I ordered my client's appraisal through Class Valuation with an expected value of 670-680k. The appraisal report came back at a surprisingly low 580k. the appraiser in this hot market used comps that were sales from 2020 and neglected to use a home that was .4 miles from the subject property that sold for 800k on the same day he did his inspection that was also a log cabin and very similar in size and lot size. I sent in a request to review value and provided the come he neglected to use. Class Valuations appraiser stood behind his value maintaining the 580k. I, knowing he was wrong with the 580k value and knowing he provided a very poor appraisal report utilizing old comps and overlooking one that sold the same day of the inspection I pulled the loan from the lender and had the appraisal ordered from another company, Appraisal Nation. Appraisal Nation had the new appraisal completed very quickly, used the new sale as the #1 comp, and came back with a value of $700k I reached back out to Class Valuation in an effort to have my client's funds refunded for the inaccurate appraisal report provided. They said they do not do that and that an appraisal completed 2 weeks after their report could have this large of a value difference. This is a 21% difference! They actually said this after giving me their resume that the individual I was speaking to has been doing this for 20 years. Anyone in the appraisal business knows that this is a ridiculous statement. I continued to attempt to have my clients funds refunded and addressed the comp I provided the recent sale .4 miles away from the subject now listed as comp 6 on their report. I was told, "Comp 6 has been considered, and after adjustments, it supports the appraiser's opinion of value of $580,000. While the 21% discrepancy is something we could take a look at if the second report was completed by Class, we will not review a report that we did not complete. At this time, we do consider this matter closed unless you have other items in the report you'd like us to take a look at." I know that appraiser will come to different values but one should be concerned with a value discrepancy of 21%. I would also be concerned with an appraiser who neglects to include the most recent comparable sale in proximity to the subject, as it shows, little to no due diligence was done. With the result being the production of a rushed appraisal report. The appraiser told me how many inspections he had the day of the inspection and stated he is very busy. Moving forward I will never use Class Valuation and I encourage you to do your due diligence on them as well. read more

Totally corrupt company that charges additional fees for home appraisals on simple inspections for things that have already been fixed, for which the appraiser said they could approve with a simple photo showing the fix, yet the company's greed takes priority. They know home buyers are spending so much to close the house that they tack on clearly unnecessary fees calling them "customary" regardless of the actual need for them, expecting that the buyer has to pay those fees no matter how unethical or unnecessary they are. It's a racket. So yes, we're going to pay, but I'm going to make sure as hell it's not as easy as they thought it would be to steal from us. read more

We are in the process of refinancing our home in AZ. When our mortgage broker provided us with the appraisal company name and told us to watch for email communication from them for payment and scheduling, we went online to check reviews and ratings. We were and still are very concerned about using this company. We let our broker know that we wanted to go with someone else but he informed us that he tried to get it switched but the lender would not allow it and stated that the only other company they use also uses the same appraisers. He assured us that he has used Class Appraisals (Class Valuation) several times and has never had a problem so we have nothing to worry about. We were told that the lender can close very quickly (2 weeks), 4 days later they told us everything has cleared underwriting but are just waiting for the appraisal to finalize. We're REALLY hoping Class Appraisals has made major improvements and stands by their claim that their "focus remains centered on exceeding customer service and expectations". Once our appraisal is complete we will update our review accordingly. It's been 3 days since we paid for the appraisal and are waiting to be contacted by the appraiser to schedule. read more

If you have a choice, and you probably don't due to your lender, run from this company as fast as you can. Here are my issues and they simply refuse to correct. I changed lenders and got my deal done. 1. They charged $600.00 after my lender quoted $450.00 I verified our market single family rate was $450.00 with other appraisers 2. The appraiser missed the first appointment and called 20 minutes afterwards to reschedule because of impending rain. 3. Second appointment called and wanted to come early and I said no since I had to take off work. Arrived already mad and took it out on me and my poor house. 4. Shows up in shorts and flip flops with a I Phone. Hastily and I mean hastily ran thru my house then left. 5. Appraised the house $23,000.00 below market value. I then appealed his decision and sent in 6 comps from within 90 days that were even closer to my house than the ones he used. Gave me a measly $2000.00 more so still $21,000.00 below market value. Lender would not allow a reappraisal even at my expense. Bad bad deal. $600.00 spent for garbage appraisal and no support from Class Valuation. I think they should change their name to NoClass. read more

Sadly i had to change mortgage companies from united wholesale because they use this appraisal company. Very unprofessional. The first time we used uwm they sent someone from class evaluation who didn't measure or take pictures of a lot of things, i had to do this for them and email it to the appraiser. When we tried to refinance the second appraiser called and tried to set up a day to schedule then argued with me what day of the week the date was on, continuously. This and the language barrier made it very confusing. I finally cancelled my refinance with uwm completely because of these experiences. Its just disappointing you have to pay for a service that the lenders get to chose on. read more

If I could give these clowns 0 stars I would. To start, people have to get these appraisals for refinance, new home purchase, etc. When going about an initial home value assessment, the first place we all look is online. That price is obviously a baseline and these site use comps to determine their assessment. With that said, I read the reviews before the appraisal and knew I was going to get a low ball appraisal and it happened. It's without say they essentially bombed my refinance with this lender. I will refuse to use this company again and fortunately I had a backup lender in place where the appraisal was substantial higher. I can't wait until appraisals are done by computers and don't require these guys. It's so subjective and you get wild swings in property value based on the appraiser and if they are having a nice day. read more

Class Valuation LLC, I would give a ZERO if I could. They came out and looked at property, still got it all wrong! Just some of the errors in their report that they refuse to fix! I have a 5 bedroom house, they listed it as 4. I have a craw space, they listed my house as on a concrete slab. I have a 2,751 sq ft house, they listed it as 2,478 sq ft. My house has three separate HVAC systems, they only list the two electric ones, totally missed the gas system. My house has a total of 9 rooms, they show only 7. My house has a new asphalt driveway large enough to park 4 cars, no mention of new pavement and says will only park 2 cars. No mention of fence, and there are numerous other errors. read more

Class appraisal seriously went ABOVE and BEYOND. I was a difficult client and would even call myself high maintenance and their customer service team was so fantastic to me. Buying your first home is an exciting, scary, panic inducing process. They treated me as if I was their only client and not only that they made me feel like they truly understood me. I am so thankful. Not to mention they did my appraisal at 1pm on monday I had my report by 3pm the VERY NEXT DAY!!!!!!!!!!!!! Would give them 10 stars if I could. read more

I ordered an appraisal as a broker and put the lender name on the order as us and not the mortgage bank we were sending the loan to. To make the name change correction, we have been requesting help for more than a week and with dozen requests, Class Valuations even required me to send them loan disclosures before they dragged their feet even longer to make this simple name change on the appraisal. After numerous calls (and sitting on hold for way too long) and emails I still had to wait to get this fixed. As of now, I am on hold waiting to talk to someone again (going on 30 minutes of hold time), and the issue is still not resolved. My advice is if you might need any kind of service regarding your appraisal order, order from a different vendor. read more

If you want an accurate appraisal on your home or if you're a mortgage company looking to hire an appraisal company, steer very clear from this company. I had an appraisal done by Class Valuation that was ordered from Mortgage Investors Group/OwnUp. There were multiple inaccuracies. -Appraiser said the home was 8 years old, really it's 14, but apparently she doesn't know simple math -Appraiser said there were no updates on the home in 15 years (I question her competency). New roof was installed a day before ($25k job), all 3 AC units were replaced in 2019 brand new. Both water heaters were replaced in 2016. Entire upstairs of the home was updated by the previous owner. -Driveway was widened the entire length -RV/Boat carport was added -Total house is 6,000 square feet, she put 2,800 liveable space which is only the upstairs and she noted the basement being 56% completed obviously making the 2,800 liveable space completely false -There was an appraisal done almost exactly 1 year ago when I bought the home (refinancing now due to rates) and their appraisal was $53,000 higher than Class Valuation's -The appraiser used 2 comps of homes that are cookie cutter homes and my home was custom built Overall, just look at my review and the rest. The company I am currently interning at has used Class Appraisal for over forty appraisals in the last couple years. This appraiser's user interface boasts of a wide array of features, everything from deleting previously inputted text to breaking out in cryptic errors. But we have put up with it all the same. However, a couple days ago, an error message complaining about "improper home format" refused to let us submit an order. We called customer service, and a representative informed us that we needed to input our information in a certain order or direction (isn't English script direction left-to-right anyways?). That solution was a no go. After fiddling for thirty more minutes with the site, my boss told the representative we would have to use a different appraiser to get the job done. The representative replied that Class Appraisal receives over one thousand other orders per month, and we were not able to finish the order. This incident also drained the last of our patience. As promised, we have changed to a new appraiser. tldr; Class Appraisal only thinks of their customers as a statistic, which shows in the quality of their work. We have happily switched to a service that values our patronage. read more

Appraisal by William L Miskall Jr. was due on the 16th, but didn't receive it until the 20th. Meanwhile not a single update or communication letting me or my agents know the status of the report. This is during the holidays when I travel, so it threw a huge wrench into the entire underwriting process and pushed back the closing date, ruining planned travel to see family. Appraisal itself was very low, deducting over 40k for an unfinished basement, and other inane decisions. Stay away from these "people" at all costs. read more

I have had to extend several rate locks, which increases the costs to the borrower, due to poor service. Advise...Give the appraisers 3-4 days max to deliver reports. It came back very low, the appraiser did not take in consideration the fact that the unit is in perfect conditions and has two parking spaces, when I my building the majority has only one. Lenders and Brokers; do not use this company. You will risk escrow fall-out. 1 week after appraisal was ordered, they haven't even assigned an appraiser yet. In this market right now with multiple offers, sellers are quick to adhere to their contingencies, and this company doesn't care. I called in to ask why it's not assigned, and they have no answer. I asked to speak to a manager, and I'm on hold for 2 hours. I have a listing agent who will cancel based on appraisal contingency because, and there's nobody to speak to with this company. It is unfortunate that my loan company uses Class Valuation as their appraiser broker. They use old comps which are not relevant to the current market. The appraiser was cordial and nice, but the appraisal conflicted often with its own content and calculations. How can a C4 condition of a house be equal to C4 condition of comps, and yet show a -$15000 on the comps? How can my parking 3x2 be equal to the comps' 2x2? How can the invoices I presented for remodel in the past 12 months not be reflected in the value? How can the appraiser state that no remodel has occurred in the past 15 years? How can he sign and certify that appraisal when there are clear inaccuracies? I attempted to get a second opinion from the appraiser through my lender, to only receive the exact same valuation with none of my concerns met? Class Valuation appears to hire a warm body filled with pride. A god-like attitude, infallibility, and a work environment in rarefied air. Imagine having the luxury of getting paid $300 (plus $170 to CV) of MY money, and not even do the work with accuracy, integrity, or concern for something as simple as truth. Fast house appraisal in Warner Robins Ga. December 2021 Yes! Accurate NO! The 5 acre property my house sits on was purchased in 2002 for $45K. and The appraiser valued it at $34 K 19 years later. Use this company at your own risk!! We were very unlucky as we did not get to choose. The comps were discrepant and not reflective of the property being appraised. I'm a RE agent in the area and was able to identify several appropriate comps in less than an hour. I did this when the appraisal came in incredibly low. Basically we are in the second fastest growing county in Florida, with property values going way up, yet according to the appraiser, our property has gained NO value in five years. Lack of due diligence, incompetence and lack of understanding of our local RE market. All this damage done in a 15 min visit. Couldn't even get the square footage right. Again, USE AT YOUR OWN RISK!! UPDATE: They sent out another appraiser and our appraisal was done well. $120k difference (!!) which was consistent with the comps this time. The second appraiser was here measuring and taking pictures for about an hour and 15 minutes versus the 15 minutes of the first appraiser who only looked around briefly and shot a few pics. Our appraiser, Mr Stephen J is racist. Now we got to understand the business model of this company, whereby they appraised house values as low as possible especially for all FHA loan applications. Their target is non-white clients, or if the home owners present at the time of visits are non-white. Our appraisal was revised 6 times because the underwriter requested clarifications why high-value comps were left out. Mr Stephen's excuse is that those pricing are of anomaly. You not only screwed up our refi, you have undermined our capabilities and knowledge how mortgage, refi and appraisal work. YOU should be closed down. read more

Horrible company. They take your money and accept the appraisal. Then they come back 2 days before it's due and extort you out of additional money. Then after they accept it again, they put a new due date on there that is AFTER your close of escrow date. How do these people sleep at night? 1 month and 4 days waiting for an appraisal, no pro-active solutions, long wait times of over 30 minutes when calling them. Asked for refund, none given, customer forced to wait and prolong. They tell you on the VM to go to FastTrack.ClassAppraisal.com for more detailed picture of process, that's a lie, didn't even show scheduled or inspected weeks later.
