Chris, Sam, and Stacey have gone above and beyond over the years: ensuring that our property is well managed and maintained, providing timely and reasonable solutions to common - and some not so common - issues that arise when you lease out your home to strangers. They answer calls and emails in timely fashion. They provide regular feedback on the status of your home, and keep you looped in when it goes back on the market. Not only do they prioritize the well-being of your property, they maintain/repair properties in between tenants while minimizing vacancy times. As a military homeowner, it can be stressful when you have strangers living in your home, but I have nothing but five stars to give the amazing and invaluable team at Trustmark! If this is your preference just respond with No. I love Harkerheights always have & will It's a safer place than Killeen area. We're in a crisis, and I feel as an voucher recipient all have turnt their back. It's all about $s. We as a community need to reach out to all. Ever since AFTER I moved in and out their attitudes changed and their employee was very rude. I lived in Greenlee Dr around 2 years ago and I had myself removed from the lease before I moved out due to personal issues, and now for some reason they post the charge to collections and it posts up on my credit. This is the WORST rental company I have ever dealt with. They have screwed us twice now within 4 days. Their website said the house was available the 21st and I was signed up to be notified when it become available. We got there to view it and received a text saying it was already rented. We called the company over 20 times and no answer. We finally got ahold of them and they said it wasn't their problem that we weren't notified that it had become available sooner. We've worked with a few property managers in different states, and we've been very pleased with the folks at Colonial; Ali, Staci and Samantha have been consistently helpful and communicative throughout setting up the account, finding an appropriate price point, and helping resolve repairs/issues on our behalf. It took some time to set everything up at first, but that's how it goes pretty much anywhere. What I know is, when I call or email I a) talk to the same people every time, b) get quick responses. The owner disbursement so far has been fast and accurate. I'm sorry to read about some unfortunate experiences here on Yelp, but those haven't been true for us. They manage a huge number of houses, and I'd argue that only one negative review in a year is actually excellent considering how emotions run high with people's homes and large sums of money. I so wish we would have been more particular about the leasing company we chose to go through when moving to Harker Heights Texas a year ago. We found this really great home in an ideal location but are so disappointed in the customer care we have experienced . This management company has added extensive fees to our security deposit when renewing our lease. They scheduled an inspection with no consideration to us as tenets and when we tried to rescheduled as we were out of town they told us they were to busy to accommodate us. It took a month for them to replace a broken dishwater, we reported to them that the pipes froze and busted in the sprinkler system and not only have they not repaired it but they told us to buy a sprinkler to water the lawn! The home is cleaner and in better condition then we moved in . Our rent is always paid on time yet all they seem to care about is "protecting their clients property" but what about the rights of a good paying, good stewards, good tenets? They really don't care about us the ones paying the rent and maintaining the property over and above what we are required to do? My wife and I recently moved out of our duplex on Duncan ave. We were on leave for about a month and came home to a new neighbor who did not follow the leasing office rules, not allow for spacing in our drive way which was for 2 homes. She hit our vehicle and then began to get verbally aggressive when we asked about the situation. Also including when both homes were currently under contract they never took the sign out of our yard so we had random people coming to knock on our door at all hours. So for anyone looking at a corner house. STRONGLY advice against it. read more

Friendly staff and easy payment online. BUT let me tell you that during COVID move out and for only being there for 7 months give or take, they sure did Take a lot from us on my return deposit. PCS to WA and the house was gutted out with no trash before we left, since COVID and the social distance BS I told them I got quotes and to inform Colonial the prices THATS IT. So trusting Colonial to get the carpets, cleaning, pest control done which obviously they did, we couldn't do it or be there do to COVID. THEY WENT ALL OUT, keep in mind me and my wife are a clean freak and I kept EVERYthing in the house cleaned plus we didn't even use 2 of the rooms and on top of that we was rarely home due to work! A $1295 deposit check end up being a $567 check. They added Porch Power wash $65, replacement alarm fob $75 (like wtf is that?) Removal of left items $125 (there was NOTHING in the house lol) smh... but never again we take chances on letting a realtor company to do the move out for us again! read more

Colonial has been charging me for mowing the lawn in the dead of winter for the past ten years despite my continued protest. As a former Active duty officer with 5 deployments, I don't have time to micromanage my properties. They (Christine Savoy) are now citing our agreement where the owner agrees to maintain the yard. I let them know that the grass does not grow in winter. In fact, they go dormant and go brown until about March. I know because I lived there for four years while stationed at Hood. Because of this, I have to take time out from my busy schedule as a realtor to look for a new company in Harker Heights. I do not recommend them. read more

This place is AWFUL. I allowed this company to manage my property from 2011 to 2012 and it seemed like every month I was billed for some type of repair or something ridiculous that never got completed. They even charged me to repaint the exterior of my house and missed spots on the window panes as well as never completing wood work for the window panes. The tenants also smashed a hole in one of the closet doors and colonial did not replace the door or charge the tenant after move out, but instead they stuck a sticker over it and claimed it had been fixed. When I came to visit the house after the tenants left I also saw that the carpet was torn and smelled like dog pee because of their pets in which who knows how many they had in there. Colonial also kept my deposit to clean the carpet and did clean it which was a waste money since I ended up having to replace all the carpet right after (Thanks for wasting my money.) I manage my property for now and may use a different management company in the future but for this company I will beg others not to do this to yourself. these guys took me for a ride every month and I will NEVER EVER USE THEM AGAIN. As i was browsing the properties they were not clean at all. The bathroom seemed like someone used it and never flushed. I still decided to rent a property from them. I moved out and they lost my file. They ended up charging me everything that was previously broken/unflishined. It has been a year since i moved out and still I am fighting for my money. Horrible!!! We moved to Dallas and Colonial was managing our home in San Antonio. Not only did she never check on my renters she never made arrangements for my HOA to contact her for violations. My renters had pets when not allowed, trashed my home, and had over a dozen HOA violations that were ignored and I was sent to collections. After Colonial changed me $175 a month to manage my property, I was forced to sell and take a $16000 loss just to get rid of the home. The damage was so severe, keeping their $1700 deposits didn't cover 10% of the damage. DO NOT HIRE!! Total waste of money!!!!! read more

I wish there was an option to give a 0 star review. We have been looking to rent a home with Colonial Residential Properties since the beginning of April when they claimed the home would be ready. Not only was it not ready but three weeks later it still wasn't ready on the day that they specified. Because it's first come first serve my husband was waiting in front of their building from 6:30 am until 9 am for three days hoping they would finally release the house. So today the house finally got released, we saw it, had our applications and our money orders ready and went to the office to turn in our applications. We were the only ones in the office, and the lady in the front was making sure everything was correct and signed, as she was checking our applications another potential tenant walked in interested in the same property as us, another lady from the front office with brown hair took her application, without even checking it and time stamped it stating that she was now first in line for the house we were interested in. Everything in our applications was correctly filled out, all she claimed we needed to do was cross a line on the pets page stating that we don't own any pets. What kind of business are you running where you have potential tenants that you're currently helping, and you allow someone to come into the office after them and time stamp and accept their application before you are done helping the people who were in there first. If it's first come first serve, the ones who were in there first should have been attended to first and the second potential tenant should be next in line. This has been the worst experience in customer service I have ever had and the fact that the front office staff just stood there, basically pitting two people against one another and whoever got theirs stamped first wins is disgusting. Terrible customer service. Looked at a house and had questions. Called the rental property and had no call back. Went in to ask questions about a property we were very interested in and the rude lady kept talking over me. Wouldn't let me ask a full question before talking about information that wasn't relevant. If you have a pet, watch out! Their pet policies are TERRIBLE. You have to pay the application fee ($50 per person) and a pet screening ($20 for the first pet and $15 for each additional pet). After you give them a crap ton of money, then they ask the owner of the house if the pet is approved. Guess what happens if the owner says no? You are out all of your money. For me, that would have been $135 that could potentially be wasted. When asking questions to help us clarify the policy the lady became HOSTILE and extremely rude towards us. I ended up walking out because I refuse to rent from a company who won't call me back, has awful pet policies, and has hostile employees. FIND A DIFFERENT RENTAL MANAGEMENT, because this one won't be helpful and take your money. read more

I give one star because zero is not an option. Rude inconsiderate people who are jacking up prices for no reasons. My "townhouse" is small cramped and I live atrocious to their standards. Me and my husband refuse to put anything in here. They say you have a week when you move in to get problems taken care of in your lease but they only give you three days. They are scam artist and dishonest people never again will I rent from these idiots. My job is training dogs yet we are "housing" two they get dropped off and taken home everyday after an hour at my house. They do what they want when they want. Oh and they can randomly inspect your property even if your not there. I don't trust them and I don't think they are good business people. BEWARE!!! This company is so dirty. We have been with them since January 2013. Our Plumbing has been messed up constantly. We had an after hours emergency where the toilet overflowed even after turning off the water. We searched and searched for an EMERGENCY number, but had no luck. I called the office, no luck. We had no other choice but to contact a plumber to fix the issue. After the weekend we went to report the issue, and was told "Since we didn't give them a chance to fix it first, we had to pay for it" over $300. Just recently, we put in a work order to have the plumber come out to check the pipes since our washer flooded our house. They sent out this sketchy shady looking guy and he said "everything looks good to me" They are now charging us for the plumber coming out!!!! Almost makes you scared to even put in a work order!!!! HORRIBLE customer service ! They will scam you and try to get every dollar they can out of you ! Very unprofessional ! They word things so strategically in order to scam you . They are all about a dollar they do not care about the well being of the tenant. I tired in a 30 day notice on the 1st of the month as my lease is up the 31st. They told me I would be responsible for June due to it's supposed to be turned in the 1st of the month prior to your move out date. **BEWARE OF COLONIAL** I can't believe they haven't been prosecuted yet for fraudulent billing/bookkeeping practices. Patsy's the biggest thief and I'm going to prove it! My mother owns a rental property that Colonial "manages". For years they've been over-charging my mother for repairs made to the property that I suspect they've also billed the tenants for (and pocketed the difference). They've also invoiced for repairs that haven't been made (and taken the money directly out of the repair escrow fund for the property). -Yes, I have proof. My mother lives out of state so she's unable to view the property herself. When she has questions/concerns, no one will take/return her calls/emails. They don't get bids for repair work on the properties, they just have 1 guy they use and they bill the homeowner whatever he wants to be paid (I suspect Colonial gets a kick-back for using him exclusively). Here's the kicker... my mother and Patsy have been longtime "friends" (even before she started Colonial). If Patsy treats her "friends" this way; imagine how she treats everyone else! Well, she's not my friend and my mother's now given me a power of attorney to make decisions on her behalf. I have contacted an attorney and we will be seeing her in court. -GUARANTEED. If you have made any kind of business transactions with Colonial, I suggest you do the same. Patsy, if you're reading this (and I hope you are), you know who I am... I'll see you soon. P.S. Worst service I have seen from property manager. It's unfortunate, as most of the employees are very friendly to talk to. But they have absolutely no organization, constantly losing paperwork, promise to complete something but never do. My original application took over a week to complete, because they simply never submitted it. It took several in-person visits before they actually did, then it was completed in a couple hours. I discovered I had to show up and basically badger them to get anything accomplished, as every phone call always ended with "we'll get that taken care of and call you right away" yet I never received a return call. They made changes to their online billing, which cancelled my auto-pay, I was on leave at the time, and completely unaware. They didn't call, rather sent a notice in the mail, arriving weeks after the rent was due. I noticed my account hadn't been drawn a few days after rent was due, went and payed it and they still charged me a 10% late fee despite the fact it was their system and I had never been late before. For an entire month they didn't even realize I was still a resident, despite me dropping of a signed copy in-person of my updated paperwork showing that I was no longer moving. They dropped my account from the system, so my autopay didn't occur, and I could no longer update it. I, once again, went in person to solve this. When I moved in there was a bit of water damage under the sink (I fixed the leak myself) as well as in the garage. I noted this on the move in inventory and asked that they fix it, just in case of mold or other issues. About 6 months later someone came just take an estimate, a few more months pass and someone calls to schedule the repair. I tell the gentleman I'm on leave and that I'll be starting a new job the following week, and I would need a little time to get my schedule figured out. Less than a week later I get a call from Colonial, who makes some pretty thinly veiled threats that I could be held liable for the damages and that I should just allow them to come in and make the repairs while I'm not there. I refused and the lady struck an argumentative tone with, not allowing me to speak. Somehow I would be held responsible for damages that were pointed out, in writing, in June 2012 but were not scheduled for repair until March 2013! I've been available most any day, and the majority of the issues stems from the fact the repair worker or estimators would not return phone calls in a timely fashion or show up at a mutually agreed time. I've poured my own money into maintaing this rental rather than bother with the agency or bug the owner, taking care of things that should have been accomplished by a property manager. I'm not a first time renter, and expect most property managers to be somewhat difficult to work with, as they are out to make a buck off of trumped up damage claims. I've always left the homes I've lived in better than I found them. I can provide plenty of pleased owners as references where I made pre-approved improvements to their homes for little to nothing. I've never been charged my deposit for damages, never been late on payment, never any issues up until this point. I've never seen an agency so inept at managing files or getting simple things done in a timely manner. I've let my owner know exactly the service he's receiving for a large chunk of money, and I'll be sure to let Ft. Hood housing know as well. read more

Stayed in a house they managed after they booted the tenant out for not paying rent. The whole division was just getting back from deployment so didn't have a lot of options - wish I would have looked further out. When I moved out, they told the landlord that I did all the damage the previous tenant had, and billed me for it. AAR comments: 1) Don't do business with these people. 2) If you can't/won't follow #1, make copies of your move-in inspection and MAKE THEM SIGN OFF ON IT. read more

I have never been treated in a manner where you have the property inspected after you leave and they do not have the curtesy to forward you an inspection sheet of the property, and they deduct what they want from your deposit without any notification to you. They do not want to help with the complaints you placed on file on your move in, and just bill you on your move out.We have photo evidence of the place we moved into along with the photos taken on our move out, as we did not trust this company. I have been involved in property for many years and this is the first time that we have had this experience from a company. They just want people's money and with all there demands on your move out, you may as well let them keep your deposit, as that's what they will eventually take from you.I would never rent or let people place there property's with them as they are thief so. This company is very unwilling to work with your needs... To even see one of their properties! Don't plan on coming from out of town on a weekend to try and see a rental. They are only open M-F to view a property and are completely unwilling to offer to arrange Saturday or Sunday viewings etc. The woman I spoke to today basically told me I was s*** out of luck if I couldn't get there during the week! This company is EVIL!!! DO NOT RENT HERE!!!! They act extremely nice in the beginning but as soon as you sign the contract, you immediately are treated like you are their ENEMY. My air conditioning was out for 2 weeks in the middle of July and they did not care to send a repair person! When my fridge broke in my house, they told me I would be responsible for paying for it to be fixed even though they admitted that it was not my fault it broke. They do anything they can to get your money. On the move out inspection, there is no reason to pay for any cleaning because they will take all of your security deposit no matter what. **BEWARE** Colonial managed my property in 2013. From the very beginning funds were mismanaged and we were shorted, the issue was fixed only after several phone calls to them and me nagging. Repair requests were not completed promptly, again I had to constantly call to check up on the repairs, it took 2 months to get simple things done such as tightening 1 rail on the deck. We were charged nearly $100.00 to have someone flip the breaker for an outlet that needed tripped (tenants swore they did it and got no result). I had to micromanage to ensure things were being done correctly. After the 1 year was up our house sat empty for 3 months. We switched companies and paid 1098.00 to fix damages that Colonial Residential deemed as "normal wear and tear". I then had to deal with Colonial for 2.5 months after switching companies to hold them responsible for damages and cleaning that was supposedly already done. After all the cleaning and repairs were done our property was rented within 2 days. No wonder no one rented it out, Colonial let it sit for 3 months dirty and damaged. They are very nice when first meeting them, but once you are in a contract their unprofessionalism will come out. read more

Knowing it is a military town and people don't have time to dispute their practices they try and only give you a small portion of your deposit back knowing most people have moved away. Stay away from Colnial Property at all costs. I jsut moved out of one of their properties. I had to pay for cleaning, carpet cleaning, and lawn care from professionals. I had a $1195 deposit on the property. Colonial is now charging me an additional $530.00. almost all of the charges would have been addressed in the move out inspection, however Colonial will not allow you to walk through with the inspector. That way they can charge you for whatever they want. One example is I am being charged for not returning my two keys to them. I put the two keys into the woman's hand from Colonial. This is the biggest scam going around Fort Hood. i will tell anyone that is moving to the Fort Hood area to avoid Colonial at all costs. we moved to killeen with NO time to find a house (or a better rental company) so we went to colonial and got a duplex for 800. they seemed nice. little did we know when we moved out we'd be scammed out almost a grand! this companies HORRIBLE!! half the girls there don't even know what they're talking about when you walk in and have concerns or questions.. When i walked in there was a couple other people there & all the girls were doing was talking! not even paying any attention to us.
