The house has asbestos, mold(over 10 types) and severe termite damage that caused it to be structurally unstable. They have not done anything to correct the problem except send in unprotected housekeepers, painters and carpet cleaners. I have cameras and so do our other neighbors to prove they have not cleaned up the asbestos or mold. The house has not been tented for termites. Most of the homes have had to be tented on our street.

I have Stage IV metastatic breast cancer and am currently undergoing ongoing treatment. Despite this, I continue to work, maintain income, and support my family. My concern is that during the application and screening process, I did not feel that my situation was handled with appropriate respect for privacy or in compliance with fair housing protections under the Fair Housing Act (FHA) and California Fair Employment and Housing Act (FEHA). These laws require housing providers to avoid discrimination based on disability and to engage in a fair, individualized review when disability-related financial circumstances are involved. Instead, I felt that my application was evaluated primarily through credit history without meaningful consideration of the medical context behind that history. My past financial hardship was directly caused by extended disability leave and cancer treatment--not irresponsibility. I also felt that my privacy was not fully respected when it came to requests for financial documentation beyond what is reasonably necessary for income verification. I offered to provide direct proof of income through deposit records, which is standard and sufficient for verifying ability to pay rent. However, I was uncomfortable with requests that appeared to go beyond income verification into personal financial activity, which I do not believe is relevant to tenancy qualification. I am not asking for special treatment. I am asking for fair treatment, privacy, and compliance with disability and housing laws that are designed to ensure equal access to housing opportunities. Housing decisions should consider the full picture of an applicant, including stable current income, rental history, and the context of any credit issues when they are directly related to a documented disability. However when I did finally get a question in regarding why their maintenance scheduling system is inaccurate, she couldn't answer me then stated she's canceling my requests and hung up in my face. Her name is Frances, and she's the only staff at RPM I seem to have issues with. She's very unprofessional with her lack of customer skills and etiquette and this makes the organization/company/owner look bad. She also allowed their vendor to come through our gate to do work on another unit and they moved our child's trampoline which knocked the leg off and now they're denying they moved it, even after I provided photos and a video. I try to make things simple as I believe in being fair and expect the same in return, but I do know how to complicate things when necessary. I'm hoping I don't have to choose that option. This "property management" company is comprised of a group of unprofessional, pretentious amateurs: Ross, the owner; Grace, his right hand henchwoman; Mike, Jamie, & Susie, Grace's phone operators. I lived in a Redondo Beach SFH for 4 years and paid rent early every month. I took it upon myself to care for the house as if it were my own. When the property was turned over to me as a new tenant, the bath still had an old, used, dirty bath mat in it with mold and mildew under it. The bathroom had hair and toothpaste throughout. The back yard had dog feces throughout. The garage had a dog run with urine stains and odors in the concrete. The yard had sparse grass. The refrigerator had pools of water and mold under it. A little surprising for a $980K house / $4k/month rental. During my tenancy, I re-seeded the backyard and cleaned up all of the messes left for me to move into. Maintenance requests were typically ignored, but on the rare occasion they were not, they were performed in the cheapest possible fashion. At the onset of COVID-19, the owner of Riviera (Ross), sent a hasty email to all tenants encouraging them to setup direct pay to their bank accounts, so no payments were missed. Rather than empathy or a helpful explanation of tenants' rights, the bottom line was immediately money and continued lack of care. $1,400 worth of damages were charged against my security deposit for deficiencies pre-dating my tenancy. We were denied a walk through by Jamie and Grace, which is illegal in California. Pending the non-return of our security deposit, we will be in court with Riviera and the property owners. As both a real estate owner and a tenant, I would never trust my niece's toy house with Riviera Property Management.

I had set aside time in my day for this, and the lack of notice or professionalism was frustrating. First impressions say a lot, and this one wasn't great. If this is how prospective tenants are treated before even signing a lease, I'd think twice before renting here.
