Rick came out incredibly quickly to do the inspection on our new house and he was knowledgable and professional. The extremely thorough report he sent us was delivered later that night, and included detailed pictures and noted even minor cosmetic flaws that he thought we might want to address. Rick made sure he was available to address any questions that I had following the delivery of the report. Rick is a great guy to work with and was very reasonable on the fee that he charged. I even asked him a couple of random questions about how he would have run cables / done some improvements that I planned to do to the house post closing. Thank you, Rick! Definitely consider Cole's Inspections the next time you need one!

The thing that gets you through it are the professionals that you bring on your team for their expertise. And man, Rick is a forever teammate for me now. Outside of being ridiculously professional, he's highly knowledgable and the definition of an expert. Rick is thorough, clear, and truly wants the best for you. He didn't make me feel rushed, dumb or like I was on a timetable with him, as I've had others do. During the inspection I puttered around behind him, asking questions here and there and trying to absorb some of his vast knowledge. He was so patient with me, and we chit chatted about our shared Marine Corps bond, and our love of dogs. I would hire Rick again and again if I could. Anyone that doesn't is truly only doing a detriment to themselves.

The report he sent to us was detailed and included a lot of pictures and was very easy to understand and read. His pricing was great and not as expensive as we thought it would be. Very thankful for Eric and recommend to buyers and realtors.

When Eric answered he was patient with all my millions of questions and even when I repeated them again for further clarification he didn't get frustrated with me, he stayed on the phone with me until he answered all my questions. The day of inspection he arrived early, he already began working as I watched him from a distance, I made my way towards him and he was polite and he accommodating to answer more questions my husband had. He never once seemed bothers about us being there for the inspection with our kids, however, we did give him space to work, and he even called us over to show us a few things since this was my husbands and I first home and he wanted to ensure we knew how certain things worked. He didn't rush through the inspection, he took his time and genuinely took notice to every detail. When the inspection was over he called my family over and he walked us through his findings as he walked us through the home and pointed the issues out. When we had additional questions he actually took the time to make sure we fully understood the issues and what that meant for my husband and I, and he even alerted us to items we could fix on our own. He notified us that all of these issues and more will be mentioned in his inspection report that he will email us. It felt like the very next day we received the report, I was blown away by his efficiency and the detailed report with pictures and arrows and an Itemized narration of the specific issues in question. He even called to ensure I received this email and to check if we had any questions or concerns. His attention to detail was amazing, and his patients to my husband and I being first time home buyer he was extremely accommodating. I can't express how shocked I am with these reviews. You know someone's character by speaking with someone and being in their presence and sometimes by their picture, there is nothing that rubbed me the wrong way with Eric. He takes pride in his business I can't imagine him overlooking or not wanting to go above and beyond for any issue. He is honestly a real genuine person, and take this from me check out my other reviews I am fast to call someone out of horrible incompetence, it's rare when someone is good enough for me to write a good review for. Sadly that speaks volumes on myself as well as I don't tolerate much. Bottom line he's worth the call once you speak with him you will see what I mean and if you decide to use him leave a review he could use a real honest one.

Needless to say, Jason was our top choice. From the moment he arrived, he was very professional and courteous. We let him know that we'll have plenty of questions and he offered us a pen and notepad to write them all down. Even though, he asked us to save the questions until the end, we interrupted him multiple times when something sprung to mind. He was patient and addressed our question every single time in a calm and understanding manner. We spent approximately 4 hours on the property and Jason looked at the house from top to bottom. During the inspection, he would get us to come along to look at specific items of note and even gave us advice on how we can address potential issues 5, 10 years down the road. The knowledge he relayed to us is invaluable as it will save us both time, money, and headaches in the future. During the debrief, he continued to be very thorough and ensure we knew about all safety concerns of the property, especially when it comes to young children. It is this level of care and consideration that makes him stand out. We definitely recommend Jason to all home buyers and especially first time home buyers as purchasing a home can be a stressful process!

The bones of the house looked solid but there were cosmetic things we know needed to be addressed. To find out more during escrow, we hired Diamond Property Inspections after talking to a few home inspectors and getting quotes. Their initial response was professional and knowledgeable. They were not the cheapest but their initial contact was the best and they met my schedule. He worked for 3.5 hours as he painstakingly took the time to assess the homes conditions. I was there and walked around the house separately. He caught the things I saw and a bunch of stuff I didn't. Late that evening he emailed his final report. His report was thorough and illustrated there were other stuff that we had to be concerned about including an aged HVAC. We submitted a request for repair credit which the seller tried to negotiate down but we did not accept it and walked away from the home. An offer was placed on a different home that looks more solid and I will definitely utilize Diamond to take a look at that home before we complete transaction. Highly recommended!
