Filled everything out paid the 120$ in application fees, sent letter of benefit, pay stubs, and LES. Next day get any email stating denied due to my partners credit and owing another rental company which was from a previous marriage that he thought was handle he went and paid it on the spot. I called the leasing agent Sonya Shirley no answer left a voicemail, sent a emailed asking if I remove him and we show proof it's paid what options do we have? Next day she sends an email back no options the denial stands as is! Horrible not once she at least pick up the phone and have a conversation, or call and say this house is not an options but let me send you some others absolutely nothing! I can confidently say this was a costly mistake. As first-time buyers, we trusted that our agent would guide us, advocate for us, and help us make informed decisions. That did not happen. We were required to sign an exclusivity agreement with the Salas Team after being connected through Zillow, which limited our flexibility early on. Our first agent, Robert Key, quickly became unresponsive and failed to follow up on critical information about a home we were considering. We later discovered on our own that the property had foundation issues, something he said he would "look into" but never did. We terminated that agreement due to lack of communication and support. We were then referred to Sarah Albright and continued with the Salas Team after being told by Shirley at Integrity Mortgage Group that we would receive a 1 point buydown if we purchased with the Salas team. That incentive directly influenced our decision to stay. While Sarah was communicative, she did not provide meaningful guidance where it mattered most, during negotiations. When we expressed that the home seemed overpriced based on its condition and time on market, we were told it was "a very good price," which discouraged us from negotiating. We ended up offering full asking price and ultimately paying above it. Looking back, we clearly overpaid. The most concerning part of our experience was the home inspection. When we asked for a recommendation, Sarah referred us to an inspection company without disclosing that her husband worked there and participated in our inspection. This was only revealed after the fact when I noticed the last name Albright on the inspection paperwork. I jokingly asked if she had a brother or cousin who worked for the inspection company. To my surprise this is when she disclosed her husband worked there. This is a clear conflict of interest and should have been disclosed upfront. Unsurprisingly, the inspection missed multiple major issues, including water damage, uneven flooring, and other defects that have since cost us close to $20,000 in repairs within the first year of ownership. We were also discouraged from making reasonable repair requests or negotiating for credits, and little to no advocacy was provided on our behalf. To add to this, the promised 1-point buydown was never clearly reflected or properly explained at closing, leaving us feeling misled. At the end of the day, we were inexperienced buyers who relied on professionals to act in our best interest and instead, we feel we were pushed through a transaction that benefited everyone but us. We regret working with Sarah Albright and the Salas Team and would strongly caution other buyers, especially first-time buyers, to think twice. Do your own research, hire your own inspector, and do not rely on incentives that are not clearly documented and explained in writing.

everything could improve. renting from them felt like being forced into some weird power dynamic…read more they play nice to your face but expect you to do their job for them when you move out. they will make small damages or a spec of dust look even worse by zooming in and even taking pics of things that were there when you moved in. we cleaned our place before we left but they hired cleaners anyways, charged us for them, and then took pictures of their crappy clean claiming it was us and then charged us for that too. they charged us for unnecessary work like replacing an entire garage door for a small dent and then on top of charging us for their personal choice of services they also counted how many services they used and charged us for the amount of services they used just so they can keep as much of the deposit as possible. they half ass the build of even the houses they sell in hopes you will buy it for the aesthetic, and offer 0 safety if you rent. they are expected to enter your house whenever they please. no knocking or anything and they will practically shame you for having a lock on the gate for your own safety. they want full access to your living space with 0 complaints. pretty much if you rent from them you have no home they just let you stay there. which is crazy considering how often landlords usually do a lot to make you feel like its still a home and only really expect it to be taken care of. imagine if your kids were playing outside when a strange man just shows up just because you couldnt answer the door. he will just walk back there as he pleases. during one house inspection, i was still in bed when two men just entered the house without knocking just for them to blame me for their own misplacement of a smoke detector. they are cheap, egotistical, and narcissistic people. they even have some dude from a separate company show up announcing he's the property manager and banging on the door like a cop. they know they are wrong in a lot of what they do but they get away with avoiding accountability and are very snarky gross people with the exception of one woman and i would only buy from them again if she took over.
