Extremely frustrating appraisal company. Did not consider the market in my area or that the prices continue to increase. Based my home's value on a house that sold months ago on a rush sale (after tenants vacated). Even though another house recently sold (for higher than this garbage appraisal) on a smaller lot with significantly fewer upgrades than my house (we have a renovated master bathroom, renovated kitchen, rewired garage for better lighting, attic ladder and storage, built ins, etc. which this house had none of). Houses are selling within the week here over asking and they still managed to appraise about 15k under expected (on the conservative side). Appraisal was a quick turnaround but should be with as lazy and unacceptable as it seemed to be. If this is your appraiser, request a different company and don't look back. read more

STAY AWAY FROM THIS COMPANY!!! First, they charged a rush fee that we never authorized. Second, the used two comps on our appraisal that DONT EVEN EXIST! Quite frankly I don't even know how that is ok or legal. Third, the other comps they used were from almost a year ago, apparently they were to use anything from the last 6 months. And the other comps used were out of our area and one was a single story home, ours is a two story. Obviously value will be different there as single story homes are more sought after. The whole situation was a joke. This company lacks integrity and their moral compass is way off. Do yourself a favor and never use this company. read more

I had a really bad experience with these guys in California. The appraiser was rude, did a really sloppy job, used comps on houses that were smaller and not updated like mine, and when presented with more accurate comps refused to revise. We have no choice in choosing appraisers, and this feels like I paid $500 for poor service with no recourse. Reading the other reviews here it looks as though I am not the only one to have this experience. I will be checking for other avenues of recourse. read more

Disaster: This appraiser single-handedly delayed our home closing...TWICE. My wife and I were closing on our first home and a 60-day closing window... plenty of time to get all ducks in a row. An hour before our scheduled closing, we discover the appraiser misclassified our home on his original appraisal report. He then failed to report an "IT issue" he had until it was too late for anything to be done on closing day. This mistake cost us an entire weekend where we could've been moving into our new home. It also meant my wife and I took a half-day off work and lost potential income for no reason. To make matters worse, the following Monday, the lender was finally able to get a hold of the appraiser and get them to sign off on the new form. Only this time, the appraiser wrote down THE WRONG PROPERTY ADDRESS on the form. Delaying our closing once again. This appraiser single-handedly derailed our home closing and cost hundreds of dollars of added expenses... all due to carelessness and unprofessionalism. I really have to hand it to this appraiser for completely dropping the ball and creating massive headaches for the buyers, sellers, real estate agents, title agent, and brokers that are all part of this deal. read more

in an industry that is hog wild right now I would never use this company, I wish I would of checked their reviews before my mortgage company had brought them to me, they gave me an extremely low appraisal at $140 sq ft including property which I live in a higher end community with .50 acres in northern Utah. they pulled comps from over a year ago and comps that were not even comparable in any way...waste of time , waste of breath. Worst experience of my life. We've been stuck in the appraisal process for over a month. Ordered on 3/26/2021 and hoped to close on 4/19. took over a week for someone to pick it up. Got delayed another week because the appraiser never did it on 4/7/2021. Was finally done on 4/14/2021. it Was submitted incorrectly on 4/27/2021. As of now we still haven't heard anything. Had to go a different route with a new lender to get away from this horrible company. We've had to push our closing back multiple times because of them. Will be demanding a refund of $480. read more

In all my years of real estate, I have NEVER gotten red flags before the appraisal until I received an email from William W. in regards to the upcoming appraisal appt. This person had no idea of this particular area and focused so much on the purchase price without going through the value and add ons to this property that he ended up losing the deal for both parties. After receiving all of my information, we have him on camera inside the home- from unlocking the door to locking it back up- a total of 6 minutes and he came in 70,000 below...everyones heads are still spinning on this one. No effort made on his part to do due diligence let alone LOOK at the property. I feel he was biased before he even stepped foot in the property. We all know an adjustment is common but seriously. It's unfortunate that the buyers, who were so excited for this house and saw the value in it, won't be getting it. read more

If I could give zero stars, I would. Waited 3 months for appraisal. One thing needed to be noted for the refi to go thru smoothly and what do you know, it wasn't noted. Repeated calls and emails to both appraiser and Class Valuation have produced no results and now, after $750, I have to spend additional money on a water test because the appraiser won't note that my well and septic distances are within the guidelines AS DISCUSSED. Totally unacceptable. I didn't have a choice of appraisal company where this is an FHA refi. The appraisers themselves were nice enough but for f's sake, do your job! read more

There are a few issues that need to be addressed. The appraiser left out 540 Sq ft. In the basement. She checked a pull down Staircase to the attic. We have a built Staircase. She pinned the wrong piece of property/residence in the photos. She stated we don't live in a neighborhood and there is 6'x10' sign that tells the neighborhood name at the entrance. She claimed unfinished basement. More than 25% of the basement is finished due to building code. There is a finished half bath also in the basement. She missed half of our appliances. She specified fiberglass shower and did not specify a built in tile shower. In the additional energy efficient box she missed the geothermal hvac system, the energy star and EPA rated wood burning fireplace insert, the energy recovery ventilator etc. All of these things she could see. If she had communicated that she was on her way for the initial walk through, i could have met her. She called me with 15 minutes left in the window and asked if I was coming, but she had to leave. Which was another cost incurred. With her requesting an additional $425.00, I would like to know that the $975.00 appraisal I paid for was correct. My bank was astonished with errors. They sent her more accurate comparisons and the aforementioned issues and she refused to correct them. I understand mistakes can be made, however when they are pointed out, they need to be corrected. These are not opinions of value. These are hard facts that were missed. I am very disappointed in the accuracy of the appraisal and could not in good conscience reccomend this service provider. read more

Wow...I never thought I'd write a review like this on an appraisal company. Lucky for us we don't need the right value as they're so far off it's comical. Just refying our already VERY low rate to a new VERY, VERY low rate. Appraiser was in and out in no time. Didn't factor in over a $100k in interior and exterior updates in under 4 years. Additionally didn't correctly factor market conditions, didn't pick appropriate comparable properties, didn't provide any value for 1700 sq feet of basement living space, etc. We will never allow them to appraise a property of ours ever again. read more

Awful experience. Appraised $1000 lower than our original appraisal when we purchased 18 months earlier. In the past 18 months the value in our neighborhood has gone up about 5-6%. On top of it, we put $70,000 into the home to make it more energy efficient and more updated looking on the exterior. ie, new roof, purchased solar panels with a 75% reduction in energy cost, new water heater and softener, and all new weather proof lifetime warranty exterior doors to help with curb appeal AND efficiency. This joker walks around my house telling me how gorgeous it is but refuses to take any of the comps I offered, the receipts and contracts for work and the previous appraisal... I had them all printed and ready, but basically, he didn't want to spend the time doing the proper work. I filed for a re-eval and gave more appropriate comps (some of his were over a year old!). The guy wouldn't budge. Absolutely awful experience. Tell me how my home LOST value in a market that is increasing AND I put $70k into my home. I wasn't expecting $ for $ on my upgrades, but a decrease was just insulting. If I ever see this name come up while doing a refi or home purchase i will refuse to use them, I'd rather pay double to get a thorough and fair evaluation read more

BEFORE USING, CHECK THIS COMPANY'S REVIEWS. As a homeowner refinancing a construction loan, I had no choice in choosing the appraisal company. This appraisal was ordered on 11/17/20 and I paid an additional $100 for a rush with a completion date 12/1/20. Appraisal was accepted 11/20/20 and scheduled appt to view the home on 11/23/20. The appraiser didn't show on 11/23/20 so I called and we rescheduled for 11/24/20. The morning of 11/24 he called to reschedule again for 11/27. The morning of 11/27 he rescheduled again for 11/28/20, which someone did come to take a few pictures. After missing the completion date of 12/1/20 I called the appraiser and he said he would complete on 12/2. When it was not completed on 12/2, I reached out again and he said it would be complete 12/3. When still not completed on 12/9 I reached out to Class Valuation (30+ minute call wait time) and they said they had contacted the appraiser and he said he would download the file on 12/8 but as of 12/9 it was still not done. On 12/11 I reached out to Class again (21 minute call wait time) and this time they said they could not discuss the file with me because I wasn't the client, my mortgage company was. Furiously, I reminded them that I was the one who paid them so they should reconsider their policy which they declined. I have a matured construction loan that I'm paying an additional $75 per day for not closing on time plus the additional interest. Class did refund the $100 rush fee but I have no faith that I will receive a fair appraisal which will probably cost my mortgage broker the deal as I may have to use someone else. I am a homebuilder that closes about 40 houses per year and I have never seen anything like this. Any chance that I have, I will discuss this company with other mortgage complies. Brad W. read more

Class appraisal management provides some of the absolute worst services and it seems hires the least experienced appraisers with no links to the communities their appraising. They refuse to hold an appraiser accountable for a poort appraisal. When provided with valid evidence they dismiss it out of hand and instead of getting a 2nd opinion or requesting a review they toss up their hands and act as though they have no control. Class provided an appraisal on a building that in the 2 months since prior appraisal must have dropped 30% in value according to their appraiser who either has no experience in the area or has no time to do a thorough evaluation. Avoid them at all costs. read more

Terrible service, incompetent appraiser. HOA certification indicating they are not involved in law suit. This sentence was omitted in the appraisal report even if the certification was uploaded. Then revision took 2 days. Then they missed 2nd Bath room photo. This resulted total 5 days of processing time. Very bad service, very unprofessional. Several months ago I decided to refinance my house and Class Appraisals was assigned to do my home appraisal. After coming to my house to complete the appraisal and spending no more than 10 minutes, they issued an extremely fraudulent and inaccurate report on the value of my home. After many attempts to try and contact Class Appraisal to dispute this appraisal I was left no choice but to dispute the charge with my credit card company, American Express. American Express did their own independent investigation and ruled in my favor, refunding the appraisal amount. After months of not hearing anything and putting this behind me, I receive a call from a collections agency stating that I owe $480.00 for the appraisal. This is extremely unacceptable and I demand an explanation and dismissal of the collections. If not, I will be forced to take legal action against Class Appraisals. read more

If you are a mortgage broker I would consider using anyone other than Class Valuation, absolutely horrendous. Here is my timeline and exactly what happened. We placed an order on August 28th for an appraisal that is in one of our major counties but is still considered somewhat "rural". Because of the location we were told the soonest they could get it inspected was October 2nd with a due date of October 8th for a September 25th closing. I asked them if we could pay a rush fee and they said they would look into whether they could find someone else to do it faster. After over a week goes by they tell me they cannot, so now close to 2 weeks have been wasted that I could have seen if another AMC could do it faster. One AMC said they could have it by the 15th of October so I decided to tell the buyer that we cannot get the appraisal until the 8th and we will need to move the closing but still looking for a faster option. I had previously told the agents and buyer that I was still searching other options of someone who could get it done faster. The listing agent proceeds to cancel the showing scheduled by this appraiser accidentally thinking we would get someone faster. Keep in mind this was done 2-3 weeks prior to the actual inspection date but nobody ever notified us. We patiently waited for our appraisal inspection to happen on October 2nd but on 09/30 2 days before the inspection Class Valuation messages us in the afternoon that the appraiser said the showing was canceled by the listing agent stating we had found someone faster and we need to confirm if the appraisal was canceled. Now keep in mind this is only 2 days before the inspection so you would think that both Class Valuation & the actual appraiser would say hey wait a minute the broker has not canceled this appraisal with the management company there must be a miscommunication. In the mean time my processor immediately calls Class Valuation to say hey wait what is going on we did not cancel this. About an hour later I call and start chewing out Class Valuation letting them know that "we" the paying customer did not cancel this and they need to fix this (all of this taking place within a matter of 1-2 hours after notice from them). On October 1st I received a message from class valuation that they have reached out to the appraiser who has now filled our spot with another inspection and now cannot inspect ours until October 23rd! I completely lost it and called Class Valuation and asked to speak to the manager. I did get a little heated in the conversation but it was well deserved. Realizing I was getting know where fast I asked to speak to this persons manager who was not available. I received a call back from this persons manager who I re explained the situation and told him this needs to be fixed, he then claims they would get more people involved and see what can be done. It is now October 2nd at 11:00 AM my time and not a single peep out of Class Valuation while I am now getting tongue lashed by my buyer and his agent. The very sad part about this whole thing is the bureaucracy behind the use of these AMC's has caused a monopoly by the major AMC's one of which is Class Valuation. Class Valuation does not need to care about the small brokers or their clients because we are forced to use them, and the appraisers don't need to care about giving good customer service because they know that these AMC's will keep feeding them business. It is the small brokers and our clients that suffer because our choices are limited. I do know one thing though as I have been in this industry for 20+ years that I will be posting this review in as many places as humanly possible for the next 1-2 years. Since we are kept in the dark until the day we get the appraisal who the actual appraiser is I will write the same review for that particular appraiser. I will also be filing complaints with the governing bodies of this AMC as well as the actual appraiser. read more

Very poor experience with the appraiser. He was arrogant, rude, and has a negative personality. No "please", "thank you", or any eye-contact; he was very short with my wife. The appraiser is the only point of contact we as consumers get to interact with, and this appraiser has left a bitter taste in my mouth. Not that I would have any choice in choosing an appraiser, but should I have a choice I will definitely not use Class Valuation again.
