Let me preface this that 8 years ago we had used a real estate agent from this company when we were looking for a house 8 years ago when coming from AZ to TX. We called, we sent property addresses over. We flew in, we met, we went to some 20 houses over 2 days, got qualified for a loan, and bought a house. Was quick, easy, friendly and went like every other house Id ever bought. Something between then and now has changed. We called on a Fri afternoon and the lovely receptionist took some basic info and then we got a callback from some kind of intermediate person who took all the info like the properties we were interested in, what our current housing situation is, what we wanted to see, what we wanted to do, price points, etc. Then Fri evening we got a text setting up an apt to meet Carol the real estate agent on Sat morning. Now granted, all of the conversations we had had up to this point centered on the belief that we were going to be meeting with a real estate agent so that they would be setting up times for us to be shown the properties we were interested in. That was soon to become apparent this wasn't to be the case. When we sat down with Carol, it quickly became apparent she had no idea what was going on, as she started asking us questions like how many bedroom house we were interested in, stated that we had a price cap of 850k, which was the price of one of the homes we were interested in, but wasn't our price cap of another that we had told the intermediary, and was talking over us when we were trying to correct her. Finally asked her point blank if she had even looked at the houses we had sent, and she said she didn't because she hadn't had a chance since she was on "her time." Then the pamphlets came out of a worn and well used gift bag, and the sales pitch started, how we'd have to sign on for 60 days, so we got up to leave. She coaxed us back begrudgingly and now quite skeptical, said it could be only for a day, but then she started telling us that no one will show us a home unless we're pre-qualified. Argued with me about it even. Now I've bought a few properties in my day, even currently have an investment property I purchased 3 years ago, and this has NEVER been a problem. I can get qualified, not just pre-qualified, in under 24 hours as a very well qualified, asset heavy purchaser. But she just wanted to argue about it, seemingly more concerned if she was wasting her time, not listening to us, arguing with us, and trying to rope us into a contract with her company than being interested in providing a valuable and quality service to us. It felt like we were in a used car dealership than in a real estate agent office. As I told her, I dont beg people to take my money, and I was expecting a $25k-$39k service (would have been her comission) but instead I got someone who didn't do any homework, was completely misinformed, argumentative, and was sales driven instead of service driven. YMMV, but I do not recomend, as I've NEVER seen a real estate company run like this. When we left, I called a different real estate company, sent over addresses, provided all the info, and was immediately set up to be shown the houses, as it should be, with none of the problems I ran into with Shine Real Estate.

Shared maintenance fee - I believe taking care of normal wear and tear situations should be on the homeowner & not the tenant, especially when I know I'm not doing anything to purposely damage the home. If I were a homeowner, I'd incur all costs associated with normal wear and tear of my home. With this company, I have to pay every time a maintenance person comes out to repair an issue that likely existed before I rented the place. It just seems like another way to nickel and dime tenants already paying exorbitant rent prices and just trying to keep a roof over our heads in this terrible economy. 2. No contact with the office after 12 - You can't reach anybody in the office after 12 and have to wait the next day BEFORE 12 to be contacted by company staff because everyone is out "checking on properties" after 12. What kind of company doesn't have a receptionist in office to answer phone calls during business hours or some other type of communication portal where tenants can reach staff for general, non-maintenance related questions/issues? Then, when you do speak to someone, sometimes you don't get a thorough explanation that helps you understand what you need to do as a tenant or a response that seems like the company cares about you as a customer or person. If I could've found a comparable rental with a different company within the short amount of time I had to move, I would've. I believe there are better options out there when it comes to rental companies.

Delia Gutierrez produced a fraudulent sellers disclosure, failing to disclose severe problems with a property's windows, the correct age of the roof, and a serious and visible cockroach infestation. I was unable to see the property in person before making an offer, so Joanna Pearce saw it, didn't fairly disclose the condition, including an obvious hole in the wall in the kitchen, then had me bid up past the top of the market without doing a market analysis on comparable listings. When I discovered all of the deficiencies in the property via an inspectors report and personal inspection, where I found dead roaches in plain view and dried roach parts in the kitchen drawers, indicating someone had tried to clean them away, and the property did not appraise according to VA guidelines, I opted to terminate. Andrea Thompson advised that I should get a lender denial of funding for insufficient appraisal to produce to the seller to support my termination, rather than the actual appraisal report. I did so, and produced it, but I'm aware that she then called my lender without consulting me and asked for the appraisal report. Given that appraisers generally are not going to do a detailed inspection and are more generous in the prices they assign than the actual market, I did not want to the appraisal for which I paid $500 to be used as a marketing tool for the scam the sellers are running. Moreover, I asked that Andrea include the fraudulent sellers disclosure (claiming a new roof in 2018, and not disclosing known insulation issues with the windows and cockroach infestation) as a reason for termination, and she would not. But she was supposed to be my fiduciary. Although Delia Gutierrez received notice that the property would appraise low, to which she responded, and she had a letter from my lender denying funds for insufficient appraisal, she refused to get her sellers to release my earnest money - mind you, I had already paid $950 in inspection, option fee and appraisal based on their misrepresentations - claiming they needed the appraisal I paid for to make sure the property actually had appraised low. What a liar! I saw on Zillow, that she used my appraisal report to set a new price. They were refusing to release my earnest money, to which I was entitled , so they could get the $500 report that I paid for! On top of deceiving me in order to engage me in buying the property in the first place! No doubt, despite having the inspection report, Delia will continue to lie on sellers disclosures. During this process, when I asked when I could expect return of my earnest money, Andrea Thompson became unusually unresponsive and tried to prevaricate as to the guidance she had given me, leaving me to write a demand letter and work with the title company to get my earnest money back. This process was a nightmare for me due to these women's dishonesty and unethical behavior. Also, Andrea Thompson admitted to me that she's not even advising her sellers to clean up their properties in this hot market - they just see buyers as marks to target and exploit. Truly despicable. A few thousand dollars doesn't seem worth losing your license, but I guess they rely on people being naive. I honestly would not believe the depth and extent of the unethical behavior if I had not seen it for myself.
