Some things that I appreciated: - Schedule: The closing is expedited and he was able to schedule me in quickly. He delivered his report within 24 hours. I had a few questions and he made himself available to answer them the next day at a time of my choosing. - Quality: I am no expert but his inspection seemed thorough and he clearly knows what he is doing. - Clarity: I have never before owned an actual standalone house and I'm a white collar guy who is not savvy in construction or maintenance. Ryan was patient and explained everything thoroughly and clearly. - "Extras": I had a bunch of questions that were almost certainly outside the scope of his responsibilities as an inspector. Ryan from CIP did our inspection and I was disappointed. First, I was charged an extra $100 for gas expensive because the house we were looking at was out of the area and Ryan had told me "he drove a big truck and it would take up a lot of gas" which I was okay with paying the extra charge for gas, but I come to find out from my realtor that he showed up on a street motorcycle bike, no truck. Second, he showed up to do the inspection unprepared as my realtor informed me that he had no tools and had asked to borrow a ladder to inspect the roof. Overall, unsatisfied with the lack of professionalism and questionable ethical business practices. I would not recommend CIP Inspections. read more

Charles Perry did the inspection for a home we purchased in Mammoth Lakes in May. This was our sixth real estate transaction, so we have seen a variety of inspection reports before. This one was by far the best one. 1) It was very easy to read. No terms I didn't understand. 2) It had a lot of photos. Whenever Charles referred to a switch (or whatever the topic of the paragraph was) he included a photo of the switch. It was the first time that in a report I could actually identify what exactly to look at. 3) It was very detailed and thorough. He found everything there was to find. My boyfriend and I recently bought a condo in Mammoth. Charles was recommended to us by our real estate agent and we couldn't have asked for a better inspector!! He was very quick to respond to my phone call and to set up an inspection appointment. Within a few days of the inspection, we received an email with a written copy of the report and we were thrilled with how detailed, organized, and clear the findings were illustrated. The report was color coded to indicate the importance of each finding and Charles did a great job of documenting what he saw in each and every room. Why? - The color coding makes it quick and easy to focus on categories of need/issue/repair. - Identifying which type of contractor/tradesman to contact for each item that may need further inspection or advice for repair is appreciated. - The thoroughness of the report. It is clear and complete.
