I want to leave 5 stars just so my comment will remain at the top as well, because I can't give negative stars. The properties Lynn Properties manage are all affordable because they are run down. When we signed the lease, the lady had us sign inside her home which was a little strange and she essentially told us that don't expect too much when it came to repairs. When we eventually reached out to her about a toilet issue, she said "depending on how you live the toilet shouldn't be an issue." Shocked entirely by that statement. The trailer's A/C didn't work in the dead of summer after moving in, took a week before someone replaced a part. Winter is creeping up, and shocker the heater also doesn't work. That would be fine if the trailer didn't leak heat/cold because it's poorly insulated, which means more energy to heat and cool. Front toilet gave problems upon moving in, and eventually just stopped working altogether. Haven't even bothered to put that order in because it's not worth the hassle at this point. The front door and frame is starting to rot from water damage. So the door is now starting to sag and it requires a lot of force to close and lock. We were looking at bigger trailers under their property since we wanted to have more room, and they said they don't transfer tenants to other properties, and wouldn't explain why. Also considering that the place is trash, we thought they might work with us. And nope. The front desk lady, older lady is incredibly rude and unhelpful. Don't expect her to have an ounce of customer service. Trash is everywhere around the properties, roads are falling apart, and the places aren't shown any care or attention to prevent structural damage. Take everything the other reviews say into consideration, if you want a place that's cheap and they leave you alone if you pay rent on time Lynn properties are for you. read more

They evicted us after paying every $ owed a whole month later after court after we paid over the amoubt and had a $400 credit on next month rent. Constables kicked in our door. Made my 11 year old daughter who was getting out shower stand out side with only a towel wrapped around her while they searched house to make sure everyone is out to start throwing our stuff out. read more

These people are horrible all around! The lady in the office Kim is the most evil person alive I believe! I paid over 3000 in a month, because i was taken to eviction court for a month of missed rent! Yea ok! I don't believe they would let me stay with missing a whole month. I wasn't even told about the missing month payment until court several months later! Justin said I could stay as long as I caught up and paid! I most definitely didn' owe what they claim as I have ALL TRANSACTIO HISTORY! Kim is claiming to never have recieved two money orders which I know is bs! Would give negative stars if I could. Paid a $695 deposit on a house that wasn't ready yet. As in I couldn't even pay the rent yet because they still had to fix the kitchen. Five days later we decided to back out. They say I may get some of my deposit back and it may take up to 30 days. Since they took the house off the market they lost money. But, um, the house wasn't even ready. I've called several times. And been getting the run around. I called this morning and a lady said I needed to talk to Justin, she took my number, says he will call me. I called back, just now, spoke to Justin, told him who I was and why I was calling and he transferred me to the rude front desk lady, Lori, who was rude as can be. After I asked her if this was a common practice for them she hung up on me. So, now, I am calling lawyers. Do NOT give these people your money. Learn from my mistake. read more

I have lived in my house since May 2016. At first everything was fine my trailer was one of the nicest ones, but now almost 6 months later the place is falling apart. The 1st full month I have lived there I broke my foot on the step of my porch because it was broken, they accommodated my rent which was the most positive thing they have done. It took them 2 weeks after that to fix my porch and that was after another board broke and I almost fell again ( being on crutches not easy)...The AC constantly freezes up or doesnt work at all and when I call during the weekend no one will come out till maybe monday if Im lucky and there is a wire to my ac unit you can literally bump and the AC will turn off. The AC leaks so bad the floor around it and the floor out side of it is rotting out and about to fall through and cant even keep a filter in it cause it leaks so bad it falls out, water damage in dining room, water damage in laundry room, broken bathroom tiles, cant use one bathroom because the water runs so hard that it leaks out, other toilet runs constantly we have to turn the water off after every flush, front door uneven and big gap underneath it ( door has been replaced once), mold on the ceiling and bottom of AC...BOTTOM LINE DO NOT RENT FROM THEM!!!!! I am about to either with hold rent if they dont fix or tell them im moving out in 30 days and I will get a lawyer if they want to put it on my rental history read more

The past reviews were correct. This place is awful. Ive been calling every day with new complaints. Floors so drafty when tbe wind blows its ice cold and i cant put my 10 month old on the floor. There is a leak in the roof and instead of fixing it the plugged the hole with calke. The insulation under the house is all on tbe ground. If you value your family's health pay the little extra and move some where that lynn properties has no properties. read more

Terrible company, my father used to service their houses and they wouldn't let him do the work that was necessary to fix them so he quit working with them and told them to call someone that would put their license on the line, but that it wouldn't be him. They are terrible people for doing struggling families that way. I have read the contract and it states "the residence doesn't have to be habitable", read for yourself but dont get yourself in a horrific situation. Also, something else to be noted, they are a family of lawyers so they know how to do what they are doing. Something needs to be done to shut down this company for good. read more

The neighborhood is so bad people won't even consider buying our home. We have a very nice and well taken care of home. These people should be sued. Do not rent from these people. These people are horrible. I have been here for over 4 years, only because it takes money to move somewhere else. I have been telling them for 4 years about the back wall. When the breaker is on, you can hear the electric buzzing thru the wall. One of the outlets burned up. This wall also included the breaker to the sewage so it's not working properly either. My front porch fell, even after I have been telling them a long time that it was going to. I haven't had electricity in a third of the house since April 2021, but they refuse to fix it. I have a bathroom that leaks, along with a leak under the house. Also, I had to go on a covid leave from work last year. I still paid my rent, but was late. I thought it was all caught up, but found out several months later that they had been charging me late fees every month, plus late fees every month although I was making my monthly payment on time! The late fees are more than my rent is!! Because of this, they refuse to fix my electric, water, or air conditioning. I have a special needs daughter so they are intentionally making it unlivable for her!! Please read this because they don't care! They don't care if your place burns down or the floor falls thru because they collect on the insurance. I can't even call them because they start screaming at me and won't even allow me to speak on the phone. I have to turn in repair requests that they ignore, emails they refuse to read, and letters they refuse to reply to. These people do not care! The worst slumlords I have ever had to deal with. The bad thing is that they know people need them because it's easy to be approved. That's the most horrible thing about them! If you can go somewhere else, save yourself & do it. read more

Lynn Properties are slumlords. Make sure to read the ENTIRE lease, because if you do, you will see the part that states they do not guarantee the residence to be inhabitable. The reason many of their properties are outside city limits is so they can treat tenants however they choose. I rented from them in summer of 2009. The house was a beautiful 3 bedroom brick home outside of Lorena. It was a good price, and I needed a home for my growing family. I signed my lease 7/1/09, moved in, and discovered on 7/3/09 when my electricity was turned on that the air conditioner didn't work at ALL. I called Lynn Properties begging them to send someone ASAP because I was 6 months pregnant with 2 small children in the house. They didn't send someone until 3 days later. It didn't matter if they left us in unsafe conditions, because nobody can do anything to them if the property is outside the city limits. When they finally got the a/c running, it leaked EVERYWHERE. The grouted tile floors led the water to my son's closet, causing mold to grow everywhere. Since they couldn't properly fix the a/c and the mold posed a threat to our health, we moved out before August's rent was due. I lost over $500 due to them keeping my deposit and having to stay in a hotel when my house was over 100 degrees inside. DO NOT RENT FROM LYNN PROPERTIES!!! read more

im just giving the 4 stars is so mine will be up front i rented from Lynn's properties for 5 yrs. the first 4 yrs was in a double wide, i would call about my air not working or the heat not working and it would be days or weeks. if you called about a toilet always running their idea of fixing it, was for you to turn it off between flushes, in January of 2020, our heat went out. i called and let them no, the guy said he would put a work order in. we waited , 1 of the guys that works on other stuff was at the house, and he looked at it he said it was gonna need some new part. but he got running, and said he would let the office know... January 2020 the guy that works on the central units comes and looks does a bunch of stuff says its fixed... February 2020... my house fills with smoke we have to call the fire department they finally find the problem the central unit was registering 600 degrees, and there was a small fire under the house because of it.. we have to turn off the heat.. then on that Monday i called a told the bitch in front what happed, and she said the fire department was full of crap, that house units don't get that hot,,, but she put in a work order... dude comes out puts in a part in a hurry. said its fixed and leaves, the next day, valentines day 2020, we lose every thing, to a house fire.....i was taken to the hospital for shock.. had to stay in a motel for the week end, then i called and let them know my house burned down..... they took a week to get us into a single wide. summer time the air was not working, they sent some one to fix it. but the guy if office said i need to be vacuuming it out.. i said you mean i have to go buy a vacuum, he asked why don't you have one. every one has a vacuum. i said why would i. there is no carpet in these houses. and the one i did have burned up with all my other stuff, so he shut the hell up ....we got widow units to help keep the house cool...then we roll into 2021,, it was already the end of January, and it was cold, the heat goes out,,,i call work order gets put in. it took over a week he comes out and fixes it, goes out in the middle or the night, so i called they put a work order in, again.. i was not taking any chances.. i had already bought a fire place heater for my bed room,, and we had the winter storm coming. so i had my husband spend 300 of what little bit of savings we had to buy space heaters ,, thank god we did,,,, winter storm passed,, things warm up. busted pipes, i called, i was told you have to wait you turn, their is 58 people in front of you, so 200 out of or pocket to fix it our self's.... light switch shorted out, called work order put in, it got to the point it was shocking us if we bumped, into it.. so i got some one to just look at and see what they could do.. some thing was lose so he put the wire back on. but said to make sure that Lynn's fix's it right. some one come out to fix the switch and he threw a fit because some one. touched it, i told him we got tired of being shocked every time we bumped it.. low and be hold mid April, they send some one out to fix my heat.....then in June i get a letter saying we have to get out, unless we clean up our yard and get rid of my camper. [ they didn't have a problem with it at the other house ] we cleaned up the yard, but i asked why did i need to get rid of the camper, when they had no issues with it before, i was told i would have to talk to Justin, so i asked to speak with Justin,, i the bitch told me no....they said if i got rid of the camper we could stay.. so we moved the camper.. only to be told that i am an on going problem. and they wanted us out. Justin is to much of a pussy get on the phone and talk to any one, and he lets those bitches in the front office do his talking,, but as we where moving out we found black mold in the kitchen behind my stove. I own a home in an area that has many properties for rent that are managed (owned?) by Lynn Properties and they are, in my opinion, uninhabitable. I have looked inside two different properties, each of which was "available" according to Lynn Properties. These manufactured homes show signs of leakage, missing roof shingles, cracked ceilings, filthy, damaged carpets, holes in the floors, and infestation of roaches. This company apparently cares nothing for their properties and their lack of responsible ownership tears the entire neighborhood down. If anyone from Lynn Properties reads this, please take a trip out to the Hillside homes area and view your various properties. They are an eyesore and attract only the less than desirable population! read more

Hi. I'm actually a resident at one of their locations in Gatesville,Tx. Its a large trailerpark on FM 107. This business may have a good reputation, but it also has a dark secret. Most of the trailers are falling apart. With tenants still living in them! The little mobile home community has had 1/3 of its tenants move dues to the complete disregard for even basic maintenance. People are still moving out by the month. My neighbors have had ceiling fans fall on them while the fan was still in motion. I myself have no privacy due to lack of bedroom doors. And my toddler has cut his feet many times on ceramic floor tiles. Social services has urged the management to do something, but this is Texas. There are no state laws requiring lessors to maintain rental properties. That's strait from the state environment and hazards cheif inspector. They are comepletely aware of this as the are lawyers. So instead of concentrating on repairs, they are currently paving new gravel driveways for newer trailers to be brought in. And to add insult to injury, most of the tenants have received letters stating they are behind on rent or utilities. This is obsurd since all but a few are behind. In the meantime of course, my neighbors and I will have to dig out our receipts so that we won't have to pay again the rent and utilities Lynn Properties is so aggressively seeking. read more

I have recently signed a lease wih lynn properties.....I povided them with my deposit and was advised a few days later that the house was move in ready and had to pay my full months rent within 7 days or I would lose my deposit. I paid my rent as told. When I went to the location, the key for the door was not riht, the acoil to the ac was exposed along with wires....the carpet had not been even vacuumed, there were lots of stains on the floors and carpet... there was mold in the drawers and cabinets. The 220 plug for my stove didn't work. So it took them 3 to 4 days to get the keys right... and I am still waiting for the stove plug to be fixed.....the roof was cracked and a horrible job was done at fixing it. this company really does not care about their properties or their tenants. guess they just care about the money. which would be ok, but you have to work to make money...and they put no effort into cleaning these places. read more

We just finished up our 1 year lease with Lynn Properties in a 3 bedroom trailer house in Lorena, TX. All of the other reviewers experiences are spot on with mine. These folks do NOT take care of their houses/trailer houses. They use corner cutting cheap fixes to get them barely livable and it's very often nearly impossible to get them to fix anything once you have signed a lease. The office staff is incredibly unfriendly and unhelpful. They are horrible about allowing for rental assistance from outside sources like churches and the like. The only real upside to renting from these people is they don't bother you as long as you pay your rent on time. We had to clean the house when we moved in because it was not swept or mopped after being told it was "ready". Just examples of the issues that came up that they never fixed was an Air conditioner that could not keep up with the Texas heat and a sewage leak near the septic tank that drained into the yard and made the grass and weeds grow huge. Also we had multiple instances of large water leaks under the house that had our water out for days at a time, and of course they didn't assist with the water bill that was run up because of their faulty pipes. If you want a cheap place to live where no one will mess with you and you are fine with fixing things or paying to have them fixed yourself, then it's ok, but otherwise look elsewhere. read more
