Adam is the broker, Josh and his team--who act as property managers, selling agents, and investors--sold us a property for over $800,000 that, after purchase, turned out to have a significant amount of unpermitted work. Shockingly, the property's value prior to renovations was under $300,000, and none of the extensive, unpermitted modifications were disclosed during the sale. Even more concerning, this was the agent's own property, got work done with unlicensed agents and denied ownership. The unpermitted work is not just a minor issue--it will cost over $100,000 to bring the home up to code. When we raised these serious concerns, neither Josh nor anyone from The Firm Brokerage took responsibility or even responded. As licensed real estate professionals, we expected transparency, accountability, and ethical conduct--especially when an agent is selling a home they personally own. Unfortunately, that was not the case here. Based on our experience, we cannot recommend Josh Rudin or The Firm Brokerage. I would highly recommend to not do any business with them.

There were homes we found that were just ok and contemplated offering on. Stewart would just turn to the pair of us and say "don't do it, we can do better." He was 100% correct every time. Stewart found us our dream home off market and secured the deal for us a good amount below asking price. Stewart would always check out properties beforehand and advise if it was worth the drive from our primary residence in LA. Having someone as trustworthy and knowledgeable as Stewart really put us at ease and made the whole purchase incredibly enjoyable. Upon closing Stewart has gone the extra mile & set us up with a team of brilliant local vendors to help turn our purchase into a dream home. I couldn't recommend or trust a realtor more. Thank you from both Jorgan & I.

We went from meeting him online to touring seven properties with one of his associates, to narrowing down options and making an offer on a condo all within about 20 days of first having connected with Stewart. And, importantly, how do we find the right agent? Luckily, we met DAVID KAPLAN and his partner, ELLEN PARIS during one of our many open house journeys. David was sharp, open and honest. We immediately liked him. When he introduced us to the knowledgeable and efficient Ellen, we knew we had the right team. They showed us homes we wanted to see, homes meeting our criteria but ultimately weren't right, and helped refine our search. They were patient and professional throughout, recognizing that this was our journey. When we found our home, they ably took on the negotiations, overcame hurdles, and helped us successfully closed the deal. Ellen and David did what good realtors do. They empowered us to make the decision we wanted for a place we wanted to call home.

We were relocating from another state, and before we ever reached California, Niko was generous with important information for us to consider. As one would imagine, we had many questions about how to proceed and where to look. When we met up at our hotel in Rancho Mirage, Niko listened to our proposals and discussed our views for over an hour. Then we struck out for the most likely areas where we could see homes in our price range. Throughout the day, we visited homes and got to know the area thanks to Niko's expertise. When a realtor is as personable, knowledgeable and as natural an educator as Niko, it is a unique experience. She has never missed a beat when addressing our questions. Her responses to sudden questions have been prompt and extremely helpful. The escrow and closing process occurred remotely and they were smoothly managed by the CV Escrow company. We wholeheartedly recommend Niko Esposito because with her capable and professional guidance, we were able to close on our new house early in September and we are now very happily settling in this week.

Like many buyers, I began my vacation home search by closely monitoring new listings on Zillow. While I looked at many properties, nothing ever seemed to come together. Eventually, I reached out to Sandra, and that decision quickly led to an opportunity I never would have found on my own. Once we decided to make an offer, I assumed that with 42 years of sales experience, I would be calling the shots. Boy, was I wrong--in the best possible way. Sandra was masterful in her relationship with the seller's agent, and every potential obstacle was addressed quickly and professionally. Her experience and negotiation skills were invaluable throughout the process. After our offer was accepted, I was introduced to the Sandra Quinn Team. Escrow closed quickly, and the entire team went above and beyond to welcome us to our new home. I can't say enough about Joan Adams, Sandra's sister. The transition of the home was handled so smoothly, and they made the entire process easy, especially since we were living out of town. It was truly seamless. The home we purchased had a couple of years' worth of deferred maintenance, and we were eager to move in quickly to enjoy the final months of spring. Sandra and her team introduced us to several contractors who exceeded our expectations. Every one of them responded promptly--often the same day or within 24 hours. Not only were they highly skilled in their trades, but they were also friendly, professional, and very reasonably priced. Overall, this was an exceptional experience from start to finish. I would not hesitate to recommend Sandra Quinn and her team to anyone looking to buy or sell a home in Palm Springs. Their professionalism, local knowledge, and commitment to their clients are second to none. I would never use anyone else in the Palm Springs area.

From start to finish, Heidi was exceptional. She went above and beyond in every aspect of the process, consistently finding ways to make what could have been a very stressful situation feel manageable and supported. Selling a trust property comes with its own unique challenges, and in our case, we were also navigating cash-for-keys agreements with multiple long-term tenants. Heidi handled this with professionalism, compassion, and incredible patience. One thing that really stood out was how much she genuinely cared about everyone involved. She even took the extra step of providing apartment rental listings to one of our tenants who had lived on the property for over 30 years. She did this entirely on her own time, without charging us or the tenants. Heidi was also very mindful and respectful of the sensitive family dynamics involved, especially considering some of the complexities with beneficiaries. She navigated everything with discretion, empathy, and a steady hand, which made a huge difference for us. She also came with an incredible network of resources and was always ready with trusted referrals for things like junk removal, gardening, and other property needs, which was immensely helpful. If you are looking for a realtor who is knowledgeable, responsive, compassionate, and truly invested in her clients, Heidi Bonham is the one you want. We are so grateful for her support and expertise throughout this entire process. Highly, highly recommend!".

One of the most stressful experiences I ever had with a real estate agent was dealing with Bennion…read moreDeville's real estate agent Brett Boyd who was very unethical and unprofessional , and liar, Before I listed my house with him he told me that he would open house at least 4 times because a week so he could sell my house faster because I told him that I was facing bank foreclosure and He turned me against my previous agent because he was not going enough open house But after I switched to him he did the open house only 2 times a week , and when I reminded him of his promise he got Angry at me and he told me that he never said such a thing , also when I listed with him he used my own photos and some of my previous agent's photos , and he said that it would be only temporary and that he would bring a professional photographer but that was another lie because it never happened , and when I reminded him , he got angry again and he denied saying such a thing , also he influenced me switching to him because he said that my previous agent was doing the open house by appointment only and he told me that if I switched to him he would have it available without appointment to increase the chances to sell my house but after I switch to him I learnt that he was refusing to show the house to any one unless if he had an agent and refused to show it in the evening which decreased my chances to sell the house , then I had a possible buyer that wanted to come to see the house again just after half an hour from the closing of the open house for that day and he said that he was done for the day , even though Brett only lived 2 miles away from my house , then the buyer asked him if he would meet him the following day because the house was scheduled to be open then but Brett lied to him that he was going to cancel the open house for the following for personal reasons , but that was a lie because the house was open on Sunday and it was not canceled , then I saw him in my security camera that he was disclosing to possible buyers that my house was going to bank foreclosure soon and that I had financial hardship and all my financial and equity information and he violated my privacy , I one time asked him to write for me a letter that he was my listing agent and that the real estate market was market was very slow so I could get some extension for my for my bank foreclosure but he refused and he falsely accused me that I refused to get a job and to make payments on the loan , therefore it was all my fault. Finally just few days ago , he surprised me that he would take off for at least 6 weeks because he had surgery , and he canceled my MLS listing while he is still my listing agent and left me stock with no one which is very heart breaking , he was the one was telling the buyer that the mortgage co was giving me a limited time to leave the house and he is the one screwed me now , I called his manager David Cantwell who was defending Brett , and made him self unavailable for a week , Is this conspiracy or what ? It's not fair , I am 67 years old disable and I am losing my house because of Brett and his broker manager wrongful discriminatory action. Attached his text message accusing me that the bank foreclosure was my fault and blamed me of stopping making the mortgage payment , AND that I refused to work , and that was totally baseless , because the reason of my bank foreclosure that the mortgage company increased my mortgage to almost double and caused me to lose my saving account but as you see from his message like he was representing my mortgage company interests and not my interest , and he invaded my privacy by telling the buyers about my bank foreclosure status and he lied to me that he never did but it was captured in my security cameras , One More thing can someone believe that he would take the flyers with him after every open house , so it wouldn't be available until the next open house , and when I asked him to keep the flyers he refused and he said that he owned the flyers and had to take it back with him every time !!!!!!!!! Can someone believe that he and his Manager David Cantwell cancelled my listing from the MLS while the listing agreement still active and I can't list and I am punished and abandoned now and I can't list with anyone else until he comes back after 6 weeks while I am facing bank foreclosure and by the time he comes back him or his broker manager I could be losing your home , is this conspiracy or what , is this a clean business or what. add to that his nasty repeated text messages before that and his several threats to me that if I didn't listen to him that I would end up homeless and sleeping in my car , and repeatedly he reminded me of my financial hardship , add to all the above that he was being nasty to me , yelling at me , telling me to shut up , and telling me that I didn't know shit . He is a bully , and his manager David Cantwell is bully , and they bullied me because I was brown immigrant.
