the event of unforeseen repairs on a monthly basis. If the repair is to exceed $500, they are to reach out to the property owners to approve/deny the charges. Our tenant had put in a request for an A/C repair... their *PREFERRED* vendor stated that to repair our A/C unit would be about $800. Isbell reached out to us with this quote. We denied the use of their vendor because we had someone that could do the work for cheaper. The next month we were $500 dollars short on our deposit from Isbell.. when questioned about the discrepancy they said it was for the A/C repair. I explicitly told them that I had my own vendor to go out and service the property. How could they deduct $500 when their(isbell's) vendor would be charging us $800. I asked to speak to the person who was in charge of repairs to get further clarification. I reached to Isbell numerous times to figure out what was going on. Finally, Jay got back to me and told me that their vendor misquoted us on the repair. He stated their preferred vendor only needed $500 to complete the repair-- how convenient. When probed on the manner, Jay had no answers for us and stated he did not have a receipt to provide for the work that was done. How can their preferred vendor quote us $800 for a repair and then when I decide I want to use my own vendor, they do the work for $500 and automatically pocket our monthly maintenance allotment? AND WITHOUT OUR KNOWLEDGE-- Completely criminal. Given our dishonest relationship with them up to this point-- when our tenant moved out, we agreed that Isbell would do the move-out inspection and we would handle the repairs, and find our own vendors. When we provided Isbell the invoice of the charges to our tenant, Joshua Isbell refused to deduct the charges from the tenants deposit. He said our charges were too high for the work. We are reasonable and ethical people. We are not out to get a payday. Our house was left DIRTY. Look at a few pictures for reference. Joshua Isbell stated he would not allow us to charge the tenant no more than a $250 cleaning fee-- the whole house was filthy. Furthermore, attached you will find the receipt of what Isbell charged us when they took over as our property management.. as you can see they charged us as the owners $360 for a wipe down of our CLEAN HOUSE that we turned into them to rent out. How can they limit us to charge $250 to our tenant for a filthy house, and they have the audacity to charge us $360 for a wipe down. When we entrusted them with our house, we gave it to them clean... and they still did an initial charge of $360. Absolutely insane. When we called out Joshua Isbell on his unethical billing tactics, he stated we would have to personally bill and refund our tenant her deposit. We of course had no quarrels over this. Surely, Mr. Isbell was upset that he could not pocket my tenants deposit for his own company. Ultimately, we ended up terminating our contract with them. They are dishonest people. If you have a property managed by this company, please look at how much they are charging and pocketing from your tenants.. they are billing your tenants behind the scenes and taking the money for themselves as you can read from previous reviews as well. I have never left a negative review. I would never want to hurt someone's business and/or livelihood. But please heed this warning fellow property owners, do not entrust your properties with this company.

One thing to note before choosing this company is the "great" state of Texas is a landlord state. What does that mean? Normal wear and tear is up to the landlord, so the crappy paint they use that peels, if you get a scratch, paint naturally peels or anything other than fading they will charge you for all of it. Again since he's going to reply look it up on texas property codes. They use the law against you as tenants so be weary. I did take them to court, but sadly I chose a different route with my life than become a slumlord and pursued my doctorate in physical therapy in IL so being out of state while in the program made it hard to prepare. I did lose, but I recommend taking a video covering every inch of the house and outside before you leave you might have a different outcome taking them to court. They took somewhere between 360-380 photos, and for someone who was never really at the property should tell you what to expect. I've rented in Georgia, Alaska and may other places with a way fuller house and NEVER had problems like this. If you notice any changes in the house make a work order to have it fixed immediately so it's on them. Also date your filters, otherwise these scam artists will charge you around 400-500 for HVAC cleaning even though they don't perform any type of maintenance on it or service the entire time your there. Bottom line just know if you rent with casa be prepared to loose your deposit and be charged double after that. These reviews from others are not wrong, I would highly encourage you to find somewhere else to rent and spread the word about this company. Glad I was in texas only for 3 years and never have to go back. Worst place I've ever been to.

    Do not rent or buy from this property management Upon moving…read moreout a property that I've resided in for 13 years they charged me for cleaning the carpet after I already had it professional cleaned weeks before moving out. The carpet was 20 years old plus and needed to be replaced. This violates texas rental property law dealing with 5-7 year carpet life span. To top things off they also charged 300 to clean the property after me and my wife spent an entire month cleaning this property spotless. The carpet cleaning company was the same company I had clean the carpet and they charged 3 times what they billed me. And I also have a list of misc repair items that they are charging. Bottom line is do not rent or buy from this property management company they are scammers and not trustworthy they will do everything to keep your deposit and make you pay on top of that.

Delia Gutierrez produced a fraudulent sellers disclosure, failing to disclose severe problems with a property's windows, the correct age of the roof, and a serious and visible cockroach infestation. I was unable to see the property in person before making an offer, so Joanna Pearce saw it, didn't fairly disclose the condition, including an obvious hole in the wall in the kitchen, then had me bid up past the top of the market without doing a market analysis on comparable listings. When I discovered all of the deficiencies in the property via an inspectors report and personal inspection, where I found dead roaches in plain view and dried roach parts in the kitchen drawers, indicating someone had tried to clean them away, and the property did not appraise according to VA guidelines, I opted to terminate. Andrea Thompson advised that I should get a lender denial of funding for insufficient appraisal to produce to the seller to support my termination, rather than the actual appraisal report. I did so, and produced it, but I'm aware that she then called my lender without consulting me and asked for the appraisal report. Given that appraisers generally are not going to do a detailed inspection and are more generous in the prices they assign than the actual market, I did not want to the appraisal for which I paid $500 to be used as a marketing tool for the scam the sellers are running. Moreover, I asked that Andrea include the fraudulent sellers disclosure (claiming a new roof in 2018, and not disclosing known insulation issues with the windows and cockroach infestation) as a reason for termination, and she would not. But she was supposed to be my fiduciary. Although Delia Gutierrez received notice that the property would appraise low, to which she responded, and she had a letter from my lender denying funds for insufficient appraisal, she refused to get her sellers to release my earnest money - mind you, I had already paid $950 in inspection, option fee and appraisal based on their misrepresentations - claiming they needed the appraisal I paid for to make sure the property actually had appraised low. What a liar! I saw on Zillow, that she used my appraisal report to set a new price. They were refusing to release my earnest money, to which I was entitled , so they could get the $500 report that I paid for! On top of deceiving me in order to engage me in buying the property in the first place! No doubt, despite having the inspection report, Delia will continue to lie on sellers disclosures. During this process, when I asked when I could expect return of my earnest money, Andrea Thompson became unusually unresponsive and tried to prevaricate as to the guidance she had given me, leaving me to write a demand letter and work with the title company to get my earnest money back. This process was a nightmare for me due to these women's dishonesty and unethical behavior. Also, Andrea Thompson admitted to me that she's not even advising her sellers to clean up their properties in this hot market - they just see buyers as marks to target and exploit. Truly despicable. A few thousand dollars doesn't seem worth losing your license, but I guess they rely on people being naive. I honestly would not believe the depth and extent of the unethical behavior if I had not seen it for myself.

Shared maintenance fee - I believe taking care of normal wear and tear situations should be on the homeowner & not the tenant, especially when I know I'm not doing anything to purposely damage the home. If I were a homeowner, I'd incur all costs associated with normal wear and tear of my home. With this company, I have to pay every time a maintenance person comes out to repair an issue that likely existed before I rented the place. It just seems like another way to nickel and dime tenants already paying exorbitant rent prices and just trying to keep a roof over our heads in this terrible economy. 2. No contact with the office after 12 - You can't reach anybody in the office after 12 and have to wait the next day BEFORE 12 to be contacted by company staff because everyone is out "checking on properties" after 12. What kind of company doesn't have a receptionist in office to answer phone calls during business hours or some other type of communication portal where tenants can reach staff for general, non-maintenance related questions/issues? Then, when you do speak to someone, sometimes you don't get a thorough explanation that helps you understand what you need to do as a tenant or a response that seems like the company cares about you as a customer or person. If I could've found a comparable rental with a different company within the short amount of time I had to move, I would've. I believe there are better options out there when it comes to rental companies.
