this place was the worst place i've ever rented from. i stayed in unit 107 for right under 2 years in their townhomes near sandtown ( im only giving out the exact unit any potential resident's health because of what i experienced). i experienced multiple sewage back ups and unsanitary conditions. because of their horrible living conditions and their negligence i was exposed to black mold. i had to be on medicines for a while and ultimately i don't know how this will effect my health. i had to pay for my own mold testing because they refused. i had to take extreme measures to end my lease. then on top of that they charged me for clean up when the unit was not cleaned e when i moved in and my mold docs specifically stated i should not have paid for that. i also know other residents that have had both inspect infestation and rats in their home. people have experienced their ceiling falling in also. also another person had sewage back but with shit. i wouldn't recommend to my worst enemy. please save you money and your health and dont go here. read more

COG Management is very unprofessional to tenants. I can not speak on behalf of homeowners who use them as a management company. I was a tenant for more than 10 years, never late on rent, and there were minimal issues with my residence when I moved out. I paid a $1250 deposit as well as a $750 pet deposit (for a pet they wouldn't allow me to keep). So I move out, get told I could dispute any charges I didn't agree with. I did so, heard nothing until BOOM, a notice from a debt collector they had turned me over to collections without the ability to dispute the bogus charges they were attempting to charge me. I highly encourage you to look elsewhere if you are looking at a property that they manage. The unit I had the foundation was settling, it had black mold and pest which they never even responded to my multiple maintenance requests. Bedrock Townhomes looks like a dump because they don't fix anything. Tenants with elderly and infant family members go without heat and air. I did all the stuff they asked which is crap this the only property I have ever rented where they want the house to look better then you got it. When I got to look at the place it was no light on we used day light no water on I was told somebody cleaned. When I moved in different story none of bathrooms where cleaned, had a blue room , I thought they do touch up paint no they didn't even do that. I was in time with payment keep up with the house better then previous tenant and the cheap owner. If you carried about you property it wouldn't have a rust stain on back of the house. I would have had to pay a 800 water bill and then request you compensate me for something that should have been managed. Maintenance never responds and when they do it's months later so now they want to charge me 556.00 more after I called in a professional cleaner, carpet cleaner , touch up paint and still they trying say I owe 556.00. Somebody needs to explain this bull crap and ludicrous amount you send saying I owe for WHAT! I have been renting from them for 1 year now and our house is literally falling apart. from mold, to the walls separating from the baseboards, to the floors literally falling through and it took them MONTHS to send anyone out here to get anything fixed. When they finally got a maintenance man out here all he did was make everything 1000 times worse than it already was, said he was going to home depot to get the supplies to fix it all and never came back. Then about 4 months later, they got another guy out here and he did fix everything but he did a very botched job. & the only reason they even finally got the first maintenance man out here was because we threatened them with getting our lawyer involved. THEN, they tried to renew our lease without our consent, and raise our rent while they were at it. I got all of this settled with Greta, paid our last months rent, and she told me I did not owe them anything else. I logged on to my account yesterday and saw I have a balance of $4,000! I HIGHLY, HIGHLY do NOT recommend this sorry excuse of a company. UPDATE: it has been almost 1 year since I rented from this company, and I now have a bill of $3490 on my credit report that they are trying to say I owe to them. they are saying this is all due to things they had to have fixed in the house after I moved out, but as you can see above ALL of these things were put in as maintenance requests and ignored, yet when I moved out they decided to take this opportunity to charge me with all of this stuff and run with it! I am very pleased with the relationship I have with COG and would highly recommend them to anyone with real estate needs. My agent, Terri, has been outstanding to work with me even though I am not always the easiest customer to work with. She won't let my properties stay vacant very long! Megan, Greta, Andy and Jolyn are always very helpful and take great care of me I'm regards to property maintenance, financial reports etc. No business relationship will ever be perfect all the time, but I have found COG to be a company that listens to their customers and works to serve their customers to the best of their ability. STAY AWAY FROM THIS COMPANY!!!!!!! I am back on here to give a new update as to how horrible this company really is. Wednesday, July 24th I was in the hospital having a c-section with my first child. By the time we came home from hospital something happened to the ac unit in our condo. That Friday 26th my bf came home to shower and make sure all was in place for us to come home on Saturday. When he walked in the thermostat on the wall said it was 99 degrees in the unit. So he went online and filed a maintenance request. Well they assigned it to a maintenance worker but no one had came out. They call themselves doing us a favor and sending someone out "after hours" to come look at the unit. They concluded it needed replaced and they were supposed to be contacting the owner of the condos where we stay for approval. Well on Aug 7th still no answer to anything being done until we reached out. Now the owner wants a second opinion and wants his guy to come out. After fighting with a lady from Maintance Jolene or something like that she said he can come out on Friday 8/9 at 6:30 but it's just another check nothing will still be fixed. So after 6 pm that Friday someone was supposed to be here my bf gets a text message saying the person coming had a death in the family and can't come. So today is Tuesday 8/13 and still not heard from anyone and we still have no air in our unit and for people living in Ga knows that we have been having a heat wave. This company has no regards to anyone but themselves. Doesn't matter that I am on a 6-8 week recovery from major surgery or that I have a 21 day old baby living in this heat. No one cares. If I could give them less stars I would. We have lived in there condos in MARIETTA for over a year now. They will not come do any repairs. I am about to contact my lawyer because we have been waiting over 2 weeks now for them to come replace something that would take less than 5 mins to correct and cost of part to do the repair is under a dollar. I have been using COG Management for my rental property for almost a year. I have had a very positive experience with them so far. I was using a very well known Real Estate Company to manage my property before and it was a nightmare. When problems arose they would contact me to approve it, coordinate it and fix it. I live on the West Coast so the time difference can be an issue if there is something that needs immediate attention. With COG, my tenants are well taken care of. If something comes up the issue is dealt with immediately. They have a great website which I can log into and see what issues have come up, what action was taken, and when it was taken care of. They also do yearly inspections so I know what needs attention like painting, overgrown trees, windows, etc. I am a pretty proactive homeowner that does not think the house is going to take care of itself. I check in, make sure the gutters get cleaned, that the house gets pressure washed, and yard clean up a couple times a year. Our a/c will shut down if it does not have a clean filter, I supply those for the tenant. I wonder if some of the bad reviews from renters has more to do with the owners of the property than with COG Management. They can only what the owners direct them to do. I would NOT recommend renting anything from this company! They don't fix broken doors! The Townhome had supposedly been cleaned, but there was food in dishwasher and cigarette butts in windows and dog feces in garage!! The owner is very rude and said it's not his problem! We spent $150.00 on cleaning supplies and airfreshners and left garage door up for weeks and the smell is still in garage! I just feel like if you pay $825.00 deposit and $825.00 per month that townhome should be in liveable conditions!!! My son rented a townhome and he is 23 years old with a 4 year old son and he works 7 days a week. They offered to show him a different townhome, not the one he was getting. They do look nice on outside, so he rushed to office before he went to work to sign his lease and didn't have time to read everything. The first time he went there he immediately started throwing up because of smell. He called the office and they said it's a new carpet smell and he said NO, it's a dog crappie smell!! Because lease says AS IS, there isn't anything he can do. He learned a very expensive lesson! Horrible Company period. RENTER BEWARE !!!! Whatever deposit you put down, do not expect to get it back no matter how pristine you leave the house when you move out. They will find some reason to keep it. Rented a property through them for 4 years. They are fine while you are there as long as you are good little tenants and paying the rent and not bothering them with any repairs or issues that they actually have to work to accomplish. They take forever to get any problems fixed. And just forget about it when you eventually move out. This is where they get absolutely ridiculous. Trying to make a long story short .....When we moved in we painted the walls, with the owners permission, as the non-master bedrooms were painted for small children. Absolutely nothing was wrong with the walls when we moved out and yet they are trying to charge us $1000 for painting. The back yard was mostly red mud when we moved in and 95% grass upon moving out ..... they are trying to charge us $500 for landscaping. They sent us a bill for this a various other ridiculous charges but here's the kicker as to exactly how incompetent these people are. We sent them, as required, a 60 day written notice, well in advance, of our intent to move effective the end of December. We had the house vacated several days prior to the end of December and attempted to set up a final walk through, which they said they could not arrange. Here's the punchline ........Included in the bill along with the other ridiculous charges was a charge for January rent plus late fees. Completely clueless, incompetent and unprofessional. Still having issues with this terrible management company. Whatever you do, don't rent a house through them. This week I notified them that my a/c wasn't cooling. It wasn't even 75 degrees outside, but it was over 80 degrees in the house and I'd had the a/c set on 69 all day. They told me to change the filter. Really????? Did they not think that I would know if the a/c was working or not? Anyway, this delayed getting anyone there for two days. I have allergies and the pollen is terrible. When I did get an appointment and the repairman called them for an approval to fix it (had a bad freon leak, go figure), no one was available so guess what? He left! And it's still not fixed! When I called & got a recording it said to press 3 for emergency maintenance and what did I get? Another recording saying to leave another message and that someone would contact me within one business day!!!!! How do people keep decent tenants this way? Horrible!!! This company took over the where I had lived for almost 6 years. When they took over I had discussed with Greta (who was over the property) what needed to be done since the other company didn't fix the problems. She said everything would be fixed. I had another woman take pictures of everything that needed to be fixed and still nothing!!!! An insurance man came to take pictures and still NOTHING!!!!!! Greta was trying to get me to rent to own a house through them, and I addressed to her that I was worried I would get screwed over with all of the stuff not being fixed yet and she assured me that they couldn't hold it against because they didn't have any records from the past 2 companies - but it would be fixed! The house ended up not being the one for us, so I guess she wasn't happy. I emailed her more than once and NEVER got a response until I put my notice in. I also called to let them know that there was RATS!!! In the 5 years I lived there we never had a problem. The whole complex is infested with rats! NO ONE responded. I couldn't take it anymore and decided it was time for us to leave. I sent my notice email along with the stuff we had discussed that I would not be held responsible for (paint, carpet, mold spot, water damage from flood, leak stains on the ceilings that were never fixed and the list goes on) she wrote me back and told me "yes, thank you for putting it in writing" I logged on to pay the amount I owed for November, they have billed me for over 4,000 dollars!!!!!!! this is the worst place ever to do business with. i signed my lease on the 1st and had to wait until the 23rd to move in due to work orders not being completed. well i moved in and the work orders has doubled and as of today 4/8/19 i am still waiting on the work orders to be address let alone completed. the property is infected with mice and rats.. literally two different kinds and the pest control company they have a contract with has stated he has asked this company more than once not to lease the unit until he had the issue handled. i was told i could break my lease due to all my issues but i will not get my deposit back because i broke the lease. if you can runnnnnn. do not waste your time and money with this sorry company. read more

I hired COG Management for leasing my home and managing the property. Right off the bat, there were issues with the maintenance coordinator. The lady was a hot head. Repair estimates used to take more than a week. When I asked her for a maintenance request, she told me to go to the rental home and open the door for the repair guy. I had to tell her that they get the management fee, so they need to go and open the door! The repair estimates were more expensive than what you would find from popular outfits. When I gave her the review of the repair, she would snap at me and say that I was rude, when in fact, she was the one to be rude! Leasing process was even worse and was a nightmare. When I managed the property on my own for 9 years, it never took me more than 2 weeks to get a good qualified tenant. This company took a month and found a certified freeloader who goes from one eviction to another eviction (Antoine/Anthony Tshiteya). The tenant they found had 9 evictions filed against him in 7 years! According to the contract I signed, I had asked for documents on eviction report and judgments. They never gave a copy of the reports. When I asked for documents and proof of income on this tenant (the guy was self employed), the owner/general manager of this company (Andy Harrison) threatened me that if I reject the tenant, I would be sued by the agent for sales commission. I was ruffled by all this. I ok'ed the tenant if they were to get more security deposit. The tenant agreed to pay more security deposit in installments (after moving in) because he had just been evicted out that day by another landlord (came to know this from court records later) and needed a home before the 7 days were up! So, the guy moved in paying partial security deposit and the first month's rent. He started defaulting on rent from the second month on! I fired the property management company and filed for an eviction on the tenant. The company took the first month's rent as sales commission and on top of it, also charged me the property management fee for the first month! I found out from court records, that the tenant that they placed had 9 evictions in 7 years, had 2 from this year alone! He had other judgments as well. The guy had given fake landlord references and didn't even answer critical questions on the application form (questions such as "Have you ever been evicted out?"). When I asked Andy why they never insisted on the guy to fill out answers for these critical questions and why they never cross checked the evictions and landlord references, all I got was this - "the tenant is the one that wronged you, not us. Sometimes the tenant does not answer all the questions". I told Andy that they wronged me more than the tenant, since I had told them that the tenant didn't seem qualified and had also asked for public records on the tenant, which the company never shared. I also had them give in writing that if the tenant gets evicted out, they would market the property for free and would not charge a commission from their side (if there is another agent involved, it would be ok to give the other agent commission). They never honored this nor gave me the sales commission back. This company works on the business model of placing bad tenants and filing eviction every month, costing the owners a lot of money! This generates more revenue for this company than the management fee because they get money for repairing the property again and also sales commission for placing a new tenant again when a tenant gets evicted out!! The company made out with around $2000 in 2 months from me before I fired them. Shame on them for scamming property owners! I lost 3 months of rental revenue due to this scam, peace of mind, and had to put up with the threats from this company as well as the tenant who was very difficult to evict out. We were told we not get our deposit back unless we replaced a door (that was never there when we moved in), installed a mirror in the bathroom (there was no mirror in there when we moved in), fix the loose carpet on the stairs (that was like that when we moved in), and repair a water leak that occurred after we moved out, and they wanted us to clean the gutters. If I could give it zero stars, I would. For your own peace of mind, pay attention to the negative reviews and don't rent from these people. Against my better judgment, I ignored the bad reviews and rented from them anyway. From the start, it was a bad experience. The fridge did not work, one of the bedrooms had an electrical outlet ripped out with bare wires exposed that was never fixed, the carpets were FILTHY even after multiple cleanings, there was a water leak that caused my first bill to be over $300 for just a couple of weeks services, and numerous other issues. When I moved out, they send me a bill for almost $3,000. I immediately disputed (in writing) many of the charges they listed which were BS, and they ignored my letter. Instead of responding and working out some kind of agreement, they sent the account to collections. I never had the opportunity to pay an agreed upon amount, and it is extremely frustrating that this shows up on my credit now. read more
