I was helped with Mr. Henly, when my family I were finalizing on a home. He was very helpful because he gave us step by step instructions what to do. This was the first time in house purchasing, so he was also informative. He understood that we were lost on what to do, so he explained to us the procedure and the rules in ways that became clear for us to understand. We also visited his office, and he greeted us with a friendly manner. The office was welcoming and didn't give any tense atmospheres, so my family and I were able to discuss about many things in a relaxed mood. Whenever we find some letters or questions that pop up related to the home, we send a message. His replies were very quick: if it's on a weekday-work hours, the replies were almost immediate. Sometimes he answered when it was out of office hours. We refrained calling on the weekends but even then his replies were pretty quick. Our refinance processes were smooth and had no stressful moments. This does require both ends of the team to participate. Since Mr. Henly was always on his feet and letting us know about upcoming documents and schedules, we were also careful to be on our toes too. I applied for a refinance in late July 2018 with Commerce Home Mortgage. Loan docs were signed 9/25/2018. My first house payment was not due until November 2018. In October 2018 I have not received any payment notification. On 10/31/18 I received a voice message regarding my mortgage and to call the lender, which I did, on 11/01/18, to find out that I was speaking with a new mortgage company, CMC Funding, and my loan with CHM was sold October 2018. Because of late notice my first house payment due 11/2018 was waived and first payment would be December 2018. Late December 2018 I received a letter from Commerce Home Mortgage stating I owed $7995.24. I contacted the mortgage person, who helped with my refinance, on 01/02/2019.He then texted that after speaking with the the higher ups with CHM I needed to pay the first payment of $2665.08 that was due in November. All this texting and documentation occurred 01/04/2019 and I was told that to wait until further word from CHM. Today 01/09/2019 I received word to pay up the first month. The loan officer for Commerce Home Mortgage, Nora Singharath, wanted overnight delivery ASAP. Because I want the harassment to stop I stated I would send out the payment on 01/10/2919 in the afternoon. I am being harassed for miscommunication between my first mortgage lender and my current mortgage lender. To rectify their mistake Commerce Home Mortgage is taking their mistake out on me. The only notification I ever received from them prior to the harassment was a letter of my loan being sold and that was dated November 2018. I already submitted two complaints of this shoddy business practice. CHM is in the process of having CMC Funding submit their voice recording of the verbal transaction, yet in the meantime I'm being harassed. read more

Whatever you do....do not use Bank of Commerce Mortgage or Ben Lerner out of the San Luis Obispo, CA Office. We moved from Hawaii with 2 45' containers to find out that we were lied to about having our 2nd mortgage approved. So we ended up with our lives in 90' of container, living in hotels and short $260,000. We borrowed money from everyone, family and friends to get through this, we are in our new home but at the cost of much undue stress and financial damage. Based on how disorganized they were throughout the process of securing our loan, perhaps we shouldn't be surprised? But now they want us to sign yet another form. This is a form they forgot to have us sign before we secured our loan. So, of course, they want us to back-date the form and pretend like we signed it last month, which sounds like a potentially illegal way for us to paper over their oversight. I have no idea how these folks make a living, and can only imagine it would've been easier for us to deal with the lender directly. read more

We applied for mortgage at Commerce Home Mortgage.We provided with all paperwork and purchase agreement. We have 55% down payment. Fill out application , received loan estimate, closing estimate and even set day for 1/31/2020. And it not happened. One week later the loan officer call us and ask for Residential Purchase Contract , which suppose to be done by Real Estate Agency. When I call to customer service for help , they just do not want to speak with me ! I ask for help , but they just laughed to me. Thanks to the people at Commerce Mortgage in Pheonix, I am now a homeowner. But not because of them.To be honest, as a self-employed person, I wasn't sure I would qualify for a mortgage, but the Scottsdale office pre-qualified me for a loan. I put my dream home in contract a few days after that. Living in another state from the one I was buying in, I trusted the handsome, articulate mortgage broker knew what he was talking about. It wasn't until the day before we were actually supposed to close, that they denied the loan. I had no idea the loan was in trouble until the day before we were supposed to have docs to the title company. By that time, I had rented out my apartment and office and hired movers. I was momentarily homeless, thanks to Commerce Mortgage in Phoenix. In their defense, they moved quickly to get my paperwork to a lender who was local to the market I was buying in. I then worked very closely, and all day, everyday, with the new mortgage broker to get every detailed piece of information. The new lender was able to close the loan in just over two weeks. I am now a home owner! If Commerce Mortgage hadn't pre-qualified me, I would never have even thought to buy a home. I do owe them a debt of gratitude. But if you are going to use them, insist on daily contact from the broker as to how the loan is progressing. read more

If we could give 10 stars to Stephanie Kates in the Pacific Palisades, Los Angeles office, we would. Stephanie was actually the THIRD loan officer with whom we worked. The first came highly recommended from a busy WeHo realtor, and her rates were okay. The second, a duo, came highly recommended from another busy WeHo realtor, and their numbers were better -- but they made a fatal error when we were in escrow. Our realtor knew we needed someone who could save the deal and quickly, so she referred us to Stephanie, who worked late into the night to help us and beat them all. She was thorough, fast, and more than competitive with her rates. We couldn't have gotten into our new home without her. Cannot recommend Stephanie enough. read more

Being a first time home buyer I was very nervous through out the process with all the horror stories I've heard from home buyers (not specifically with commerce home mortgage just in general). I couldn't have asked for a better loan officer then Diana! She was amazing. Fast, responsive, organized and patient with all my questions (and boy did I have a lot of questions). Diana was able to get everything completed and escrow closed a week sooner then anticipated, we closed with 21 days!!! I wasn't sure what to expect as I originally got in contact with Diana looking for a USDA loan through the USDA website. I took a leap of faith and called the 1st company that came up on their website and I couldn't be happier with the results! We're having a bad experience with Commerce. We refinanced with Commerce and then they sold the loan to Planet effective February 16. Commerce sent a statement for a February payment, which we paid early in February. Later in February, Planet then asked us for a February payment and we explained that we paid that to Commerce as requested. I sent supporting documentation to both Commerce and Planet. To date there has been no resolution. Planet called tonight during dinner, after hours, asking why we haven't made our February payment. I've asked Commerce to resolve the matter and they say that they are sending it to management. I regret that I chose Commerce to refinance and resolving this through the Consumer Finance Protection Bureau will take more time than we've already spent. read more

My brother and I were reviewing my mother's financial options as she is an elderly widow living on social security. She owns our family home outright but did not have any way to take out an equity line of credit because she doesn't have enough income. After some hilarious and painful false starts dialing some 800 numbers to reverse mortgage loan slingers , we were referred to Kurt Kessler at Commerce Mortgage in San Ramon. My mother, my brother and I went to his office just to meet Kurt and to get a better understanding of what a reverse mortgage is and if it made sense for her situation. Kurt was very objective and informative and provided the necessary information to help us make a decision. He was very patient as we asked him to provide several different scenarios and what that might mean for our mother's finances and our family home. We decided to move ahead with the reverse mortgage and Kurt was there every step of the way to make sure that it went through in a timely fashion. He is always available by phone or email and is very responsive to any question, however small. Kurt was there on the day of the loan signing and continues to be there for us if we have any questions about accessing the finances. In fact, there was an issue regarding property taxes that hadn't been recorded by the county as paid and Kurt followed up and made sure that the issue was resolved. He continues to be available to assist long after the loan has closed. I would highly recommend Kurt Kessler to assist with a reverse mortgage or simply if you want to learn more about it if you're unsure if it's right for your situation. Thanks Kurt! read more

At first, I was very nervous about the entire process. When I started talking to the big banks, their rates were terrible, their loan application process was lengthy and confusing, and their service was impersonal and brusque. Thank god a family friend had done business with Eric Rotner and his team. From my first email, I never waited more than 20 minutes for a response, and the team always took time to carefully understand my questions and walk me through my options - explaining the entire loan process to me in simple, easy to understand terms. Then, Eric's team helped me secure an incredible rate, got my loan approved, funded, and paid - all within a 30 day close of escrow. I never felt like I was placing my deposit, my credit, or my purchase at risk, which gave me incredible confidence throughout the entire process. I know that buying a home is supposed to be incredibly stressful, but I honestly never worried about my loan for a minute. Out of four mortgage companies I have worked with in the past, this has to be the worst. After multiple issues with escrow getting delayed, me being forced to pay for extended loan rate locks due to zero motivation from the loan team (with the sole exception of the mortgage broker who tried her best to make up for the inadequacies of the rest of the team) I finally was able to close. Now after three months they still can't find the first mortgage check I sent them which they cashed and my credit rating is going down because they're reporting me as delinquent to the agencies. And no one is returning my calls or requests for status updates. Completely unhappy with the entire process. Will likely be reporting them and seeking legal help. Save yourself the trouble and choose a different company to work with. read more

I was referred to Faramarz (Commerce Home Mortgage) by a great mortgage banker who I trust to refinance my Oakland duplex and will continue to do business with her. Over the course of almost 1 month and multiple unanswered emails, Faramarz promised to get back to me by the next day two times and then never followed through. He still hasn't gotten back to me and even if he did I would never trust my business to someone who is extremely unreliable in my opinion. In this business you want to lock in a rate within days not a month later. I ended up with a different and great lender to refinance...locked in a rate that day and scheduled an appraiser the next. I was able to get a loan through them, but it was immediately sold off to B of A, all of which was done quite hastily and without much information to us the borrowers. When it turned out some of the filing was done incorrectly, rather than attempt to help and revise they were very quick to wash their hands of it. Getting through to them is somewhat mysterious also, often times the main incoming number goes to voicemail and you wonder if the whole office is even open. I got a loan through them in a difficult climate, but looking back it wasn't the best experience. read more

They didn't start asking me for conditions until 8 days before the escrow was suppose to close. And are still asking for conditions. This company is filled with a bunch of clowns. The interest rate has gone up from my original agreement, The down payment continues to go up, the impound account is going up. They assured me we were right on track and it would be fine to sign my contingency release. What a joke. They have me over a barrel. Its took late to find a new mortgage and I feel terrible for the sellers who are waiting weeks past the closing date. Don't ever ever use this company. read more

Unethical, Unscrupulous, misleading.... that is how I would sum up Commerce Mortgage. At the recommendation of my agent, went with Commerce. They quoted me a rate only to increase it soon after I went into "contract". According to Commerce, "there were changes to market condition and my profile and thus weren't able to give me the rate they had locked me in at... and the new rate was still really good".... which was obviously a completely bogus answer. while 30 year fixed rates were averaging 3.8% they put me in at 4.3%! unfortunately, there was nothing i could do as i was already far down the closing process and changing the mortgage company then would have delayed closing, which the seller's wouldn't have been amenable to. In regards to closing costs, they were not out of line, but definitely higher... i paid around $3-5 thousand dollars more than i would have elsewhere. A month after closing, I refinanced at a 3.75% rate and saved approx $400 month! Don't let them fool you. Do your due diligence on Commerce and I strongly recommend using another mortgage broker. read more

I worked with Eric Rotner to fund the mortgage loan for my first house purchase. I must say that the whole process was very smooth and stress free. I have heard many horror stories about different banks and mortgage brokers and loans falling through or not funding on time, yet my experience was quite the opposite. The market is very competitive these days for buyers, however, we were able to close in less than 4 weeks, as promised, and could have closed even earlier, except for I was not ready to move so soon, so I did not push for an even faster close. Eric was very friendly, professional, responsive, and answered many of my ''stupid'' questions quite patiently. He returned all of my calls promptly and went over all the paperwork with me in detail. After providing his team with all the documents he requested, my application was approved within a couple of days and there were no surprises afterwards. Yes, the interest rate that i was hoping for ended up being a bit higher, but that was the fault of the current market conditions and rising interest rates, and not at all Eric and his team. I was a bit surprised to find out as to how much cash I needed up front to close, but no one has ever explained to me any of the prepaid items such as insurance and property and transfer taxes. I talked to 3 brokers prior to Eric and no one went over everything that goes into buying a house. I wish I would have worked with Eric from the beginning, I feel that I would have been better financially prepared, but still, we made it work. Also, Eric knows the local Bay Area market very well and will keep you informed of all the little details that brokers from big national companies would have no idea about. Imagine the surprise you would get if you didn't know that in Oakland, it is now customary for buyer and seller to split transfer tax 50/50, and you would find out about this extra chunk of change while dealing with the title company! However, Eric went over EVERY single detail with me during the application process. Again, I wish I would have met him sooner, because prior to talking with him I was only aware of the closing costs that banks charge to process the loan, not a million other items you need to pay for, which adds up to quite a lot. I would definitely work with Eric again and would highly recommend him to any of my friends and to anyone that is shopping for a home in the East Bay. read more

The American dream is to buy your first home. I had finally reached a point where I was ready and Commerce Home Mortgage had preapproved me for a FHA loan for $525,000. I shopped for a home in Tracy and had found my dream house. I submitted my offer of $490,000 and was accepted. Inspections were scheduled. They informed me that 1% had to put down within 72 hrs and the remaining 2.5% would be put down by them from the down payment assistance program. I asked for a breakdown of the loan and I received an email stating that the maximum limit on FHA home loans in San Joaquin County were $448,500. I was stunned and called my agent. He called the lender and informed me that they would be in contact. Todd Galde from Commerce Home Mortgage called me and said they "missed" it and he was trying hard to find me another program but that it didn't look good. Because of their negligence and lack of knowledge about home loans, I lost the house. To potential home owners, DO NOT use this lender. Call me crazy, but you should know the limits on loans before you give a buyer a preapproval letter. read more
