We were relocating from another state, and before we ever reached California, Niko was generous with important information for us to consider. As one would imagine, we had many questions about how to proceed and where to look. When we met up at our hotel in Rancho Mirage, Niko listened to our proposals and discussed our views for over an hour. Then we struck out for the most likely areas where we could see homes in our price range. Throughout the day, we visited homes and got to know the area thanks to Niko's expertise. When a realtor is as personable, knowledgeable and as natural an educator as Niko, it is a unique experience. She has never missed a beat when addressing our questions. Her responses to sudden questions have been prompt and extremely helpful. The escrow and closing process occurred remotely and they were smoothly managed by the CV Escrow company. We wholeheartedly recommend Niko Esposito because with her capable and professional guidance, we were able to close on our new house early in September and we are now very happily settling in this week.

If they can steal your money, they will. I'll say a few things for potential renters below, but potential owners seeking a management company, I urge you to please consider using a more ethical company. If they can rip off renters with ease, they will certainly try to rip you off too. You should be concerned about a company that always has locked doors and can't accept certified mail. It is very difficult to serve them court papers. That is exactly why they do that. Their COVID excuse is bs. Look, I'm a pretty conservative guy and really try to give businesses and employees the benefit of the doubt. Buyer beware. These guys are really something else. If you assert your rights, they will be vindictive. Owners: During my year lease, they knowingly tolerated repeated police activity at my home without any assistance. I made a poor decision in joining a lease with someone I shouldn't have, but they couldn't bother to ask the owner to consider resigning the lease without that person on it. Fentanyl and methamphetamine use? Arrests? They don't care. Repeated overdoses? Don't care. Obvious disturbances to the neighbors with video showing it? Nope. The police suggested that most landlords are very willing to help in such situations. Not these folks. Renters: If you haven't signed a lease yet, DON'T. Don't be fooled by Shelley who will likely show you the property. She is in the same mold as the owner Cindy - unethical. If you have signed a lease, when it is time to get your security deposit back, write them on the 22nd day after the lease ends and inquire about the status of the return. They have 21 days to put it in the mail, but won't send it until you contact them. Contacting the landlord is the first remedy under CA law if they fail to send on time. I unfortunately waited 28 days and then they finally put it in the mail. They (very very) slow-walked repairing the heat during the winter for an entire month. We got a credit for those days about a month after it was fixed. Expect to be charged for any repairs needed to the property, even ones you didn't cause. Put absolutely everything on the move-in sheet. Small nail holes, small marks on the carpet, problems with hinges, old toilet seat that's a little loose, etc. I suspect they make up bogus receipts and charges from handymen that are literally their family members. Very hard to dispute. Look, even if you know they broke the law, it is a major headache to serve them court papers and fight with them. They are professional criminals. Don't reward these people with your business.

I wanted to hire the best and decided on Ryson. Jason and Ryan are incredibly hard working. Sometimes I send emails in the middle of the night and feel bad because I know they will still respond quickly. Yes, they have a pre-set onboarding process, but I found it to be very professional. I wanted to open at lighting speed because I had been delayed so long with the pool construction. I bought a lot of things that just weren't needed like duvet covers that weren't white or pillow cases that were special and only in a set of two and those had to go. That was disappointing, but we didn't want sheets in the photos that were impossible to replace. It's better to have things done perfectly so your first guests will be 10 star happy and ours were. The consistent comments I get from guests are that the management company is quick to respond and resolve problems. From their website identify their properties and look at the reviews there and on Airbnb. Many of the comments will not only compliment the house, but also Ryson typically it's related to communication, problem resolution or cleanliness. I've had pool issues and after many months of dead ends, they helped me get to the bottom of the problem. With our city getting serious about neighbor complaints, I'm not worried because I know Ryson will be on top of it. We had one group during Cochella that was playing meditation music so loud that I got a call from the neighbors in the middle of the night. Ryan let them know that they would be out there right away and if he could hear the music from the exterior of the home he would immediately terminate the stay if the guests didn't comply. They were also protective to ensure the safety of their cleaning staff. It cost me money, but I respect that. If staff are treated well, they will take care of the home well. No management company is perfect. It's a demanding job with lot of surprises every day. We look at the house as a business. It doesn't have to be my way, it just needs to be safe, beautiful, professionally managed and provide our guests with a great experience. With only a few weeks left before our trip, they suddenly canceled the listing today and said it was due to a change in "hosts." We have strong suspicions that this was planned all along so they could relist the property at a higher price to capitalize on Coachella weekend demand. Now we're left scrambling to find a last-minute place to stay right before the festival. There's a real chance we could be left without a place to stay for the weekend, and even if we do find something, it will most likely be far beyond our budget at this point. This kind of last-minute cancellation is incredibly irresponsible and puts guests in a terrible position. VACASA IS HORRIBLE.

After learning about noise monitoring systems I realized this was not a good fit for our group. I called to cancel and the agents were rude and not helpful. The reservation was recently made and for 8 months away. I only asked that they waive the fee but they would not budge. BEWARE. There is no element of customer service. I will never be booking one of their properties again unless unless they start showing like they actually care about their customers. Vacasa, I am asking you. Please show me you care! Please just refund me the booking fee.

    Where do I begin ? .... This is the second time I have…read morerented through a property management company. Mostly, I have written the check directly to the owner. The first management company was great. "Same day response, two day repair" Obviously exceptions for parts availability and weekends. McClean is a resounding, overwhelming disappointment. What took previous landlords and a management company days takes McClean weeks and in on case months to repair simple things. We're not talking rocket science. A broken kitchen shelf, broken prior to my move in, is still broken. It's going on four months. I should add the fact that I found the replacement part. I printed out the information regarding price and availability. Waiting, waiting, waiting.... When I moved in the refrigerator, dishwasher and garbage disposal were broken. What the heck? Prior to my move in I found the air conditioning not working. One month later, after my scheduled move in, it was finally repaired. It's Palm Springs! Hello? Anybody there? When I moved in I found: Mold in the shower stall and ceiling and plenty of it. Closet light unable to turn on. AC floor register in the bedroom sticking up 3/8 inch and very sharp. Window blinds unable to remain open, sinking down. Unable to open a window in the office area. No lights working over the stovetop. Debris strewn about in back storage area. Unable to unlock storage area. Trash piled around garbage area. Hot water in tub difficult to turn completely off. The collapsed kitchen shelf and etc. What is this company doing? Lastly, the documents claim the unit as two bedrooms. Nope. The second "bedroom" falls short in numerous ways. Unpermitted and illegal addition constructed to within 4 1/2 feet of the property line in the rear. Windows too small for fire egress. One wall measures 4 1/2 feet across, less then the 7 foot minimum. Heat and air are a window unit in the wall, also doesn't meet code for a bedroom. False advertising? Fraud? Not an attorney but if someone dies in that "bedroom" ... look out! I submitted a work order on 9/20/25 for a non working remote controlled driveway gate. It's now October first. I'm still waiting..... Mind you, I'm not paying market value for my place. For the one bedroom + that it is I'm paying top dollar plus a $300 "utilities" charge every month. I've lived in many places paying my own utilities and never came close to $3,600 in utilities for a year and everything was electric in my previous rentals. This unit is a mix of gas (drier, heat and stove) and with the AC being electric. For this kind of rent I should receive top drawer service....it's bottom basement. So, gravy on top of premium rent for McLean. Rent through McClean of you must but get ready to wait and wait with a laughably, tragic sense of communication. Almost every single email and text sent from McLean is sent as expiring. Meaning, it disappears quite quickly. What reputable company would communicate in such a way? When you email...don't expect a timely, lasting reaponse....just don't. Dan
