    Stopped by at 4 PM today. Two women were seated at the front desk, but the door was locked. I…read moreknocked--clearly seen--but they made no effort to get up or even acknowledge me beyond a blank stare. I attempted to call, only to find they don't even have a voicemail set up. I was there for a serious reason: to have a real estate agent draft a cash offer on a home I've already selected. This would've required minimal effort on their end. A neighbor had recommended this office, but clearly, business must be too good here--because they showed zero interest in taking on new, paying clients. I walked three blocks down to Windermere, where I'm now sitting while an agent gets my offer paperwork ready--on the spot. It's unacceptable that people representing a real estate firm would be this indifferent, especially when the opportunity for immediate business is handed to them. If this is the level of service they provide from the first point of contact, I can only imagine how unresponsive they'd be when it really matters. Zero stars. This kind of laziness should not be rewarded.

They were honest, easy going and charming from the start. Extremely knowledgeable, great listeners, communicators, and totally committed to their clients. They understood our time and availability was limited since we were buying while out of town, and to our tremendous relief they stepped in to manage our search. They also made time in their schedule to deal with required inspections, and HOA issues. They showed tremendous commitment by working non-stop for us till the job was done. They are also personable over the phone and always have your best interest in mind. I used to work for a very high-end property management company where we only had a couple homes to take care (though massive estates), so I can only imagine what it is like to manage A LOT of properties with the same attention to detail. It is incredible to me how much this company cares and takes pride in their work. I highly recommend this company for any property.

Donna Larson learned from Cindy Anderson of Maryellen Hill & Associates (look up their sad reviews), Cindy also being a more talented con artist/bully/thief than Donna. Donna tried to con me out of my secuity deposit, get me to pay for things broken and noted on move-in, after her buddy David Quarfoot (a liar, fraudster, who lied on his report about how long it took him to "fix" things allegedly wrong in the condo, when I was present and timed it myself), listed a lot of things that were problems when I moved in, and quote 3-5x the actual cost of the parts I had nothing to do with being broken. I actually went to Home Depot one day to find the screen door handle he was trying to charge me 5x for, when it was missing when I moved in (and noted on move-in sheet), and saw the actual retail price. He quoted 5x the amount, for damage I never did, so he and Donna Larson could split the profits, against state and federal laws. Once I reminded her the master bedroom door handle was missing on move-in--as noted on the move-in sheet--which David tried to charge me for, and I told her I had proof of her lies, she suddenly was all "My bad!" Donna referred me to a carpet cleaner who came and performed service, but tried to steal my deposit even after I hired her friends (I bet she gets a cut for referring them!) for the carpets not being cleaned, when I had a receipt from her own agency (Oasis Carpet Cleaning I believe it was called. Avoid them too for thieving/corruption/collusion! On my move-out walk-thru, some idiot named Becky Johnson came in, and said she liked the arrangement of my furniture, but noted nothing on her sheet about things I'd need to pay to fix (literally the whole point of the move-out walk-thru, legally: if they don't note issues then: they can't claim them later). Even Becky Johnson blasted Donna on her Yelp and review sites, then Donna changed her business name, for the 4th time in a handful of years. Donna years later tried to STEAL a friend's deposit -- they're immaculate gay men who don't tolerate mess or dirt of any kind -- and I beat her at her own game, seeing she was the property owner. She told the tenants she was not the owner but the agent, and the "owner" complained about dirty carpets, cat damage, etc., when I'd just sat the cats and knew it wasn't true. Donna said she'd have to ask the owner if they'd waive the false claims against the deposit, but her name was literally on the tenant nameplate outside the condo even, which was how I found out about her fraud. She's that corrupt, evil, thieving and brazen! Sent those tenants how I beat her using state statutes against THIEVING landlords. Suddenly, she dropped her claim to their deposit, and they got it all back. The "owner" (literally her!) agreed to drop the claims against the deposit, suddenly. LOL! What planet does Donna live on? Get far away from unwell (mentally, legally, and physically) Donna Larson, or else you'll be victimized too! DM me if she comes at you and I'll send you my letter that beats her at her own games/theft/fraud! Years later, when I got notice her online payment portal had been hacked and breached and all our data compromised, Donna's excuse was "That was a tenant mad about her security deposit claims." Ya think? Basically, Donna lied and tried to say the breach claims were false, and in so many words without admitting it, told me she stole that tenant's deposit too! When I asked for my tenant records, Donna said, "In my decades of real estate experience, no one has ever asked for their file." I demanded mine, and she got massively belligerent and said "Well all I see in your file is you were late on your rent," even tho that was ONE email I'd sent in the entire file, when I rented for 9.5+ years. A landlord should be so lucky! And she was all "No problem at all!" in response, since it was extenuating circumstances and my bank didn't have a way to wire her the money. ONE month I was late, by like 3 days, when I had to suddenly fly to NYC for a job, over 9.5+ years of paying on time. She tried to intimidate me from seeing my files (wherein I was looking for proof she and "handy(con)man" were robbing me out of my deposit, and verify Becky's paperwork saying I owed nothing on the move-out walk-thru, and she tried to bully me out of my rights. When the owner of the condo I rented wanted to sell, she let her agents come in anytime illegally (have to give 24 hour notice), and once I walked naked out of the shower to find a realtor and potential buyers (who were mortified and didn't buy, obvs!) and her agents left my porch slider with only the screen in place so while I was in LA all week, and anyone could've stolen ALL my stuff and vagrants could've camped in her own managed condo, and soiled the owners' property. RUN!!

We were relocating from another state, and before we ever reached California, Niko was generous with important information for us to consider. As one would imagine, we had many questions about how to proceed and where to look. When we met up at our hotel in Rancho Mirage, Niko listened to our proposals and discussed our views for over an hour. Then we struck out for the most likely areas where we could see homes in our price range. Throughout the day, we visited homes and got to know the area thanks to Niko's expertise. When a realtor is as personable, knowledgeable and as natural an educator as Niko, it is a unique experience. She has never missed a beat when addressing our questions. Her responses to sudden questions have been prompt and extremely helpful. The escrow and closing process occurred remotely and they were smoothly managed by the CV Escrow company. We wholeheartedly recommend Niko Esposito because with her capable and professional guidance, we were able to close on our new house early in September and we are now very happily settling in this week.

    Wow. What to say about MaryEllen Hill. Well, to start with, know that the employees who work there…read morebreak the law. Straight up. And they are well aware of it. If they can steal your money, they will. I'll say a few things for potential renters below, but potential owners seeking a management company, I urge you to please consider using a more ethical company. If they can rip off renters with ease, they will certainly try to rip you off too. You should be concerned about a company that always has locked doors and can't accept certified mail. It is very difficult to serve them court papers. That is exactly why they do that. Their COVID excuse is bs. Look, I'm a pretty conservative guy and really try to give businesses and employees the benefit of the doubt. Buyer beware. These guys are really something else. If you assert your rights, they will be vindictive. Owners: During my year lease, they knowingly tolerated repeated police activity at my home without any assistance. I made a poor decision in joining a lease with someone I shouldn't have, but they couldn't bother to ask the owner to consider resigning the lease without that person on it. Fentanyl and methamphetamine use? Arrests? They don't care. Repeated overdoses? Don't care. Obvious disturbances to the neighbors with video showing it? Nope. The police suggested that most landlords are very willing to help in such situations. Not these folks. Renters: If you haven't signed a lease yet, DON'T. Don't be fooled by Shelley who will likely show you the property. She is in the same mold as the owner Cindy - unethical. If you have signed a lease, when it is time to get your security deposit back, write them on the 22nd day after the lease ends and inquire about the status of the return. They have 21 days to put it in the mail, but won't send it until you contact them. Contacting the landlord is the first remedy under CA law if they fail to send on time. I unfortunately waited 28 days and then they finally put it in the mail. They (very very) slow-walked repairing the heat during the winter for an entire month. We got a credit for those days about a month after it was fixed. Expect to be charged for any repairs needed to the property, even ones you didn't cause. Put absolutely everything on the move-in sheet. Small nail holes, small marks on the carpet, problems with hinges, old toilet seat that's a little loose, etc. I suspect they make up bogus receipts and charges from handymen that are literally their family members. Very hard to dispute. Look, even if you know they broke the law, it is a major headache to serve them court papers and fight with them. They are professional criminals. Don't reward these people with your business.
