I made a cold call for her preferred fire extinguishers installer who gave me a quote 3x less than what he billed me. Re: examples of her husband's workmanship, new window screens were mis-measured and would fall out of the window with a single finger tap, and he couldn't even install an exterior door knob in less than an hour. The tenant were evicted and he had to finish it the next day! Jill is also very rude and doesn't understand that she is working for the property owners and not the boss.

They advertised a property and when you call to try to see the property they are completely incompetent. We made an appointment to see the home confirmed the appointment 30 minutes before arrival. Jill told is to call when we had arrived at the home so she could give us the combo got the lock box. Here is where it all went wrong. WE as the people who want to rent the home called to confirm our appointment 30 mins prior to meeting (having made arrangements to leave work early) We arrived on time and called Jill.... she did not answq so we left a message. We waited 10 mins and called her again and left another message. Then again 10 mins later... no answer She finally calls back well after an hour after our appt time. Obviously we are no longer waiting at the home. She finally calls me 4 days after the day we were supposed to see the home and I returned her call the next day. And she has the nerve to give me attitude saying she threw my info away because my friend said she didn't like the home... when we didn't even get to see it. So I told her that she didn't get to see it because she never answered the phone... her response was.... well I called her back... what the hell is wrong with this lady? Are you kidding me? We called to confirm our appt and she confirms and then has an attitude about it? Then she proceeds to tell me she called me 4 times before leaving a message.... now i know she is lying. Having been a realtor myself and having done property management as well, I have to say she is by far the most incompetent and rude person I have ever spoken to. She then tells me she has an application in now so I can no longer go see the house but I can call back tomorrow to see if the other application was accepted... I asked her if she could call me if it was still available... what was her answer? I threw your information away so you can call back and check. Jill's attitude is one of a diva... she thinks that we are here to do her work for her... she talks down to ppl and is completely disrespectful I would give her no stars if possible. 1. Terrible service 2. Incompetent and rude property manager (JILL) 3. Completely unprofessional (BOTH) 4. Disrespectful (JILL) 5. Falsely advertising a property. She shows pictures of a nice kitchen with a stove, dishwasher and no fridge... when you see the home... there is no stove and then we are told we need to go and buy one 6. How can any homeowner be ok with lazy managers that just give the combo to the lock box to anyone who calls? 7. As a landlord myself, I would never hire these two even if they were the last property management service on earth Terrible people, terrible service... they need to go work for the DMV... lol...

They choose the worst subcontractors to manage properties and they never answer inquiries. My car was damaged by their valet parking subcontractor at the Azzurra Condos in Marina Del Rey. I contacted the HOA and NO ONE bothered to reply. At this point I don't consider them anything less than accomplice of the scammer company running the valet parking (CIPSLA.com) at that Azzurra Condos. Don't walk, run away from doing business with them!!!

We had an old hoa condo services that was terrible so we switched to action management. So far they are not much better. As a tennant they won't talk to u or return calls. But as an owner they only return board member calls. And our board won't talk to us either. So very frustrated that it's March and our call box is Bern out since last may except for one week in Jan it was fixed. We have a hroken mailbox that was broken into in Dec and it's March and still not fixed. Well we did get a box 3 weeks ago but no keys. It's one thing after another. I was considering buying ny unit but a poor hoa brings down value. What does one do to get them responding Action mgmnt now is your chance to turn things around. If u do ill post a good review back.     My husband and I lived at a property managed by Responsive Property Management (RPM) for around a…read moreyear and a half, and moved due to an unexpected job change that required a relocation. Generally, our experience had been positive overall until we moved out. The property was quiet and the few things that broke while we were there were fixed quickly. While we were there, we also fixed a couple minor things ourselves, such as replacing the sink strainers (the ones provided didn't fit well), adding a handle to the garage's side door (so you could close it without pulling your key to close the door), and adding a pull to the yard gate to make it usable. The one thing that was less than perfect while we were there was the gardener, who frequently didn't do about half the gardening work. I ended up buying some hand tools so I could clip the plants along the back walkway to the garage because the gardener did not do this even though it was part of his job. Until I became pregnant and the weather hit over 100 degrees, I would go out and clip the plants so we (and our neighbors) could use the pathway to get to our garages. We didn't report this because we didn't feel it would be worth the hassle and inevitable animosity from the gardener. My husband did ask the gardener to address the pathway once I was no longer able to, and thankfully he started clipping is a week or two later. It should have been done the entire time and without us asking though, since it was part of the common area of the complex. The biggest issue we had, and the reason I decided to write this review, was the poor experience we had around our move out. First off, shortly after we gave notice, we were being pressured to be available to show the unit to prospective people. This was a small unit that was already cramped, and adding boxes being packed made it very hard to move around, so we had to decline. During our pre-move out inspection (before things were fully packed), we went over the space with Frank and were told as long as we cleaned and patched the holes (from hanging photos and such), we would only be charged for a prorated painting and basic cleaning. In the past 10 years I have moved multiple times and have cleaned and patched holes every time, each time getting the full deposit back (minus any standard stuff in the contract like the pro-rated painting). We had requested the final inspection on our last day in the afternoon, but they would not do one unless we agreed to do it first thing in the morning and allow painters in at that time. Our move was difficult, we needed the time for cleaning, and we were coming from 2 hours away, so we needed that final day to complete cleaning and moving the last of our stuff. Because of this they moved our inspection to after we were out of the apartment. I spent two days cleaning and patching, (again, while pregnant), to make sure everything was in order so we could get our deposit back as usual. Imagine our surprise when we are get our deposit back missing $1000, including a charge for "excessive holes in walls." I had literally patched every hole and the charges seemed like they were really trying to get the most they could from the deposit. When we asked about the "excessive holes" charge, we were given a vague answer about the patching "wasn't done right" (which is false) and provided "proof" in a cell phone video too grainy to see any details, with a worker walking around in the dimly lit apartment mumbling in Spanish and filming the walls after he had apparently done this "repatching." It's a shame that our move out experience was so poor and the company chose to abuse the deposit charges this way, because I would have otherwise recommended them. However, after this, I can not recommend them unless you want to be excessively charged at move out.

    We engaged the services of Ironstone Property Management on October 1, 2013 and parted ways with…read morethem on February 5, 2014 when we realized the scope of their blatant mismanagement of our account. During their brief tenure as our management company Ironstone ignored every one of their obligations on our behalf: bills were left unpaid, calls and emails were not returned; we incurred late fees and endured frequent loss of service at the property for non-payment. We had to hand-deliver checks to the utility companies and ultimately our HOA credit score was tarnished. And we never received a final proper balance sheet from Ironstone so we don't really know what else or might be missing from our accounts. Here is a timeline - November: * Water and electric bills unpaid. December: * $180 unauthorized copies made and billed to the HOA. (What was it for? What was covered by the $275 change fee Ironstone charged us?) * Water and electric bill unpaid for second month in a row. * Late notices for all utilities delivered to Ironstone. * 12/13 - Water bill late notice (for 2 mos missed payment) posted our property. * 12/16 - email to Ironstone to find out what was going on * 12/18 we paid water bill directly to avoid termination of service. $85.16 late fee January: * SoCal Edison bill unpaid for the 3rd consecutive month. * Dues checks in amount of $2200 received but not deposited into HOA account until January 29 * Water/sewer/trash payment (due Jan 20) unpaid. February: * 2/5 Electricity shut off for non-payment: garage gate fails to open. * 2/5 Electrician called (our cost $150) - temporarily reinstated power. * 2/6 Power cut off again. * 2/6 Edison confirms 3 consecutive payments missed despite multiple late notices delivered to Ironstone. ($35) late fee incurred. HOA president personally pays the bill + $200 deposit required to re-instate service, non-refundable for one year. * 2/7 Water service delinquent notice served on property * 2/10 Water/sewer/trash bill paid personally by another HOA board member. Incurred $27.90 (10%) late fee. * 2/22 Non-payment notice from Water Dept. * 2/25 Water (fire) bill paid by HOA president, + $51.00 penalty So, you can see why we were so frustrated. When we met with ironstone they promised a company that was on top of their stuff and would make our lives easier. Our lives did NOT get easier. Haha. We are a pretty chill HOA that pays bills on time and we all get along really well. But this made it so frustrating bc it was so unprofessionally handled. They didn't do anything they promised. And these were pretty basic things... Like Paying bills. Clearly, I would not recommend them. Nor would anyone in our HOA. Obviously, you can see why we went with another management company if this was our experience only a couple months in. And luckily, everything is finally back on track and running smoothly with this new management company. :) I hate writing bad reviews, but our experience with them was so terrible... I felt it important to let people know. Hopefully, this bad experience was a fluke and others don't have this experience.

Dan has been excellent at responding to queries about service, and their staff is very pleasant to speak to and work with. Property Management is a very challenging division of real estate, and HOA's are probably the most difficult properties to manage, but as mentioned, Ironstone does a tremendous job at keeping their property owners, and board members satisfied and happy. I would highly recommend the services of Ironstone Property Management.
