The last company assigned us a property manager who was unresponsive, lazy and incompetent. After contacting multiple property management companies around the contra costa area and interviewing a few of them, my family decided to hire Paul to manage our family rental moving forward. He has been managing the rental since mid September. I've interacted with him multiple times throughout the past 3 months and he has been very efficient and responsive. Communication through email does sometimes take a little longer for a reply but communication via text has been pretty instantaneous. Whenever I needed to get a hold of Paul via cell phone and I leave a voice message, he does reply very promptly. Please do keep in mind that CCPM is a small business and Paul does everything on his own so expectations of getting a response in 5 minutes is unrealistic. Compared to the responsiveness of the previous company my family used, Paul's communication has been great so far and I hope he will keep up the good work. CCPM's monthly management fees are very reasonable especially in the Bay Area where the cost of living is relatively high. With that in mind, the contract provided by CCPM is very detailed in listing all the fees that will be expected if additional requests such as annual inspections is requested by the landlord. I've interviewed a good amount of property management companies prior to selecting CCPM so I definitely can say that his fees (relative to the amount of service he provided) are very affordable and landlord friendly. The owner's portal is also user friendly and his monthly disbursement day is one of the best I've seen after talking to multiple property management companies. Overall, Paul is a very genuine and reliable property manager and even though we live in a world where no one is perfect, I can see him always striving to be the best for his clients. If you are looking for a property management company who can deliver very personable service, I highly recommend CCPM. He met with us the next morning to show us the home but we felt completely rushed since the walk through lasted less than 10 mins. We immediately paid cash to be able to fill out applications and turned in all required documents that were required. We really wanted to be able to move in by August 1st so we went home right after our meeting to collect all the documents Rob asked for. I tried getting in contact with Rob twice after not hearing back from him but was ignored. He took our deposit fee and did not run our credit reports. My fiancé and I have PERFECT Rental history, credit, job history, etc. We also provided Rob with two years worth of tax returns, current bank amounts, and bank deposit statements which all exceeded Rob's requirements. Since our reports were not ran, I asked for our money to be returned. Of course, no response from Rob. My agent was able to get in contact with him and was told that Rob chose another applicant to rent the home to. His decision was made even before checking our credit so he did not even consider renting to us and took our money knowing that he would not chose to rent the home to us. He was completely unprofessional by rushing us the day he showed us the house and by not getting back to us to let us know if we had been chosen or not. What's even more unprofessional is that he took our money knowing he would not lease to my fiancé and I. He has not returned our money and has not responded to texts and emails where we nicely ask for our money to be returned. I would NEVER do business with this man or this company. There are no excuses for the way Rob conducts himself as a "realtor".
