Jess was especially reliable, ethical and informative. I arrived here in Tehachapi nearly four months ago. Three months went by and did not have any luck finding a home on any platform or other realtors. One word to describe this company. Shady. I went to look at a house. There were spots on the walls, the carpet was dirty, it looked like nothing was done. So I asked, the place isn't ready yet right, and they said no its ready, so I said it hasn't been cleaned, nothing has been done, and they said when someone rents it they will clean it......... LMAO. This is the first sign to run far away... I think I have rented a house every year since I was 18, so thats 20 years of house renting and apartment renting. I have never, i repeat never looked at a house that was dirty and had the owner say it was ready to move in. How can you rent a potential house that hasn't been cleaned up yet, and think that some fool will rent it and expect you to clean it up after he has paid you? You need to find better chumps to rent your crap properties, because only suckers will rent from you. Next thing. I wanted to look at the house one last time for 5 minutes after I made my first walk through. The lady said I couldn't and she had to go make lunch for her co-workers. OK. You have something more important to do than let a potential renter take one more look at a house they may end up being stuck in for a year. I kind of got the vibe that this company doesn't really care very much about their renters, and thats not a company you want to deal with, because if they don't care about you, when you call to have something fixed, that attitude will also apply, and you probably wont get anything fixed. read more

This company is a JOKE! I work for energy company and have a job transfer here, found this site from internet and they showed me the house, I like the house and submitted application and paid $35 fees. Then never heard anything back, calls but got to the voice mail, no call back ever. My monthly income from my pay stubs is 10 times higher than the rent they asked. What is happening here? So I rented from these folks. When I moved in the place was a mess. A stack of leaves in one of the bathrooms from the exhaust fan. Electrical issues and loose bricks in the steps of the home causing a tripping hazard. Other issues with cleanliness as well like a moldy dishwasher because the unit had been vacant for a while. I was told they weren't cleaning anything and I should just move in. Then all the bathroom sinks leaked. Well waited for a plumber for 5 days before they fixed that. It took even longer to get the bricks in the steps and electrical fixed. The plumbing would have major issues several more times during my tenancy. I would have to wait more than 72 hours for help each time. Including a time when the valve to the hot water heater was stuck shut in January. Because of the holiday they conveniently didn't check email or return my calls for 4 days. So I went almost a week without hot water in the winter time. Another time the main outside broke. Again took 3 days to send someone. When it was time to move out they expect you to hand the place back in better condition than you got it. Their move out sheet says the place should be able to pass 'the white glove test'. Forget the fact it doesn't pass that test when you move in. Oh and you have to pay to get the carpets cleaned as well. Regardless of whether you have pets or not. So you spend $400 to get the place cleaned and carpets cleaned. Then when it's time to get your deposit back they nit pick every little thing in order to keep as much of it as they can. Oh, and as soon as your lease is up and you are a month to month tenant they arbitrarily raise the rent 10%. Forget the fact you pay on time every month. So I gave my notice shortly after that. They turned around and rented the place for less then they raised my rent to. Bottom line is that they have very little to no regard or respect for their tenants. Once the contract is signed you are pretty much on your own because they will do the absolute bare minimum required by law if you have problems. read more

They asked for more documentation for a rental then I have had to go through to get mortgage. Then, after jumping through hoops for renters insurance with our dogs, they lied and told us the house we wanted to rent had already been rented, but conviently wanted to place us in a more expensive house way outside of town that cost more, but didn't want our dogs. This has to be the shadiest agency I have ever had to deal with in terms of renting. Avoid them at all costs. read more

I STRONGLY Recommend that if you are Looking for a Rental that you deal with Jessica "Jess", she is INCREDIBLE. I Personally PREFER dealing with Jess then with Anyone else, she is Very Nice, Very Well Mannered and Polite. The house that we are Renting was Originally Listed with the Edward's Air Force Base Housing Offices Referral Section. However, the Owner had it listed For Sale with Coldwell, but he was willing to Rent it out. I actually spoke with the House owner and I advised him where I had found the Rental listing from and I told him that since he had it Listed For Sale through Coldwell that he could change it to a Rental and Coldwell could be his Property Management Company and he agreed to do that. I also advised him to speak with either Jess or Dottie. My husband and I signed our Rental Contract July 2018 and we haven't had any issues with Coldwell. This company is used by me for managing my property. They are very diligent in protecting my interest. They screen applicants and find the kind of tenets they feel would be the right fit for my house. My tenets now are the 2nd set in 5 years. When something needs a repair they are excellent in getting it resolved quickly and for very good prices. If you have a home you want to rent out don't bother using anybody else in the Tehachapi area. I've used other companies and they are the best by far. If your somebody who is looking to rent a home in the Tehachapi area then try them because they handle the better properties. But if your someone who has caused damage to a property they manage they will hold you accountable because they look out for their clients. In the same way if a tenet has a water leak or something's broken they look out for them to by resolving the issue right away. I work with Jessisca Davis who is exceptional in handling my property. Worst renting experience ever! First they tried to push us into a house we liked. We told them we weren't quite ready financially and they said they really wanted to help, and we could work out payments to get us in sooner. It wasn't until we were already moved in that they called and said the landlord didn't like their plan and we'd have to pay up front. They told us the house had phone jacks, even though it did not and then refused to have any installed. The water was brown for the first couple months and they only compensated us for one month. I finally got on a month to month lease and I can't wait to be done with them. They've made nothing but a nightmare for me and my family. They don't care about you, or your kids, or the burdens they create. They're just liars who want your money. Don't get con'd into thinking they give a damn. Every time something breaks or goes wrong they act as if we're wining and we get talked down to. We've even been yelled at by the owner/manager of this place for doing too many loads of laundry when we're on a well and pay all the power bills!! Please save yourself, look elsewhere !!!! read more

Dose anyone have any experience with Coldwell Banker Realty for rentals? They took over $2,000 deposit and are charging us $11,507.14 in repairs that were EXISTING when we moved in and listed on our move in sheet as well as work orders put in the FIRST week of is being there. They have also replaced the whole floor just because I had dogs and charged me over $7,000 just for that. When it was never even noted on the move out walk through. The floor was in perfect condition and just needed cleaning, as stated from their Walk through!!!they are also charging me for the water bill for the month after we moved out. And other ridiculous charges like that. I NEED HELP!!! Dose anyone know of an attorney I can contact in the area or any advice on what to do? They couldn't figure out how to post my property on Realtor.com or Zillow.com. When I finally bugged them into listing it on Zillow, I had to correct them 5 times before they got the listing correct, then the next time I checked it was wrong again. They had my property listed For SALE for $1375.00! They always blamed the errors on the MLS! Well, who entered the info into the MLS... I WONDER! They are not good about picking up the phone or returning calls. I have to ask for my rent money every month but they're happy to take their cut immediately. Their "owner portal" is a joke and frankly I'd rather have my statements scratched out by hand on a cocktail napkin, it would be more comprehensible. I got stuck for over $600 in plumbing bills, most of which I'm convinced were unnecessary. Now they want another $600 for repairs for damage some of which the tenant caused. I'd like to know what I'm paying them for. I thought they were supposed to be my advocate but they seem much more interested in keeping their repairmen busy. I can't afford $600 per month or every other month in repair bills. This property is only 30 years old or so. My relatives were living in it with no problems. I've had over $1300 in repair costs since April! My other property is from 1950 and has been rented for 2 years with another management company and I've had $0 in repair bills! Tenant has cut a hole in the garage ceiling and roof and pulled up carpet without permission and Coldwell expects me to pay to repair the damage! read more

I am sure most of the agents are fine, but our agent, Jeff Anderson, was disorganized, uncommunicative and lazy as heck. He said he would look at what was available and get back to us in a few days. 4 days later I called him and he said he hadn't been able to find anything. He seemed to think this meant he needn't bother calling back... Some discussion would have been helpful. My husband's company won't be employing him again... All those days, with time pressure on, we had thought he was hard at work looking for something for us! Very disappointing. read more
