We contacted Beatrice well before our home sold. We gave her an "idea" of what we were looking for. We were instantly impressed with Beatrice's follow up, timely responses and attention to detail. Moreover, we were amazed on Beatrice's knowledge of the real estate market in downtown Orlando. In April we sold our home and signed a lease with a property that Beatrice uncovered. The property was not listed which was another example of Beatrice's strong network. Her network is "as deep, as it is broad". Also, we were working with Beatrice well in advance of selling our home which was never reflected in the attention and time she allocated to us. This realtor not only knows her stuff, but she has the network and work ethic to make things happen.

Those…read morephotos are at least 10+ years old with filters and yet she still uses them for her advertisements. I also never met her or even spoke to her until she showed up at my house. My first call was with her brother and he said she would be meeting him there, but he never showed. Look out for the bait and switch, which already put a bad taste in my mouth for how this was gonna go. My home is definitely not a higher end home, but it is a good starter home with everything updated for a young family. Karen came in already downplaying the value of the house with a very low number of what it would sell for. Ironically, I got that same number from opendoor, which is an investment firm that buys the houses for about 80 to 85% of their true value. Clearly she had already looked at my house as just an investment property. The entire time all she did was say I've done this and I've done that, but she never made it feel like we would be working together to sell my house for the most money possible. She only brought three comps which were as far away as 4 miles. Simply put she's a dinosaur in this industry and unless you have a home valued at 500,000 or more she doesn't seem interested. She left a lot of old flyers and not a single one. had an older home with updates on it so I highly doubt my house would've even made her flyers. Yes she did say the company spends hundreds of thousands of dollars to make sure they're listed first and do the social media work, but is that truly selling my house on all of those platforms or is it just selling the company and the higher end homes? I went with a younger more social media connected realtor who came in with a number $55,000 higher than what Karen said my house would sell for which was backed up by eight comps within a mile of my house. I think that just goes to show that Karen wanted to flip my house for an investor. Will it sell for that higher number, maybe not but if you don't try you'll never know. Karen was willing to leave money on the table to move me along and help her investors!

She will tell you up front what is realistic and what expectations she has to sell your home quickly at the best price. Kim and her assistant Carey were always available to answer any questions I had and to guide me through any hiccups that came about. What's amazing about her service is she brings in a professional stager at no additional charge! She also helped me and put together fair, competitive bids on any enhancements I needed done in my home to make it ready to be shown. She knows a guy for pretty much anything I needed done and their estimates were usually lower than anything I found on thumbtack. The workers that came in were adherent to the schedule, so nothing was delayed, and they did quality work. I lived in my home while on the market, so communication was extremely important. Carey handled most of the communication, and I really liked that they asked my permission prior to any showing and gave me and my family ample time to vacate the premises. Kim is very well known and respected and we had several showings everyday... then after only 10 days on the market, my house was under contract!!! I've heard horror stories of anxiety of people whose house is on the market for months... but Kim guided us and priced it right so we got the price we wanted in such a short time, without any added stress and anxiety! Let me spell this out again, TEN DAYS!!! Kim Coburn and he team are Excellent!! If you give her a chance, you will not be disappointed :)
