I've worked with CMs as both HOA Board President and homeowner. They never get anything done, it took 18 months of pestering them to get a survey created, 3 years and still no action on weed control. The owner never accepts any fault for their errors or shortcomings. His communication is terrible. If you complain about something CMS then starts sending you violations notices & never addresses the complaint. Terrible company. read more

We truly appreciate having a management company we can rely on during critical moments. Thank you for your dedication, expertise, and commitment to our community. They haven't even been our MGT company for a month and already there are issues. Over two weeks now the sprinkler in front of my condo is spewing water, dirt and sand all over my sidewalk, driveway and I keep getting the run around.. AWFUL company!! read more

Very poor service! Inconsistent, unfair & inconsiderate inspectors! Greedy! Outright disregard for any one but their own!

Still the worst Management Company but it seems because they are so cheap with their yearly fee to St. Tropez Townhomes that the HOA keeps them. 2 issues they have not addressed and ignored even when I enter the issue in the owners portal with pictures which they have ignored. read more

Absolutely the worst property management company we've dealt with. We called at 3:45 and told them it would take us about 30 minutes to get there. They said, "Yes, we're open until 5, just come -- we'll be in the office." We arrived at 4:13, the office was locked, and no one opened the door. We could see two people sitting inside, ignoring our calls and our knocking. They gave false information, couldn't find simple details after 20 minutes of searching, and send out wrong information by email. They ignore calls, ignore requests, and never follow through. Completely unprofessional and unreliable. Our SRB property has suffered because of them. read more

Unfortunately, I do not have anything positive to say about this company. It has been a number of issues over a period of several years. Since our board went with this company there has been nothing but problems. Despite my attempts to communicate and query unrecognised fees and charges, I find them rude and unprofessional in their responses, which have also been lacking. I have been treated unfairly - particularly when it comes to issuing violations. I was back and forth in communication with one employee who acknowledged the error CMS had made regarding several violations and posting them to our account, and she eventually confirmed she was putting things right. However I failed to receive any further communication and I shortly received additional charges and interests and I was told the employees had left. They refused to acknowledge the communication between us and would not do anything about the error, despite it having been previously recognised. There have been other major issues which have not been our fault, and it has ended up costing us so much more money unnecessarily. It feels as though that is their intention. If we were in a position where we could sell our home here we would as this has just been an awful, negative experience. We have been in this community since it was built and it is just devastating that this is how it is now being operated. read more

Very rude & extremely unprofessional company. Kevin & his team do not work cohesively with the boards & subcommittees of the communities they are hired to represent. There is a lot of employee turnover leading to endless issues & problems going unresolved. Very questionable work ethics. DO NOT RECOMMEND! read more

This HOA is incredibly rude, specifically Kim Ricks. Instead of being helpful, they just threatened my with a 100/per day fine. Rude and unprofessional. SO many better HOA options out there, avoid this one!!! read more

Pursuant to Florida statue 720, homeowners can request a record inspection . CMS has to provide those specific records requested within 10 days of receiving the request via certified mail. A record inspection was completed and many questionable entries were found on the homeowners ledger. After questioning some of the entries, CMS response was "no comment " and "this is not a discovery " . CMS also ignored some the homeowners email inquiry about the entries. If your HOA contracts with CMS, I'd recommend the strictest monitoring of services and adherence to their contract. Specifically entry 11 and 12. What is the motivation of an agent to send out 30-day late notifications when they can get $150 to execute a ITL letter at 60 days? I can't speak to CMS intent, but CMS could not produce copies of 30 notification letters during the file inspection where $150 ITL fees were applied to the homeowners account. I believe recent changes to FS720 (07/01/21) were put in place to protect consumers against companies like CMS. If you feel you are not getting the answers needed from CMS, you may also file a complaint with the state of FL at www.my Florida license.com read more

I read the previous reviews and could not disagree more. CMS has managed our community competently, thoroughly and responds same day to resident issues. Perhaps it is the boards of these other associations that are causing the issues these residents are having. CMS reviewed all of our records and found several places where vendors were overcharging us, saving us thousands of dollars. They have a high level of integrity and when you call their office an actual person answers, not an automated system. Meetings are run efficiently and residents concerns or issues brought up at meetings are handled in a timely fashion. I would highly recommend this company for your HOA , especially if it is currently being poorly run or managed. read more

Poor customer service and management skills. Incompetent and unknowledgeable staff. Beware of this company.

Kevin and his team have been a great help to our community! They help provide the guidance and resources for HOA. Love that is it a local company that is right around the corner and supporting our local programs. read more

From all levels of staff, the entire team is fully invested in the success of our community. Not only are the always available and super responsive, but even through trials and tribulations, they manage to maintain the upmost positive attitude, true excellence in customer service and relentless strive to find solutions and best practices. Their expertise, full transparency and technology make it very easy for the entire community to feel we are in great hands!!!!! read more

This is by far the worst property management company I've dealt with. I work in this industry and have an idea how certain things should be done and they do not even meet minimum standards. Their customer service is abhorrent, don't expect any courtesy in their response. It will also take them weeks to months to complete even the simplest maintenance request (landscaping, cleanliness, etc). I don't think there has been a day in two years where the gates actually work. Do not hire this company to manage your property unless you want your homeowners and renters to flee for their lives. I have started a countdown until we move out and it's the highlight of my day to think about. RUN! read more

This company has their act together. Work is performed efficiently and best of all, they keep us informed. The owner is one of the original founders and every property manager is extremely knowledgeable and helpful. The financials are always clear and easy to understand and our Board members feel able to make good decisions because they are fully informed. We've used them for over 5 years and won't dream of using anyone else. read more

We have been living in a community managed by this company for around 5 years and things have gotten progressively worse. As the previous reviewer mentioned, customer service skills are lacking. When you bring an issue to the office, do not expect to be treated professionally. You can only sign up for a new parking pass (by the way, now you suddenly only get ONE per household) for a small window of time on ONE day, and if you miss it, you have to drive all the way out to their office. We also now have to pay for a pass to use the pool...how is this not included in the almost $200 we give them monthly??? Just unreasonable. The longer i've lived here the more apparent it has become to me that these people are crooks. If you can avoid it at all, don't move into a community run by CMS. read more
