If they can rip off renters with ease, they will certainly try to rip you off too. You should be concerned about a company that always has locked doors and can't accept certified mail. It is very difficult to serve them court papers. That is exactly why they do that. Their COVID excuse is bs. Look, I'm a pretty conservative guy and really try to give businesses and employees the benefit of the doubt. Buyer beware. These guys are really something else. If you assert your rights, they will be vindictive. Owners: During my year lease, they knowingly tolerated repeated police activity at my home without any assistance. I made a poor decision in joining a lease with someone I shouldn't have, but they couldn't bother to ask the owner to consider resigning the lease without that person on it. Fentanyl and methamphetamine use? Arrests? They don't care. Repeated overdoses? Don't care. Obvious disturbances to the neighbors with video showing it? Nope. The police suggested that most landlords are very willing to help in such situations. Not these folks. Renters: If you haven't signed a lease yet, DON'T. Don't be fooled by Shelley who will likely show you the property. She is in the same mold as the owner Cindy - unethical. If you have signed a lease, when it is time to get your security deposit back, write them on the 22nd day after the lease ends and inquire about the status of the return. They have 21 days to put it in the mail, but won't send it until you contact them. Contacting the landlord is the first remedy under CA law if they fail to send on time. I unfortunately waited 28 days and then they finally put it in the mail. They (very very) slow-walked repairing the heat during the winter for an entire month. We got a credit for those days about a month after it was fixed. Expect to be charged for any repairs needed to the property, even ones you didn't cause. Put absolutely everything on the move-in sheet. Small nail holes, small marks on the carpet, problems with hinges, old toilet seat that's a little loose, etc. I suspect they make up bogus receipts and charges from handymen that are literally their family members. Very hard to dispute. Look, even if you know they broke the law, it is a major headache to serve them court papers and fight with them. They are professional criminals. Don't reward these people with your business.

I called SCE and they informed me that I was using to much electricity for a single person living in a 1200 sq foot cottage. They asked what I was running 24/7. It was the pool and light timer. The pool light went on every night 6-11 unabiling me to do anything manually. Compiling electric bills and back and forth emails no help, ZERO to the point where she will not reply to issues with the home. The pool man allowed me to look at the timer, yes the filter was running 24/7 for 5 months. It has been concluded that the pool and my cottage use the same meter. This fact is not in my lease, never discussed or disclosed. An extra $200 a month is something I would of had to consider to make the move. Now I have taken control of the pool timer. Running it the hours that SCE has recommended. I'm nervous and anxious that I may be asked to leave because I continued to press on this situation. There's unexpected tension that makes me uncomfortable. Something that has nothing to do with me. I needed help to figure it out, I could not, not pay my utilities (bad credit, no air conditioning) the anguish have become too much. Arguing with the poolman (who has a key, not comfortable with) now. If im responsible for the bill we have to do it this way to save me money I've told him. The pool is not my problem! IT HAS NOW BECOME MY PROBLEM!! In the signed copy of my lease there is no mention of the pool. I have been fraudulently misrepresented and now being harassed. In one instance, they allowed my condo to be sublet by someone whom I did not know and who did not have a lease agreement with me. The debacle ended in a nasty eviction and the loss of thousands of dollars. There was never any apologies for this disaster and they refused to take responsibility for it. I was baffled by their lack of accountability. Surely someone could have noticed that they had been receiving payments from "Tom" and suddenly "Harry," who is not on the lease, is making payments. But their "over promise and under deliver" motto disallowed them from noticing such things. In another instance, my condo became vacant and needed to be listed. It sat unoccupied with no interest in it for a month. When they sent an email to me stating that I needed to lower the price by $500 (a 25% reduction) for lack of interest, I became curious because Palm Springs is a fairly strong market right now and "no interest" in my condo sounded very suspicious. After a few clicks on my Mac I discovered that no one at Utopia bothered to take any interior pictures of my condo to accompany the listing. When I brought this to their attention, instead of being embarrassed by the sloppiness, Nicole, the manager, argued, talked over me, made excuses, challenged EVERYTHING I said. For example, when I said, "My condo has no pictures attached to the listing," she would bark, "It does, too, have pictures attached to the listing. Don't lie." So yes, it did have pictures....OF THE EXTERIOR. But no one is going to inquire about a property if they can't see pictures of where they will be living. But she dug in her heels and could not concede that a lack of inside photos was critical to a successful listing. Also, It was simply lost on her that, because my property sat vacant for that moth, I lost thousands of dollars. She wanted to argue that "technically" there were photos attached to the condo even though none of them were of the interior rather than say, "That is not how we like to do business, let me take care of it and we will all put in extra effort to get it rented." It was the polar opposite of a professional way to handle their blunder. If you are a property owner, be advised that Utopia does not understand they are handling an investment of yours. They do not appreciate that you have time, sweat, and money invested in your property. Go elsewhere. You will regret listing your property with Utopia.
