Ryan did the inspection on a house that I am buying in Mammoth. He was fantastic and I highly recommend him. Some things that I appreciated: - Schedule: The closing is expedited and he was able to schedule me in quickly. He delivered his report within 24 hours. I had a few questions and he made himself available to answer them the next day at a time of my choosing. - Quality: I am no expert but his inspection seemed thorough and he clearly knows what he is doing. - Clarity: I have never before owned an actual standalone house and I'm a white collar guy who is not savvy in construction or maintenance. Ryan was patient and explained everything thoroughly and clearly. - "Extras": I had a bunch of questions that were almost certainly outside the scope of his responsibilities as an inspector. He answered them all with smile. Lastly, he's just a genuinely nice person who is a pleasure to interact with. Do yourself a favor and use him for your next inspection. read more

We had an excellent experience with Ryan Eggleston. He provided a detailed, thorough, and timely inspection of the home we were interested in purchasing. He made himself available to answer all of our questions and was able to provide all of the follow-up information and contacts that we needed. Ryan leaves no room for improvement on a process that we would otherwise have found stressful. read more

I recently used CIP Inspections for a home inspection in Mammoth Lakes and am very pleased with the service I received. Ryan Eggleston inspected the property for us and was very thorough and professional. His inspection report was extensive with great attention to detail. Exactly what you want when you're deciding whether or not to close escrow on a home purchase. He was also very thoughtful and generous with his time after the inspection, discussing his findings with me over the phone for the better part of an hour. All in all, I am really happy I chose to use this company and will definitely request Ryan again in the future. Five stars! read more

My wife and I bought our condo remotely, so it was important that we had an inspector that was thorough, that communicated EXCELLENTLY, and explained things in a detailed manner with plenty of photographic evidence/examples. Ryan was very easy to deal with, thorough and always available to explain things, although his report was so thorough that we rarely found it necessary. read more

Ryan at CIP is amazing! His inspections are so detailed. He found issues that no one else would have found. We love working with him, he is super responsive and helpful when we had questions. Best home inspection experience I have ever had. I highly recommend him! read more

Ryan from CIP did our inspection and he was AMAZING to deal with. From sending the initial contract, to showing up on time, to providing a really detailed and thorough inspection report to emailing it to both myself and the realtor within 24 hours Ryan was fantastic. If you need a good inspector, look no further! You won't do better than CIP:) read more

Ryan from CIP did our inspection and I was disappointed. First, I was charged an extra $100 for gas expensive because the house we were looking at was out of the area and Ryan had told me "he drove a big truck and it would take up a lot of gas" which I was okay with paying the extra charge for gas, but I come to find out from my realtor that he showed up on a street motorcycle bike, no truck. Second, he showed up to do the inspection unprepared as my realtor informed me that he had no tools and had asked to borrow a ladder to inspect the roof. Overall, unsatisfied with the lack of professionalism and questionable ethical business practices. I would not recommend CIP Inspections. read more

Charles Perry did the inspection for our condo in Mammoth Lakes. His attention to detail and easy-to-read report were amazing. Our report had numerous photos with arrows that made it extremely easy to read on top of all the color-coded sentences on how important each of his findings were. Charles communicated via email in a timely fashion, sends forms to sign online, and even accepts payments through Venmo. He is the model for 21st century contractor and I will only be going to him for any of my home inspection needs in the future. I give my strongest recommendation for CIP Inspections. read more

Charles Perry did the inspection for a home we purchased in Mammoth Lakes in May. This was our sixth real estate transaction, so we have seen a variety of inspection reports before. This one was by far the best one. 1) It was very easy to read. No terms I didn't understand. 2) It had a lot of photos. Whenever Charles referred to a switch (or whatever the topic of the paragraph was) he included a photo of the switch. It was the first time that in a report I could actually identify what exactly to look at. 3) It was very detailed and thorough. He found everything there was to find. In addition to the report, Charles himself was very pleasant and easy to work with. He met us at the house (on time) and explained every item in the report that we had questions about. We highly recommend Charles for any inspection needs you might have! read more

My boyfriend and I recently bought a condo in Mammoth. Charles was recommended to us by our real estate agent and we couldn't have asked for a better inspector!! He was very quick to respond to my phone call and to set up an inspection appointment. Within a few days of the inspection, we received an email with a written copy of the report and we were thrilled with how detailed, organized, and clear the findings were illustrated. The report was color coded to indicate the importance of each finding and Charles did a great job of documenting what he saw in each and every room. This was the first time I have had to use an inspector but I can imagine having a bad one would be an awful experience. Charles was fantastic!! He was very courteous and professional and I would recommended him to anyone who is looking for a thorough inspection in a timely manner! read more

I first contacted the previous owner of this business by accident due to outdated contact info passed along by our real estate agent, but it was really nice speaking to Charles, who had nothing but positive things to say about the new owner, Ryan Eggelston. Charles said he couldn't imagine anyone better to carry on his legacy, and sure enough Ryan lived up to this portrayal with his attention to detail and his previous knowledge of the condo complex we were evaluating. He was responsive and willing to spend however much time I needed reviewing details of the report with personalized attention. I highly recommend Ryan for any of your real estate inspections in the Mammoth Lakes area! read more

Charles far exceeded expectations! He inspected a condo for us that we purchased for a rental. The inspection for purchase was thorough, detail oriented, with a lot of pictures which was very helpful since we do not live local. He also did a rental inspection for us, required for the TOT certificate, and he was beyond helpful. He explained the requirements, gave recommendations on which exit light was needed (with links to Amazon!), and sent me an evacuation plan that I could edit for our unit. A+++++ Highly recommended! read more

Charles Perry in an excellent inspector! We had him inspect a property and then when we were in town and changed direction he accommodated our second inspection request with very short notice. His report was very thorough and the fact that he meets with you in person to go over the report was very helpful. I highly recommend Charles Perry! read more

We purchased a house in Mammoth in 2019 and used CIP Inspections for our home inspection. Charles Perry did a wonderful job. His inspection report was very thorough, he carefully detailed every issue and included multiple photos in his report. Since the inspection was performed when we weren't in town, he met with us at a later date to review his report. He is knowledgeable and easy to work with. Hassle free. Very thorough. Great price. Quick to respond and send results. Highly recommended.

Absolutely top notch! Having an inspector like CIP when you can't be there yourself is essential, and the final report was above and beyond what I was expecting. The report was detailed, organized and insightful. Excellent communication throughout the process as well. Having gone through other home inspections, I can confidently say that CIP is as good as it gets. read more

Charles did the inspection on the house we are selling. It is probably rare that the seller praise the inspector, but we are so impressed with his attention to detail. We wish we had him do an inspection years ago while we lived here. We have, of course, asked him to do the inspection on the house we'd like to purchase. After completing his inspection, he walked and talked with us for an additional hour! His report was so thorough and is such a valuable tool in this home-buying process. I think an inspection by CIP is one of the best investments a home-buyer can make. Charles is knowledgeable, patient, punctual, thorough, and professional. read more

We recently purchased a condo in Mammoth Lakes and hired CIP Inspections, Inc. for the inspection based on the positive reviews. I can personally vouch that the positive reviews are justified! This is the best home inspection report I've ever received - and I've looked at a bunch. Why? - The color coding makes it quick and easy to focus on categories of need/issue/repair. - Identifying which type of contractor/tradesman to contact for each item that may need further inspection or advice for repair is appreciated. - The thoroughness of the report. It is clear and complete. Including your finger pointing at items of note in your photos and captioning the pictures clearly with the exact location is very helpful. - The attempts to find out and show where utilities come from, start/end, etc. even when difficult - along with photos to mark their location generally Great work! read more

We used Charles for a recent purchase in Mammoth and he was great to work with. We live in Los Angeles, so we were unable to be there for the inspection. Not only did Charles provide a detailed report, but he spent time going through his inspection of the property over the phone. Additionally, he provided a follow up inspection, free of charge, to satisfy some of our property concerns that came up later in escrow. I would highly recommend his services. read more

I never thought I'd feel passionate about reviewing a home inspector, but it just goes to show you! Like a previous reviewer, our realtor found Charles and clearly she knows what she's doing, too! I was blown away by the detailed depth of Charles' report. It was thorough, well-organized, easy to read and decipher (thanks to color-coded remarks) and filled with photos illustrating each point, good and bad. I've had "kick the tires" sort of inspections before, and this was anything but. Honestly, there's nothing better than when a product or service exceeds your expectations, and that's exactly what happened here. Hire Charles with confidence! :) read more
