Rented from Campus for two years and had problems with management almost every time we had to interact. They failed to put work orders through in a timely manner, toured our apartment without letting us know beforehand, and threatened to call the cops because we were still in the driveway when they came to do move out checks on our row of apartments. We had it deep cleaned and it was 10 times better than when we received it. They charge $65 for a light bulb....ALL LIGHT BULBS WERE WORKING UPON MOVE-OUT! Charged for a move in cleaning fee when there was trash in the house, a broken door, empty jell-o shots all over the garage, and trash under the couch. A lot of issues with payments sometimes on their end but if it's their fault and you're late you have to pay the late fee, make it make sense? They also were missing bean bags that were with the house in the lease and get this, they were waiting to "recover" them from the garbage as they were mistaken for garbage. And sure enough they gave us the dirty bean bags from the garbage. read more

I got shot randomly and they acted as if me needing time to recover from being shot in their apartment was inconveniencing to them. They had no sympathy and charged me an unnecessary amount for issues they caused by not fixing appliances or keeping up with the apartment during 2 years. I will be fighting the charges. DO NOT USE Campus Realtors! I would 100% give zero stars if I could. We currently live in a house that has so many maintenance issues it's not even funny. Ants, water leaking through the walls, you can see the light through the front and side doors because they're so flimsy. On one issue specifically, involving the smell of putrid, rotting food coming from our kitchen sink/dishwasher, Campus has repeatedly done absolutely nothing to fix the problem. They send out maintenance techs and plumbers who open the cabinets/dishwasher, look for a minute, then close them and tell us there's nothing wrong and "to use lemons." We have been dealing with this issue for well over a year and unfortunately I decided I would stay in this lease until the end of law school -- a mistake I hope anyone who reads this does not make. DO NOT DO IT. I have been on the phone with Campus and the gist is that they do not believe that there is a problem at all, like we are lying? As if coming home and smelling rotting food is a normal occurrence that we should just deal with because... they don't want to fix it? They did not remove the dishwasher to look behind it, they simply glanced at the sink and opened the washer door and decided there was not a problem. I just won't believe that people normally have decaying food smells in their home that they just put up with, as Campus is apparently trying to make us believe with their refusal to do anything at all. It's disgusting. Now Campus tells us that if they have to come out and look at it again, they will charge us for it. Because it smells horrible and we hate living in a home like this constantly, I don't know what else to do. The fact that I had to reach out to Code Enforcement, who have already assigned an agent the day I put in the request, to come and review the problem just so that Campus will listen to us... is absurd. This. is. not. normal. Use ANY OTHER realtors, I beg of you, or you may end up in a home that smells of putrid decomposing food every day and landlords who couldn't be bothered and even threaten to make YOU pay for the problems caused by appliances in their properties. I also see other reviews of Campus Realtors show a similar pattern -- they ignore the problem or delay fixing it and then charge. Don't lease from them. I moved here in a rush last year, and they nearly ruined the last year of college for me. I pleaded with them to fix my wifi for months (while taking online classes) and they took 4 months to fix it because they didn't believe me. I remember calling them, and then grande over and over again for hours one day, feeling like a tennis ball while both parties passed me back and fourth, and said they couldn't help me. No responsibility or apology on their end, even after they realized their error and fixed it months later by changing the five year old router. The next semester they called me to tell me that they wouldn't pay for a mold test in the apartment, which is fair I suppose, considering that it cost $400 (although it is their building, and they don't seem to fix the obvious water damage that could cause aforementioned mold). However, they didn't warn me in that same call that they would charge me $100 dollars to change the four year old air filter in the picture, and a lightbulb (I put the work orders in at the same time, so they could have easily warned me). While it is in my lease that I am responsible for air filters and lightbulbs, I think it would have been courteous to give a warning. When I asked why they didn't warn me about the large charge with that call like they did with the mold, Nick said he "wasn't my parent," and that he didn't have time to call people when they are going to charge them $100 fees for lightbulbs. I guess when it could cost his company or the owner hundreds of dollars it matters, but not the lowly leaser. There goes grocery money for that week! To top it ALL off, they are borderline negligent with monitoring the apartments. My room mate let his homeless mom "visit" overnight, and sleep in a vacant room (that was left unlocked by management). She stole my bed out of my locked apartment (great locks!) while I was away because of summer vacation, and all my tools were missing as well. She even slept in some bedding I had from when I was a kid. I came home today to finish moving the last of my stuff and all my stuff was already moved! I managed to find most of my stuff, but the fact that this happened is inexcusable. I am beyond livid about the way I have been treated here, and I have felt trapped in a terrible lease. I asked to break it, and they told me the only way out was to find someone to take it over for me. I will update this with how the deposit goes later on. I have never posted a review in my life, but I downloaded this app, created an account, and am posting this right now just because of how horribly I was treated. We were being hounded by emails asking us to move out earlier based on false lease violations just so a future tenant could move in early, and so they could make some extra money off his "early move-in" fee. I was treated like a second class citizen. I would never recommend this company to anybody that I care about and I am hoping to save people from making the mistake that I did. I can only assume the people with good reviews on this company did not have to deal with their move out process yet. During my two years of being a tenant with them, it was ok. not great by any means but I was a first time renter and didn't know any different. However, the move out process and especially dealing with what they try and take from your security deposit is an experience I would only wish on the same woman that made it so terrible, Elizabeth Walker. I had poor experiences with her my whole time renting, but she really showed her attitude when she was disrespectful toward my roommates and I when we were an hour and half late on moving out (which is our fault, but no one was moving in or cleaning until a week and a half later). She was incredibly rude from the jump and also threatened to forcibly remove us from the property (which is illegal) even though we already had to pay a $500 holdover fee because we were out by 2pm instead of 12pm. Once we received our security deposit, we were over charged by ~$550. They have so far resolved a few of the issues; however, are holding to charging us for items that are normal wear and tear and under Texas tenant rights are illegal to charge us for. fingers crossed that other avenues can help us and stop them from abusing the first time 18-24 year old renters that they usually rent to. My recommendation is to either try and rent directly from a property owner or one of the apartment complexes. read more

I implore all potential renters and parents of students to stay far away. Yesterday 6 people showed up unannounced, two in Halloween costumes, and demanded access to show the apartment. They were only there because they first appeared next door without notice and the tenant there was afraid and didnt answer the door. When the tenants told them they didnt know who they were and hadn't received notice from the office, they received a nasty text from a manager stressing in all caps that they can enter at any time, and not coming in was a courtesy. As a concerned parent, I left three messages for a manager and never received a call. When I located a managers cell number and called (Nick) he said the lease allows them to enter without notice and they will continue to do so. I explained that although under the lease they have to allow owners reps access, they will do so only after identifying them as such. Without notice, I instructed the tenants to call the police and let them verify who the people are. Basic safety. Nothing more common than false impersonation to gain entry. Nick responded that he will personally see to it that the apartment will be shown often without notice. Obvious threat of harassment. I suspect I will see him in court shortly. Want your kids to come out of the shower and find 6 strangers in their apartment? Read the other reviews. Happens all the time. The management and staff are nasty incompetents. read more

Although there were a few times when we had issues with our place, the guys at Campus did their best to fix it immediately. From overpaying on rent to a water line breaking, they did the best anyone could in a tough situation. These guys will go above and beyond for a Lessee. CAMPUS REALTORS PROPERTY MANAGEMENT IS A SCAM!!!!!!!!!!!! DO NOT USE THEM!!!! As a parent of two Baylor students I have witnessed them scam many students out of hundreds of dollars. They are extremely deceptive, have NO integrity and continually fabricate reasons to scam these students out of their deposits. My son was charged for the roof repairs on the entire building when his roof repair was $100. He was also charged several hundred for a garbage disposal that was working when he left but is an appurtenant to the house thus NOT covered under the deposit. They were charged $268 for light bulbs yet all worked with photos to prove it. The biggest scam is charging students for "vendor visits" and claiming the vendor came by when they were not home and a dog scared the vendor even when there are NO dogs at the property and they were home the entire time. These people know they can scam students with no recourse since the parents pay. WHAT EVER YOU DO, DO NOT USE THIS COMPANY!!!!!!! read more

After having a horrible experience with a different company that took almost 2 months to "process" applications, we were able to view an apartment, apply, and get approved within less than 3 days with campus. We worked with Jared Brown and he was awesome. Even made last minute accommodations to show us another unit without any warning. Only because zero stars isn't an option. I've never dealt with a company like this. I have no idea how they're still in business. First off let it be said that in the last several years this company has seen multiple management changes, which in a business like this is problematic.with all the management changes, their system of keeping track of records is atrocious. They lose everything. Make sure you get copies of everything up front should you rent from Campus. First of all, my four roommates and myself either pay rent via direct deposit or by mail. Both options eliminate the possibility of accruing late charges considering the payments are really paid on time, which of course being paid by our parents, they were. About 6 months into our lease we go to the office to get a payment history statement. I cant remember why. When they gave it to us there was an obscene amount of late charges beginning the first month of our lease. I'm not even upset about the fact that they never once called to say "hey by the way you guys owe like $1700 and that number is only growing, maybe come take care of it." Whatever. I guess that's not their responsibility. But, we had never paid late. We had the bank statements to prove it. Despite the fact that we could prove when our payments were made, they were adamant that we were going to pay them. Their records didn't even show that payments were made late but they still assured us they were late and we needed to pay them. This debate went on for the rest of the period of our lease. DESPITE the fact that we had the records to prove when our payments were made and they literally had nothing, they only dropped the charges by essentially telling us they were only dropping the charges because they were tired of dealing with it, not because they were flat out wrong. Upon our move out after doing a full clean we expected to get at least 80-90% of our deposit back. (obviously accounting for some normal wear and tear. Also, I have worked for another (non-competing) property management company here in Waco for two years and had a comfortable idea of what these expenses deducted from our deposit should be.) We were instead shocked to receive no deposit back but instead a bill for... wait for it... $7,500. Befuddled, I went to the office and requested to see the invoice from the person who gave the bid to do the cleaning. Not only could they not produce one, which they are required to do by law, but they didn't bother producing one until two weeks after my initial request! During these two weeks, however, they did a fantastic job of dodging my calls, ignoring my emails, and making me wait in the waiting area for a ridiculously long time before telling me there was no one in the office that could help me right now. Luckily I had taken a few pictures upon move out that directly contradicted the charges on the invoice. (They charged us for replacing three doors. One was legitimately broken, and the other two were ????? no other doors were damaged. they charged us for repainting three rooms for substantial damage, my pictures showed otherwise. Then, the kicker: $5000 for one year old carpet replacing.. the carpet would legitimately need to be made of panda to cost that) When enough parents became involved, they finally responded essentially telling us "oh we went with another contractor and he's only charging us $2500 to do the repairs (conveniently the exact same amount as our security deposit) so we just applied your security deposit to the charges and everything canceled out. case closed." Then they essentially wrote us off and stopped replying again. Aside from the unprofessional unethical, and honestly completely illegal dealings in these issues and in this office in general, certain management on staff are downright abrasive and unpleasant. The manager who reluctantly dealt with us was honestly just horrible to us throughout the process. With that being said there are certain agents in the office that are truly good, genuine people whom I do honestly like and respect. I can't bash the entire staff just because of a few bad eggs. Moral of the story is that if you live with Campus you need to do your due diligence throughout your lease. Do your inventory and conditions form. Take pictures of EVERYTHING before and at the end of your lease. Keep open communication throughout the year (because they sure wont). Be prepared for issues to arise. Judging by the other reviews I'm not the only one with this experience. And when, not if, you get screwed in the end, have all of your ducks in a row and be persistent that they fix these issues, thoroughly explain any suspicious charges. and don't just say "screw it, too much hassle" when the process to make things right seems overwhelming. They really do prey on rich little Baylor kids who would rather forfeit their deposits than go through all the effort of arguing and debating ridiculous charges to try and get those deposits back. read more

When the final roommate moved in, he went to get a key from Campus and they said he can't have a key to the house because there are only 4 rooms and 4 keys have already been picked up. They'll let him sign a lease but no key? Not the end of the world, we just went to Lowe's and spent the $2, but come on guys. read more

If it were possible to give zero stars, I would. This company is run by people who pretend to be professional and available, when in actuality they have no regard for what is written in your lease and they're the most difficult to reach when you have a problem. For example, the lease provided my roommates and I were to be notified with 24 hours advance notice for home showings, but they would send us the email at mere hours before a showing was supposed to occur. We moved in to our home two weeks late because the house was not ready on our agreed upon move in date, and they had horrible communication throughout the ordeal. Then, there was the issue of the security gate being installed on the property, which was supposed to be functioning around the time construction on the property was completed, but they took at least another three months. In addition, the company has no email address to contact them for general questions and complaints, and for those of us who work all day, there is no time to call them as they only have posted hours from 9-5 and they usually leave a little early. In addition to these complaints, they also "forgot" to charge our utility overages for each month, so they decided to retroactively charge us for the overages for the past four months, when we had no idea we were going over our cap. As if that wasn't enough, they then sub-contracted the collection of these overages to SimpleBills, and required that we come in person to fill out paperwork to allow this. I've only leased from them for about 5 or 6 months, but it's been more than enough for me and I would never choose them again. They're lazy and incompetent property management, but since they control a major portion of the properties around Baylor, it's difficult to avoid them. If you must deal with Campus Realtors, read your lease carefully and ask for a copy upon signing. read more

I am extremely impressed with Campus Realtors. I have rented many apartments in Houston, Dallas, and Waco and I have never worked with a company I trusted so much. My first impression of this group is that they are friendly, fair, and not out to take advantage of their clients. My boyfriend and I were in a bind a few months ago because our lease (with Waco Loft Living - I don't recommend leasing from them, btw) was ending and we needed a temporary place to live while we were searching for jobs outside of Waco. Basically we needed a month to month lease but no one would offer anything less than a three month lease. We tried five different companies and they all said no...that it was against company policy. My boyfriend went into the Campus Realtors office, explained his situation, and they promptly said "sure we can work with you". We were able to get a great place for the time period before it was scheduled to be leased again. Basically that gave us about two and a half months to find a job (which we were able to do in about one month). And the best part is that we didn't have to pay a bunch of extra money because we had two more months in a ridiculous lease. We lived in the Hunt Club apartments which were great. Granted they were older and the kitchen could use a little bit of an upgrade, but I really enjoyed my time there. When we moved in there was already a new washer and dryer (which I loved) and the place was extremely clean. The water heater needed to be replaced pretty badly and so we went and talked to Campus Realtors about it. They said sometimes it can take a couple of days to get the owner to approve the replacement of such an expensive appliance, but they would go ahead and do it and get approval later. We had a new water heater the next day! Amazing!! For students who are new to the rental experience I highly recommend Campus Realtors as well. They make renting easy and they are not aggressive about payments. Just really nice, friendly and honest people. read more

I have never dealt with a company that was ran more poorly than Campus Realtors. I have to literally go into their office and argue with them at least once every month to be able to get any basic help. They smile and act as though they will help you with any problems you have and then do nothing. I had a security issue and it took them at least 3 weeks to get me out of my apartment and into a new one. They said that no other units were available but after I threatened to go to court and wrote a bad review on Facebook a brand new unit open up. Now their online portal wont allow me to log on and wont reset my password, so I cannot pay my rent and will be past due. The office decided to close for two weeks for break (which business does that?). So I had no way of getting any help. I will probably have to go back into their apartment seeing as no one has returned my e-mails or phone calls. Midway through my lease, they decided they were going to change the terms and charge a flat fee of 75 dollars because some tenants are paying more per month. Well, considering that you pay for the amount of utilities you use, it makes sense that some tenants pay for what they used. It is not fair that someone who does not use as much electricity, like me, to have to pay more for others to use all the utilities they want. IT IS CRAZY THAT A BUSINESS THINKS THAT THEY CAN CHANGE THE TERMS OF A CONTRACT WHENEVER THEY WANT. I could go on and on about how poor this company is. Where to even begin! This is the worst realtor company I have ever dealt with in my life mainly because of ELIZABETH SCOTT and her threatening phone calls. When we first rented they were nice and helpful, but as time progressed their professionalism ceased and desisted. After sign the lease we gave our money as asked for and told them about our pets and were told not to worry by the realtor showing us the properties. It seemed as if they were just trying to hurry and get it filled and rented. Which was ok because we too were in a hurry. A couple months down the road they then notified us that they had a computer glitch and we still owed one month rent. We then had to pull 2months rent that was an EXCESSIVE amount or actions would have to be taken. Then to top it all off while at work a call was received from an office staff member at campus realtors, who goes by the name of ELIZABETH SCOTT who was mean and rude and with no sense of customer service mannerisms. We were advised that because we had the pets in the home she was giving us 24hrs to provide $1k or remove our pets or other measures would be taken with an eviction notice on our door. Throughout the conversation she constantly threatened to evict if the money or paperwork was not submitted. My husband is a Veteran who served for our country and I too suffer from illness so our dogs are our ESA dogs which was mentioned while looking at properties. Well, we had our papers and had them printed, but ELIZABETH again with her unprofessionalism rude sarcastic remarks would not accept the legal paperwork by hand. She made the paperwork come directly from our doctor. ELIZABETH made the whole situation stressful and unbearable and needs to be schooled in how to speak to people and tenants who are the reason she has a job in the first place. Campus Realtors is THE WORST leasing company in Waco, especially to college students. They have a very hip curb appeal next to common grounds and they seem like a friendly staff that all graduated from Baylor but as soon as they get you to sign the lease they completely drop you as a tenant. My apartment flooded over the summer and it was an absolute nightmare getting Campus to do anything to start the restoration. It took them 2 days to even come look at the damage done and they refused to put me up in other housing even though there was mold everywhere from the sitting water. When I finally turned to legal action to get their attention they quickly called a restoration company and promised the damage would be fixed in 10 days. 10 days turned into 2 months and I was still not offered alternate housing during construction. The apartment owner contacted me and was furious at Campus for not handeling the flood and offered to compensate, without the hospitality of the owner I do not think I would have been able to afford to move back into my apartment. Be warned, the people that work here are the least action oriented and have absolutely no senese of urgency when it comes to their clients. They do not take college students seriously and will not respect them unless threatened with a law suit. I have never had to deal with a company so poorly run and unable to satisfy the smallest of needs for tenants. read more

Do NOT sign a lease with Campus Realtors!!! The office is staffed with a bunch of 25-year-olds that know nothing about how to run a business. The customer service is terrible and the response time for maintenance requests is ridiculous. My first week, the apartment was infested with maggots, and the office's response was that they did not exterminate for maggots. They did nothing! The outlets always went out and the AC/heater was not reliable. My apartment space was without heat for 2 weeks in the dead of winter. We called about AC issues 5+ times. Upon turning in my key, I was told deposits were returned 2 weeks to 1 month after the turn in date. For a month and a half after, Cameron gave me the run around. At one point he said they were not obligated to return it but that "they wanted to". It took threatening him with a lawyer to have my deposit returned to me. I have never dealt with such inexperienced and insensitive individuals. I would not recommend leasing from them. They do not care about their tenants. read more

Parents BEWARE! If your kid is signing their first lease, MAKE SURE they do a thorough walk through of the apartment. TAKE PHOTOS!!!!!! MAKE SURE they write down EVERY LITTLE thing that they might see wrong with the apartment, this includes drip pans and light bulbs. MAKE SURE they note every little wear, tear or stain on the carpet. Every little smudge on the walls or doors. WHEN YOUR STUDENT MOVES OUT, DO IT AGAIN and make sure that the walk through is with one of the office staff and that each person signs off on it. EVEN IF THE OFFICE STAFF TELLS YOU THEY DON'T NEED TO DO A WALK THROUGH, DO IT! I am curious as to how many kids have lost their security deposit, for not knowing any better? I think Campus Realtors is in the market of keeping security deposits to do general maintenance to these apartments/condos THAT THEY SHOULD BE PAYING FOR AND DOING THEMSELVES. I have lived with them for two years, and let me tell you, its been a disaster. First we moved and the unit had not been cleaned at all. Then, we have has a serious of items break throughout our time here, and response time to fix them is RIDICULOUS. The microwave was broken. The dryer was broken. Our AC has broken three times (I have been waiting 8+ hours to get it fixed again...wont answer calls). Our dishwasher has clogged and broken four times? Hard to keep count its been so many. There are mysterious stains on the ceilings. Spaghetti sauce or blood? Your guess is as good as mine! Clogged drains that smell and grow black mold but they blamed that one on us. Walls that have been patched various colors of tan. A lawn that gets mowed like once every three months if your lucky. An ant hill that is literally embedded in our back door. Termites in the wood. I could go on. When you call, staff is is rude, unresponsive and clueless. I will never rent with them again, and I would not recommend anyone ever rent with them. read more

Slow response time on maintenance requests (these can average anywhere from 2-3 weeks for small fixes & 1-2 months for larger ones). I have many friends that work in the office, and staff is friendly, trustworthy, and accommodating.. but the system Campus has for managing many of their properties seems ineffective (as can be expected of managing offices that go through a separate property-owner for approval on fixes & that don't have an in-house maintenance staff). There were a few issues with the house upon move-in (i.e. carpet still smelled like dog of previous tenant, broken AC in one room, ceiling-fan/lights not working, broken door-locks (or deadbolts w/ no keys). I moved from a complex across the street run by different management (that owned the property & had a full-time maintenance staff) & things would be fixed the next day if not the day of.. even floors & plumbing. Staff are limited in what they can do maintenance-wise, communication often stops at the landlord. Regarding the Bear Creek property, there are many pros that you won't find for the cheap price anywhere else.. such as: exterior security cameras, a gated-fence, and very large rooms & living room. Also, there are individual bathrooms, exterior-storage closets, walk-in closets, & garages for each unit. read more

My roomates and I moved into our Campus Realtors lease with high hopes from the company. When we arrived to our home last June, absolutely nothing had been done to repair our home and it was trashed. We were not able to fully move into our lease until 18 days after the specified move in date and Campus refused to prorate any of our rent. That is just the beginning. Throughout the year, Campus consistently failed to adequately fill ANY of our repair requests and went on to blame us and try to up-charge for any issues with the house that were all "our fault". I am not one to write reviews online, but I was so dissapointed and horrified with the service that I received from Campus this year that I am driven to write one. DO NOT sign a lease with Campus Realtors, you will regret it. I had high hopes for this year with Campus, but it turned out to be a joke. Have fun dealing with and trying to get help from the staff, especially Ms. Scott. In our conversations with Ms. Scott, we were forced to be consistently defensive because of some of the accusations she made and the blame she placed on us for things in our old house not working. The customer service was absolutely appalling. The company puts on a good front when signing, but once your signature is down on that lease, everything changes. Some of this company's policies are borderline criminal and no business with this type of culture or ethical standards should survive in the business world today.
