* After several rounds of mistakes from the Group's Manager, Marcelo Lopez, I contacted PAUL KAPLAN directly - Initially warm and 'caring', he offered to 'take over my listing'. He warned he was busy 'with other things' and 'does not do open houses' (one of the primary responsibilities of a Realtor and a great part of why they get a commission!) - but these were Paul's rules. Because of his seeming willingness to do right by me after Marcelo's lackadaisical mishandling of my property, I went against better judgement and stayed. We only had a short while to list before Prime Season (and Seasonal renters) - 3 weeks, no activity at the Open Houses - no surprise as lackeys were handling since Paul does not 'do' open houses - so we agreed we would revisit after Prime Season - THO NOT BEFORE Paul's true colors peeked thru - I asked we please re-list mid-March, Guests would be done in March ... Paul insisted he knew best and we would list in April, maybe May. We ended it agreeing to revisit in March. (You won't be surprised at this point - Paul then wrote he'd be 'too busy' to continue my listing - 3 weeks - and he's done.) OH it's get better: I had (of course) posted a negative YELP review up due to the terrible experience with Marcelo - but out of gratitude to Paul I raised the rating and wrote how Paul had now taken over the property - a glowing review of his 'warmth', 'attentiveness', etc etc and promised to raise the rating more once we got some traction after a few weeks. I asked Paul if he might then help ME out, posting a short, positive review of my property to help it show well and look good on my Owner's site (I had only glowing reviews from Guests.) Here's where Paul's REAL SELF came thru loud and clear: "You do me a favor, I'll do you a favor." (??? - this is my REALTOR - what's good for my property is good for my Realtor trying to SELL IT - NO?). "Take down the negative review or change it to be 5 stars - and I'll help you out." The WHOLE PURPOSE of YELP is to help consumers. Here's the Owner of business - whose own 'Senior Agent' has botched a listing - that the Owner's offered to help fix the botch - and my OWN REALTOR will only help me out - if I REMOVE my review. Like we were schoolchildren trading baseball cards - no longer 'warm' or 'welcoming'. Did I mention this was after sending Paul a Holiday gift?? I've gotten a BAD realtor from The Kaplan Group, then the Owner refusing to do open houses but taking over my property, receiving a Holiday gift from me, THEN saying he'll only help his Client - if I remove my (accurate) negative review of his Manager screwing things up. All the reviews that posit PAUL as a bully...?? (Robert D., Renee S.... keeping going). Bullseye. To share my experience with Marcelo: many mistakes - not the least was mis-listing my property at a LOWER PRICE than we'd confirmed after SEVERAL conversations / confirmed in emails - Marcelo takes on too much and just as importantly - does not check his OWN NOTES / emails confirming conversations. Marcelo also without warning re-listed my property after telling me he could not do so without me re-signing another contract with the CORRECT price - once again I had to find out thru a third party my property was listed incorrectly. His explanation? "Well, I didn't need it after all - we're here NOW - what do you want to do - take it off again?" The final insult was during the Malibu fires - we had an 'offer' with a deadline that night by 5 - so despite my helping friends evacuate I got myself over to a Starbucks to ensure I could RESPOND to the offer before it was too late - but after 4 hours ... Marcelo HADN'T EVEN SENT me the OFFER by 7 pm - even though I was warned it was 'due by 5'!! - I had to call and email at 7 PM for him to PLEASE send so we might keep the deal alive. The potential Buyer ONLY accepted this counter-offer after I had to convince my own Realtor to make the effort that night! Marcelo is very quick to criticize others' mistakes - BUT - when his own errors are pointed out... his standard response rather than, "You're right - we DID agree to that and I DID mess up...'...? "Well, we're here NOW - so what do you want to do NOW?" ADDENDUM? BEFORE the email from Paul predictably flaking out to properly represent my place!! - I had already high-tailed it to BENNION-DEVILLE. When I asked Paul to send a release of my property, he insisted contractually he no longer represented it. GUESS. YEP- WRONG. Paul hadn't bothered to read the terms of his own Contract. 3 rounds of emails - he FINALLY cancelled it. 5 miserable months with Marcelo and Paul - NOTHING. 1 1/2 weeks with BENNION - several interested parties and an OFFER... WHICH CLOSED ESCROW seamlessly within 2 months from their 1st Open House. Whether you are buying or selling - DO NOT go to Paul Kaplan and Associates. read more

Within two hours I had reached back out to them only to be told it was already in escrow? In two hours? C'mon. Agent said it was probably presold. I said why send it to me. Also, why didn't they contact me in advance of putting it out since they knew I had been looking for 11 months. Alex suggested speaking to the listing agent, he didn't know. OUR PAUL KAPLAN EXPERIENCE 1. OUR MISSION We have vacationed in Palm Springs several times over the past few years, and dreamed about owning a vacation home that will eventually transition into our retirement home. We decided to move forward with the process ASAP! We aren't getting any younger! 2. THE SEARCH IS ON! What better way to search than using the good old interwebs! After checking out every real estate site known to man, we had a fairly good grasp on price ranges, neighborhoods, etc. Web ad been searching for several months from September 2015 to March2016. It was time to select an agency and an agent. I had feelers out with many agencies, and while the responses to my inquires were pleasant, outside of the typical responses, none stood out - with one exception. 3. THE AGENCY The Paul Kaplan agency stood out immediately to me, they specialize in mid century homes, which is what we were searching for. The agency had reached out to us with a very detailed response and immediately arranged to put me in touch with an agent. Little did we realize how lucky we would be..... 4. THE AGENT The agency set us up with Mike Johnson. From our first contact I knew Mike was the agent for us. We had a great discussion regarding our goals, tastes, timeline , etc. He immediately began searching for properties that met our criteria. Mike didn't waste any time! We immediately began receiving listings that were relevant to us. Heimmediately connected us with an excellent mortgage broker - Jeff Cosmos- so that we could begin the financial processes. He made it clear to bug the heck out of him with my questions , like and dislikes of properties, etc. At this point we had compiled a fairly extensive lists of properties. And boy did I bug him! Any time I reached out with a question it was answered almost immediately. Mike knew the properties like the back of his hand, neighborhoods, the good , bad and ugly, etc. This would prove to be invaluable during my visit. I made arrangements to visit the end of May. As I am from out of state it was imperative that we max out our time. Mike arranged to view many of the homes that were of interest of us as well as some of the properties that he felt would be applicable. I arranged to stay in a neighborhood that interested me so I could get a feel for the area. Mike met me at the home the first day and whisked me off on a whirlwind tour. We saw so many houses! As I mentioned Mike knows the different neighborhoods like the back of his hand. Some of the areas that had homes that I originally wanted to look at ended up being "drive-bys"- Mike doesn't beat around the shrubbery and tells it like it is! A great time saver. The second day we got to know each other better, and again, it was off for another tour. At no time did I feel pressured and Mike answered any question like a pro. He also knew rather quickly if I was interested in a property or not:) By this time I had a much better grasp of the different neighborhoods, the advantages and disadvantages, etc. In those two days I received such an education! While we did find a couple of great properties, they did not work out, though Mike tried his best. We agreed to stay in touch and continued to view properties via FaceTime. Mike continued to tour properties for us and provide us with honest feedback. Some homes that he arranged to view he knew were not a fit for us and did not waste our time touring. A great time saver! In the middle of June we found a home that we liked. While it was not my first choice, it had many positives - newly renovated, new pool and spa, located in a great neighborhood close to town, a lot of space, rental history. Mike went to work, handling our offers and counters with ease. Eventually we were able to reach an agreement by mid June! Mike really went above and beyond- he was always available to answer any questions, he arranged to have our inspections completed and accompanied them, met our future property managers to tour the home, ironed out the usual wrinkles between buyer and seller:) and took care of a myriad of issues. Ned a locksmith, a good pest control service, a plumber? Bam, done!!! I always felt we were in good hands and I so appreciated his help as I had just had major surgery at this time and was out of it for a while. Since the closing, Mike continues to go above and beyond, assisting with various odds and ends, and stopping by the house just to check in and make sure all is well! We cannot thank Mike enough for his hard work, dedication and concern. It is rare to have someone who exhibits all of these traits. Bravo!!! Thank you Mike, and Paul! Damm well done!
