    Hello, This is Unit It has only been one month since we moved in, and we're already experiencing multiple serious issues. This morning, I found a roach in a pan, and I've already shared clear photos with you. However, it seems they were not reviewed with proper attention or concern. I also found roach eggs and droppings inside the cabinets and the dishwasher, and provided photos of those as well. When I reported it, I was simply told that pest control only comes on Mondays, and that I would need to wait. I'm aware that by law, pest infestations require immediate action, not delayed scheduling. In addition, the refrigerator has already required three service visits--and it's still not functioning properly. All of my frozen food has spoiled as a result. At this point, the fridge needs to be replaced. Lastly, the dishwasher, which I had never used until now, was filled with debris. After finally trying it today, it started leaking. This is completely unacceptable for a newly constructed apartment. Unless these issues are resolved promptly--with replacements where necessary--I will be posting detailed reviews on Yelp and google. This was the email I wrote after i went to the leasing office where she did not even care to look at the pictures and decided to take no actions of what was happening and said " take actions first because the apartment is new. I know where they usually are" when i put in work order and the handy guy came in and told me to sign up at the leasing office for pest control that only comes on Mondays which was 12ish noon. . I sent this email 4pm because no action was made , and they did not even bother to read the email when clearly everyone was in office and the closing time was 6.. And i got an email about saying that it will be resolved on monday at 3:50. Literally tells me that the office clearly ignored the email.

    Post flood care

    On December 25, 2025, our apartment (Unit 121) experienced a flooding incident that rendered the unit uninhabitable. Drywall was removed, flooring was affected, and industrial fans and dehumidifiers were installed throughout the unit. Despite this, onsite management initially questioned what we had done rather than focusing on our safety or displacement. We were told hotel accommodations would be reimbursed up to $200 per day. At one point, management suggested we could sleep in the unit as long as the fans and dehumidifiers were left running, despite excessive noise, exposed walls, and unsafe conditions. Communication about the cause of the flooding was unclear and often felt accusatory, even while an investigation was ongoing. Our belongings were repeatedly handled by multiple vendors. Items were bagged while wet and placed in bathrooms, tubs, hallways, and on beds, resulting in further damage beyond the initial flooding. We ultimately relocated all belongings out of pocket. Nearly a week later, management offered a temporary unit but required us to pay for movers to move twice (into the temporary unit and back). Alternatively, we were offered the option to permanently move to a different unit at a higher rent under a new lease. Despite being displaced since December 25, we were charged January rent. Management later proposed lease termination and reimbursements, including hotel costs and a relocation allowance, contingent on signing a release and vacating the unit. During this process, the tenant portal initially showed a credit balance owed to us. After we raised questions about our $3,290 security deposit and a $2,540 move-in promotional credit, the ledger and portal were altered to show a balance due. Management later stated this was a correction of an internal accounting error. This contradicted prior assurances from onsite management that no accounting errors existed. We also noted missing referral credits for residents we referred during our tenancy. Additional charges appeared on the ledger after our deposit inquiry, which we dispute. We requested transparency and correction. Management has stated reimbursements cannot be processed until a release is signed and the unit is vacated. Our belongings have already been fully removed. We are still awaiting reimbursement for: * Security deposit * January rent * December 25-31 rent * Hotel expenses * Relocation/moving costs * Electricity used for remediation equipment while we were displaced We were also asked to complete a W-9, despite the payments being refunds and reimbursements, not income. As of now, the matter remains unresolved. We are working with senior management to recover funds owed and conclude the situation.

    Working ice maker.

    BIG BIG BIGGGGGGGGG shoutout to Hector from maintenance, he really came through for me this week!!! I first put in a request about my fridge because the ice maker stopped working. The initial check made it seem like it might be a freezer issue, so they scheduled the manufacturer to come the following week. At first I thought that was fine, but then I realized it was a much bigger problem. My freezer wasn't freezing anything and the fridge wasn't keeping food cold. Of course this happened right after I had gone grocery shopping. I put in another request and honestly thought it might just get lumped in with the upcoming appointment. Instead, Hector saw it and showed up during his lunch break to help me out. He asked me to clear my freezer so he could check the vents, and sure enough there was a huge ice buildup blocking EVERYTHING. He spent almost two hours melting all the ice and once it was cleared, everything started working again. The freezer was freezing, the fridge was cooling, and even the ice maker came back to life. It turns out the freezer door may have been left open a little bit which caused the issue, but Hector still went above and beyond to get it resolved. He was patient, knowledgeable, friendly, and genuinely cared about helping. I am super grateful and very impressed with the effort he put in. Thanks Hector, you're a real one!

    Proof that number was correct

    We had a truly disappointing and frustrating experience with this apartment complex. June 14 around 3 PM, we called the number listed on their official website to schedule a tour for the following morning at 10 AM. We spoke with someone who confirmed the time and even discussed leasing promotions, including the "8 weeks free" offer if the lease starts within 30 days. It was a detailed conversation -- we were clearly speaking with someone from this complex. On the morning of June 15th we drove 30 minutes with our toddler and arrived on time. We were met by the manager, Rickie, who greeted us coldly, asked our names, and then left without any explanation. We waited for 40 minutes. Eventually, another staff member came out and told us there was "no record" of our appointment and even claimed we had called the wrong number -- which is simply not true. The number we called is clearly listed on their website, and the automated phone greeting states the name of the complex. There is no doubt we spoke to someone from their team. What made this even more upsetting was that Rickie remained at his desk the entire time, doing absolutely nothing to help .Even after it was clear there was a problem, he didn't apologize, check in with us, or offer any solution. And another manager told us that she didn't have time for us. They could've taken a few minutes to show us around or at least acknowledged the situation -- but they chose to ignore it entirely. It felt like they just didn't care. We were a young family who came in good faith, made the effort to be there on time, and were treated with total indifference and disrespect. Whether it was miscommunication or dishonesty, the way this staff handled it was unacceptable. We will not be coming back, and we definitely won't recommend this place to anyone -- especially families. If this is how they treat potential residents, I can only imagine what actual tenants go through. Absolutely disgraceful. (Screenshots from June 15)

    Warning to Prospective Tenants of Rancho Monterey Apartments…read more I love my neighbors and the location, but I wish someone had told me what was really going on before I signed my lease 5 years ago. The parking situation here is an absolute disaster, and management is doing nothing to fix it. There are clear rules posted on the property: Resident Parking Only, No Commercial Vehicles, 72-Hour Maximum Parking. None of these are enforced. Right now, we have: * Abandoned cars sitting for months in spaces we pay for * Commercial vans and mobile detailing businesses treating the lot like a free storage yard * Tenants parking 4-5 vehicles each, including motorcycles, work trucks, and equipment vans * Out-of-state and expired-tag cars parked for weeks while residents drive around hoping for a spot Management is rarely in the office and emails go unanswered. This isn't about attacking anyone personally--we understand everyone has their challenges--but we are paying premium California rent with no protection or enforcement. Five years ago, there were decals to track resident vehicles and it worked. Now, the system is gone, and so is our parking. There are auto detailing companies, contractors, event staging, etc all sorts of businesses being run out of this property while their commercial vehicles take our parking to run their for-profit business. They take the hundreds or gallons of water from the units and empty their trash into our dumpsters at night so it's just a matter of time until the rent goes up for us that actually PAY to live here. Look at these photos. This is DAY AND NIGHT here for the past SEVEN TO EIGHT MONTHS. Management lives here so it's a CHOICE to "not see" this and do anything about this. It doesn't stop at parking. The dumpsters overflow halfway through the week because outside businesses dump their trash here. The pools are locked down. Amenities we pay for are disappearing while other people who don't even live here abuse the property. We're not asking for luxury, just basic fairness. Until commercial vehicles are towed, abandoned cars are cleared, and parking rules are enforced, this is a bait-and-switch situation. We all moved in with the understanding this was a protected, residents-only community. What we got instead is a storage lot for people running businesses and leaving junk cars on site while the rest of us pay the price. We are posting this because about 22 other residents have agreed: enough is enough. We'll gladly remove this review when we see action taken. Until then, consider yourself warned: you're paying full price here for half the value. Oh and all that hard work you put in at your job, well... save some energy for when you get home as you won't have parking INSIDE the property like you signed a lease to receive.

Unfortunately, our experience with the application process was disappointing. Yeimy, the application processor, was unprofessional, unresponsive, and unhelpful. Her communication was unclear, often contained multiple typos, and lacked timely follow-up. While we were initially excited about living at Greenfield Apartments, the poor customer service during the application process led us to look elsewhere. I'm sharing this in hopes that future applicants have a smoother experience and that management takes appropriate action to improve the process.

Although I didn't have tons of interaction with the neighbors everyone was pleasant and friendly. The courtyard and parking lots were always maintained and clean. They also added a gate for the complex while I was living there which added security. I'd be happy to recommend this place to anyone looking for an apartment in Westminster. I will say this is a quite and respectable community. So if your looking to have parties and have noisy guest after 1030, you should look somewhere else.

From the very beginning, she was efficient, responsive, and made the entire process feel easy--which is rare when it comes to moving. One of the main reasons I chose this apartment was the location. Being right near the 405 and 22 freeway makes it incredibly convenient, especially since it sits at a perfect midpoint between Long Beach and coastal Orange County. It makes getting anywhere simple and efficient. What really stood out to me, though, is the level of safety and security here. The property is gated, has overnight security patrol, and even the indoor-outdoor garage is secured. The entire place feels fortified and well thought out, which gives a strong sense of peace of mind. On top of that, the maintenance team is incredibly fast and reliable. Knowing that anything can be handled right away makes living here that much more comfortable. The overall environment is also a huge plus--neighbors are respectful, reserved, and easygoing. It feels like a community of people who value peace and consideration for others. (I have a 50 pound husky). I was also drawn to La Madera due to the positive reviews. Although there were not that many reviews I figured that meant the residents are happy. Usually when someone experiences something negative, that's when they will complain about the company on Yelp to let other people know. I scheduled an appointment with the manager Anny in June and coordinated everything with her via phone/email. She was very responsive and answered all my questions thoroughly. Anny made the move in process quick and easy. The complex is quiet and all the residents are to themselves. Although I have only been living here for a month, everything is great and I have no complaints. The maintanence manager Gustavo is also great. Very personable and helpful when something needs fixing. There were a couple of things that needed to be fixed when i first moved in such as my toilet paper holder being too narrow, broken microwave, and a dishwasher being installed. All of these work orders were completed timely. I will point out though that parking could be a concern here if you have more than one vehicle. (I only have one so nothing to worry about for me). Also there were some occasions (not often, mostly on the weekends) where the garbage dumpsters will fill up quickly and overflow). Laundry facilities on-site are adequate. And my only pet peeve is that we are not able to reverse park in to the parking stalls. I could understand why but I love my reverse parking. Oh one more pet peeve, I wish the parking gate entrance would open automatically when leaving the complex. Unfortunately Anny is off to manage a new complex - she was awesome to work with and she advised me to reach out to her if any questions.

How is the place always this dirty?? Laundry room is a mess, trash cans overflowing, stray cats and cat food everywhere. The place has gotten dirtier with the current staff. The company used to pay for trash pickup and now us residents pay. That's fine except they cut trash service to Monday through Friday. Keep in mind we pay for the trash so where did that Saturday pickup go?? Is the company/staff keeping the extra money?? Want a flat tire?? No problem there is broken glass/cat food cans all over the parking lot for you to run over with your tires, I do their job by picking this stuff up. Constantly overcharged on electricity and trash/water, manager cant do anything without a "managers" approval. A lot of this falls on the residents not picking up after themselves, but you always see the staff messing around in the garage "building furniture" Take some pride in your work fellas. Occasionally they have some weird event like "free crepes" but I would rather that money went to cleaning the place up and adding a Saturday trash pickup, I can buy my own crepes. The pictures tell the story better than this review can. Shop around or come see the unfinished projects/ lack of grass, totally different from the pictures they show on the website.

    I lost my mom in 2021 in the middle of a year long lease in one of those fancy complexes in Irvine…read more It was very difficult, isolating, and very sad to say expensive to be stuck in that complex. It was noisy, they construction of the building was so bad that you couldn't have a private conversation, it smelled like pee everywhere and you had to be careful anywhere you stepped because the grass was full of dog poop - though you could tell you were approaching it by the smell and flies. The exterior of these really beautiful complexes are basically toilets for dogs - and no one cares. So imagine how happy I was and how lucky I felt to be approved to live in the small, beautifully manicured, very private, very quiet, oasis called Maddox Apartments. You can't tell when you drive past it because it's hidden behind the from fence, but upon entry you are going to be met by beautifully kept flower beds, freshly mowed grass, clean pathways, and bright blue pool. I was very struck by it when I first visited and I felt at home right away. Then I met Cynthia and her team and I knew that I needed to live at Maddox if I was going to recover from my mom's death. I got my apartment, I moved in and I was so, so happy for a whole year. I had virtually no issues, but the minor ones I had were handled almost immediately and correctly. The entire maintenance team is incredibly nice and accommodating, and most important, punctual! I would have lived there very happily for a very long time, but I got an opportunity to move to Europe about 8 months into my lease and I just could not pass that up. But I left and remain on good terms with the team. I credit the serenity of the complex and the kindness of the management team with helping me get through the worst time of my life, I loved my little apartment, it was exactly what I needed. If I ever have to move back to the US, it will be to OC. The first door I knock on for a place to stay will be Maddox Apartments.

She assisted me with getting an approval so quickly so I could move in right away. The pool has been redone since the last time I saw it and literally looks like a 5-star resort pool. Moss Creek is truly a home with all of the birds, sanctuary, fish, and beautiful greenery. Everyone loves the property and cares for it. Its the perfect place to live and I am so grateful.
