No stars. IF YOUR LENDER SUGGESTS THIS COMPANY REFUSE IMMEDIATELY! They will take your money and hire the most incompetent, unprofessional and laziest idiot they can find to do your appraisal. They undervalued my home by over 60k. I proved this with two separate appraisals and an RPR and they still refused to fix it. They used properties that are not even in my neighborhood and nothing like my home. The appraiser didn't have my appliances, fireplace, and upgrades. When I called to show them my proof, they refused to refund my money and hung up on me. I intend to go to Court but if I can save just one person from these idiots it's worth it! read more

Worst company to get your house appraisal for a loan. My house is in an old city where most houses are old and need interior work before moving in. I bought my house for 140k and invested 40k on top and did a lot of interior work. during appraisal i explained this to appraiser as well. But even doing so, they compared it to the house in an area that is not comparable to my neighbourhood and with house need a lot TLC, that kept my value at same of 140k. They had not done any indoor inspection of any of these comparable houses to my property. I would strongly recommend not to use this company for your own good. I have explained this to their customer service and a re-valuation was done, but appraiser still decided that all that investment doesn't really worth it. (Carteret NJ) Loan Managers they have 2-3 appraisal companies that they can hire to do appraisals. If you see your appraisal is through class appraisal (classappraisal.com) ask your manager to change it. read more

Appraiser sent from Class Valuation and I paid $525.00. Appraisal has been amended 8 times and still not right! The first 8 appraisals had the year built wrong, the site area wrong, missing the fact that I have a patio, updates have been made in the past 15 years and the fact that the washer and dryer come with the sale of the house. Finally get most of the above updated. The appraisal price is based on a house not even in our town! The appraiser found 4 houses for sale on this highway as comps. He is using the lowest comparison value for a house in poor condition and out of town. Yet there are two comps (on the appraiser report) within a mile radius in the same town. Using the comparison value for their appraisal comps for the houses in MY ACTUAL TOWN would be fair. Class Appraisal is backing this appraisal but can't do so on facts or fairness. They're reply was we don't know why. I'll be speaking to the BBB tomorrow. Even though this company has an F rating with them so I'm sure it makes no difference. When Rick Chervenak came to our home he was in a hurry to leave as his wife was waiting to go shopping. Needless to say his appraisal on a scale of 1 to 10 would have to come up to get to 0. After talking to him about all the new repairs, windows, exterior doors and storms, furnace and hot water tank, range, frig., washer and dryer, new house roof and new garage roof he stated on the appraisal that no repairs were made in the last 15 years. The appraiser was completely unprofessional and showed a significant lack of experience in appraising homes in our market. His attention to certain details (e.g. concern over whether we have a garbage disposal in a neighborhood where the median home price exceeds $400k), lack of attention to other valuable details (e.g. $65k in recent home improvements), and complete disregard for specific information related to outlier comps led to a valuation that is not only inconsistent with recent sales but also contradictory to local expertise. This appraiser clearly doesn't know the area and doesn't follow local and national home price trends, both currently and historically (e.g. one comp was below our purchase price 8 years ago in the lowest housing price trough in recent history, June 2012). Check with your lender to be sure they are not using Class Valuation! read more

I would never use or recommend this company to anyone, as 1st time home owners we were excited to refiance our 1st home to take advantage of the low interest rate, Class valuation (JOHN MILLMAN) CERT RES RD404 was used to appraise our home and I have to say they suck! 1st we paid $465.00 not cheap, our appraisal came back as a 2 bedroom, when we have 3 bedrooms so that meant our value of our home came back thousands of dollars less, our property appraisal with the county was automaticlly changed due to the MISTAKE this horrible company made, we had to work make phone calls to have mistake with the county taken care of, when we called to speak to someone they won't speak to the home owners imangine that we paid for the appraisal, but they are not allowed to speak to the homeowners. Finally after weeks of waiting another appraisal was done than corrected but we couldn't refiance because the banks were looking at the 1st appraisal, so to make a long story short, PLEASE DON'T USE THIS COMPANY THEY MADE OUR 1ST experience horrible and sad. Class Valuations assigned an appraiser who was rude, hostile, ill-informed, incompetent and he LIED. His lies are documented and I have filed a formal complaint against that appraiser with the Pennsylvania Department of State, which has the jurisdiction over the licensing of Appraisers. Pending the outcome of this process, if my complaint is not addressed adequately by Class Valuations, I intend to file complaints with the BBB, and with the CFPB against Class Valuations, too. I am writing this review after several weeks of following up and hoping that Class Valuations would do the right thing. I am a Real estate investor and own several properties. Class Valuations was the AMC that was used by the lender for the re-fi's that I was doing. The properties to be evaluated are in the City of Philadelphia, but the appraiser that they sent came from a county outside of Philly. This appraiser was clearly very incompetent when it came to understanding the dynamics of the Philly real estate market. My two properties being appraised for the re-fi are on the same block. Both of those properties have been gut-rehabbed. The appraiser picked two comps that were in the same zip code but were clearly properties that needed rehab. One did not even have a Use & Occupancy certificate from the City of Philadelphia and was sold subject to buyer obtaining their own U&O, which would most likely take somewhere close to 100K in renovations to meet the minimum standards of the city of Philadelphia. His third comp was from a different zip code, which was two zip codes over. Based on these comps, he came in 30% to 50% lower than the lowest value using any other publicly available sources of values. I challenged the valuation and sent the mortgage broker several other properties that had sold in the same zip code. The first one was a similar property, on the same block, right around the corner from mine. I also called the appraiser to discuss with him and he told me "that anything I say to him is garbage and anything I send to him will go into the garbage" and then he hung up on me. When we got the "re-evaluation" back from Class Valuations, the appraiser was too lazy, or too arrogant to realize and admit his mistake. Instead he wrote that the property on the same block was "listed in the MLS System as expired and cancelled. This can't be considered." It took me all of 30 seconds to look up the records of the City of Philadelphia and it confirmed that the property had sold for the price and at the date that it was showing in the public records. Basically, to cover his own INCOMPETENCE he decided to LIE and say that the closest comp could not be considered. This is not a matter of "opinion" - this is a matter of "fact." The comp that we showed him did in FACT sell for the price and his reasoning for dismissing it does not stand up to scrutiny. Another comp which I had provided is 0.7 miles from the subject property and in the same zip code, and the appraiser states "is located in a far superior neighborhood. This can't be considered." However, the comp he has picked is 2 zip codes over, 1.4 miles from subject property (twice as far as the comp I provided), and in an entirely different neighborhood. It is on the other side of Broad Street which is the main street that divides Philadelphia - and he felt that was an appropriate comp, while the one that is in the same zip and about 12 blocks over is "far superior neighborhood and cannot be considered?" Once again, his reasoning does not stand up to scrutiny. The mortgage broker that I am working with has tried unsuccessfully to get Class Valuations to have another appraiser review the work. I have called Class Valuations and they have told me that they cannot discuss the case with me and all communications have to come from the mortgage broker. As I said up front, I am a real estate investor and own several properties. I know the areas and the valuations far better than an appraiser from out of town. The fact that Class Valuations has assigned an incompetent, unprofessional and extremely rude appraiser, and then failed to take appropriate action to remedy the shortcomings of their assigned appraiser makes them responsible and equally complicit in the incompetence. read more

Our lender ordered our appraisal a week ago. It took 4 Days for an appraiser in our area to even pick up the order...it was then almost immediately changed to "On Hold" status with a lock symbol and the due date was changed from 10-22 to a month out? and it's still sitting on hold to this very day. Our Mortgage broker reached out to the company yesterday and has still yet to receive a response back in regards to why it's sitting On Hold with a lock symbol. Makes no sense and why has the appraisal "due date" been changed now to a month out? On top of everything we have a seller who now believes he could have gotten more for his property and will not sign an extension on our contract closing date so basically if this appraisal doesn't happen soon. We will lose our home and all of our money we have into it thus far. I am extremely disappointed with this appraisal company. Spent $800 to have this company literally put the order on hold and leave it on hold. I just don't understand why lenders are still using this appraisal company with all of the horrible reviews. A client was forced to use Class (an ironic name) Appraisals for her refinance, as it is the AMC the lender uses. They made up a lame excuse for delaying the appointment. The report came back $50k less than expected, AND it required a reinspection (they receive an additional fee for this) for inability to access the attic; they stated the opening was too small. The borrower sent me photos of her entering the attic space, which appears to be a normal ceiling access size. We sent the photos to Class (LOL), but they wouldn't budge. read more

Most AMC 's are bad, but this Class uses incompetent and sub-par appraisers then vehemently supports them, even when they are given evidence of how sorry and incompetent the appraiser actually is. I was able to get 40K added to my value and was still 15K less than an appraisal that was done two weeks prior. The appraiser made mistake after mistake, corrected them and still had more mistakes. I made Class Appraisal aware of all of this challenged the workmanship and competency of the appraiser; provided proof, they still said it was compliant and supported the appraisal. Which means they will still use this horrible appraiser. They are a part UWM, both in Troy, MI therefore do not understand the nuances of the the various markets in which they are providing services. They rely on their appraisers but they do not vet the appraisers to make sure the appraiser is competent. They lean on the simplistic crutch of the broad spectrum of "compliance" vs the verifying the truth and validity of the actual data. Yeah its compliant but the data is wrong!! AVOID using them, especially in Los Angeles County. read more

I see a lot of unhappy customers out there. It doesn't surprise me since they only pay the appraiser $275 - $310 to do the appraisal. Like they say, "You get what you pay for". This company collects $200 or more for doing nothing. This should be against the law. It is within your rights to know where your appraisal fee is going. You should always ask. Companies that pay their appraisers more money will most likely get better appraisals. Do your research people. read more

Still waiting a week after the due date of the appraisal to receive the paperwork and come to find out today that the appraiser Class Appraisal hired was 'over his head and submitted an appraisal that has inaccurate numbers' and was therefore deemed insufficient so another appraisal must be ordered. Don't Use Class Appraisals. Another great loan fell apart today due to a Class appraisal. This is the second loan in two months where Class submitted an unusable appraisal . I want to be clear, there was no problem with value, this was not an issue of corrections needing to be made, the issue is that appraisal was so pathetically, poorly executed that it was not usable and a costly Field review was needed to verify the subject properties value. This unreasonable requirement resulted in the borrower having to switch lenders and take a higher rate or risk losing their home and their earnest money. In both circumstances the appraisers were described as young and inexperienced. Both appraisals resulted in significant losses to both our company and the borrower and well as damage to our reputation. Going forward, the risk of getting poorly executed or unusable appraisals from Class needs to be seriously considered before selecting them as an AMC. read more

Rod was rigid and rude regarding scheduling and rushed me into scheduling the very next day. I didn't want to inconvenience him, as he said he would be "in my neighborhood" so I agreed to his preferred time...I wasn't in a hurry to get the appraisal done so I was flexible but he basically made me schedule for the next day even after I asked about three other days or even the next week. I called my boyfriend and told him how uncomfortable I felt regarding this. The next day, he told me he was coming 25 minutes early. He didn't ask if this was okay or give me any other option. Again, this was unprofessional and I was not expecting it. When he arrived, he was not wearing a mask OR gloves while in my home during the middle of the pandemic. It made me uncomfortable as it was in the midst of the covid-19 crisis and the governor's stay at home order. He spent 12 minutes evaluating my home and it was an extremely disappointing waste of $650. His appraisal of my home is inaccurate and now I unfortunately cannot refinance because of his opinion. Every real estate professional I have inquired about his appraisal value is shocked and they say it's extremely inaccurate. I'm not in the position to pay for another appraisal (otherwise I would) so it is extremely disheartening. If you can choose another company, spend your $650 elsewhere. read more

Stay away from Class Valuation. They are a rip-off by charging more than other appraisal companies. They outsource the appraisals to companies that are not competent. I was very hesitant to go with Class Valuation as I saw their reviews were bad and even with BBB; however, the lender I was refinancing with said that this is the only appraisal company they use and therefore I didn't have a choice. And when that appraisal came in, it confirmed that I should have listened to my gut because of the negative reviews. If your lender says you have to use this appraisal company, change your lender. You will be better off because you won't have to fund for the closing from your pocket because the appraiser did not know how to appraise a home. I am not just saying this because my appraisal came in low but because it is true. I was going to rebuttal the appraisal but was told by the lender that we don't have time for that as my lock-in rate was expiring and the rebuttal takes 10 days. read more

I ordered the appraisal a week ago. It has been "ON HOLD" for a week. I've called twice to check the status and have been on the phone for over 15 minutes the first time (and I hung up) and finally talked with someone after holding for 40 minutes the second time. All I was told is that they are trying to assign it to an appraiser. In reading the previous YELP comments - it sounds like this closing is not going to happen on the 30th as planned. I've been in the mortgage business for over 26 years - and I've never had this type of experience. Funny thing is - - when I first contacted them and raised my concern about not closing on time - they asked me if I wanted to pay a rush fee??? LOL . . . I said "Pay a rush fee to you to assign the appraiser . . . or to the appraiser for having to rush to complete the appraisal because you took over a week to assign it It? After another 20 minutes on the phone they said they "THINK" the rush fee is $100. I asked them how much faster I would get the appraisal - and they said they didn't know because it had not been assigned!" Does this make any sense to you????? read more

As others have experienced, Class Valuation's appraisal sabotaged my refinance and HELOC. I had my property appraised by a different company only 6 months ago at $895k (which seemed appropriate for the market), and needed to get it reappraised for a refinance and HELOC. There should have been no reason for any difference in value, but Class Valuation inexplicably valued the property at $830k and stood by the appraisal even after a rebuttal. A home with the exact same floor plan sold for $895k and wasn't even used as a comp. Another home that is 400 square feet smaller than mine sold for $875k last month. Frustratingly, the appraiser who was sent to our home seemed confused throughout the process and was extremely hard of hearing. We tried our best to work with him and be patient, but it's frustrating to now have it result in such a detrimental appraisal. Over the past 12 months, we put over $100k in upgrades into the house...almost none of which are mentioned on the appraisal report. Those upgrades should have put us at the higher end of all comps, not $50k below all comps. No matter how you look at it, the appraisal makes no sense and now my loan is quite possibly going to fall through. read more

On 10/2/2020 I paid $475.00 to have my house appraised for refinancing. I have no idea who the guy was who came to appraise my house, he never gave me a card or his name. I can only tell you he drives a Tesla and was not happy about my blue line flag or the Trump stickers on my truck apparently. He came on 10/14/2020, the day before I had the knee replacement surgery and I explained I couldn't walk him through the house but if he had any questions I would be happy to answer them for him. He came in, did his walk through the first floor and the second floor. Then he went down into the basement and I never saw him again. He went out the back door that has direct access to the back yard and the pool then left leaving to both gates to the pool open, I didn't even know he was gone. After about an hour I looked outside and noticed the car was gone. My wife Norma was came home from work and was very upset to say the least because I didn't know they were open. Had a kid gone into the yard he might have drown. Today is 12/1/2020 and I still have no appraisal. Apparently there was a problem where the house was listed as a two family. I was contacted by the real estate broker and was told of the situation within a week of the appraisal. I contacted the town assessors office and explained that the house had an in-law apartment with no private entrance and had access to the rest of the house. The field card was changed to a one family and I was told to inform the real estate broker that the field card would need to be pulled because it would not be updated in the computer until January first. The Broker had been in touch with me over these last few weeks and on 1/30/2020 he sent an E-Mail to inform me the appraiser was unable to appraise the house. I was stunned and called him on 12/1/2020 to get an explanation. I said I don't understand he can't put a value on a house. He told me no that's not it he was flat out refusing to do it and he was just informed of it when he called to see what was going on. He also informed me that the company was refusing to give him any info. I called my younger sister who was a licensed appraiser and she told me that something was wrong. I called the company and started to work my way up the chain of command. I was only able to get to Loraine who has the title of Senior account manager. I explained what happened and asked for an explanation. I was told #1 I could not have the appraisers name, #2 that he refused to appraise the house because he felt it was a two family house and he doesn't do two family homes. #3 that a team had been assigned to assist him in appraising the house and he still refused and after 6 and a half weeks he walked away from it. I explained that I found the employee was very unprofessional and had cost me over 2 grand out of pocket at this point. I was told a new appraiser had been assigned and would be getting in touch with me at some point to inspect the house. I asked why they need to send a new person out since they have all the pictures and information, and was told that appraisers are not allowed to share information. I then asked did he share information with the team that was appointed to work with him? She asked what team? I told her that she said a team had been assigned to assist him, she said I never said that. I said yes you did, she said it was an in house team. Not sure what that means and I told her that and said she wasn't being honest with me. I informed her that I felt it was a personal issue that the appraiser had and I am thinking he is suffering from a touch of Trump Derangement Syndrome and was upset by the blue line flag, the Trump stickers on the truck and isn't interested in unity. I informed her every house has a value and if he can't assign a value he is clearly dogging it. I then asked to speak to her supervisor or better yet the owner and was put on hold for 15 minutes and was informed that there was no supervisor available. I informed her I would continue to hold and was told I could not. I told her take my cell phone number and have the supervisor call. She informed me she had my cell with the file and proceeded to read my home number. I corrected her and told her I expected a call by the end of business. She said they would call the Broker and were working on fixing the problem. I told her they could start by cutting me a check for $475.00 and get the appraiser out her in 24hrs. I expect not to hear from anyone nor do I expect a refund. I will also be reporting this to the Mass. Board of Registration for Real Estate Appraisers, I bet they can get the guys name. I informed her that as a police officer I take copious notes and wold be filing complains in every forum I could find Sadly I can't give them no stars. read more

My appraisal came up $45,000 LESS than one I had 6 months earlier! And since the other appraisal, we had put on a new and bigger deck, new flooring in the porch, updated bathroom fixtures in the basement. The gentleman that did our appraisal did not set up an appointment with me, he called the day of and said he would be coming and I told him I wasn't comfortable with him coming when no one was home! When he did come that day he brought someone with him to take the pictures. He did this because he wasn't physically able to walk upstairs or down to the basement or around the outside. How can appraiser appraise a place that he can't see himself?? They were unkempt and smelled of alcohol. I called Class Appraisal and they told me they couldn't discuss this with me I had to go through the banker. I paid for it! Shouldn't I have a right to complain and demand better service? I'm demanding a second appraisal from someone else or my money back...will see what happens. read more

I would like to give this company a zero but that is impossible. They have no regard for time is of the essence clause. Every other part of this industry is governed by this rule. I ordered an apprasial 2 weeks ago and no one seems to care or able to assist with my issue. At the moment of writing this review I still don't have an appraiser assigned to my file. This is the main part of the real estate industry that needs fixed. I am forced to use this company and can't do anything about it. This is the rudest most inept company I have ever dealt with. They say they are competent, quick and experienced but they are clearly not. This is the company my loan company, United Wholesale Mortgage, forced me to use. The appraiser took three weeks to submit an error ridden appraisal, that was not reviewed by Class Appraisal Group, something that they state they are charged with doing. When it finally made it through review at United Wholesale Mortgage, that last week of closing and four weeks past the date the appraisal was first promised it was sent back to the appraiser with errors, again. This will cost me over $400 in fees, lock extension, since the closing date was missed. I had paid ahead of time to extend the rate lock to 45 day for $500. The Lead Key Account Manager, Andrea Boman-Davis, will not return calls or even address. The Key Account Manager for the file, Stephanie Illes, would not enforce deadlines or reassign when we were over two weeks out. She and Class Appraisal will not accept any responsibility for their failure. They will remove the appraiser from their panel of appraiser but will not enforce standards and deadlines. They didn't do the most basic function which was oversight and review of the appraisal. They are only worried about the bottom line and getting paid. Their response was as follows: We do not tolerate this type of behavior from our appraiser's. This has been addressed by the Vendor Management Team, and the appraiser has been removed from our panel. That being said, there will be no refund provided at this time and we do not provide reimbursement for lock extensions or any other fees. This was from Stephanie Illes. Terrible service, terrible communication, haughty attitude. Was going to have to pay $200 over the standard fee for homes in Santa Fe, NM. Additionally, I filled out a schedule for available appraisal dates emailed to me by Class Appraisal and the actual appraiser did not use these or did not receive the times. When I called to asked about this oddity the women at Class Appraisals hung-up on me! Needless to say, I canceled my appraisal with them and will be using another service. I would steer clear of this company. They are awful in terms of management. Lack any sort of control of the appraisers that they manage. I have ordered eleven appraisals from this company and have yet to have a positive experience. I am not talking about low values, that has little to do with the management company. I am talking about their inability to hold their appraisers accountable. The latest fiasco is that they are "looking for a new appraiser to complete the assignment" after the first appraiser has already completed the assignment and charged the customer $750.00 and the appraisal is due today. Somehow, Class Valuation doesn't hold this appraiser accountable for already being out to the property five days ago and getting the appraisal turned in. Every appraisal that I have ordered from them their has been something odd like this, all eleven. That is enough of a sample size to show this company should NOT be managing other people. I think these people are a scam! Supposedly this company was hired by my mortgage company to do damage inspections after Harvey hit Houston. However, Harvey hit Houston in August, they started harassing me at the end of September. If I had any damage it should have been either fixed or under construction by the time they contacted me. Also, my house is located 90 miles from down town Houston. We had no flooding. Here is what happened: A guy calls me on his cell phone and says he has been hired by the mortgage company and he need to schedule an apt to come out and do an inspection on my house. I asked some questions and said they could schedule an apt. He said he would send my info to the inspector to schedule the apt. I said fine. After I get off the phone with him, I think this sounds fishy, I called my mortgage company to verify the information. After 20 minutes of the girl trying to find any information and speaking with the group that is handling the aftermath of Harvey, she could Not verify any of the information. She then said that there would be no reason to inspect my house and to error on the side of caution and not let anyone into my house. I said great, if something changes you have my contact info. I then call my husband, who is a cop and let him know all the info and he was going to run a search. He found nothing in TX. So, the next day around 5pm I get a call from the same guy and he tells me that the inspector is outside and I need to let him in. I said No and listed the reasons above. He gets flustered and hangs up on me. Then I receive 2 more phone calls from another women telling me that an inspector is at my door and please let him in. Then, I get a text from the guy with the cell saying he wished he could have talked to me before they had sent someone out. So, when I returned home that day I called my mortgage company once again, tell them what is going on and I would like to file a complaint, that I am being harassed. They state they have no affiliation with Class appraisal, there are no notes on my account, there have been not correspondence saying they were sending anyone out, This has nothing to do with them and I should not let them in my house. Then I call the number I was left on one of the voice mails if I had any questions. I call, this girl states that they are doing inspections for the mortgage company. That this is a random inspection and that the mortgage company had picked about 150 houses in my area to inspect. That she wished that the mortgage had given people a heads up but, they had not so far. I said, interesting, that is not what the other guy had told me and I think she came up with an excellent compromise. That until I heard form either the mortgage company themselves or my broker that they were not allowed on my property at all and I need no further communication from them. Which brings us to today, a week after all these phone calls. I received an email from Class stating my Appraisal is ready for me to download. I am not sure how we went from Inspection, which should yield a inspection report, to an Appraisal. But hey. I send it over to my husband and he opens it. He calls me laughing and says while yes the written information on the report is yours the pictures that this guy supposedly took are not of our house. The inspector I was being demanded to let in was not even at our house and inspected or appraised the wrong house. Brilliant. Since I had an actual appraisal and an actual inspection done on the house in August of this year before I bought the house, I am not to worried about it. But, what idiots. read more

Shitty appraisal and nearly impossible to work with. They use incomparable comps and fuck you out of the appraisal price. I had to pay for another appraisal and find a new lender. I highly recommend staying away from this shit company. read more

One of the worst experiences I have ever had with appraisal! Gentleman who was assigned for my appraisal canceled on me twice and was not punctual. Never had the courtesy to call me to say that he's running late, I had to call him to ask where he was at! When he did arrive he was in a hurry and he did a poor job of my appraisal. Worse company ever, I being Mortgage Broker for 15 years never I had to deal with such unprofessional stuff, QC department is useless, management have no idea what they talking about, appeasers that they use making mistake after mistake, takes for ever to do any correction's on the report, I wish every big lender stop using this company and put them out of bussines read more

A scheduling screw-up involving this company almost cost me my deal. And when confronted with the problem, they didn't do anything to fix it. No sense of priorities, customer service, getting the job done. They will just schedule the appraisal when it works for their freelance appraisers and you have to live with that. No matter if there's a deadline that will be missed and a good faith escrow deposit forfeited. And heaven forbid you should let your displeasure with these incompetent ninnies show. OMG, that's when they get testy and hang up and tell their boss on you! Avoid like the plague. read more
