Though I knew several really good realtors in Austin, we didn't want to work with anyone who we…read moreconsidered a friend--in case things went bad. We wanted to keep our cut throat dealings about the sale of our 1974 1154 square foot rancher on a strictly professional level. I can be sorta an a-hole about things. Three different people recommended Jill to me to be our realtor for the sale of our house, and purchase of a new one. Three people, that I know. In person. With those solid references, we gave her a call when we started our home search--which began when we stalked a house in Hyde Park before the home we owned wasn't even near ready to be listed, and continued as we tried to figure out what we wanted in a new place, Dripping Springs? House in Travis Heights with a tree growing in the middle of it? Jill: *Gave us homework to envision what we wanted in a house. *Talked to us in a really nice voice that was never condescending no matter how batshit crazy we were about this stage of our lives. (I forgot to mention I was in my first trimester of my first pregnancy -2010- trying to figure out where we were going to move.) * gave us snacks while we went out looking at houses. *Did not smack the crap out of us when we realized we needed to rent in order to get our overfull house, that we'd lived in (hard living with dog hair) for 8 years ready to sell. And so we worked with Jill to come up with a plan, and we most of our junk and our dogs and our collections of fantasy figurines, and fabric for projects that *I promise* I'm going to sew one day, out of our old house, and made it pristine. She directed us in the staging of the house, and when we were finally ready, she took AMAZING photos of the place--AND shot an HGTV quality video of the house. The house went on the market and... TWO DAYS LATER WE HAD A REASONABLE OFFER (not full price, but it was CASH, and would close in 2 weeks.) Then we got a back up offer. And then we got a back up to the back up that we didn't formalize because it seemed like that would be showing off. Now I was in my second trimester, and really didn't want to deal with any of the real estate crap at all. Jill: *negotiated win/win agreements with the purchaser of our house *had stellar comps available to defend the price that we set *talked to my husband and I in a really nice voice that was not condescending at all, even when we were freaking out late at night after our baby birth class to learn how to deliver our GIGANTIC baby *made the transacation so easy that I had to watch the movie The Secret again to believe that anything this good was actually possible. (The Secret is that whatever you think is drawn to you to happen...and while I don't go in on all manner of hocus pocus, I did indeed actually watch it because I was in friggin' disbelief that my house was sold after two days on the market, and would close with a cash offer in two weeks. I didn't want my disbelief to jinx it!) She attended our closing, and I apologized to her for several instances where I know I came off as a bija. Now is the time I should mention that she's SO NICE, she's PBS nice. She's Buttermilk Biscuit on The Biscuit Brothers. How in God's green earth could I have ever been uppity to Buttermilk? And she forgave me. (I think.) She brought my new baby Biscuit Brother DVD's. So, I can't say she's going to make you a peanut butter and jelly sandwich when you're on property tour, or she's going to do an homage to Gone with the Wind to sell your garden on the video she makes of your house, or she's going to give you DVDs. What I can say is that she takes her professionalism personally. She embodies each transaction with appropriate integrity and a deeply connected creativity. My hormonal, indecisive transaction needed lots of coddling, but I observed the way she negotiates and she isn't inherently a coddler. She had just done some sort of Black Belt/ Six Sigma/ Jedi Advanced Negotiation training dealie...and she's formidable. She's got the ability to meet people at their level, and give them what they need to have a phenomenal experience during the most stressful moments of life in transition. Whether you're selling and then buying, or just buying for the first time, you want her on your side. If I knew you personally, she is the realtor I would tell you to call.

They offered recommendations throughout and had our best interests in mind throughout the process. They recognized that it was difficult for us to go through many losing bids and the difficulty we faced with the new construction shortage and finding the right location, but never slowed down while we changed our direction multiple times through the process. Considering that homes were going under contract within 4 days, they were ALWAYS willing to show us homes whenever we needed, it was a most excellent experience even with the difficulties we were facing in the market. We definitely recommend them if you're looking for a home. They have a great track record and have experience in the quickly changing market of today. And finally, they are great people to work with, chat with and care about your needs! We definitely recommend!

He just reviews the sleep study and gives his "opinion"? He actually works out of a whole different city. They don't tell you this so don't expect to see a doctor at any point. That is not what they do here. They only preform the study. This place seems to think sleep apnea is the only sleep disorder. I say this because the receptionist kept responding with "your paperwork doesn't say you have sleep apnea". She would say it I'm a tone that made me feel like she was questioning why I was calling if I didn't have a problem. Clearly, I do have a problem. She did well at handling my break down when I got upset because I could not find a sleep specialist willing to look that at their study and interpret it. So I appreciate that. The technician was good at his job so I won't say anything bad about him. He actually explained more to me than anyone else did. I had several places tell me they would not see me for a second opinion because they do not review another clinic sleep study results. Why? I am not sure why but it was a headache. Go to place that does the sleep studies and has sleep specialist on site. This place is not worth your time and they charge your insurance an insane price for not even having a doctor on site. Also, the doorbell doesn't work sometimes. But they are obviously too cheap to replace it. I let them know it needed to be replaced twice on their review forms they gave me.

I have problems. Many I'm sure. But one thing that's plagued me throughout my life is my trouble…read moresleeping. Not staying asleep, but initiating sleep. I call it sleep inertia. My body in motion wants to stay in motion... even if it's 3am. The same goes for when I'm asleep. I want to snuggle in and sleep until I absolutely can't stand it any longer. When I mentioned this to my doc, she recommended a sleep study and gave me some drugs. Since I'm not a huge fan of better living through chemistry, I put off the drugs and did the sleep study. If you've never done one, lemme describe it to you. First, enter a room that looks like a standard hotel room. Poufy duvet, big chair and a half, TV, tissues, lavender air diffuser, bathroom door. You're supposed to change into jammies (do shorts -- it's easier) and then after removing the comfortable duvet and pretty throw pillows (don't gooooooo!) they give you a thin blanket for the bed and two pillows that have a vinyl covering underneath the case for sanitation. Ready yourself for extreme comfort. Then you get all node-d and wired up like the opera singer in fifth element. I'm talkin' things on your calves, side, clavicle, face (and more face) and many on your head, held in place by some kind of intense paste that will be hell to wash out the next morning. This takes like 45 minute -- an hour if you're chatty like my technician. Like, chatty chatty. They put another on your finger, are helped into bed and then are told you can do anything with your six hours. Since I was there for a sleep study, I decided to sleep. Imagine that. So an hour later I'm clenched up, freezing (and have now asked for two more blankets) and frustrated by my lack of sleep. I've developed the urge to pee but THAT's a debacle that requires unhooking the central hub of the wires and me going into the bathroom to do my thing whilst balancing this object the size of an original nintendo. Yadda yadda basically what happens is I eventually fall asleep, waking to go to the damn bathroom in the middle of the night (which isn't normal) and then fall asleep again until my 7 am wakeup time. The long and the short of my war & peace review is this: If you do a sleep study, go in armed. Here's your packing list: Pillows, warming blanket or socks (skip this if your feet don't get icicle cold like yours truly), toothbrush, toothpaste, tylenol PM or similar. If you're in for a sleepy study, my guess is you have trouble sleeping. Being wired up like a human experiment is not going to assist in your quest for mr. sandman. **Awaiting the results. I lived at San Marin Phase 2 for a year. Upon move in, the unit was infested with carpenter ants…read more The ants were crawling up the walls, on the ceiling, and in the carpet. It was quite disgusting. Never spotted a roach in sight, but ants yes. The unit was partially cleaned and the tiles in the bathtub was filled with black grout. I immediately notified the maintenance staff. At that time, they had this guy who spoke primarily Spanish and didn't understand English. So we both used Google translate to communicate with each other. He eventually fixed the issue. I toured the model unit and was in for a rude awakening when I realized the unit I got. My unit had old outdated white appliances from 1989. The oven didn't have the window to inside. The microwave didn't have a turntable and it was cracked. I guess enough people complained about the non-English speaking maintenance guy that I stopped seeing him after two weeks. They hired new maintenance guys who would speed down trails like a bat in hell. In Phase 2, neighbors wasn't friendly and often didn't speak when I saw them. However, in Phase 1, majority of the neighbors are extremely friendly. I've been invited to UT tailgates on Sundays, doggie playdates at the dog park, and overall just greet you. Phase 1 is a great location. In Phase 2, very late at night around 3am, since there aren't any gates protecting the property, non-residents use the pool. I've seen it a couple of times. Only ever blue moon, residents use the pool for the holidays. The biggest perks about living at San Marin that I've experienced were the trailheads behind the complex. Those were a lot of fun accessing on the weekends and evenings. The trails take you from Phase 2 behind Phase 1, into Balcones Woods park, and Walnut Creek. Walking and exploring through the tunnels to the train tracks. Another perk was having the pleasure to interact with Cesar in the office. So helpful, attentive, gets on work orders quickly, and honest. He is one of the best leasing agents. Jodie and the other chick is cool too, but Cesar always is around. A rare perk that most apartment complexes don't have is that at San Marin, it's open parking including the covered carports. You will never have to walk too far to get home. I could always park very close to my unit. Now, they still tow here if you choose to park on the line. Another perk is the location. The complex is close to everything. The Sprouts was nearby, the Target across the street from Sprouts, Juiceland up the way, and Dollar Tree, and the Exxon gas station. Everything is at your fingertips. Now the cons: the management sucks. I never met the manager when I lived here, but I swear he had some vendetta out for me. I know it sounds crazy, but seriously, rent was late one day and yet they gave me an bright pink eviction notice on the door. It wasn't even on the 3rd day. I immediately paid it. Then, I was falsely accused of noise complaints when I wasn't even home. Cesar would always call me leave a message saying I was making too much noise. How can I cause noise when I'm driving around South Austin, in Jonestown, in East Austin, or even in Pflugerville doing my job. I'm not sure. Disappointed to be accused of something I didn't do. The office staff reasoning was because all of the neighbors say it wasn't them, but yet since I was too busy working and couldn't answer my personal phone over my work line, then it must be me. Absolutely wrong. Anyways, I felt targeted and they should go after the ruckus of screaming children. They are annoying especially on the weekends. Constantly knocking on doors then running. When it came to move out, I was charged for the carpet. The carpet was dirty upon move-in. Here's a secret, don't have heavy furniture on the carpet. I honestly don't understand why carpet is still even a thing in this day and age, should be outlawed. Of course, I paid the fees. Another thing to mention is you pay all utilities: electric, water, gas, Internet, and for an outdated unit $1,500 a one bedroom/one bath. Another con is the leasing office doesn't answer the phone. However, I've found that they do answer emails quickly. On weekends, it's only one person working. Another perk is they don't charge you for valet trash. They don't even have that service. Thankfully! I like being able to take my own trash out. I don't like valet trash services. I want to add: the walls are well insulated, there was a family of 4 that lived above me. I never heard a peep out of them, no loud footsteps or stomping. Another thing which was great was the complex constantly updating the grounds from painting the rails on the balcony, repainting the lines in the parking lot, pressure washing the sidewalks, painting the stairways and doors, and maintaining the lawn. Does the pros outweigh the cons for you to live here?

Send messages through the service portal, and they also don't get them. Change "community rules" often, essentially just pissed the entire complex off by not allowing anything personal on your porch. Feels like a concentration camp. Heat is run through your hot water, so in the winter, when you shower, the temp drops 20 F when the heater comes on. Walls are thin, and odors spread between apartments. Contractors leave beer cans and their trash behind. If an appliance breaks, you have to do without until they bother to order you a new one.

Chloe Lee was a phenomenal leasing agent that met with us in a timely manner and communicated with us constantly in the months that we were looking for an apartment. We were promptly provided with availability for our desired floor plan and her response time was incredible. Out of the five apartments we toured in person and many more virtually, she was one of the best leasing agents to communicate with. We did have a B3 (desired floor plan) open up, but it was gone within a few days! At the time of this review writing, they are at near capacity and seem to be very popular. Considering the 60-day general timeline for providing notice, we went with another option that fit our preferred moving window.
