The prior reviews are all correct re: Janis and her dishonest ways of conducting business. I generally allowed a lot of things to slide, but Janis usually hires the most incompetent local managers as well as general contractors and handymen. Currently I'm aware of several complaints against Janis who refuses to return calls hoping tenants will likely just give up and give their notice so that she can jack up the price of rental units in desirable areas/markets. Essentially, BEWARE and BE VIGILANT. If you end up in a battle with MPM/Janis, don't give up and be smart. Document. Document. Document. Ps. Your apartment probably has mold.

Fraud Warning - Extremely Unprofessional and No Transparency…read more My experience with this property management company was extremely disappointing and concerning. Communication was consistently poor--multiple emails and phone calls went unanswered, and meaningful responses were rare. After move-out, funds were deducted from our security deposit without clear justification. We repeatedly requested itemized documentation and physical evidence to support the charges, which tenants are generally entitled to receive under standard tenant-landlord practices. Despite multiple requests, this information was never provided. We were charged for items and installations that were not present at the start of our tenancy, and the deductions appeared to exceed what would typically be considered normal wear and tear. Based on what we observed, the charges seemed more consistent with property improvements or upgrades rather than tenant-caused damage. We offered photographic evidence of the unit's condition, but it was disregarded. What was most troubling was the complete lack of transparency and good-faith communication throughout this process. I interacted with two individuals named Cindy and another named Hope, and despite repeated attempts, no one took responsibility for addressing these concerns or providing proper documentation. Given our experience, tenants should proceed with extreme caution. Security deposits are meant to be handled according to clear standards and accountability, and that was not our experience here. I am in the process of reporting this matter to the appropriate consumer and housing authorities for review. If you are considering renting through this company, document everything thoroughly and think carefully before trusting them with your deposit.

During this challenging period of time in our community marked by escalating cost of living, uncertain housing availability, and declining overall social norms and values, I applaud each member of "805 Leasing" property management team for their continued commitment, enthusiasm, and professionalism in serving the best interest of both the homeowner and the tenants. I had a wonderful experience working with Rincon Property Management…read more Before choosing a property management company, I spent a lot of time researching my options and had several conversations with Kenya. From the very beginning, he was patient, knowledgeable, and understanding. He recognized my hesitation about hiring a management company and never made me feel pressured. Instead, he took the time to answer my questions thoroughly and helped me feel comfortable and confident in my decision. Kenya connected me with Dio, who turned out to be an excellent fit for both me and my property. Throughout the leasing process, Dio was incredibly professional, responsive, and knowledgeable. He provided thoughtful recommendations, communicated clearly, and helped guide me through each step. As a first-time experience working with a property management company, I learned far more than I expected. The experience gave me valuable insight into leasing, tenant screening, documentation, and overall property management. What stood out most was the team's responsiveness and willingness to answer every question I had. They listened to my concerns, respected my goals as a property owner, and worked collaboratively to find practical solutions. I always felt informed throughout the process. Another reason I chose Rincon was that the company felt personal rather than transactional. While I haven't yet had the opportunity to meet the owner, Peter, I appreciated learning about his background as a Fire Captain with the Ventura City Fire Department. As someone in the medical field, I value professionalism, service, and integrity, and I felt those values were reflected throughout my experience with the entire team. It's also inspiring to see someone successfully managing properties while serving the community. I truly enjoyed working with Kenya, Dio, and the Rincon Property Management team. They are professional, knowledgeable, responsive, and genuinely care about providing quality service. I would not hesitate to work with them again in the future and would absolutely recommend anyone considering property management to give them a call, ask questions, and see if they're the right fit for your needs. Thank you, Rincon Property Management, for making what could have been a stressful process such a positive learning experience. I hope to have the opportunity to work with you again.
