    My 15 unit apartment complex was appraised for $1,250,000 in 2015. Gross rents were $159,000. This…read morejoke of a company appraised the same property in 2022 for $1,200,000 in spite of multi-family properties in America increasing 156% over the last 10 years. So while every other multi-family property increased in value by more than double, my property decreased in value. I added a new roof, new gutters, new boilers, new washers and dryers, new parking lot, new railings, and wood laminate flooring in most of my units over the past 5 years. Somehow the $100,000+ I've spent on capital improvements has devalued my property by $50,000. I've also increased gross rent from $159,000 to $195,000. The property belongs to the best school district in the state in one of the most desirable suburbs in the state. I have 0 vacancy. I literally rent apartments out the following day after someone moves out. I have no delinquent tenants, not even during Covid lockdowns. I list an apartment and have 50 inquiries within 1 week. Either I'm the worst real estate investor in America or this "appraiser" is the worst appraiser in America. I'll let you decide. A leading mid-market multi-family real estate brokerage firm headquartered in my state and in close proximity to the subject property, which has been brokering properties similar to mine since 1990, has valued my property at $1.9m today. They have closed over 800 multi-family deals. This is what the broker said: " We have sold quite a few buildings in the County area with tremendous appetite.  Attached I'm sharing the broker opinion of value.  It's quite rare to see a building trade in Clarendon Hills so the comps dont quite match it, although we know the expectation for a trade in that pocket is in the 6% cap rate range. I think the market will be around $1,900,000 and I would list the property at $2,050,000." So, who would know better what my property is worth, those who sell them every single day for over 30 years, or these pencil pushers that clearly have no clue what they are doing? Again, I'll let you decide.

    Business does not strike me as a pawn shop in the way this listing presents it. Seems more like a…read morebuzz to enter, ladies jewelry store. Doesn't really stock what I would consider to be pawn shop items. In bringing in a men's chain and dog tag I was told I really only have women's jewelry, and given what I would consider an extremely low offer. (Two David Yurman chains with "retail" at $200&$300 and a John Hardy tag with a $700 retail. Now I know pawn shop prices are no where near retail and I'd only receive a fraction of the pawn price, but I was offered $25 for all three combined) Might be a nice place to get something for your lady or unload high-end estate jewelry, but I would not expect a "pawn shop"
