Beware. This building has a persistent sewer odor -- even in the elevators and parking garages and hallways. Don't be fooled by the heavy perfume scent in the lobby; it's clearly there to mask the smell. There were significant condition issues upon move-in. Multiple items were broken or not functioning, including lights, two clogged drains, a non-working bathroom fan (which took four attempts to fix), an active leak under the kitchen faucet, paint splatter throughout the unit, and carpet problems. The hallway carpets are also stained and unclean. Management has been extremely disappointing and to quote another review "worthless." They failed to schedule the elevator for movers on move-in day, cancelled or missed meetings to address concerns, never provided a walk-through condition form, and did not add tenant contact information to the call box for guests. The only positive experience has been the evening doorman, who is kind and professional. read more

My experience at this property has been overwhelmingly positive--until my encounter with Renee, a property manager. I am visiting for a conference, exploring the area, and spending time with family. I stayed with my cousin, who mentioned that Bethany, John, and Renee could be helpful during my stay. Throughout my visit, I haven't needed much assistance. John has been neutral, offering a smile but no introduction. I met Bethany only today due to my negative experience with Renee. As a professional who has worked in both management and service industries--as well as a former professional athlete--I understand how to navigate policies, take feedback, and make necessary adjustments. That said, I also believe in leading with professionalism, curiosity, and respect. This property is known to be dog-friendly, and every resident I've met with a pet has been kind and welcoming. My own dog is currently sick and was struggling to breathe today, so I didn't want to leave her alone. I brought her with me to the gym, where there were no posted signs indicating that pets were not allowed. She is a small dog and remained quietly in the corner. Two other residents entered during this time, and my dog ignored them. Both were friendly and even inquired about her. Initially, I went upstairs without her leash, so I quickly returned to get her. As I came back, I saw Renee exiting the elevator. She made direct eye contact with me and my dog, but rather than addressing any concerns then, she simply glared and walked away. An hour later, she entered the gym with a resident, and not to greet me or engage in any respectful dialogue, but to bluntly state that I couldn't "let my dog run around." I immediately acknowledged her comment, responded respectfully, and finished my set, with intention to leave. However, it wasn't a request and she literally ignored me after her comment. She then began assisting the resident on the bike without further acknowledgment. My dog, sensing the tension, growled--a reaction to the energy in the room. Shortly after, the resident who entered with Rene, had been on the treadmill across the facility, left the room only to return with Renee. It became clear that she had reported my presence. Renee entered again, offering no professional courtesy, no attempt to engage in conversation--only more unfriendliness and dismissiveness. The way this situation was handled was not just unprofessional but completely unnecessary. A simple, respectful approach--such as, "I love dogs too, but unfortunately, they aren't allowed in here!"--would have been enough to ensure clarity without hostility. Instead, Renee chose to be combative, dismissive, and unwilling to listen. When I attempted to explain, she immediately shut me down and instead made an irrelevant comparison about her own dog being sick. I immediately went down to office and overheard Rene giving her side of the story. I spoke with Bethany, and while she remained neutral, her non-answer when I inquired about prior complaints about Renee spoke volumes. I am not surprised if others have had similar experiences with Rene. What makes this encounter even more frustrating is the inconsistency--clear evidence of other dogs on the rooftop (I saw a lady with her puppy the day before) and another resident entering the facility with a dog just before this interaction. Furthermore, John himself was present during that time, giving a tour, yet nothing was said then. Two opportunities to address it were passed. Ultimately, this experience was disappointing, and it did not reflect the level of professionalism and hospitality I would expect from a community like this. Rules are rules, but how they are enforced matters. Leadership should come with kindness, curiosity, and consistency--not hostility. I hope this serves as a reminder that how you treat people matters. This situation perfectly exemplifies the term "Karen"--not just because of Renee's dismissive and unprofessional behavior, but also due to the other resident's inability to communicate directly, resorting instead to passive-aggressive glares as if that would intimidate me. If this is how this property chooses to handle simple interactions and treat visitors as if they are less important, I would never consider living here. A strong community is built on respect, professionalism, and consistency--none of which were demonstrated in this experience. Leadership isn't about enforcing rules with hostility; it's about setting a standard of fairness and courtesy. Unfortunately, that standard was completely absent here. For that alone, it's 1 star for me. I don't care how nice the place is, if the people are ugly. I would give this two stars solely because of Bethany--she handled the situation professionally, listened, and treated me with respect and kindness. I truly appreciate that. read more

We've had the pleasure of knowing Sergio in Maintenance over the past few years. This review should have been written earlier because it's important to take the time to acknowledge someone who has done an outstanding job. Sergio is professional, kind and he does his job quickly and efficiently. He, like every one of the Coda staff takes good care of us. Sergio is an asset to our Coda community and the organization. When we lived in our own home in Cherry Creek, it took days and weeks to arrange even simple repairs and we were given a window of time during which we had to wait for the service providers to arrive and sometimes they never did! Coda has a great location in Cherry Creek North. The staff is fantastic! Sergio in maintenance is always so friendly, and the team responds to service requests within a couple of hours. Bethany and Renee in the office are always friendly and responsive. John, the concierge, is fantastic, often arranging events for the residents, and is a dog magnet. The only thing I would change is the elevators. They have been having issues with them for over a year. To no fault of the staff, it's been an issue since the building was constructed. I would hesitate to move into this building if you cannot use the stairs. When the elevators go out, it can be weeks before they're repaired (waiting on parts), and when both go down, you have to use the stairs. Again, the staff is all over this but it seems to be an issue beyond their control. read more

I recently moved to Denver and one of the many places I toured was Coda. From the very beginning, the process was so simple. They got me in for a tour right away, and Matt was so incredible to work with! He was so kind and welcoming and made the process simple while making it an enjoyable experience. I've now lived here almost two months, and I've never felt more at home! Everyone who lives here is so nice and friendly, and the management team is great. Everyone here has become a friendly face. Coda has great location, walking distance to many restaurant. Rental procedure was easy. Service maintenance is usually done within 24 hours. There is concierge available most evening. Nice to have a balcony. The staff are helpful & friendly. They organized some happy hour events some in restaurants or at the rooftop. read more

9 months Check-up - Well the Coronavirus has been upon us since March and with the majority of folks still at home, I thought I would right this review as to share how well the Coda Management team has evolved and adapted the Coda community to this ever-changing situation. I am very pleased how Nelson and team has put Coda community first. From their very proactive signage reinforcing the CDC requirements to being very creative in altering Coda activities in the virtual world to recognizing Mom's with roses on Mother's day. This place is a disaster. There is nothing luxury about it. Everything falls apart from the cabinets to the appliances. The management is unresponsive and not helpful. They hide from the building issues and try to blame the tenants for their own problems. If smells like a sewer everywhere you go from the parking garage to the apartments. They do not take responsibility for their issues. It is overpriced. I highly recommend looking elsewhere. Will not be renewing my lease. Additionally, these people pay to remove negative reviews so keep that in mind when you wonder why you don't see more of the truth on Yelp. read more

Martha (manager)and Rachel (Assistant Manger) are out of control. They put the P in passive aggressive behavior. During my year at Coda, every maintenance employe quit. Including away 3 maintenance managers. Including some nice sales staff too. They lie. They act nice, then stab you in the back. Do not fall for a fake smile. You can tell a person by what they do. My experience at Coda started with sewage in the basement. Over 13 months later the stench and water and sewage are still there. The COO of Zcolo harassed me and my dog. Martha supported her harassment. You can't complain about the management at Coda due to the COO Zocolo of the company, being just like them. She harasses tenants too. And, never supports tenants, and is just plane rude. Who wants to live in a place like that? They promised me a month free of rent. Then made me take it a month before I could move in. They gave me a parking place, then months later, told me it wasn't mine, and I had to park in stinky, smelly, dirty, basement. Martha and Rachel took parking places away from tenants and gave them to new residents, and made another existing tenant move to the sewage garage. Finally, they LIED right to my face (Martha and Rachel), about helping me move a month early. They told me they would turn around the cleaning quickly. And, try to rent it. This was in front of the maintenance manager Ryan. Turns out they never allowed the cleaning crew into my apartment. And, made no effort to re-rent it. DO NOT TRUST THE MANAGEMENT OF THIS BUSINESS. They are keeping my deposit. Charging me for the entire month. And, sending me to collections. What a joke! Never even emailed me. They have the nerve to fake wave when I pass by the building. Classy. Many other tenants have been verbally abused by management. I also witnessed them verbally attacking a employee who did not wrong. And chewing out tenants for nothing. But what stinks most of all? Being LIED TO right in front of a third party witness. Not cool. Trust nothing this mangement team tells you. They didn't do what they promised. And, are trying to collect thousands of dollars for lying to me. Shame on you. I have reached out to other tenants and they have very similar things to report. I am encouraging them to come forward. I will be making a website so that Coda tenants have a voice. A place to be heard. We pay good money to live in Cherry Creek. We deserve more professional management. LYING to people, right to their face, is a sure fire way to lose the respect of all tenants. Don't piss down my back and tell me it is raining. Finally: they had a male stripper on the roof recently. For a woman who lives in the building. They allowed the male stripper to be there for many hours, during the afternoon. Don't rent here if you value your kids. PPS. There are only 2 elevators in the building. You will be spending an hour a day waiting for the elevators in the building. They let people move in so the rest of the building only has one elevator to use. They also look the other way when people lock off both elevators. If you have injuries, special needs, this is not the building for you. If there is a fire there is no way for those with special needs to exit the building. ADA basic stuff. I liked my apartment. However, I didn't like it enough to smell funny smells in my apartment all the time. If you have allergies do not select this building. As a small business owner, I am appalled about how little Coda management care about their tenants. read more

Take a look at other buildings in Cherry Creek before signing a lease here. While the location and pool are nice features, the grills are constantly dirty and the noise from street racers on 1st Ave in the middle of the night will wake you multiple times a week. Also, there are only 2 elevators and almost everyday one is blocked off for a move in or move out. Additionally, the Coda claims to be a non smoking building but several residents smoke cigarettes and pot. It comes up into your apartment through the windows and walls. If you complain, management will claim you need to get a picture of the culprit for them to throw them out. Otherwise it is a multiple month process. read more

Time to give everyone an update on our living experience here at Coda. It is not uncommon for new renters to originally move into a new place and have at Five Star prospective. Typically, a renter will "see" the true colors of their rental management and community. With that said we have as well. And I can simply summaries our experience to date. Incredible! Again, the character and professionalism of the staff under Nelson's leadership is simply fantastic! As mentioned in my first post, the "honey moon" continues for Mary, Missy and I. Love living here. As a renter for close to ten years, I have seen/experienced the good, bad and ugly of rental management companies and their hosted communities. Nelson and team are amazing, warm, friendly and responsive while infusing themselves into the Coda Community (shout out to Rachel :-) ). We appreciate the joy and smiles you share with all! Nelson (Community Director) is working with residences regularly on new 2020 initiatives like the Coda Community Watch Program and Special Events. All of which my family and I participate in. My wife and I have lived at Coda for a few months now and absolutely love it. I saw some of the negative reviews on Yelp and was shocked, but apparently those were with the old management team. If you are looking for an upscale apartment in Denver, fear not, the current team is outstanding! Matt A. was our leasing agent and we just can't tell you how awesome this guy is. He was extremely communicative and helpful throughout the leasing process but most importantly, has stayed that way well after we moved in! Matt is our go-to guy for pretty much everything being new to the city and he is always happy to help, accessible, friendly, and detailed. We really couldn't be happier! We have lived in apartments all over the country but this has by far been the most seamless, welcoming experience we have ever had! The building itself is great, modern, well-maintained, and the amenities are as advertised. Everything is kept pretty spotless and we have had no maintenance issues whatsoever. The units themselves are huge, well-finished, and the appliances (especially the range) are top notch. One of the few proper gas ranges in ANY apartment I've toured in Denver. The parking is a bit pricey relative to some other buildings but it is nice having a reserved spot in a secured garage right next to the elevator, literally just a few steps from my car to the front door of our unit (with bike racks in the spaces as well!). The location is also wonderful being across the street from the mall and easy walking through the Cherry Creek area with it's multitude of stores and restaurants. Great building in Cherry Creek North. What separates Coda from many of the other complexes in the area is that it is more or a boutique hotel vibe versus a large hotel; sophisticated and mellow, well-staffed, and thoroughly maintained. A special thanks to Matt with leasing and John with concierge for going above and beyond - the leasing, concierge, and maintenance teams have all been helpful, responsive, and easy to work with. I am also so impressed with how well the building is run! The picture in the review about an upcoming event in SEPTEMBER 2018 is up in the apartment 's elevator as of this week. It's now January. - four months old. There are also other outdated slides on the elevator screen including advertising for a building restaurant that has been permanently closed for a month. And there's the Dog of the Month whose pictures have been up for several months. In my opinion, this is indicative of a management and employees who don't care about their jobs or the residents. Also, the trash chutes have been inoperable for 10 weeks, causing the building to smell worse than it regularly does due to the recurring sewage snell, cigarette and pot smoke, wet dog, and air fresheners. There is often dog hair all over the furniture because the employees allow (and participate in) dogs jumping all over the furniture. Some people with allergies cannot even sit on the furniture. These items are just a sampling of numerous issues - some major. In my opinion this building is not luxury and does not provide a luxury level of service, inconsistent with what is charged for rent. read more

So I would say that the management team is very friendly and attentive. Service requests are answered in a timely manner. Nice boutique apartment building. However, there is a faint sewer smell in the building and a very noticeable and constant sewer smell in our unit. Seems like an ongoing problem throughout the building. Put in two service requests and cleared up for a day or two after but always comes back. Too expensive to smell sewer all the time! read more

I have lived at the CODA for about five months. The staff and especially the maintenance staff is extremely friendly and very helpful. However, we have experienced elevator problems multiple times. And this morning, for the fifth time since I have lived there, there was no hot water. This seems totally unacceptable for a building that's over-year-old, where all residents are paying an extremely high luxury rental per month. I hope they can get it fixed because if not, they will stay at the current rate of 60% full or 40% empty. I don't know what will happen if they ever got everything rent it. read more

I've lived at CODA Cheery Creek for 4 months. There have been numerous occasions where the elevators did not function at all. On at least five occasions, there has been no hot water in the mornings! This has happened twice in October alone. The staff is friendly but clueless. This would be unacceptable if the rents were cheap. The rents are very high and the building is "sold" to prospective tenants as "top concierge service". The building is over one year old. That should have provided plenty of time for these issues to have been fixed. Manage is so overwhelmed with these problems and with trying to get the occupancy over 70%, that they no longer communicate with current residents. read more

This apartment complex is really nice. High end for sure. The reason I am giving such a low rating is because I recently visited Steele creek apartments which is located across the street and I think that Coda is the more expensive, wanna-be version of Steele with less to offer. There were only a few floor plans to show, each was very spacious. I will say the closet and bedroom size is much larger than Steele creek can offer. But other than that, I didn't like the layouts and lack of windows and views that these apartments had to offer. Coda had parking spaces starting at $125 a month where Steele creek was $95. Coda had a lame rooftop pool but they had to say they have a rooftop pool just like Steele. It was tiny!! They had a small deck and fire pit. It looked at buildings across the street, which isn't a view at all. Also, they have a concierge, only for competition sake, but they are only available when the leasing office is closed until midnight where Steele creek has a 24 hour concierge service. Also Coda had a very tiny gym with no yoga studio. Although they did offer classes, I can't imagine where they could have them with such a limited space. Also the gym smelled like sewer which the woman giving the tour said was due to the facility being 'new'. The kitchens were nice with great lighting and appliances. They had gas stoves which I think is nicer than Steele creeks, but it is not worth the price. They didn't have any glass floor to sealing windows in any floor plan options like Steele creek has to offer. That is a huge set back to me. They really aren't comparable to Steele because they don't have the same options. They try to, but they don't. They are also starting at higher prices than Steele creek. Steele creek has some more expensive units than Coda, like the wall to wall glass windows I mentioned, but they are more worth the price due to the full service that they offer. I felt let down when I saw Coda and they are newer apartments than Steele Creek. I would say Steele creek is the place to beat when it comes to cherry creek luxury apartments. I was really surprised which is why I am writing this review and rating it accordingly. read more
